In regards to Parkway Apartments: This was an upgrade from my last complex at tea gardens. Tea gardens had a ton of transients/homeless people living in the garages, random shootings that no one told us about, and no laundry facilities moving here solved all of those problems I had. Disclaimer: I am currently living here going on a year and a half now and have not experienced moving out. What I like: This complex is located away from the plaza but still within a short walking distance and along the bus route that takes you directly to campus. The location is great because it's wide open with two protected marshy lands on either side and after a year living here I haven't seen a transient near the complex. However, I have seen several deer, many frogs, and an astonishing number of different bird species which has been awesome. Plus living near the plaza I would always hear drunk people Fri-Sun nights outside of my apartment but don't have to deal with that any more. The maintenance workers are very fast, efficient, and nice (they even helped me get wasps out of my apartment once! but that's a long story and my fault) The property management seems very reasonable and accommodating, I haven't had too many interactions with them though. What I don't like: Laundry machines break constantly, there aren't enough of them, and the worst part of all, no change machine! Only having one window sucks; make sure you ask which apartment plan you're getting because mine is 40 square feet smaller than the largest one that has two windows and costs the exact same amount. Parking during the semester sucks, where do all these people come from? I also popped my tire in the lot on a broken glass bottle that had been there for over a week, I forgot it was in the road, it was during finals week, needless to say I was pretty mad. The tenets; there are two types: old, loud, and gossip loving retirees or students. Luckily the students who choose to live here seem uninterested in partying or being loud, probably because the apartments are too small to have more than 3 people in at a time. However, some of the older retired tenets are...well...crazy and loud. It's ironic, they tend to act more like drunk irresponsible college students than the actual students. I've known that at least 3 of them were selling something but 2 of them were kicked out and the other does it pretty low key and during the day. The plus side though, they have reasonable bed times so it doesn't keep you awake at night. read more

Parkway Apartments is advertized as "pet free" but they allow tenants to parade their dogs around. I guess it's an extra $75 for pets in a dog free community. That seems like false advertising. read more

If I could give a zero star I would! Plz do NOT rent from this company! They are the most crooked company I've ever seen! All of these bad reviews you read are spot on! I don't know how the people in this company sleep at night! They think just because they put in a lease what CAN happen then they go out of their way to use up people's money and provide the WORST services! I can promise you, you will waste your money and life renting from these people! A interesting thing to consider, if MULTIPLE people are saying the same things then that much be true! read more

Helpful staff. By helpful I mean helpful to themselves. They rent out a studio apartment with black mold and flooding for the same price as a one bedroom house. They are not worth your time. I spent a week getting every single paper they needed and had to call them every day to see if my application was complete. They kept saying oh one more thing. Shitty. read more

Very shady company who has no problem withholding information about your apartment until after you sign the lease. Extremely rude customer service, who will often not pick up the phone and will neglect to return your calls. Promised reserved parking, which was taken away after signing the lease. Predatory company that preys on college students who can't afford to take them to court, avoid at all costs. read more

The staff was wonderful to work with. My son rented 2 years ago had no issues from move in to move out, maintenance was great. He had to leave unexpectedly I was willing to pay term out due to the signed contract. They had apartment rented with in the month - that was probably an exception to the rule, but worked out great and was such a surprise to received the difference in rent for the month. The room was clean when he left - thoroughly cleaned the place, well received the deposit back. Leave the place as you get it and they work with you. Rented the Parkway apartments on Union Street. Was at the same place for 1 1/2 years no price increase, very pleasant. Had a recent issue with shipping a package to the apartment and they were able to get that returned. Thanks, office staff way to help out when needed you!!! Pleasure to work with you again. read more

At first they tried to say I owed a few hundred dollars on top of the $1,500 deposit, then after pointing out illegal charges they gave me back $11.97. I recently spoke with Steve Strombeck about still being charged several hundred dollars for stripping and sealing their floors, replacing drip pans, and charging for painting. He told me he would check with the office manager and I still have not heard back. He also mentioned that if he did not charge for these things, then he would not stay in business for long. I have been dealing with this for a couple months now. Essentially what Strombeck is doing is using tenant's cleaning deposits to perform maintenance work to reduce their operating expenses. In addition, he has a Strombeck Construction Inc to perform repairs which enables him to not have to provide receipts since it's done in-house and goes back into his company. I get that this is a business but using deposits against a tenant's will as an investment tool is not right. read more

