The good: Great amenities, pool, sun deck, bowling, bbq area etc. Good location downtown close to the Padres stadium and friendly staff. They have units facing into the courtyard which eliminates the street noise. Pretty standard pricing for the area. The bad: The building was kept cleaner when I first moved in, my hallway started to smell like urine. The building allows pets but they need to clean the carpets more often or replace them with flooring that is easier to clean. As noted by other reviews they will charge enough to keep the security deposit for standard wear, illegal in California but they do it anyway since most people won't waste time in small claims court for $600. read more

One Star I've lived in this so-called "luxury" apartment complex in downtown San Diego for almost three years, and the decline has been dramatic and deeply concerning. When I first moved in, the community felt safe, clean, and professional, with many military and law enforcement families. That atmosphere is completely gone. This place originally got my attention because of the long list of amenities and the close proximity to the stadium, but none of that is worth it anymore. The amenities are constantly broken--especially the gym equipment--and it takes forever for anything to get fixed, if it gets fixed at all. For a property that markets itself as "luxury," the level of neglect is unacceptable. Cleanliness has seriously deteriorated. The first-floor carpet was visibly dirty and stained with urine for an extended period before it was finally replaced, and even now there is consistent dog urine in the elevators and stairwells. Common areas often smell and are clearly not being maintained to any acceptable standard. Security has been significantly cut back, and it shows in every way. Storage units in the parking garage are frequently broken into. I personally had property stolen and had to file a police report. Despite this, management showed little to no urgency or concern. I am currently trying to break my lease because I no longer feel safe living here, and management has been dismissive and indifferent throughout the process. Package handling is another major issue. Amazon packages are often held by management in their office for weeks or even months with no notification, leaving residents unsure whether their deliveries are lost or stolen. Noise and safety issues are constant. First-floor alarms go off at all hours of the night, disrupting sleep and adding to the overall sense of chaos. The environment feels uncontrolled, with people openly doing drugs on the roof and homeless individuals throwing rocks at first-floor windows. For the amount of rent being charged, this property fails on every level: security, cleanliness, maintenance, and management accountability. Despite the location and amenities on paper, it is absolutely not worth it. I would strongly caution anyone considering living here to look elsewhere. read more

I've lived at this community for a few years now, and I can honestly say it's been an amazing experience. During the recent government shutdown, the management team was incredibly understanding and supportive. They offered assistance for government employees like myself, and it made a huge difference during a stressful time. I truly appreciate how compassionate and accommodating they were. The staff here is great overall, but I especially want to highlight the Maintenance team -- they are always prompt, professional, and genuinely helpful. Any issue I've had has been handled quickly and with care. The property itself is clean, comfortable, and a great place to call home. I wouldn't give this place even 1 star! I been here since March/2023. This is the 2nd time I do complain about noise matter and no one has follow up on my complaint! My recent complaint , is my neighbor's dogs start barking every day at 5-6 am for over 1 or 2 hours! The Jacuzzi is out of service for 3 weeks now. I did not see the cleaning people for 1 week. This is the first time I read others comments and reviews, and I was shocked! These problems like cleaning, noises, rude staff, poor management are ongoing problems for 2-3 years and no one tried to take action to stop it or at least make it less ! I'm not sure even if the owners care about their business, coz if they care they must solve the problems by maybe firing the lazy people or so! I've lived in this building for 2 years, and paid rent on time every month and received zero noise or other complaints. For my renewal, I was offered a price of around $3,500 month for my 1 bed 1 bath with loft on the top floor, when a 2 bed 2 bath on the same floor was listed for several hundred less. I sent my termination and they listed my exact unit for $2,900, along with a 6 week free incentive. This means a new tenant would pay around $31,000 for 1 year of rent including incentives, while I would pay $42,000...an $11,000 DIFFERENCE. The neighborhood is a nightmare, and I've been woken up at 8AM everyday by construction across on K street. The facilities are fine, but the hot tub and other amenities are constantly broken. Absolutely horrible experience, and with all the newly built building in the area there is zero reason to consider living here. read more

