The Spirit Airlines of Apartment Rentals I've lived in several different apartment complexes all over California, but this is the worst place I've ever lived in by a landslide. This review is on the new property management post summer of 2002 and the state of the apartment afterward. I like the staff, but the property management nickels and dimes you. For example, if you want a secure place for non-usps packages to be delivered, there's a charge for that. When I moved in, (this is the practice of the prior management so I don't know if this is continued), on top of the listed rent almost another $200 is charged monthly for utilities and a convenience fee. The justification for the latter is basically a door lock you can control via an app -- which also facilities the management company entering the apartment, and an Amazon echo. When you move out, there's a **mandatory** $120 professional cleaning fee (so pro tip -- don't bother cleaning the place when you leave), and another $45 on replacing the mattress cover. I would have been fine with this if I were told ahead of time when I give the 30-day move out notice or that being mentioned in the rental agreement. That wasn't the case. I hope this information helps you from not being surprised when you move out. The bill/proof of cost I got was basically something the property company generated -- so I don't know if they overcharged me or not. The shape of my studio apartment is a bit odd and leaves a lot of unusable space. The murphy bed idea is nice in theory but in practice, are you really going to put it up every morning and pull it down every night? And with the bed down, the "table" that folds down from the wall isn't usable. Though they do have different floor plans so maybe other ones are more functional. Safety is fine **to me**. But I recommend you walk around the area to get a feel for it before renting, or check out sites like crimemapping dot com. There's no parking at the apartment itself so you will have to walk to wherever you park. Internet is fast so the property has that going for it. There's a machine where you can get free coffee when the machine does work. 'Gym' is a bit small but it's functional. You need an app to do laundry and that's a bit annoying. And again, the staff is professional, and I like them. read more

Studios 435 is a decent place to live especially downtown. Your rent includes water, electricity, cable, WiFi, and valet trash. The units are small but that's the sacrifice you make if wanting to live downtown and on a budget. Alethea the leasing office manager is very nice and professional. They do use some units as AirBnBs so don't be alarmed if you see new faces constantly. I wish they would have one building for permanent guests and the other building for AirBnB guests, only cause they don't care for the property like someone who lives here every day. There is the issue of the homeless walking up and down the block, sometimes leaving trash in front of the building. The same with dog owners who don't clean up after their pets. One of the biggest issues you'll find is parking! I would like to remain at studios 435 but they are raising the rent and expect tenants to pay near $2,000 for this small unit that includes no parking or amenities like a lounge or pool. The only amenities are the gym and courtyard. For personal reasons, the leasing office understands my situation and will not try to work with me and will rather see me move to another property. I think if the leasing office worked more with their permanent guests, more people will stay longer. But since they don't a lot of neighbors have been discussing moving within the next 3 months to a property with more value for their buck. I've been living here for 9 months and will stay if the leasing office will keep my rent where it's at, but they aren't so I'm presently looking at other properties. read more

12/30/2020 I've yet to move in, (moving first week of 2021) so I will update after I've settled in. I was pleasantly surprise to know the building isn't brand new, it was renovated a few years back, the modern, sophisticated decor of the lobby and common areas was impressive. The most impressive part, ( a fresh of breath air) was the Genuine, empathetic welcome from the property manager: Alethea Acasio, who was prompt to my email inquires. From the moment I walked into the building Alethea Acasio, provided a warm welcoming environment, a far cry from where I'm at. She provided me matter of fact details, nothing downplayed or exaggerated, no high pressure sales to sign the lease, and to be honest this is the most important part for me. You see living in a city, alone, and working all the time, life can feel cold, but to see a caring face who I felt genuinely cared was my deciding force. The units I toured varied in sizes , and yes they are small, hence "Micro" apartments. The finishes are nice and not what I've seen in other furnished studios. Last but not least, 12/29/2020 I had a panic attack when I realized I signed my lease without confirming what my view would be, and to my dismay it was the wall of the building next door. I emailed and called the leasing manager to see if I could get a better idea of what I'm looking at. She not only accommodated me last minute to give me another look, but she provided other options if I was unhappy with what I have. After seeing the view, it was good and not as bad as I imagined, and I can say I am glad I picked that unit. Alethea Acasio, kept asking me through out the last minute tour if I'm sure and if I'll be happy, and as of now I am happy I made the choice to move here. The building doesn't make the home but the people who live in it. To have a property manager like her is a winner, you can't fake authenticity, she makes you feel safe, and she should be a model for other managers on customer service and people skills. Seriously, what's the point of having nice finishes, amenities when the property manager or staff make you feel unwelcome, ignore your emails and takes 4 months to get back to you about paint colors. I rather live in a furnished micro apartment, with a manager like her in place because it shows that the company knows how to hire not just anyone. As the face and representation of the company, she gets all stars for being knowledgeable, professional, empathic, and kind. The first day I stepped into the Studios, I was greeted by Andy. who instantly made me felt like I was home and welcomed. The personality and professionalism of the staffs are a huge reason why I'm still currently with the Studios and I wouldn't have it any other way. From someone who has NEVER lived alone before, I cannot express how great of a decision it was to move here. Andy, Tamatha, Jonah, and Socorro always ensured I was comfortable and were always quick to respond to any maintenance requests. The residents are all friendly and we all enjoy the social events from the Studios whenever we have them. I especially love that if I wanted to, I could have the air conditioning running 24/7 with no flaws, the hot water is always consistent, & having a furnished apartment (bed, storage, tv, wifi) so I don't have to move in my own bigger furniture. All your essentials are given to you from your first day and I love that utilities, electricity, and trash are a complete FLAT rate. No monthly surprises! & if you don't want to throw your own trash out, they have valet trash that picks up trash 5 days a week from outside your apartment. Love it! :) Overall, this is an amazing place to live in. I'm always recommending the Studios to my friends and family. read more

