Honestly, our experience with this complex was very disappointing During our stay there were repeated problems. The trash chute often didn't work, and the trash room regularly smelled bad with overflowing garbage and dirty, sticky floors. The parking gate is frequently left open or broken, which makes the garage feel unsafe. We also saw homeless individuals accessing the property and going through the trash. The most upsetting situation happened when our unit was flooded because of a sewer backup in the building (not caused by us). We lived with open walls and ongoing repairs for almost three weeks. For several days, very loud drying machines were running inside our apartment and using our electricity. Some of our personal care items were damaged. Management did offer a small concession, which we appreciate, but the situation took far too long to fix and caused a lot of stress and inconvenience. The only positive thing we can say is that the maintenance technician himself was professional and helpful when he came. In our opinion, this complex has noticeably declined recently. I don't normally leave reviews, but I feel like people should know what it's actually like living here. Over the past six months, there's been a major decline in the building's maintenance--especially with the elevators. What used to be occasional issues (every few months) has turned into constant outages. We've received countless notices about elevators being down, waiting on parts, or delayed repairs. A few months ago, there was even a sign posted saying the elevator was "unstable," which was already concerning. Recently, that concern became very real when my husband was stuck inside the elevator for over an hour while we waited for emergency services because the elevator company couldn't respond in time. We live on the top floor, so reliable elevator access isn't optional--it's essential. Not knowing whether you'll be able to get in or out of your home safely is incredibly stressful. Unfortunately, the issues don't stop there. The garage gate is frequently broken, which creates both inconvenience and security concerns. On top of that, we've now lived in five different units in this building, and mold has been a recurring issue in more units than not. Overall, there seems to be a pattern of ongoing maintenance problems that aren't being fully resolved. I would strongly encourage anyone considering moving here to take these issues into account. Also, I reached out to management about the sign and they are saying it's a "false" notice, meaning either they put it up and if they didn't, another tenant was so worried they put up their own "beware" sign! The cleanliness here is absolutely unacceptable. Every single day the trash rooms are overflowing with garbage bags, cardboard boxes, and food waste piled up on the floor (see photo). The smell is disgusting, it spreads through the hallways, and it honestly feels like we are living in a dump. This is not just unpleasant -- it's a serious health hazard. With so much trash sitting around, it's only a matter of time before cockroaches, rodents, and other pests take over (if they haven't already). Residents pay high rent expecting at least basic maintenance and hygiene, but what we get instead is complete negligence. Management seems to care only about taking money while ignoring the fact that the property looks and feels abandoned. It's embarrassing to invite friends or family here because the building no longer feels like a luxury apartment complex -- it feels like the worst kind of cheap housing. When I moved in, I believed I was paying for a clean, safe, and well-managed place to live. Instead, I wake up every day to piles of trash, broken promises, and zero accountability. If I could give zero stars, I would. We moved into K1 three weeks ago, and from day one, it has been nothing but problems. Our unit had a laundry list of issues, including graffiti throughout the apartment due to a previous break-in--something that should have never been overlooked before handing over the keys. Instead of moving into a clean and properly maintained unit, we were left to deal with the aftermath while management took little responsibility for ensuring it was handled correctly. Beyond our unit, the overall maintenance of the building is severely lacking. The gym has been closed the entire time due to leakageswe've lived here, and the trash chute is locked about 75% of the time, forcing tenants to find other ways to dispose of their trash. On top of that, the interior of the building is dirty, and it's clear that they let in questionable tenants who don't have basic hygiene. In just three weeks, we've already seen dog poop in the elevator once and dog urine multiple times. For what we're paying in rent, there should be a higher standard for cleanliness and upkeep. To be fair, the maintenance staff is very nice and does their best, but the real issue is the complete lack of organization and leadership from management. They are polite but extremely unprofessional, and from what I've gathered, when the previous manager left, the transition was handled poorly, leaving the new manager either underprepared or simply not equipped to run the building properly. Basic repairs take far too long, and when they are finally addressed, they are often done incorrectly, forcing tenants to constantly follow up and oversee the process themselves--which should not be our responsibility. Meanwhile, management conveniently ignores more serious concerns, like our request for compensation for the continuous inconvenience we've experienced. Looking at other reviews, it's clear that this isn't an isolated experience. I just had to move for my job but loved my time at K1 for the past couple years! It's a great location close to the harbor, the Padres stadium, Gaslamp (for food/coffee), and just minutes from Coronado Dog beach and Balboa park. A great staff there and I couldn't have asked for better neighbors! I felt like we didn't have all the crazy/loud weekend partiers like the surrounding apartments but it was a fun place to live! The only negative I saw was the homeless in downtown SD but the apartment has 3 FOB access points so the building was super safe and your car is in the parking garage. I had no issues since the stadium and K1 have security but sometimes it's a sore eye. Other than that, 5/5!! read more