I moved out of Modera SD after about 18 months on March 9, 2024 and left my unit clean and close to "move-in" ready. Even so, my deposit was reduced by $170 for cleaning--standard operating proceedure. Modera management also withheld $200+ to repaint the front door although there was no reason to do so---it was a prorated amount based on a formula, not reality. My unit was cleaner than the common areas which were often neglected at Modera. Reducing my deposit to almost nothing was purely arbitrary and not reflective of the state of the apartment I vacated. As a matter of routine, most of my deposit was withheld through manufactured reasons and fees outlined in an absurd 93-page lease with endless and tedious legalese. I'd be happy to share it if you think I'm exaggerating. In California, deposits are kept only when there is willful damage or neglect, neither of which apply in my case. This company accepts no responsibility for normal wear and tear. The deposit should be called "advanced move-out fees". To top it off, it took management almost two full months to return the remainder of my deposit which I received on May 2. I'm sure that if I owed Modera money, their legal team would have been all over me in days. By law in California, rental security deposits must be returned in 21 days or less. This company blatantly disregards the law and gets away with it. I'm sure they'll have excuses for this like they do for all of their inaction. My business checking account was monitored constantly for several weeks prior to the company approving my lease. Not a snapshot--full-time monitoring. This was at the tail end of the Covid calamity which severely impacted my consulting business. When I asked them to stop monitoring they told me they couldn't do anything about it--it was their third party vendor. This was management's excuse that was used throughout my residency for nearly anything and everything. Modera is located at the epicenter of the homeless tragedy in San Diego. When I moved in, the manager told me that the situation had been addressed and the unfortunate folks were being relocated. This never happened. Putting profit before people, the lack of cleanliness in the common areas was disgusting. Human vomit was left on the stairs for five days (see pic). A large broken glass mirror in the gym remained in disrepair for months complete with yellow policeman tape. Dog urine on the carpet in the hallways on my floor (5) was unaddressed, sometimes for weeks, despite carpet tiles that would have made it easy to replace the soiled areas. There was dog poop on several fights of the Northwest stairwell (to roof) for months. This company has no respect for the tenants or minimum standards of guest service. I could go on with more examples of poor property management. To sum it up, this company and its representatives are common opportunistic cheats with no shame. As a former tenant who has had to deal with their aloof attitude and lack of care, I strongly advise against residing here. N.B. Should Modera or its parent company be foolish enough to respond to this, please know that I wrote carefully without a single overstatement or untruth. read more

Just moved my daughter into Modera. Such a gorgeous place, tremendous amenities and beautiful apartments.  Lauryn has been amazing! She is incredibly helpful and kind --always-- literally every time I ask her anything, she bends over backwards to be helpful, always with a huge smile on her face. She has a can-do attitude and never seems to get frazzled even when pulled in multiple directions at the same time.  She has really made the apartment selection and move-in process one of the best experiences I've ever had.  The community is super friendly and inviting, residents say hello, offer to help and you can feel a true sense of belonging here. I strongly advise against dealing with these financial scammers. After touring the residential complex, we signed the application documents and paid them a $600 security deposit and $124.04 for document review. When signing the documents, we asked if the $600 would be refunded if the agreement was not approved, and they said yes. Starting from August 14th, every day they invented new documents for review. After they finally stopped harassing us, they said we needed a guarantor. We found one based on their recommendation. The guarantor approved the deal for us, and we informed them about it. When we asked them to provide more information about the lease, they said they wouldn't do that. After this, I asked them to stop processing our case and return the $600 back to my card. They ignored this message for three days until I sent them another 10 messages. After that, they responded that they didn't owe us anything and claimed that we had three days, but this was not mentioned in any of the documents. We, along with our lawyer, filed a complaint with the U.S. Department of Housing and Urban Development, the Office of Fair Housing and Equal Opportunity. In short, never deal with them--they are thieves and financial scammers who stole $600 from us during the lease approval process. read more

