Completely UNPROFESSIONAL business. We were renting through TSQUARE a property owned by someone else. We lived in the property for over a year, making all rental payments on time..I even had to notify them once when we weren't charged so they didn't double charge us the following month. They would try there best to get us to do things to maintain the property which was not our responsibility as renters to save them money. At the end of our lease when we moved out, we cleaned the place for countless hours and only got 20% of our deposit back for an inspection we weren't even asked to be present for. They took my $80 application fee, and despite being approved, and the first to make a deposit, they gave the unit to someone else while keeping my application fee. Incompetent when it comes to repairs. They have entered the property with no notice for a non-emergency which is illegal, this is a $175 per incident fine in Snohomish county, guess what, they don't care! If you complain about much of anything, they refuse to renew your lease, even though you have done nothing wrong, keep the property in great shape and pay your rent on time and are quiet. They have a reputation in the complex for keeping almost all of your deposit and listing "dust" a reason. Their workmanship is poor. Appliances can be broken for weeks before they are replaced. I would not recommend this company for renting out your property, they do not even do a thorough inspection when the tenant leaves and wouldn't respond to your concerns. They missed a big carpet hole in a room and gave the tenant his deposit back, they didn't even do a move out inspection until we asked them to do so. and after the inspection we saw they missed the carpet hole. Unprofessional and not recommended. Update: I wasn't their client, but I bought a house that they managed for the previous owner and after writing this review I was told that they did a thorough inspection and noted the carpet hole and uncleaned home. I do not intend to drag this further but in my opinion this was very unprofessional of them not reporting such a damage and not spending a minute to listen when being called about this regardless of me being their client or not. Had my yard done professionally and looked perfect, and they claimed to have a truck take yard waste out, and we had a green blet behind our home and any branch or twig was but back in to that green belt. Also rushed us too move so they could get another family in before our lease was up, came by the house and they had a couple moving in before our lease was up. They are the third management company we have used in four years - and so far they are both head and shoulders above our previous providers. They helped with our board meeting. Any issues are addressed and resolved right away. They made what was a tough transition from our previous company virtually painless. Great communication. When I pointed out mistakes, they responded by saying I was micromanaging, yet never apologized. T-Square's repair company is owned by T-Square. In that respect, they benefit each time someone was sent out to make repairs to our rental property. They were sending out repair work for small, unnecessary items. I have used Tsquare to rent out my condo for the last four years and have had nothing but prompt professional service from them. They do a thorough screening of potential tenants and had my condo re-rented in a short period of time. They also made recommendations for companies to do repairs and cleaning of the unit. Hopefully I will not need their services again soon because I have a really good tenant but if I do it is nice to know they are there. read more

I have a simple rule for the 112 Units and 300 People who trust me and the Board with their LARGEST investment- their homes, it is this: Hire/Retain a foundation built on trust/respect and most critical HOA/RENTER knowledge; T Square fulfills that very critical role. I have read some of the reviews, and for the last 2 yrs., our HOA values have increases $30-40K depending on your unit size. The Board and the members have taken an active role to MAKE THIS HAPPEN. We relied on T Square to be our anchor, as we THE HOA made very brave and progressive steps to do so. Not every step has been without a little slip or stumble and I never expected to be, but when the HOA made a choice to run, they kept up/ provide PROFESSIONAL advice and most importantly Tom, Kelly and staff have always been open/honest/and professional. I can state this without reservation I hold them to some very high standards and they don't flitch, they look for excuses, problems are handle in a manner I believe that makes them one of the top Small to Medium Property Management Companies on the Eastside and Western Washington. If you need your hand held, okay they can do that, if you are more active in your HOA, then they are able to address that spectrum of need. Today 5/15/14 I called T-Square to get information about the sale of the Canterbury Square property (Woodinville) that will be closing at the end of this month. I have a lawyer associate that has been asking me for many specific details about the sale. 1/2 of our property is owned by the Medicaid folks (DSHS). They wanted details of the sale that I was just was not privy to. I wanted to give them the information so i thought i would start by calling the property management folks in the hope that they could give me someone that could answer my many questions.. I am so glad that I did. I talked to a very, very nice lady there named Theresa (with an H). To my total surprise she had very specific details and answered all of the questions that I asked of her. Sometimes she referred to her notes of a meeting with Chicago Title (the closing agent) to be certain that she was giving me the exact price, closing dates, contact telephone numbers, etc. I thought that this journey for information was going to take me to several different phone #s and much time that I was not looking forward to spending on this quest. Theresa answered every question that I asked of her in a very pleasant way and never gave me any impression that I was asking way to many questions (which I knew I was). Theresa also emailed me information that Medicaid has requested. I was so glad that that was my first call to get this information. My wife and I have lived in a T Square house now for almost a year and have had nothing but polite, great service. They were flexible with a required yearly walk through as we were out if town this last summer even though they didn't have to be. Also they returned some deposit money recently as they say I could ask for when we signed the lease, even though I had nothing in writing. I'm sure experiences with the properties themselves can vary, but the people at T Square are great! read more