It's just not the same anymore, ever since Lance and Mr. Brown left. There is always something broken down, they lie about new amenities, Flies in the common areas. Shaina and Paulina don't organize community events along with being like Gaynor from Black Mirror. I knew it was time to leave when I overheard the property manager telling a resident to leash their 1 lb. dog then heard rumors that they sneak into the common areas after hours. The only positive is that all the residents are cool and laid back! However, this is just constructive criticism so go see for yourself. read more

I enjoyed living in K1, I was there for almost 4 years. Great community, awesome events. The Library is within walking distance, as well as many restaurants and stores. I have recently relocated, but I still come and help other residents with their cats or plants. I love this building. The office staff is also delightful. We've been at K1 for about a month now and we love it! We viewed 4 different apartment buildings back to back in East Village (all visible form our new balcony actually haha) and the tour experience at K1 was the BEST and most comfortable. Lap was so welcoming and helpful, answered all of our questions. Lap was the only person we toured with that provided us with an itemized, printed quote for rent before we left which was so helpful. Every apartment was running rent specials at the time, but no one else provided us with a complete breakdown including monthly costs outside of rent, etc. It made us way more comfortable in knowing what we were signing up for. We applied and signed quickly and Lap helped us through that process as well as coordinating our move in. He responded to all of our questions promptly and with thorough detail and has been so helpful in our first month here! As far as the building/apartment space, we've loved it. The gym is smaller but it's hardly ever 'busy' so there's always equipment available and a good variety too. We're excited for the hours to go back to normal post-COVID restrictions. The hot tub is great, we've used that a ton. The pool has fire pits we've enjoyed and tons of seating available. We stopped in at the Sky lounge yesterday morning for the first time and it's also a really nice space - small but a large balcony, seating and a pool table. Other pros - parking isn't expensive for 2 cars! One building was going to charge us $50 for a single spot and $150/month for a tandem spot *clutches pearls*. That was honestly a big selling point for us. Building location is also nice. Because you're not near a high traffic, main street (like Market for example) there's very little street or pedestrian noise while still being very close to lots of great restaurants, Albertson's down the street & 5th ave is a ten minute walk. I've lived here for about 5 months now and I absolutely love it! My boyfriend and I had checked out several apartments in the downtown area but had no luck and felt like we were settling on less than what we wanted. We stumbled upon K1 after finishing up another unsuccessful tour elsewhere and I decided to give them a call. We were able to schedule a tour the next day with Lap and we fell in love with the studio on the penthouse floor! It's extremely spacious for a studio with a walk-in closet and floor-to-ceiling windows. It has a very open floor plan so it feels like a one bedroom for a VERY reasonable price. Since day one, Lap has been very attentive and extremely helpful in every aspect. My boyfriend accidentally dropped his phone down the elevator shaft one night (LOL) and Lap was able to arrange for it to be retrieved within hours of contacting him at no cost to us. The maintenance staff is also very excellent! Any issues we have stumbled upon are always resolved quickly and effectively. read more

If I could give this place 0 starts I would. DO NOT BE FOOLED BY THE GOOD REVIEWS THEY WERE FOR LANCE THE LEASING AGENT/DAYTIME SECURITY THAT NO LONGER WORKS HERE. K1 has been on a downhill ever since Lance has left. There's trash everywhere, pee in the elevators, security is rude and doesn't do anything. There's theft in the building and security sits in his car all night at the garage entrance sleeping and watching movies on his phone. He was extremely rude to me the other night as I was washing my vehicle taking photos of me and standing behind me and telling me I don't live here. I pay thousands of dollars in rent for a security guard to treat me like I'm a scum. He refused to delete photos of me he was taking from behind until I threatened to call his supervisor. I went to take a photo of him since he never identified himself to me to show the leasing office who treated me like this and he got extremely sarcastic and said let me pose. There's homeless doing heroin, crack and huffing whatever out of balloons and leaving all of their trash and needles outside of the building. It's gross... this place sucks. read more

