Tea with Kip was a perfect afternoon experience with my mom and her best friend! My mom and her friend were in town visiting and I thought tea would be perfect. Tea was always something that my family would have when we went to my Scottish grandma's house. Our tea experience started with a beautiful prayer that brought tears to my eyes. My mom grabbed my hand under the table and it was perfect. Kip and her team were so hospitable and welcoming. The courses and tea tower were so good! Everything was made with love and was the perfect amount to go with tea. The value of the experience was great too! I have been to other tea rooms and it was a comparable experience, but less expensive. Definitely make a reservation. read more

Yea with Kip has moved further west on 11164 Hull St Rd & Genito, so be sure your GPS, is going to correct location! Kip's new spot is just as pretty and dainty as her previous place, plus TeaBerries is just next door and connected to Kip's tearoom! So if Kip is booked, you can enjoy a more casual tea next door! What a fabulous afternoon tea experience! Kip is an absolute sweetheart and her staff is so friendly. This was probably one of the best afternoon teas I've experienced near the DC area. The tea is by reservation only and there's a set tea and menu for the seating. Ours was an Earl Grey, which I generally don't like, but this particular blend was fabulous. The Valentine's Day theme was carried all the way through to the mini heart-shaped sandwiches and little goody pouches. A really fun afternoon! read more

The physical space is only outdone by the delicious food. You instantly gain a sense of calm upon walking in. From quiche to sandwiches and the scones with cream - each course is YUM I may have been converted to tea drinker from my usual coffee attachment. This is a charming little place. My friends and I made reservations for our party of 7-9 ladies. They were more than accommodating. Our hostesses were gracious and welcoming. The place is charming, filled with magical trinkets and decor. We had a valentines tea party. The tea and accoutrement were all delicious. Little tea sandwiches, scones, soup and cake for dessert. We felt pampered and very happy to be there together. We definitely will be back again to enjoy the tea and probably bring more friends to enjoy it with us. read more
