Don't have to wait for elevator

What I like about this apartment after a year of living here: - The building itself is beautiful, with a 20th-century vibe and amazing interior design. - Nice amenities, the gym and gathering space - The loft-style apartments with high ceilings and quality appliances - Dogs friendly - Very professional management and maintenance teams. Always a pleasure to communicate with them. - I haven't had any problems with water, appliances, washer, dryer, or any other issues since we moved here. Pretty impressive! What I don't like: - My apartment has a view of another side of the building, so I have to keep the curtains down if I want some privacy. - Three huge nightclubs on the first floor makes it noisy, especially on weekends - The parking garage is not the best; it's shared with public parking, making it challenging to find a spot, especially during downtown events. I recently had to circle around for 15 minutes which was annoying. One significant issue is the increasing homeless people in the area. I understand that management can do nothing with this problem. However it makes me feel unsafe, despite the building's security and gated parking. This has ultimately led me to decide to move out of the downtown area. Overall, it is a great experience living in this apartment, and it truly feels like home to me. If you're seeking a worry-free living experience and don't mind the downtown "vibe," it would be a perfect choice.

I was very happy with the service that I received from Fabian Cuevas and other staff at 625 Broadway. The unit itself was nice. The kitchen was large, has soft closing cabinets and the refrigerator was huge. The windows faced west, so I'm sure the skyline would've been lovely at sunset. Also, when you open the windows, which open only about 4 inches, there is a beautiful breeze!! The area was also decent. There is night life (as well as things to do during the day) all within walking distance (even just going . I just decided that I personally want a balcony/patio, which 625 Broadway does not have. Had it not been for my personal want for a balcony/patio, then the unit would've been perfect and it would've been nice dealing with the very personable and knowledgeable staff! If I remember correctly, this is Unit 421 @ 558 Sq Ft

Have lived here for three years and can't beat the design and unique building. The central location in Gaslamp and to so many restaurants is also great. My particular apartment is a corner unit with a great view of downtown skyline and bay. The gym is great. I am not a big pool or barbecue or roof top deck person but it is unfortunate all three are missing compared to other apartment buildings downtown. I can't hear anyone above me or below me on 9th floor but the one shared wall I do have is thin enough I can sometimes hear my neighbor. I wish that was built as thick as the other walls are. Some of the things I do hear indicate the walls almost have no proper insulation. The maintenance team is good. The individuals at the leasing office are pleasant and nice but I've stopped really trying to know their names as they so frequently change over. Kim who was promoted to assistant manager is great! The cons and why I'm contemplating moving are as follows: 1. Your rent will be increased every single time your lease is up and they won't negotiate. I think this is unfortunate when you pay your rent on time and receive no benefit in being a loyal tenant. 2. They haven't cleaned the windows in the 3 years and it doesn't seem like they will be doing so anytime soon. The windows are caked in dirt really taking away the great view I paid for and only open a few inches for security so no way to clean them yourself. 3. Homeless population has started camping out around the building and while that is part of living downtown being unable to walk on sidewalk or entering parking garage next to tents isn't great. 4. Windows offer no sound protection whatsoever. The club and downtown shouts don't bother me so much for sleeping as I've always lived in busy cities but I work from home and having conference calls with sirens and shouting during day and being commented on regardless of trying headsets, etc., has been annoying. Especially when I asked about this prior to moving in and was told the sound wasn't bad only to realize these are all original windows and clearly not double paned. 5. Parking structure fills up quickly and a tight fit. 6. They rarely put our packages in lockers anymore so you never know when a delivery happens. Again, a problem for someone working from home who doesn't always know when a client has sent me something. 7. Doors like a hotel with a key card and door automatically locks when shut. I forgot my key inside once and building won't unlock for you. I had to pay $350 for a locksmith and wait 1.5 hours to get back in. 8. Elevators are original from1925 and smaller with no freight elevator. Moving can be difficult and I made mistake of buying larger couch and poor delivery guys had to deliver it up the stairs. I wish with their huge remodel they did they would have done one freight/larger elevator as many people moving in will have nicer and larger furniture. 9. Storage is additional $80/month and way too small for what you pay for. 10. Trash chute is almost always down especially on weekends. This is mainly due to other tenants putting stuff like boxes in that clog it, but it is still very annoying to never be able to take out your trash half the time. If you love living downtown - noise and the dirt/grime of city doesn't bother you, I think you can't beat the unique feel of this building compared to the others that kind of look the same inside and out with glass windows everywhere. Management does attempt to keep inside clean and cared for and it shows. I wouldn't recommend anyone moving to a corporate run building though expecting you'll be treated like a valued tenant. You will become a number and just part of the bottom line. They would rather increase their vacancy rate then keep your rent the same and ensure you stay. I did meet with them to try and discuss but it was very clear there was nothing to be done and it really didn't seem like it mattered if I moved or stayed. I've never felt unsafe - besides one security guard they immediately handled, but someone not used to a large homeless and transient population surrounding you might. I walk around by myself all the time and it's fine but family visiting me is usually concerned by what they see around the building. If you are looking to be a long-term renter somewhere, I really wouldn't suggest this place or probably any large place downtown run by the few big companies. However, if you are only looking for short term it would be great if you can afford it.

