Cons: Mall hours mean closing at 8pm on certain days, which is early for night owls. There is no real place to hang and chill since you are dealing with mall traffic and constant noise levels, especially on weekends. Not as many selections as other tea shops, but what they offer is solid quality for your money. My favorite order is the brown sugar tea with soy milk substitute and aiyu topping. This is the only place in Portland that offers aiyu topping.

Limited veggies options and portions since you can't really wrap them well for the side of wrap they use. They do have bánh mì & vermicelli bowl with the same protein, veggies, and sauce options. I don't care enough to ask if they bake their banh mi in house now. When they opened last year, they didn't bake their bread in house. Clean facility with enough parking space and right next to McDonald and the sushi place on this corner of 82nd & Sunnyside. I can't tell and didn't check or ask if the drive thru is open or not. I'll keep coming back as not as someone else pays for it as the case for my visits this past year since my friends wanted to check it out.

The real problem is that they're not great with delivery. I know how fast these kinds of foods are to make so I know it doesn't take 45 minutes to hand over our food to the delivery driver (I also know how busy). I had to increase the tip for the poor person who clearly just sat and waited while they continued to take new orders and prioritize them. Get with the times people! Take away/delivery is your future so just make the orders in the actual order they come in and there won't be a problem. If someone steps up to order they can wait a few minutes for the order in front of them, just like they would if I had gone myself. Needless to say I won't ever give them my business again here. If your food isn't great and your service is terrible you don't deserve my money.

Their food is so good. I've tried almost all the food on their menu and everything seems to be really good in my opinion. It comes out really fast too for food. Their drinks are pretty good just kinda sweet at times. My favorite drink there is definitely their honey peach royal tea. It's so good and it's well priced. They give me a lot of options to customize the drinks like grass jelly or pudding which are pretty rare at boba shops near here. The staff there is so nice too especially their cashier. This place just opened and my friend told me that this is the best milk tea place around, so I had to call his bluff. Thankfully, I wasn't disappointed!