Not only was she the only one who seemed to genuinely care about getting myself and my roommate moved in, but she absolutely has a passion for her job that really does show whenever you speak to her, as she is a genuinely kind person who wants to make sure that you're having the best living experience possible, which seems unfortunately like a rare thing in the field of leasing agents. Erick helped me remove my TV mount which was a favor and I appreciated it greatly. The only con for this building is the homeless shelters all along Imperial. It's so unfortunate because I think that drives people away from the area. San Diego police department does an excellent job at controlling the situation though. I often saw them patrolling. I'm not sure that it will get any better in terms of the homeless but their rent prices are definitely starting to reflect the area which I think is fair. If you want a luxury building and have a compelling reason to live in the area, this building would be great. The facilities are top notch and so is the staff. These people are the A team for apartment management. Exceptional team here. I wouldn't recommend if you're single and living alone though. You will probably be ok walking around but it's like why risk your safety when rent prices are pretty close in safer areas. Little Italy is more walkable. Overall the team here made it all worth it. read more

Beautiful building with a lot of great amenities. But the security is definitely lacking (huge red flag in an area that has a good amount of homeless people lurking around). To my understanding, there's only security at night... Meaning the homeless people literally right across the street, can do whatever they want during the day. I've seen multiple huddled up near entrances towards the building and leaving their belongings behind (including you guessed it, their actual crap twice). One of them actually made it somehow to the 2nd floor of the building and was roaming the hallways, again, during the day. A neighbor of mine has also had their car stolen and the building did nothing about it. Choosing to have security at night and not during the day is an obvious way of trying to save money. But all things considered, it's not that expensive to have 24hr security and the fact that they're trying to save a couple hundred dollars vs having their tenants safe.... Is a huge red flag. Mind you, the security at night often times just sits in a corner and I've seen multiple homeless people huddled up in the corner of the garage on the other side of the building where the security guard isn't. Overall, beautiful building but the security is definitely an issue. read more

I stopped by to tour Modera today and was blown away.. I was greeted by Lauren who was very welcoming, but unable to show me the property at that time- so the Assistant Manager, Rodrigo, took the time to do the tour. He was easy to talk to and very knowledgeable. The floor plans are accommodating and modern, but the amenities are probably the best I've seen in this area. Rooftop pool, two courtyards with stone pizza ovens, very large gym with the latest equipment, a lounge that looks like a 5 star restaurant, business area with multiple conference rooms, and a two laned bowling alley. The building is still finishing contruction on portions of their property, but even those future homes are filling up. 10/10 would recommend! read more

I love my apartment and amenities here, there's no argument there. We've lived here for 5 weeks now. We were so stoked to move in and truly impressed with the LEASING staff, who are amazing. They were very welcoming, attentive to requests and are honestly the reason why we are still here. Unfortunately, just 1 week into our lease, we had a very poor introduction from the community manager (who lives onsite) after-hours at the rooftop pool. We experienced a series of clear micro-aggressions towards us and our guests that nobody should ever have to experience in 2021 - luxury apartment or not. Although the situation has been addressed and "resolved" with upper management, it's evident that the entire ordeal tarnished our relationship with the community manager. We've given some time to let everything pass, and after a few encounters it's just awkward now. Hopefully time will make it better and I can provide an update. read more

I only had 2 weeks (Dec 6 - Dec 20) to find a place and fully pack up my life and move from Central CA to SD and could only go off what I saw online. The rooftop pics were my selling point online so I applied online and within that same day, Rodrigo reached out to see if there was anything he could help with or answer and was in constant touch and responsive. I finally got to see Modera in person on the day that I moved in and was NOT disappointed at all It met all my expectations and more. Rodrigo made the experience 100% seamless and explained everything over the phone and answered any or all questions I had or always called/emailed back within a few hours. Moving 200+ miles to a new city at Christmas time could have possibly been 1 of the most stressful times in my life but Rodrigo made it seem like I was just moving down the street and made it all so easy. The other big standout is the maintenance crew. Michael has gone above and beyond to make sure any hiccups were addressed and fixed immediately and made the move in an extremely smooth process. Rare is the time you'll find a maintenance team as dedicated to a residents happiness as the leasing team is, but here at Modera they've somehow accomplished that. It's been a little shy of a month now and I can say I'm glad Google led me to this building because between the maintenance team, the leasing team, the rooftop and other amenities, I'm definite I found the perfect building and would DEFINITELY recommend it to anyone looking for a place downtown read more

