In…read moreaddition to the repair cost, they charged $700 for it being a 3 story home and another $600 for the pitch angle. At the time when the repair was being done, the speed at which they were working was a little concerning. This was due to the fact that I was sold on replacing all vents on the roof as well but witness the technicians leave without doing so. They came back soon after me contacting the project manager that I only only saw them go up with a bundle of shingles before and proceeded to complete the vent replacements. Once they completed the repairs, I contacted the project manager again and asked for drone footage of the repairs so I could compare them to the initial inspection photos. He then got offensive stating that his technicians were risking their lives in order to repair my roof and kept saying they stand by their workmanship and provide a 1 year warranty. I started to suspect the project manager did not fully explain to the technicians on what to repair and only repaired the obvious damage and not the improperly installed shingles the project manager sold me on to repair. Fast forward to today (April 2025), sections of my roof have shingles blowing off again which are photographed in the initial inspection last year. I contacted 1st choice to start a warranty claim and was soon told they can warranty shingles they replaced but the ones that were missed a few feet away is considered new damage and had to be treated at such. I told them ok, please get me an estimate on the repair and we can proceed with the warrantied areas. After receiving the estimate, they again charged the 3 story fee and pitch angle fee even though they will be going up to repair the warrantied areas anyways because it is "to be treated as new damage" while also stating on the estimate that they no longer can warranty any repairs because of the build material. I would not have found out my roof was damaged if I didn't switch insurance company and they send an inspector out to look at my roof. Missed agreed upon repairs and damaged repairs they are hesitant to fix. If they are currently working on your home, make sure you have footage of the completed agreed repairs after. If you're considering, make sure you have everything documented to cover yourself cause they are for sure covering themselves.

Old school values, fair pricing, and competence!…read moreMarch 2022 I had Southwestern Roofing and others bid on a large project to replace decayed wood and replace old, dilapidated siding with Hardy Plank, upgrade gutters to larger size, paint and caulk the outside of my 2-story house and rebuild damaged wood and siding around chimney to prevent rain leaking into that area. Southwestern was the only bidder who presented a professional folder stating all the services were available through them including manufacturer's' information for top grade material they used. It included BBB, Manufacturer's, and customer review letters -all were top notch rated for a business that has been active in our communities for decades. BBB was A+. (Other bidders were F's or unrated but with serious complaints of taking money and not completing work). They provided their in-house professional construction, gutter, painting, and general contractors assessments of damage and needed repairs for a one-page final estimate and were easy to work with details, suggestions, and options. All were pleasant, thorough, attentive, thoughtful, helpful, and extraordinarily accommodating. I felt safe when they were around with respect to me and my property. The construction began promptly on the appointed date and the teams worked tirelessly from early morning to late in the evening to complete all the work in a few days, stopping only to keep me informed of any needed changes or confirm open estimate items- items that could not be known beforehand but estimated prices were already on the estimate before work began. They all smiled frequently as they worked and seemed to really enjoy doing their work and pleasing the customer. The workers were friendly and if there was a language difficulty, they would quickly get another employee who could clarify the conversation to speak with me promptly. Before painting they power washed the whole house and driveway. Then painted first by spray and then a brushed and rolled on coat to assure good coverage. Again, the team was friendly, professional, and used quality products. They were happy to fix and or remove outdated items from the house. The painter cheerfully came back after it was completed to remove an overlooked item or two and to do some extra items we had agreed to after the initial plan. The gutter team was also prompt, professional and accomplished their installation quickly. They came back to address a small concern I had and adjusted the problem I had been concerned about. The best part for me personally was a door to the garage that stuck and was difficult to open all the time and no one had been able to fix it properly. Frank, the supervisor, personally fixed it so it opens and shut easily. It was a halleluiah! moment after years of suffering the inconvenience! This is the second back porch/cover they have built for us. The last one was at our previous home,…read more20 years ago. This time we also had them build us a kitchen island inside. Every job has been exceptionally well done, and we'll definitely hold them in high regard for our next project. Pros: They simply do great work, meeting or exceeding expectations every step of the way. Expert craftsmanship and tons of experience. Project managers take the hassle out of dealing with individual contractors. (David and James were great to work with.) They also anticipated concerns before I needed to mention them and even replaced some siding that I had damaged before. Cons: Among the most expensive options, but you do get what you paid for. Original estimate was about 20% less than the final bill. We paid significantly for upgrades to the counter top, the decking, and the porch ceiling. The estimate was based on the cheapest options evidently. The lesson I learned is to ask for those specifics at the time of the bids. (Possible other bidders did the same.) Had to hire a separate company to complete the gutters. They initially said they'd move it from the original roof line to the new one. In the end, they realized they were unable to do it and unwilling to refund anything. One mitigating factor is that another section needs to be built from scratch, so a gutter guy was going to be needed anyway. They don't do painting! Fortunately, we discovered Painting Solutions Houston who did a great job.