Laura at T-square manages a condo unit in a building that I manage. I have had several interactions with her and she has always been very kind and courteous. More importantly she does a great job and works hard for the owner of her unit and the tenant that who rents it. I think she would be a great asset for your investment property. read more

Property owner here (out of state). T^2 is a very professional management company. I have used them for over 5 years and have had zero tenant complaint. I think it's mainly due to the rigorous process they have in place which serves to prepare and protect both the tenants and owners if any issues were to arise. In my case, there were only a few minor maintenance issues which T^2 takes care of promptly. I have found the staff to be generally responsive within 24hrs for any email communications and I've never found any reason to call. They also have a decent website where I can get my annual reports and financial statements. I find the fees reasonable and their service highly valuable. Have and will continue to recommend to others. read more

Company is the worst property management ever. Should be called "property destroyers" or "property trainwreck specialists". Tom and Kelli hit is with a big pie in the sky sales pitch, then handed our asset off to employees who were totally incompetent. In my opinion as a homeowner you are better off managing the lease yourself and as a tenant you are better off dealing with property owner directly. Tom and Kelli did not do anything for either party in our situation. They positioned themselves between the two parties and it seemed that they were scheming ways to line their pockets, collect fees, etc. instead of actually provoding the 'stress free property management ' they had promised us. My experience with this company was a living nightmare. It was also a total financial loss. I also now pay higher insurance premiums due to their lack of supervision on repairs at property. I suspect all of the good reviews are fake.please consider my experience and do not trust your asset with this company. read more

if i could give zero stars i would, my experience with theses guys was short, thank god i didn't get taken for hundreds of dollars like some of the other people who have left reviews. long story short, I answered an add for a lease take over at one of the properties, met the person whose lease id be taking over, viewed the unit, he REASURED ME that credit would not be an issue as his application got accepted (no conditions) , and his credit was in the 400's, so i thought ok cool..my credit is decent (WAY ABOVE 400) this should be an easy switch, WRONG!! took forever for them to respond to my application, I know they received it because the next afternoon ( after submitting the app) my current landlord called me to tell me they called for a reference, and gave me an outstanding one! (Emily e.) finally emailed me needing more income verification. Faxed over 46 pages, only too be told my application would be accepted with conditions- a cosigner,(who makes 4x the rent 2,100x4=8,400 a month) even though there was already a roommate occupying the unit and on the lease, and my portion of the rent was only going to be half the total rent, or an extra 1,500 deposit?!?! WHAT?!?!? this is a complete double standard, considering the conditions placed on my application were not placed on the tenants application who I was taking over the lease for. TSP does not hold all applicants to the same criteria, at any rate they waited almost 2 weeks to run my credit report, when asked why they waited so long i was told that, they had to review all documents before hand, yadda yadda yadda, unwilling to work with me, and give me any type of answers, they finally just stopped responding. I truly believe I dodged a bullet here. dont rent from them~! read more

We had a horrible experience with property management through T-square. They charge you for EVERYTHING literally. On top of paying 10% of monthly management fee, they charge you for coming out to the property to inspect problems, and then again charge you for handyman work. A simple thing like installing toilet paper holder will cost you 300 dollars and I am not kidding. A small leak they open up your dry wall and the whole thing cost you over 2000 dollars. Avoid them at any cost. You should get the idea by reading the consistent reviews. DO NOT USE THEM. read more

