I really didn't want to write this updated review, but I think it's important to inform others of some of the issues I experienced before ending my lease earlier this year. Before I get to that, Urbana has had many issues since May 2024 when new managers (not management company) came on site. In September of 2024, the fire alarm went off five times. All of them were a false alarm, except for one, and everyone thought it was a false alarm because we were so used to them. This continued on in the months ahead where they would have to do fire alarm testing, which happened at least 3 times in December. There was also a hot water problem. It went on for more than 24 hours, and technically that's considered inhabitable, but they brought us some food from Becca di Beppo to make up for it?! I didn't have hot water for 3 days!! Thank god I was a member at FIT because I went there to shower, but they didn't even give us a rent discount or anything for that month. The "events" were very lackluster compared to what they used to be like Poker Night where they would bring in different casino tables, or a Zoo/carnival day on the rooftop where they actually brought in exotic animals, but those days are gone and now it's a continuous happy hour at a brewery down the street. Their sister property Vici seems to have a lot more events that are akin to what Urbana used to have. I got $11 back from my deposit. My $500 deposit, and I only got back $11. I never painted anything, never even hung up or mounted anything. Everything was in working order. I asked for a breakdown and they said cleaning and "painting the walls." I asked how that's reflected on me since I never even made any holes or nails in the walls and they never got back to me. Also, they used to have bike racks in between cars. They got rid of those because bikes were getting stolen and offered to put some in storage. Well, new management denied my bike was ever in there and when I showed them the email that it was with a picture of my bike, they said that they're not responsible. So, yeah my bike got stolen out of their storage. I really didn't want to leave this review because I had great times at Urbana, but I feel it's warranted. read more

Absolutely the Worst Living Experience I've Had in 7+ Years I moved into Urbana over seven years ago after calling to ask if the building allowed smoking. The leasing agent said, "Yeah, it's a smoking building. Come on over. You want to check out an apartment? Want a beer?" -- at 11 a.m. That should've been the first red flag. But hey, it's San Diego. People party. And at Urbana, that's what most residents seem to do: drink heavily, act entitled, and leave trash everywhere. Things went from bad to worse. During the pandemic, management showed no concern for resident safety. I had to escalate to upper management just to get hand sanitizer stations installed and basic mask guidelines posted. I was physically attacked in the elevator during COVID -- management's response? Indifference. It gets darker. During the pandemic, there were meth-addicted sex workers living in the building under a stolen identity. It took management forever to do anything about it -- even after repeated complaints. There was also visible gang activity on the sixth floor, because apparently Urbana doesn't really vet who rents there. I was attacked in the lobby by a gang member trying to force his way in, and still, they dragged their feet in taking any meaningful action. More recently, a friend of mine died in his unit from alcohol poisoning. What doesn't help is the 24-hour self-serve beer keg on the rooftop -- yes, really. No ID checks, no oversight. If my kid lived here and got in an accident after drinking at home, I'd be furious. It feels negligent, if not outright illegal. The building is now "autonomous," which means: no front desk, no supervision, and zero accountability. The current property manager, Isaac Stermer, is one of the most inept people I've ever dealt with. He cannot communicate, he delays action until you pester him multiple times, and he clearly doesn't care. When a neighbor left open bags of dog feces in the hallway, it took me three complaints and photo evidence to get a response. There are no security cameras in the elevators. The cameras in the lobby don't even face the front desk. They want to spend money on turning an old office into a "community lounge" instead of improving safety. Priorities are completely backward. Worst of all, when someone dies in the building, they say nothing. No notice, no compassion, no acknowledgment. They'll tell you "we're family," but in reality, they only care about one thing: profit. If you're still thinking of moving here, lock your doors. And don't be surprised if the party never stops, the trash piles up, and management turns a blind eye -- every time. read more

