On June 26, I contacted Suburban Pest Services after noticing siding near my roof had been pushed out, an area where a raccoon had entered my attic two years earlier. I told them I had not seen or heard any animals, but wanted the attic inspected to rule out another intrusion. Later that day, Luke came out and gave me a $625 estimate, which was about twice what I expected, that included: 1. Setting a raccoon trap in the attic 2. Installing metal flashing over the hole 3. Securing the siding with nails or screws 4. Returning to remove the trap However, none of that happened. No one returned until June 30, when Mike, who handled the rest of the job, arrived. He was friendly, polite, and professional, and he did try to follow through on tasks. But the overall approach was amateurish and missed the point entirely: * Mike never inspected the attic, the primary service I requested. Instead, he briefly shined a light into the roof opening from outside. * He set a trap on the roof, not inside the attic. After catching a squirrel on July 1, he removed the trap from the roof and pushed the siding back but didn't secure it with flashing or fasteners (likely to allow any possible animal to exit). * On July 2, the siding popped out again, without a trap in place to confirm whether it was animal activity or attic pressure. That is the day that I took the attached video thinking that there may still be a possibility of a raccoon in the attic, but without the inspection or a trap up there, there was no way of telling at that time. * He then moved traps to the backyard, setting them during daylight. That caught a rabbit and two squirrels, but had nothing to do with the suspected attic problem. That's not how professional attic inspections or wildlife exclusions are handled. A trained operator would: 1. Inspect the inside of the attic thoroughly 2. Identify the exact entry point 3. Place traps or exclude wildlife along common entry routes (like the roof or downspout) 4. Properly seal and repair structural openings Instead, they deployed a scattershot trapping strategy and ignored the core issue. I sent two emails, one on July 3 with video evidence, another on July 7 detailing concerns, along with multiple phone calls. None were responded to, even after the receptionist said they reached the manager on July 8. On July 5, I installed a motion-activated camera in the attic. It showed no signs of animal presence, which means the siding was most likely pushed out by attic pressurization, not wildlife. Mike returned on July 9, removed the backyard traps, and sealed the hole near the roof as best he could (though he noted no studs were available for proper flashing). Bottom line: * Mike was courteous and did show up, but the job was not done professionally * The attic was never inspected * The estimate was not followed * The trap placement was misdirected, catching non-target animals * The communication was frustratingly poor, my calls and emails were ignored * The service was prolonged and ineffective, leaving me to self-diagnose and self-resolve Despite paying the full $625, I'm unhappy with the outcome. If you hire this company, expect a friendly technician, but also prepare to ask exactly what inspection and sealing methods they'll use, and be ready to follow up repeatedly. This was a very frustrating experience to confirm that no animal was in my attic. Certainly not worth the value. And I will never be a repeat customer. But Mike was a really nice guy... I share this review to give others a clear, factual picture, not out of spite, but so customers know what to expect. read more

I strongly recommend using Suburban Pest Services. Two weeks ago I had my quarterly pest treatment from Suburban Pest Services. I have been using them for over 25 years and I am very pleased with their work. The technician, Joe, who now services my house is very diligent and does a terrific job. He is also very knowledgeable and friendly and explains what he is doing and why. He knows my house very well and takes special care with the parts of the house where anything can get in from the outside. This is quite important since I live in a heavily wooded area. read more

The ladies that answer the phones are nice and helpful, but aside from Joe, the guys in the field at this company offer terrible customer service. For the initial estimate meeting, the gentlemen (who I believe is the owner's son) never showed up or called within the the two hour window I was given so I had to call and reschedule. Ok the second try, Joe came within the promised time frame and was helpful. After we scheduled the actual appointment to remove the pests from my home they once again did not show up within the two hour scheduled window nor did they bother to call or offer an apology. read more