I waited a few weeks before posting about our move-in experience to make sure I gave an accurate review. I am happy to say that the Modera San Diego experience has been exceptional. Rodrigo had everything ready for us when we arrived to move in - making what is usually a stressful day a breeze. Katie, the community manager, has been a pleasure and is always so friendly. Rodrigo and Katie make an amazing team! The apartment was clean and ready for us to move our belongings into immediately. We made one note during our move-in walkthrough which was addressed by Michael, with the maintenance team, right away. The rooftop, club room, and fitness center are now open and have not disappointed. I work from home and it's so nice to kick-back and get work done poolside or in one of the private conference rooms. Downtown San Diego is amazing and moving into Modera elevates the experience that much more! read more

The management team has repeatedly tried to charge us over $300 for water bills. It's unreasonable that we could even use that much water. They are unwilling to accept that it is an issue with the meter. When I try to contact the front office with emails they never respond. When I speak to them they say that I need to speak to "Katy" who is never around... I'm tired of getting the run around trying to fix an issue that's on their end. The apartment building is nice, apart from the constant fire alarms and 3 am evacuations, and the homeless tent city outside the front door. Perhaps someone at the apartment complex will see this message and finally respond to me so I can resolve this issue. read more

I've now been living at Modera SD for two months, and I have to say that it is one of the best communities I've had the pleasure of living in over my seven years in San Diego (three of which have been in downtown). The building is still under development, but I rarely have any issues with construction noise or new infrastructure problems. The only issue I've personally encountered involved the hot water (or lack thereof), but the management and maintenance teams were very quick to address it. The management and leasing teams are very professional and very responsive. Rodrigo, in particular, toured my partner and I through several floor plans (even ones that weren't yet finished at the time) until we found the one that ended up becoming our new home. Since moving in, whether calling the leasing office or sending an email to the team, they always respond very quickly (less than 24 hours) on the status of the request/issue. The maintenance team and cleaning staff do a wonderful job of keeping the building running and pristine, and are very friendly. The amenities are wonderful, especially the gym (only community I've seen with a bench press rack and a smith machine), as well as a two-lane bowling alley, beautiful courtyard, rooftop pool and hot tub with plenty of lounging chairs and a cabana, and office spaces that any resident can use. Overall, for the downtown location, the amenities, and a team that works to make sure you're as comfortable as possible, I can't recommend Modera highly enough. read more

I'm writing this a few days after my visit to Modera, as I wanted to write a more balanced review after calming down. I was scheduled for a tour to see an apartment. I called to confirm ahead and it wasn't in the system. I took that as a yellow flag and chalked it to an honest mistake. I was able to secure an appointment for the same time which was great as I had taken time off from work for this. The walk over wasn't great as there's a big homeless population right by the station next to the apartments. It's unfortunate but as a single woman I dont feel safe about that. I still continued and buzzed in to the building which had a nice lobby. The person supposed to greet me, Lauren I believe, did not get up to shake my hand and said hello while seated and sipping her coffee. She was short with me but I let it go. I asked if they had a brochure---No, may be she can get me a paper to write down notes---No (I had a pen but forgotten my diary at home). Every request was met with a No. Lastly, and this is the icing on the cake, she asked for my drivers license and without asking for my permission just said "we're going to hold on to it for the tour" and chucked it in the drawer of an unmanned desk without a lock! When I politely asked, as to why they kept the IDs, she flippantly retorted "In case you kidnap me" Just wow! When she returned after a minute I simply asked for my ID back and said I've decided not to move forward with them and walked out of there without causing a scene. She seemed shocked which was unsurprising given the lack of self-awareness. I work in a heavy duty client facing, business development role in Biotech. This is not how you treat your clients/customers. I hope Modera would train their staff better and I wish them well. This story has a happy ending though, as I have found my dream apartment in a much better neighborhood with the nicest people in management! read more