It's sad they get a bad rep. I recently moved out. I got a call saying I owe more money. My utility bill was more than double. I was completely moved out August 1. How my bill doubled is beyond me. The staff claimed they took the payment for utilities out of my security deposit and I still have a remaining balance of 56.58 for repairs. My utility accounts should not be paid for from the security deposit. I've been paying my utility accounts on auto debit. Any repairs needed should have come from the security deposit. HG Fenton is horrible! I will never live at another HG Fenton community. The 2 statements the office likes to make here: "This is how we do it here" in reference to their general operations when it's convenient for them. When you request significant repairs: "We don't normally do this but we'll try to make an exception". This is a terrible way to operate. I would be embarrassed if I was the leasing staff here. So many residents complain and are itching to move. So many residents complain of the exhaust problems as well. Do not move here! As bad as it is you can't really blame the leasing staff either. These are all HG Fenton policies. They're just following the rules of head quarters. Conservice the company used for utilities is not answering. I've tried to pay my bill directly through them. Their automated answering service is a hotline for medical devices making the company seem fraudulent. It seems Portofino cancelled my account with Con service as a means to double charge me to keep more of my deposit! They can keep the deposit I won't pay anymore fees.

She went above and beyond to make sure we understood the community, the amenities, and what living there would actually be like. It felt like she genuinely cared about helping me find the right fit rather than just giving a standard sales pitch on why I should live at the West. Overall, Korey was an excellent leasing agent and made a really positive impression with me right from the start. I appreciated how helpful, patient, and welcoming she was throughout the entire tour. East Village

I really didn't want to write this updated review, but I think it's important to inform others of…read moresome of the issues I experienced before ending my lease earlier this year. Before I get to that, Urbana has had many issues since May 2024 when new managers (not management company) came on site. In September of 2024, the fire alarm went off five times. All of them were a false alarm, except for one, and everyone thought it was a false alarm because we were so used to them. This continued on in the months ahead where they would have to do fire alarm testing, which happened at least 3 times in December. There was also a hot water problem. It went on for more than 24 hours, and technically that's considered inhabitable, but they brought us some food from Becca di Beppo to make up for it?! I didn't have hot water for 3 days!! Thank god I was a member at FIT because I went there to shower, but they didn't even give us a rent discount or anything for that month. The "events" were very lackluster compared to what they used to be like Poker Night where they would bring in different casino tables, or a Zoo/carnival day on the rooftop where they actually brought in exotic animals, but those days are gone and now it's a continuous happy hour at a brewery down the street. Their sister property Vici seems to have a lot more events that are akin to what Urbana used to have. I got $11 back from my deposit. My $500 deposit, and I only got back $11. I never painted anything, never even hung up or mounted anything. Everything was in working order. I asked for a breakdown and they said cleaning and "painting the walls." I asked how that's reflected on me since I never even made any holes or nails in the walls and they never got back to me. Also, they used to have bike racks in between cars. They got rid of those because bikes were getting stolen and offered to put some in storage. Well, new management denied my bike was ever in there and when I showed them the email that it was with a picture of my bike, they said that they're not responsible. So, yeah my bike got stolen out of their storage. I really didn't want to leave this review because I had great times at Urbana, but I feel it's warranted.

Absolutely the Worst Living Experience I've Had in 7+ Years…read more I moved into Urbana over seven years ago after calling to ask if the building allowed smoking. The leasing agent said, "Yeah, it's a smoking building. Come on over. You want to check out an apartment? Want a beer?" -- at 11 a.m. That should've been the first red flag. But hey, it's San Diego. People party. And at Urbana, that's what most residents seem to do: drink heavily, act entitled, and leave trash everywhere. Things went from bad to worse. During the pandemic, management showed no concern for resident safety. I had to escalate to upper management just to get hand sanitizer stations installed and basic mask guidelines posted. I was physically attacked in the elevator during COVID -- management's response? Indifference. It gets darker. During the pandemic, there were meth-addicted sex workers living in the building under a stolen identity. It took management forever to do anything about it -- even after repeated complaints. There was also visible gang activity on the sixth floor, because apparently Urbana doesn't really vet who rents there. I was attacked in the lobby by a gang member trying to force his way in, and still, they dragged their feet in taking any meaningful action. More recently, a friend of mine died in his unit from alcohol poisoning. What doesn't help is the 24-hour self-serve beer keg on the rooftop -- yes, really. No ID checks, no oversight. If my kid lived here and got in an accident after drinking at home, I'd be furious. It feels negligent, if not outright illegal. The building is now "autonomous," which means: no front desk, no supervision, and zero accountability. The current property manager, Isaac Stermer, is one of the most inept people I've ever dealt with. He cannot communicate, he delays action until you pester him multiple times, and he clearly doesn't care. When a neighbor left open bags of dog feces in the hallway, it took me three complaints and photo evidence to get a response. There are no security cameras in the elevators. The cameras in the lobby don't even face the front desk. They want to spend money on turning an old office into a "community lounge" instead of improving safety. Priorities are completely backward. Worst of all, when someone dies in the building, they say nothing. No notice, no compassion, no acknowledgment. They'll tell you "we're family," but in reality, they only care about one thing: profit. If you're still thinking of moving here, lock your doors. And don't be surprised if the party never stops, the trash piles up, and management turns a blind eye -- every time.