What makes Urbana great is property managers like Izanna. I lived here for 3 1/2 years and have since moved twice to other locations downtown to get a change of scenery but what I've realized is one of the many reasons Urbana is special is because of the good people you'll find here. I come here often to visit with old neighbors and friends on the roof just because of how nice the atmosphere and community is. The last time I was here I accidentally left behind something important to me so I reached out to Urbana after not being able to find it and Izanna was so quick to help me out. She was responsive and was able to locate it after checking some cameras and speaking to the maintenance crew (which is amazing) and safely left it in the Amazon locker with a code for me to retrieve when I came back by. Even though I don't live here anymore she still took it upon herself to help out a former resident, and that speaks to the attention that this community will provide to its current residents. The worst property management company I've ever dealt with. I literally spent my whole afternoon submitting all of the paperwork they requested to get approved for a one bedroom, and once they received my credit report that indicates a VERY different score from what the 3 credit bureaus are reporting, I was talked down to and treated poorly by the property manager, Alicia! I wasted $50 on an application, and she had the audacity to speak to me in a condescending way. If you do decide to rent here, please avoid working with her. The apartments are small and overpriced for the location anyways! Update: I was instantly approved at 2 additional apartment complexes so that just goes to show you that Urbana works with an agency who gives inaccurate credit information and they're okay with that instead of investigating this matter to ensure future residents don't have this issue. I even purchased a credit report from Experian to show them the difference from what their agency was reporting and they could care less. I've lived in Urbana for 8 months during pandemic, and can't recommend it enough. The building and its location are awesome, floor plans will fit every single need, and amenities are great. And I can't thank enough staff of the building, who are going above and beyond to make tenants lives better. I moved here from out of state during peak moving time. I called so many leasing offices and landlords but was mostly ghosted. Nothing compared to the responsiveness, professionalism and friendliness I received from Kalani and team. Customer experience and community are my top priorities and hands down, Urbana takes the cake. Kalani went above and beyond to ensure every part of the leasing process was as simple for me as possible. She made certain I was getting everything I needed/wanted, sent me pictures and videos, answered every question promptly and thoroughly, so I had all of the information I needed to feel comfortable with my decisions. After being scammed by a moving company and having the roughest moving experience ever, the moment I walked into Urbana I felt all of the stress melt off of me. Kalani had already communicated all of my needs to her colleagues, Andrei and Alicia, so everything flowed like clockwork. I never had to repeat myself to anyone and not only did I receive the warmest welcome, but my dog did too! On top of this, my furniture was held hostage for many weeks. The team empathetically kept up to date with my situation and were so compassionate and helpful. Kalani even offered me a comfortable chair from the game room so I would have somewhere to sit in my apartment. She brought it to my door herself! The events Kalani organizes with the community have helped me bond with my neighbors who also share the same spirit of kindness and support. When I was finally getting my furniture delivered, I found out the same day that it would arrive and of course wasn't given a delivery timeframe. Alicia and Andrei were here that day and assured me that they would figure out the elevator and make whatever needed to happen, happen, and they did! Although everything is in working order, Francisco from maintenance introduced himself and told me not to hesitate to reach out if I needed anything. I jokingly mentioned the only thing I could think of is that my door was kind of squeaky and I was shocked when he came back up in just minutes to fix it. I have every confidence that everything is maintained properly and that if there were any emergencies, he's who I'd want to be in charge! John has been very friendly and great as well. The common areas always look so beautiful and welcoming, which must take constant care are upkeep. It is very calming and comforting to walk into each area of the property to find clean and usable amenities, yet another area that Urbana has taken special attention to detail that has led to wonderful experience. I have never felt so safe, well taken care of, or at home at an apartment complex, than I have here at Urbana and it's all because of this amazing team. read more

Amenities and location is nice. Covid handling is horrible. Sooooo many residents walk around the common/public areas without masks. No-mask is more common than masked. Leasing doesnt seem to care, or have their hands tied. Not sure why though as they are a private company and can set rules in public spaces.... read more

Love it, love it, love it. Love the staff, the property, the people and the location. The office team is top notch. Kayla and Alysse always have smiles on their faces and go above and beyond to assist. John keeps the place looking beautiful and Adrian keeps everything working properly! The residents are fun and lively. The apartment is sooooo quiet which was a big concern moving from a house. Being in East Village is where everything is happening so why not be in the middle of it. Oh, Urbana... where do I begin. Pros: * Staff/Management is great * The common areas are always clean and well kept (aside from folks not cleaning up after their dogs peeing by the elevators... which in all fairness management did address) Cons: * Ballgame traffic and drunken baseball fans - the block that the building is on becomes a parking lot when games are getting in / letting out * This is a brand new building... but it's pretty much falling apart already. The week I moved in, the shower in my master bedroom did not work at all, there's an elevator out of service for 8+ weeks while they extend the shaft 2 feet, and they had to re-plumb a bunch of the building. The list goes on..... * My unit is right next to the elevator - without fail there's drunk people yelling while waiting for the elevators every thursday/friday/saturday night * Only one parking space for a 2BR unit even though they're charging premium rents Tip: If you are going to lease here, I recommend one of the courtyard facing units. It cuts down on the crazy street noise (motorcycles idling outside, trash trucks, drunk folks at 2am). End Result: Paid to break my lease, moving into a nicer building. read more