When I called for the initial estimate, I was super impressed. The tech walked through our home and through our yard checking for potential issues. He was very informative and knowledgeable. For mosquitoes, they spray every 3 weeks (the life cycle of mosquitoes). I was told the treatment would be thorough, safe for pets and children once dried, and it would only take 20-30 minutes to dry. I received a quote right then - and while not the cheapest, I thought it was a fair price. Afterward, I called to set up the service and was told they would come the following Wednesday between 8-11 am. On Wednesday, I didn't leave our home till 10:30, and did not see a technician before I left. I called Suburban Pest to confirm the technician's arrival for that morning. They informed me that the technician would actually arrive Thursday, with no time frame. On Thursday afternoon, the technician arrived, and told me that the hose hooked to the chemicals would not be able to reach our backyard. He would have to come back another day to complete the treatment. However, 10 minutes later, he realized he had a backpack sprayer that he could use. He completed his service, and informed me that it would be at least an hour before the treatment would dry. This is contradictory to what the initial technician told me. Moreover, it would have been prudent to place signage informing passerby with pets not to touch our yard/grass until dry. Three weeks later, I expected to see Suburban to do a follow-up spray. However, a long period of rain started in our area (it actually set a record). After all the rain, I called on a Wednesday, 5 weeks after the initial spray, and the woman on the phone told me the technician would be at our home on Thursday or Friday (no time frame given). I understood because of the period of rain, they were back-logged with treatments. On Friday at 4:45 pm, I still did not see any technician, so I called the office. The woman apologized and said I would see someone on Monday. On Monday, it rained all day, so I assumed the technician would come on Tuesday. On Wednesday morning at 10 AM, I called the office again. I was told the technician would most likely come to our home on Thursday. At this point, I decided to cancel my service with Suburban Pest, and find another company. I understand that weather can change treatment dates. However, I do not appreciate being given the run-around. If I am told that treatment will be made on a certain day, then I expect the technician to show up on that day. Instead, I was given 3 different dates in a span of 1 week. I called to confirm my cancellation of service, and while the woman was apologetic, she did not seem very concerned about losing business. I am giving them 2 stars because I at least received a satisfactory initial treatment. read more

If this is the one on Quarry Road in Manassas (per my invoice), then I am satisfied with their work and customer service. We used their services twice (to close on our condo and they did the termite/pest inspection) and also to move our of our rental unit, we called them since the condo association uses them as well. Their customer service is friendly and when I called to follow up on my inquiry about a discount, they called me back the next day to let me know that the price they had given me was already the discounted price. Customer service play an integral role and just receiving a phone call back is greatly appreciated! I will definitely keep you guys on my phone list for our future needs. read more

I am also reviewing the business on Quarry Road, Manassas. They have been taking care of our home since we moved here 5 years ago. We used to use a big brand company but felt we were being taking advantage of when we discovered a couple of termites at our front door. We switched to Suburban and they took care of the termites in one round and now do annual inspections for a very reasonable fee. I highly recommend them. Dennis does a great job. I have called customer service a couple of times to make payments over the phone and they are always extremely friendly and polite. read more

I beg to differ with the review already posted here. Suburban took care of our needs, from termites to squirrels in the attic, for over 20 years at our home in Fairfax. They even had a division that did building reconstruction, with very competitive rates -- a convenient one-shot deal. Though they have a "mom-and-pop" business feel (frankly, I like the human component), every agent servicing the house was top-notch professional and friendly. When we moved to a rental in Reston, we insisted they treat the house, as opposed to our landlord's company. Aside from dealing with our first experience with roaches, Dennis Jackson went the extra mile in trying to pinpoint a bad smell I complained of, doggedly inspecting every possible nook, until he finally decided to move the kitchen appliances to discover decades-old pet hair wadded up -- enough to regenerate a toy poodle! I can honestly say he restored my health and well-being. I love this company and hope they always stay in business, in spite of callous, off-the-cuff reviews such as the one above, which might be the knee-jerk reaction to a simple phone call not being returned. I'd much rather have to make the effort to call them again, even repeatedly some weeks when they are deservedly busy, than deal with some other pest control company's corporate mumbo-jumbo. read more
