We have had STS do a couple remodels for us. The first job was in our 1952-built house. The bathroom needed to be gutted and the roof and ceiling needed work. The timeline was tight and the crew was amazing about finishing within that time, including some extra issues that popped up. Our second job with them was almost a complete gutting of our home that had to be done in phases...Todd didn't even blink when he said he could manage it. Just an update: We were so pleased with the first bathroom we decided to have the guest bathroom remodeled. I tell you they are awesome. You can give Todd a plan and he actually talks it over with you. (This is not the case with some other contractors.) Todd has a creative idea for getting things done. Gavin is a one man crew he can break things down and build them back up in a day. He even saved some expensive tiles I was going to use on a different project. Thanks Gavin. Part 1: Jobs not done yet, but I just wanted to say how pleased I am with the professional friendly service I have received so far. It was agreed that work would start at 7AM. Todd and Gavin were at the house on time! The work started right away with them staging the area to keep the mess in one area. The work continued and I was consulted every step of the way. I will admit that I was a little nervous to have a wall taken, but they made it a good experience. Todd even cleaned up the dust from the floor. The larger space is great and tomorrow they come to finish the ceiling. WOW! Part Two: Ceiling texture and paint. Again I was pleasantly surprised. I wanted a special paint, but after we discussed the finished look their suggestion was the winner. They took down everything, did the job and put it all back together again. WOW! Amazing. Part Three: Shower tear out and replacement. Todd promised 3 days. On Tuesday Gavin tore out the old fiberglass shower and placed boards where they were needed for the hot mop. Wednesday morning the shower was hot mopped and the board was placed on for the plaster. I was a little nervous because I have always used backer board. Todd assured me the treatment he had planned was much better. I am looking at the shower now and I am so impressed. I have a wall of plaster with very neat 90 degree angles. You bet it's better than backer board! The quality of the work is awesome. Now I am waiting for Monday when the shelves and niche will be put in and the tiling can begin. STS Construction is the best! Last summer we had both of our bathrooms remodeled and crown molding install throughout our home. The bathrooms are beautiful, a year later we are still thrilled at how great they look. The crown molding work is some of the best I have ever seen. STS is the real deal. From the planning stage to the final details they are professional and caring. We hired them to put in all new Milgard windows, a new hardwood floor throughout the house, and remodel the kitchen in our just purchased fixer-upper home where nothing had been updated since it was built in 1977. (We hired them to remodel a bathroom in our prior house and it was stunning when finished). The windows are beautiful, the floor perfect, and the kitchen divine. Steve (newly retired) and his son Todd manage to keep their workers and "subs" the same on every project because they treat them with respect. Each one was a true professional who was perfectionistic about getting the details done right the first time. Isaac, who does a lot of the hands-on work is a hard worker and very capable. Each worker or sub is expected (and does) clean up the job-site at the end of each day and respects that this is our home, not just a work-site. STS does not ask for money (other than a down payment) until each phase of the work is completed. Kari, in their office, does a wonderful job of keeping track of payments made and due. Having never been through a kitchen renovation before, we didn't know what to expect. Todd and Steve went out of their way to help us every step of the way. Gotta love Yelp! After interviewing several contractors to build us a huge deck addition, we decided to go with Steve and Todd from STS. They were prompt and professional, answering our questions and offering suggestions, but not pushy. Shortly into the planning stages, we discovered SD County now requires enormous lumber for fire safety, but this was going to put us way over budget. Steve and Todd patiently sat down with us and a calculator, and we figured out how to get the majority of what we wanted and still stay within our original budget. We had a few hiccups along the way, misunderstandings mostly due to lack of communication (we should have assumed less and asked more questions) but in each case, Todd worked it out as best as he could. They kept the construction site as clean as possible during the whole project, which I really appreciated, with kids and pets around. Everyone has heard horror stories of contractors who rarely show up, drag a project out for months, and the work ends up much more costly than agreed. If you go with STS, this will not happen to you! Todd and/or Gavin came every day, and on the few occasions something unexpected came up, we were notified as to the cost involved. We are very happy with the quality of work of STS, the professionalism of the subs they use, and their overall "let's make it work" attitude. We liked the fact that they're a family business and they really seemed to care about their work. This was for a full renovation of a small bathroom that is demolished to the studs. That's too bad as i also have a second bathroom, a kitchen and a full yard renovation lined up! STS did a complete, down to the studs and concrete remodel of our large kitchen a few years back. The end result was so much more than we ever expected because Todd has such skill in envisioning efficient use of space, along with flow and compatibility with the "feel" of the home. Being a sort of neatnik, I especially appreciated that after each full day of work, I could walk barefoot through the construction area...not a scrap, nail or even a dust layer remained before the crew left each day. We appreciated the quality, craftsmanship and attention to detail of every subcontractor for the special aspects of the kitchen design and execution. They're just not worth all the hassle that you're inevitably going to have to deal with.