We've been renting here since it pretty much opened and yes, there were teething troubles but not deal breakers by any stretch. And yes, it's near the ballpark so there can be noise during the season. And yes, some renters have heavy feet. But.... ....if you want bars and restaurants galore, a modern building with smart unit layout, shops within 2 blocks for all your needs and 10 minutes to the airport plus out to one of the best upscale shopping malls inside 15 minutes via trolley then Urbana is for you. Ours is a 2 bed spot and the use of space is really clever, providing plenty of live/work space plus acres of storage. The BBQ areas are very well designed and equipped to make good use of space. The roof pool is tiny but heh, it's warm. We have to return to Europe in Jan but if not for that we would definitely re-up. Crystal and the staff have been extremely good at solving any niggles and making sure we are super satisfied. Oh...free coffee, printing and dry cleaning pick up/drop off. read more

Moved in one week ago, moving out as soon as possible. The noise level is INSANE!!! PETCO Park is blasting their sound system daily. Homeless screaming all night, drunks, sirens, car horns, motorcycles. Many large dogs (Great Danes, Shepards) live in the building and barking at all hours. I wish I had come by to see the apartment in the afternoon and evening, I never would have moved in here. Never ever. I will pay to break my lease as soon as I find a different place way the hell out of the East Village. It is that unlivable. I consider it money paid for a lesson learned. Did I mention the NOISE???? You cannot block it out, sleep with ear plugs, it is torture. Oh my god the noise.... read more

What makes this place exceptional are the staff who work here--everyone from Dexter, the Resident Manager, to the maintenance guys. They are eager to help you in an almost go-out-of-their-way sense. They also take good care of the facility. Visit other buildings and come back here and you'll notice a difference. As for the building, I liked it and the location. The layout with the kitchen island is very functional and saved me from having not buy a dining set since I'm trying to be minimalist. read more

I researched downtown apartments for about a year before I moved in and toured just about all of them. I moved from a rural area in east county and have never lived in an apartment before, so this was quite the lifestyle change. I also have a 70lb black lab that has never lived in a big city, making the change extra stressful. I finally decided on Urbana and have lived here for 6 weeks now, so I thought it was time to give back since I relied heavily on Yelp reviews during my research. So far, Urbana has been amazing. I am extremely satisfied with just about everything. I love my apartment, the appliances are great, the location is just insane, the elevators are nice, the coffee machine in the lobby actually makes really great coffee (and hot chocolate), the common areas including the badass rooftop lounge and hot tub are fantastic (really nice gas grills)... even the parking garage is nice with EV parking available. The residents so far have all been super friendly and the staff is just amazing. They get to know everyone by name and truly do care about us being satisfied living here. About a week after I moved in, I learned that there has been some turnover with the staff here and several "new" people have taken their places. Let me be the first to report that the staff is still great here. I've had a few very minor issues and they are always very approachable and helpful. The building is well maintained and I always feel it is safe and kept very clean. The Nest thermostats are nice and Gigabit Internet is available here through AT&T, which I got. Holy crap it's fast! My biggest concern was noise. Obviously, living downtown, it gets noisy. However, the soundproofing in this building is fantastic. If you keep the windows and doors shut, you'll hardly hear anything except for the occasional siren or something. With the doors and windows open, yeah it's noisy, especially during Padre games, but I actually love it. The sounds of the city throughout the day is something I already seem to enjoy. I'm listening to the Padres game as I write this. I rarely hear my neighbors. Everyone here seems really respectful and it's a very quiet building, even with so many people who own dogs. I face the center courtyard so it's possible the street facing units are noisier, but for me noise hasn't been an issue at all minus a barking dog every now and then, which is to be expected in a dog friendly apartment building. The ballgame traffic is not bad at all. I can usually go down Market St. to 10th and get into our garage without even sitting in any traffic. Yeah, there's definitely MORE traffic, but it's not bad at all. No review is complete without complaints, so I'll get super nit-picky here. The water pressure is pretty low in the kitchen sink. They do supply a sink with a spray option, but it's still not great. Since I'm on the 6th floor, it also takes a long time for the hot water to reach me. I also seem to get at least 2 or 3 mosquitoes on my apartment even though I put a screen on the balcony door. I have no idea where they are coming from, but they love to bite my hands and feet. I keep hoping they will go away as we are getting further into summer, but so far they are still around. There is also no lighting under the cabinets so it's a bit dark on the kitchen counters. The silverware drawer is kinda small? I'm really grasping for some negatives here, but this place is pretty awesome. Downtown living isn't for everyone, but now that I've been here for 6 weeks I feel it was the best possible choice I could have made. I looked at a lot of different apartments, but I have no regrets about my choice. Great dog-friendly building, great staff, and a great location. I will update this review as needed, but after 6 weeks I believe a 5 star rating is warranted. read more