We moved to San Diego from San Luis Obispo during a pandemic. That didn't make looking for places to live easy. Christina on the K1 team was extremely helpful. She gave us several virtual tours, measured parts of the room, and responded to each question that we had. Honestly, out of all of the places we looked at, Christina was the best. Not only did she was she friendly, but she actually cared, which was extremely refreshing. When we arrived at our new home, not ever seeing it in person, it didn't disappoint. Everyone has been so helpful and kind and the community here was something that I didn't expect, but absolutely love. We've lived here for 9 months now and still love it. We just got a puppy and the building is extremely dog friendly. The amenities that K1 has to offer are incredible. It's walking distance to downtown, but far enough where it's not obnoxious. We have been searching for apartments in DTSD for a few weeks and scheduled a tour for Saturday. When we walked in, we were greeted by Lap and he told us that the other leasing agent that was going to tour us was running a bit late and offered us a seat. After about 2 minutes, Lap told us he would be taking us on our tour. When i say we decided to move into K1 because of Lap, I am not even exagerating. Lap is AMAZING! We had looked at a few other complexes that day and he took the time to learn about us, what our needs were and tailored our tour to fit what we were looking for. We didn't decide on K1 on Saturday, but Lap was on our mind when we left and we liked the complex. But we had 2 more tours scheduled for Sunday, so we decided to not make a decision just yet until we saw the final two Fast forward to Sunday after we saw the other two options. There were a lot of things we liked from the other two complexes, but the vibe, location and Lap ultimately made our decision. We came back to K1, asked for Lap and let him know what we had looked at that day and if there was anything else he could show us. He took us up to a recently vacated unit and we were sold. If it wasn't for Lap, we would have chosen a completely different community. He was so kind, resourceful and was able to answer all of our questions in detail. And working through the lease paperwork has been so easy with Lap. He has helped us from beginning to end and has really made our start with joining the community a breeze. K1 is so lucky to have Lap! read more

I just wanted to start off by saying I usually don't write reviews, unless the service went above and beyond my expectations. I can honestly say from the start of my apartment hunting to my first month living at K1 this has to be the easiest and smoothest transition I have ever had. Before I start my review, I would like to thank Lap for all his help. The only reason I submitted my deposit was due to him and am extremely happy I did so. From the beginning, he showed me around the building during the pandemic and answered my questions and alleviated all my concerns. He made the process very smooth and easy for me and still continues to provide amazing customer service. He was also able to get me moved in on an early Sunday morning without any hiccups along the way. Thank You Lap!! As soon as you walk into the lobby, you can tell the building is well maintained and safe; cleaning staff and security guards are always making their rounds to keep everything pristine and secure. The building itself is fairly new and nice. Nothing is worn down inside the apartments themselves. Patios have amazing views of the downtown San Diego and Coronado bridge. The amenities are incomparable to any other apartment complex I checked out; Two-Story Sky Lounge on the 21st floor, gym, pool, and sauna on the 5th floor. Lap helped me setup both alpha touch and the stratis app that allow delivery and cleaning services to enter and exit the building and apartment with ease. I was able to navigate my cleaning lady to my apartment, while at work without any issues and she was able to leave when the apartment was cleaned. Packages are very easy to retrieve using the Luxer One locker system and no package misplaced or missing since moving in. Given multiple choices for internet unlike other apartment complexes where you are forced to go with one provider and price gouged to death. Lastly, I have never had to wait for an elevator for more than a few seconds, as they have not been down since moving in. Lastly, being slightly older than 30, I really did not want to move into a party/dorm type apartment complex or an Airbnb hotel. For the past month, I have not heard any of my neighbors during the night and did not see any suitcases/weekend renters while using the elevators. With that being said, everyone I've bumped into at the gym, elevator, rooftop, or lobby is extremely amiable and willing to build a genuine connection. I was able to take a tour at this Gem this past week and the views here are absolutely stunning! I work very close by as a med professional and I can ride my bike to work and back home which is a huge plus, one of the benefiting factors for me is entertainment and restaurants and the location is prime! everything is walkable, I can head to a padres game just a few short blocks away, or head to my favorite marriscos restaurant El Puerto. The staff was really friendly, Lap took me on a tour and showed off the amazing amenities around the building, the pool is an outdoor experience from the lounge seating, BBQ grills, spa, fire pits all in the same location, you'll hardly want to leave as this area comes with the primetime views! Lap mentioned due to the state of Covid that hours are shortened in some areas but that they do have all locations open with the pool having the extended hours due to it being outdoors which is a plus! I definitely recommend checking out this newer gem in Downtown, I know I plan on signing a lease as soon as my current one is up! read more