You'll definitely want to consider STS for your next home construction/renovation project! When our long term tenant gave us her 30-day notice, we knew we needed to do some serious interior remodeling and we wanted it done fast so we could get it back up for rent! I started with Yelp. After contacting several contractors and not yet finding a good fit, I finally found STS on my 3rd Yelp search. Todd and Jylene came out within a couple days to take a look at the project and then they presented their bid in person that same week. Todd was also able to bring his painter and his HVAC guys to the job site so that they could accurately bid on the work as well. They knew we were in a hurry to get started on the project and that the project would fit into their schedule. I appreciated this extra planning effort on the part of STS. STS based their bid off a scope of work that I had drafted in addition to the walk-through. It basically included all the work to gut the existing place down to the bare walls (or studs in some rooms like the bathroom and kitchen) and the bare foundation floor (to expose the foundation for some repairs), handling of permits, re-wiring and replacing electrical outlets and switches, installing central heat and air, installation of all new bathroom and kitchen fixtures, cabinets and appliances, new doors and interior painting throughout. As with any/all construction projects, there were a few hiccups along the way. Todd handled them well. The first issue was the potential asbestos in the originally flooring. He called me to let me know he already had a contractor in mind to do the specialty work, that they could do the work quickly and what the additional cost would be. I appreciated how he already had a company in mind and had done the research about schedule and cost before presenting the solution to me. This is just one example of how change orders were handled. One of the most important things to me (and one of the main reasons why STS won the work), is how well everyone communicates. Todd, Jylene and Kari were all easy to reach via text, phone or email. And, it's all very personable...I felt very comfortable asking questions and we even had some great friendly banter between us all at the end. This made it much easier to coordinate materials needed on-site (a lot of the cabinets, applicances and fixtures we elected to provide ourselves) and any other project details as they came up. For most of the project, I felt like we were all part of the same team and that's refreshing when you consider how other contractors can be. I also like how early Todd likes to get started on the project. He would let me know when to expect him and his team...and they were there right when expected. He has very good relationships with his sub-contractors (his plumber was great) and, at the same time, works with you if you need to discuss details with any of them. I'd love to say that there were no change orders on the project, but that's tough to do on any construction project, especially one that was as fast as ours. But, I will say that Todd did a great job of letting me know about change orders as they showed up, including items that would improve the house that weren't in the scope originally (e.g., the wall was bowed in one location). We typically saw a bill with progress payments and the change orders that happened near the middle and end of the month). They even let us carry over the last progress payment a week or so since it was so close to the end of the project. And, they stand by their customers! Todd even answered a text message question I sent him on a Sunday after the work was completed. Overall, the permitted renovation of our 900sq ft rental home took about 8 weeks with only a few days "off" and we are extremely happy with the final product. They were very professional, knowledgeable, flexible, and priced competitively. We have a 1912 Craftsman house and hired STS to turn the center portion of our attic into a fully finished room. They came over and gave us some ideas and options on what was possible and realistic in our price range. The project included installing insulated walls, vinyl flooring, electrical outlets, lighting, skylights, and pull down stairs for easy access. Per our request, they even built in a workbench, an opening to access to rest of the attic, and installed shelves. They communicated clearly with us throughout the project and stayed on schedule. We had a house fire the day after Christmas-2010. Needless to say, we were very distraught. The good news is that the house was saved-but the kitchen was destroyed and the remainder of the home had water and smoke damage We made a claim with our homeowners coverage and waited! We had to move out of our home completely for several months. We had been referred to Steve and Todd through a mutual friend. They came over and assessed the damage and gave us great ideas as to how to start the repairs. They set up a timeline and stayed on schedule. Todd is very creative and gave us innovative ways to utilize the space in our kitchen. We have worked with STS two times because STS is honest, is communicative, has good subcontractors, and do nice work. (1) Several years ago to completely remodel our newly bought home. Everything went very smoothly - coordination with various subcontractors, timing, communication about any issues. Change orders were few if any. The subcontractors were also great- showed up on time and did the work nicely. The work was good- everything is still a-ok years later. (2) We recently had a slow leak in the very dated bathroom of our old condo which we now rent out. Todd and Jylene came within a day or 2 to talk about a bathroom remodel. Todd did a temporary fix the next day and explored for any damage. In a few more days, the work started. From start to finish the project took slightly more than a week (The old bathroom was demolished and a functional shower for our tenants was in within days. Tiling and walls and some new shelves took a few more days.). Tenants were pleased with the work and the way the work was conducted (workers showed up on time, cleaned up at the end of the day, etc). Friends have had remodels go poorly (overbudget, numerous change orders, delays, subcontractors not communicating, etc.) and have had to argue with their general contractors over all sorts of things. We bid out several general contractors for a major remodel last year, a 3100 sf home in point loma, and eventually chose STS for the job. The project was a complete interior remodel, including structural wall removal and re-building. Many people who go through a remodel like ours end up having problems with contractors for one reason or another, and our house had many issues that made the job a challenge (major mold behind walls, leaks, house not built to original plans, etc). We chose STS for the job, ended up with a fantastic end product, and would recommend them in a heartbeat. Both Steve and Todd come across as having a deep understanding of construction and they do things the right way. They are a small company, and Todd was the main person on our job. STS Construction transformed our house from dated to a brand new look. Two years later I still tell people I feel like we're in a new home without an address change. We had a tremendous amount of work done by them starting with the outside including new windows throughout before they started on the inside. If quality, dependability, professionalism, and thoroughness in every aspect including cleaning up every day are important to you, you will not be disappointed with Steve, Todd, and their crew. Todd is very creative and can draw an idea on a box. Their subcontractors are the absolute best. It is hard to pinpoint what we are most pleased with on the total remodel. Our dining room was made 20 inches wider (huge improvement for dinner parties); the kitchen ceiling was opened up to conform with the high ceilings throughout the rest of the house; a worthless, unused wet bar was removed in the living room and replaced with an art niche and a huge pantry/storage closet on the other side; all corners were bull-nosed and two inside arches were made; three bathrooms gutted; new baseboard throughout the house and new hardwood flooring in the entryway, dining room, kitchen, stairways, and upstairs landing plus new tile in the three bathrooms and entry hall coming in from the garage. Every door in our house was replaced except the front door. We have recommended STS to numerous happy customers. I'm trying not to repeat what others have said but I can say "recommending them in a heartbeat" is definite. Steve is in my Rotary Club and I was thrilled to "brag" in front of our members when the job was completely finished that the difference in our home was night and day.