The management here and the communication is terrible when it came to sign up and sign the lease me and my fiancé were approved of everything and still we were going back and forth with the management about the income requirements. They approved us sent a email out and said await for further instructions when it came to getting the keys and etc for the place after a week of going back and forth but something didn't sit right I told my fiancé to call just to check and the lady TIFFANI BRITT told us it was a accident and they needed further more information for proof of income which was highly ridiculous and VERY unprofessional. I've never seen or heard of a place that approved a application to live there and then say it was an accident. This whole time with the process it was like they didn't want us staying here and never replied to emails or phone calls and faked being busy. We never heard back from them until the next day but whenever WE CALLED THEM. The only time they replied fast is when we finally sent the email that we no longer wanted to stay here and she replied 5 minutes later she was rude over the phone and even my fiancé knew she was being vindictive with us moving into the complex I do not recommend this place to people look for somewhere else there's better options in San Diego m! read more

I submitted my application to this community. Rodrigo happened to be the one who landed on my application. He only sent me an email once asking me to upload my proof of income and which I did. He went quiet from then on. I called multiple times to follow up and he would never answer or respond. Two other agents from the office followed up with and informed me my application was approved and I should get my lease soon. I informed them how I never heard back from Rodrigo and they informed me not to worry but my application has already been approved. Over a week later, I receive a call from Rodrigo threatening me and asking me if I was going to do short term rentals. I told him no I am looking for a home for me and my child. He continued to make these threats and claimed my addresses on my report said otherwise. I had a copy of my own credit report and responded to Rodrigo why he was accusing me of something false. He never did any rental verification before calling me. He simply called me based off of his own imagination. Once I called him out on the fact that he had not done any of my past rental verification, then he emails me that he is going to do the rental verifications. How do you accuse me of something that you haven't proved and threaten me with evicting me when I haven't even moved in? We felt we are not welcome here and this is not a start anyone would be looking for. This agent literally discriminated against me and I have submitted a formal complaint against him with fair housing. read more

I wanna start off by saying the apartments are nice . they are pretty new and updated and you can't complain about the apartments. i was thinking about moving into this place and even put in an application for it . but upon going to view the apartment the agent that was assisting me was very stuck up and rude and i didn't like the way i was being treated even just doing a walk through of the place . after that experience i kindly called the very next day after applying asking to withdrawal my application. here we are three days later with still no email confirmation and and any call back from modera saying that the application was refunded. i really think the management of the building should try to find new leasing agents as their attitudes are probably the main reason that nobody wants to live there. read more

Honestly, this is the best apartment experience I've had renting for the past 10 years. The amenities and the complex are nice and always kept very clean. The actual unit was amazing and has nice finishings. The front desk staff are welcoming and always greet me when I walk in. I don't think I have anything negative to say about the complex, amenities, or service. The only con honestly is location because of all the homeless in the area. This isn't the fault of Modera, but the city of San Diego. Personally, I don't like looking out the window and seeing homeless tents, drug deals, people using drugs etc. While the homeless typically don't bother people that walk around outside it's still something that keeps me uneasy and always alert when walking in this area. Additionally, if you have two cars, modera probably won't give you two parking spaces and will refer you to get a space at the lot next door. While only $75/month - you still have to walk past homeless and this can be unsafe. Also, during baseball season parking is horrible because you will need to move your car during games and modera only gives you 3 free parking passes a month. The rest they charge incrementally - something like the next 3 are $5 each, the next 3 are $10 a piece and everything after is $15. I want to say you get a total of ~20 24hour parking passes for the building. read more

My nephew invited me to a warming of his new place and toured us around the property which seemed very nice until we met Katty who identified herself as the property manager. She was condescending and seemingly racist based on her comments. I don't want to bash her as much as she deserves but I wouldn't make this my home, if the owners employ a person like her then they don't deserve my money.