I cannot express greater disappointment in this apartment complex. I have lived here for a little over 5 months now and not one since I've been able to control my hair the way I want to. Previously we had put in three work orders and they were just ignored and closed, it had been about three months that I was complaining about my air that they actually sent someone up to fix it a few times, they took the nest out of my wall and left a hole there, and my air conditioner still doesn't work. Yeah, still haven't been able to use my air since I got here. Since then I have been compensated for the inconveniences since day one which would be just fine if we hadn't been getting charged late fees for our rent afterwards. I had to show them bank statements to prove that we did send our rent on time in order to get those late fees taken off. I have an itemized breakdown of every time they have entered our checks into the system and they never enter it right away, so that definitely is not our problem and we should never have gotten late fees for that. The courtyard is always gross and full of cigarettes in the fire pits, since I had last complained about all the cigarettes they have put up signs that says no smoking cigarettes out there but no one listens and the office managers walk by people smoking cigarettes out there all the time and don't say anything! Everything here often gets taken advantage of because no one cares about anyone else apparently. after all the complaints and trying to get everything settled, I figured my last couple weeks here wouldn't be too bad since I spoke to someone higher up in the office and got some help finally.... Well I was wrong...they quite literally just moved someone upstairs and the person before them I never had any complaints about, but this person that lives there now is the loudest person I have ever lived below. I am 100% sure that this person is a dancer and all they do is dance in their apartment and have parties at night. I have left over 6 complaints about this and I honestly have no idea what's being done about it other than talking to him. In the lease agreement you are not allowed to be loud and obnoxious, but no repercussions? On top of our neighbor being loud there is a church / club in the warehouse directly next door that leaves their doors open and blasts music as loud as they can almost all the time!!!!!!!! So yeah if you want to never sleep and never get a peace of mind this place is it! I literally would never recommend this place to my worst enemy it's just legitimately the most frustrating place I have ever lived in my entire life. if you are going to live here I feel extremely sorry for you and you are going to waste so much money! I've never been so happier to move in my entire life. read more

I have broken down my review into pros and cons for the Studio435 Pros - - Very easy. Furniture and utilities are included in rent so it's a very convenient one stop shop - Location. It's in East Village and in walk-able distance to groceries, restaurants, and bars. Cons - - A lot of the common utilities are broken and there doesn't seem to be any plan to fix them. One resident was stuck in the elevator multiple times. - When I first moved in the apartment was infested with termites. I didn't really have much of a problem after, but it still makes me nervous. - Management really went downhill. They are extremely aggravating to work with, and there is only one point of contact. - The walls are paper thin so you'll hear your neighbors and whatever is going on outside. There also always seems to be construction going on near you so you're in for noisy days. - There is no 24/7 maintenance. If there is an emergency during off hours then it takes a couple of hours for maintenance to get to you. - The company seems to be renting out some of their spaces as AirBnBs so you constantly have people moving in and out. I got deployed earlier, gave my letter on time, was notified by their regional manager they weren't going to honor it without a legitimate reason. I'ts one of the best places in East Village!! I lived in few other ones in downtown but the management was nothing like here. Marissa the manager is exceptional!! She helped me out and made the process super fast and easy. She's always there for her tenants and she's always friendly, enthusiastic, hardworking and welcoming. Awful place to live. A/C system has been out for months and whenever we ask management about an update all they say is "we're working on it". Well they've been "working on it" for 3 months while still charging us for something completely unusable. The water in our unit won't get hot and it took me telling them several times to even attempt to fix it. They turned up the boilers for our unit but guess what. Cold showers still. We have noisy upstairs neighbors and have told management several times about it. They say they have given them a call and even written an email to them however it still persist. My husband and I went upstairs to talk to them at 10:30 at night because they were still stomping around and the gentleman got mad at us saying we should have went to management and not come up to his place at 10:30pm. We have gone to management. Several times. Obviously that didn't work so we took matters into our own hands. People here are money hungry and will not help you out. The place started out great but it has done nothing but go downhill ever since. Save yourself the hassle and move somewhere else. For $2,200 a month (with a $200 discount a month!)we should have no problems resolving these kinds of issues. There are plenty of other places around the area that would actually treat you like you matter. read more

One instance that really made me confident in their professionalism was when I lost my keys just around closing hours and management provided me with quick assistance. I went on a tour at The Studios Luxury Micro-Apartments and I fell in love!!!! They are fully furnished with ALL utilities included, even have a TV with internet and cable in each apartment. I'm not quite moving yet since I need to confirm my job offer but they are at the top of my list!! Especially when security deposit is only $500. read more