Living at Urbana the past four months has been an exciting venture. It all started on day one when my wife and I met the apartment manager Allyse. She guided us through the moving in process with ease. Allyse went above and beyond to accommodate our needs. Allyse is a real problem solver who always looks for alternate ways to solve things. Allyse, along with her staff Kayla, John, and Adrian, is a real asset to the Fenton Company. She will always give her best putting on different events in the complex for the tenants. Urbana is possibly the worst place I have lived in since moving to San Diego 11 years ago, all of which was spent renting/owning in the East Village. It looks nice inside and out, but upon moving in, it was pretty apparent the nice appearence was merely a facade, just like the mangement. The rent is way overpriced flr what you get. The cherry on top was when without any warning, and having seen the property manager several times througout the day, a vehicle I was renting was towed from our gated garage despite a note i left on the vehicle, and the plethora of parking spots available at any given time. Who does that to a member of this.so called "community." Exactly. This place is perfect for you if you want to live in a overpriced, tiny apartment managed by someone who is sipping the HG Fenton kool aid with a boba tea sized straw. Oh, and dont be fooled the wonderful greeting you'll receive if you are a potential renter. Most of you already know this, but its simply an act, a very good act. Because of the management towing their own tenant's vehicle, not only is my day ruined, but i have to pay your typical Towing fees, which we know is not cheap. That's Urbana for you. read more

I'm finishing up my lease and could not have been more pleased with my experience here. I had the pleasure of getting to know Crystal, Jill, John, and Erik while I lived here and they were amazing! Kayla was the initial person who leased to me and she is wonderful! She is so welcoming and is the friendliest person that greets you every morning. She has ensured that our resident activities remain fun and takes time to ensure all your needs are handled. John is super kind and friendly. Erik is also very helpful and nice. They all created an unforgettable living experience that is going to be hard to find with my upcoming move. Urbana is in the heart of East Village next to many great restaurants and Petco Park. If you're looking for a true downtown living experience, this is the place you need to be. The environment here is very personable and creates for an exceptional living experience. I have made so many friends living here - make sure to attend the monthly resident activities - and I am thankful for this experience. I truly will miss Urbana and all the wonderful tenants. I chose Urbana because of how personable everyone that works here is. The entire staff takes great pride in the culture here and that's what makes it unique compared to other places in the area. Alysse has been amazing to work with! I am relocating for work and was visiting San Diego to scope out potential buildings for my move a few months out. Most of the buildings I visited in the area took no interest in me as a potential leaser, since my move date did not suit their current available units. Their loss! Alysse was able to show me Urbana's two different one bedroom floor plans and has been working with me to find an available unit that suits my move-in date. The building location and beautiful units were a big selling point for me, but honestly working with a leasing office that is kind, genuine and motivated to help me has been my biggest draw to the building. read more

These two have made us feel like we have known each other for yrs, from the get go, Down to earth!!!!! I have only been living here for a month, but it is an amazing community. I came from another high-rise building in Little Italy where the management and overall resident experience drove me to leaving as soon as possible. The staff at Urbana, Jill, Crystal and John specifically are always friendly and helpful anytime I need assistance. They are warm and welcoming to my guests and I never feel as if I am under suspicious watchful eye as compared to past places I have lived. The community itself is also very friendly, all residents mingle and it's just a great experience. Not to mention, my apartment is beautiful and the rooftop is a force to be reckoned with.