Midway through our 1 year lease, T-Square took over management of the building. During the 6 months that T-Square was managing our apartment, we had a terrible experience with customer service, staff communication, and apartment maintenance. They all of a sudden started charging double what we were paying for utilities. They tacked on this charge two days before rent was due, right before a weekend so we couldn't get ahold of them to ask about the reason for this charge. Eventually they did reverse the charge, but it took them several weeks. For some reason, T-Square didn't have a copy of the key to our apartment and when they asked for one from us to do maintenance, we said that they could have one of our keys for a day to make a copy and do whatever maintenance they needed to. Next thing we know, they took the key and it took them two weeks of back and forth saying they would have someone bring it by and then forgetting to do so, and so on and so on. Some employees were very responsive and friendly when we tried to get ahold of them, others were unresponsive and frustrating to work with. Additionally, as we approached the end of our lease and began thinking about renewing it despite the service we had thus far (because who wants to move if they don't necessarily have to), T-Square wanted to charge double what we were paying for utilities, double our pet rent, and increase our rent by $50, so we decided not to renew our lease with T-Square. Overall, the company just seemed money hungry and not to care about their tenants. We would not recommend them at all if you can avoid them. We had some of the worst rental experiences ever. We brought these issues to light and shared our experience with staff at T-Square and we want to warn others about what to expect. read more

I would avoid using T-Square at all cost. We decided to use them as a property management company for our Condo 2013-2014. At the end of our first least with them, they went to list the property. After three months we had one application that was denied. I was paying them monthly fees for advertising, and when i went to search on my own, I could not find the listing. Plus,I drove by the property to see that no signs were even out. When I mentioned this, they blew it off and said signs get stolen. Two weeks later after driving by daily still no signs were up. I decided to split from them and rented the property in 4 days to a wonderful tennant (far better than what I had to deal with the previous year) for a higher price than they were offering. However, when I entered the condo the place was trashed. They had charged us for a cleaner, but I found dried blood on the wall, cat litter crusted to the floor, and huge stains on the carpet. I spent my entire Christmas Eve cleaning, and had to pay again for another cleaner. Again, I was charged for services I did not receive. Heck, even when we asked their maintenance person to give us a bid on a job he charged us to show up. I have never been charged in my life to receive a bid from a contractor. Overall, the customer service was terrible and the employees there were rude. Honestly, the only selling point is Tom and Kellie were always friendly and nice, but save the money and avoid T-Square. read more

T-Square Real Estate Services is contracted through our homeowners association to collect payment and pay invoices. We have 100 homes and only a few invoices needing payment each month. They charge 10k a year to handle the account. When selling your house, escrow will ask for a statement showing the status of HOA fees paid and if up to date. T-Square uses an outside service that charges $80.00 and then T-Square charges another $100.00 to set up a new account. This company is very expensive for the services they actually provide. It is frustrating our homeowners association chose to use them. read more

Thank you for making me waste my time and money. I applied for a property and couldn't get it because I didn't have credit and that I get. Y'all told me I just needed someone that had good credit. I got two more people with good credit to co sign and I still didn't get the property. Then I was told they needed to make more then 5,000 each a month. If I would have known that I wouldn't have wasted my time. Not only that I was told that the owner didn't want to fix anything and that he wasn't really sure he wanted to rent anymore. Really!? Thanks again for wasting my time and money. I spent 150 on the applications for nothing. read more

T-Square stepped in and took over the management of our property several months ago, and I'm so glad they did! They have been easy to communicate with, responsive to phone calls/emails, and quick to answer any questions and concerns I've had. One of the first things they did was to finally fix the damaged staircase at the front of our property, and give the house a much-needed facelift with a nice paint job. They've even offered support when I've had roommate issues, and gave me some resources to deal with those issues. Every time we have called we have gotten a quick response. After signing the lease with Michele, we have worked with Ashley, Bart, and Kellie. We've had concerns over excessive maintenance requests on our property, when it appears a majority of time it should have been the renters responsibility to fix the issues as they are a result of lack of looking after the property such as cleaning. DO NOT RENT OR DO BUSINESS WITH THESE PEOPLE!!! I lived on one of their properties for many years, Wilson Street Apartments in Bothell, prior to them even owning the place. I was flooded out of my home twice during the winter time and had absolutely no help from them whatsoever. They failed to fix things that could have prevented this. They tried to tell me that the home was "habitable" even though there were huge holes in my ceiling with tubes connected to industrial fans attempting to dry the floors above. Yes, I'll live there with my young child. They never cared once about the nasty neighbors who were creating a terrible living environment, everything from over the top loud neighbors to perverts walking around and looking into my windows. I could go on and on about the lack of professionalism and courtesy, lack of response in dealing with issues and don't even think you'll get back any of your deposit. The deposit when I moved in was quite a bit more than what they ask for now. The so called "labor" it required to slap some paint on the walls apparently cost hundreds of dollars. Used to be a great building to live in, up until T Square took over and the riff raff moved in. All went down hill. read more