We chose K1 because of the location, the views and the floor layout was perfect for what we wanted. Reliability is hard to judge since we are newly moved in. Responsive absolutely! We love our two bedroom apartment with a huge balcony & views of the Water & Coronado bridge. Access to Coronado is wonderful from here. We enjoy walking to Gas Lamp district for dining, having dinner in Little Italy & bike lanes make it easy to get around. We look forward to Padres games at Petco Stadium. Neighbors have been politely wearing masks in elevators. Everyone has been cordial and quiet. Just the kind of neighbors we like. We did have a water leak on Memorial Day which was promptly handled. He said thirty minutes and was here in less. So far, so good! read more

I moved into my new apartment about a week ago and eveything has been nearly flawless so far. Lap did an outstanding job of walking me through the leasing process and always made him self avalible to answer any of my questions. They had an entire elevator reserved for me and that helped my move in party and myself a ton on move in day. The amenities are great and you can't really beat the location, as well. Only complaint I have is the apartment that was shown to me had a walk in shower but my apartment does not and I was a little bummed about that. That's a question I should have asked in the viewing process though. The homeless population in the area is a bit higher than I originally expected but there always seems to be a security guard on the look out, so I don't feel unsafe in any way. read more

I've been living in K1 since Feb '22 and I'm really happy with my decision to move here. The staff are all so friendly they really try to go above and beyond for the residents, which is not as easy feat when you're trying to please hundreds of people. I especially appreciate the building manager Lance. He always helps me with whatever I need and he's super accommodating and kind. I also want to shoutout our cleaning and maintenance crews. K1 Apartment at first glance is a beautiful luxury apartment building within walking distance of public transit, bar, etc. Things aren't the way they always seem to be, once you look beneath the surface. I've lived here for about a year so far, it was a great place to live, and management was very attentive and responded to issues. Lately, the new management isn't the best. What management lack (support from Greystar, the owners of many properties worldwide for an entity this size to not respond to requests from resident to settle issues with building management. It's astounding to me that this entity still has so many residents. God forbid if you have a problem that requires Greystar's immediate attention, you won't get any word from Greystar. According to K1 management, K1 will refuse to provide Greystar email/contact information. But as a resident, they have sensitive data like SSN, ID, and background checks, but we can't escalate an issue to senior management. ) Maybe you might overlook it if you have no need to interact with management. Sadly, good managers like Lap Luu are gone. We do have at least one good person here in management and his name is Michael. It is a pleasure to work with Michael and he merits a promotion or salary increase. As for the Caucasian male assistant manager, he lacks decorum and deference. In the few interactions I've had with him, I can't speak well of him. He seems like a nice guy when he's doing tours of the apartment, but in reality, that is just a façade. I've greeted him a few times and he doesn't respond to me unless he's giving a tour with a prospective new tenant. In my most recent interaction with him, he displayed toxic signs of micro-aggression towards me, a man of color, I do not appreciate being disrespected by him as an Armed service member who fights for your rights every day. I don't expect managerial disrespect at home. Issue: I Have been paying my rent faithfully like any other renter. In January, I started paying my rent with a United States post office money order. K1 Accepted this payment multiple times. But this new assistant manager (Caucasian male) calls my phone in a stern aggressive tone, informing me that I need to come to pick up my check, because he's would not admitted this as a payment and that I would be delinquent on rent. He then stated that he did not care whether the other manager accepted this form of payment that he would not. He went on to say that when people like me make payments like this, puts Greystar/K1 at financial risk and his job at risk. Even though I've made all my payments on time, they've never received a bounced check or returned ACH from me. But nevertheless, he makes insensitive remarks insulting an entire group of people and I took offense to that. He then phoned the manager, who advised him that he will accept the payment. He followed up with a call, wondering how I was doing. I said I am doing well, thanks for inquiring. He laughs. (As if he thinks some man on a power trip could ruin my day) Followed by, him stating he'll email me and that I must confirm I received the email stating that this is the last time K1 will accept my Federal money order from the Post Office. If you love a side of preconceived racism, it is an ideal place to live. Furthermore, the issue that should be a priority such as the hydraulic hinges on the main door getting jammed for days, leaving the main entrance exposed, gym equipment seizing up and squeaking a lot, the middle elevator always being down and the right elevator being reserved for moving. Casing a 10 minute wait time for an elevator. These are the questions that management should concentrate on not how I decide to pay the rent. Other than that the maintaining man is quite helpful and responds to problems in your apartments. In terms of security, all the good guys quit. The current security guards are not polite. If they take the shift 15 to 20 minutes early, they will not answer the courtesy security phone. They will tell you that I do not start working for another 30 minutes. read more