This review is for the service I received as an applicant with Strombeck Properties. In a small turn of circumstance I ended up not needing the apartment. In my search for an apartment in Arcata I found Strombeck refreshingly professional and easy to deal with. If/when my needs change I will definitely apply with them first. read more

Strombeck Properties is the worst property management office I've ever had to deal with. I moved into an apartment with a girl I didn't really know too well and she ended up assaulting me and I had to get a restraining order. Even with a police report of the incident and a court ordered restraining order, Strombeck Properties still made me pay rent for months. I had moved in with my boyfriend at this time because I could not live with someone that assaulted me, not to mention she took all my stuff out of my room and put it into the living room, then moved herself into my room. So I had to put all my stuff into a storage unit. Under these circumstanced they should have released me from my lease. There is even a CA state law (Civil Code 1946.7) and including sub-section (527.6 of the code of civil procedure) this law says that if you have a restraining order and inform your property management office, they have to release you from the lease within two weeks. They completely broke this law but I don't have the money or time to pursue them in court because I'm a broke college student. I hope this helps someone !! They are ultimately just unreasonable and honestly rude, Please choose another housing option. read more

These people are amazing. Very kind. Maintenance always came within a few hours of request (I never had any urgent needs). When COVID hit these people went above and beyond to help me out. They were always sweet and easy to work with and when it counted they did more than they had be to helpful. The apartment was cute and very clean inside. I had to spiff up the outside a bit. The walls are a little thin but the staff took care of it when I made a noise complaint. The grounds are well kept and attractive. read more

Absolutely terrible service, don't return calls or emails. Cleaning bill for a perfect condition studio when leaving was $300 for carpet cleaning. Was promised my deposit of $1200 minus cleaning back and received $449. The additional $451 they listed on the receipt was due to the fact that they couldn't rent the room out for half a month after I left. read more

(This is in regards to the Parkway Apartments on Union Street in Arcata) Sure they're cheap ass apartments and they are renovated but you get what you pay for. The walls are so freakin thin I can hear my neighbors think. And that's a loaded statement because I believe 70 percent of them are high most of the time and how much can a half baked person think anyways?!...I know, that was a mean statement... I wish I did my homework before I moved into the apartments. If you're an HSU student, by all means, move into the studios... but if you're a working professional, like myself, just pay the extra money and get a 1-bdrm with thicker walls. Another important thing to note. The banners say "ALL UTILITIES PAID FOR." Those utilities include water, electricity, and garbage. It does NOT include internet and cable. read more

This posting is in regards to my experiences at Woodridge. I have rented from several places throughout my life, but never have I had a worse experience than I have had with this apartment complex and property management company. Before I moved to Arcata I needed to find a place close to my work, and fast. Because I was also looking for a place that was both affordable and quiet (I often had to bring work home), I settled on a studio at Woodridge. Boy was that a mistake. When I first moved in, you could tell it had been a while since the apartment had been updated, but it appeared clean and acceptable. However, I actually had a similar experience as another reviewer on Yelp. I was lying in bed when I heard this strange rushing water sound. Within a minute, I felt a drop of water on my head. I looked up and a couple more drops fell on my face. I quickly shoved my bed and all my furniture as far away from the area as I could, and grabbed a bowl. Thank God I did--within a couple minutes it was as if someone had turned on a hose and stuck it through a hole in my ceiling. The neighbor above refused to answer her door despite my profuse banging on the door (the people who lived there were STRANGE), so the water continued to pour into my apartment for some time before finally stopping. I contacted the landlord and they said they would cut a hole in my ceiling to fix the pipe, and come back the next day to sheet rock and paint it. The next day, sure enough, there was a giant hole in my ceiling. But that was the only work they did for the next WEEK. So, in the meantime, despite frequent calls to get it fixed, I had to live in a tiny corner of my apartment while a pile of sheet rock and ladder sat in my apartment. Finally, after one of my calls, they came in and sheet rocked the hole. Of course, they got sheet rock all over my dresser, the walls, and the floor. They said they would return the next day to paint it and never returned, so the sheet rock remained all over everything. I gave up and just left it the way it was; given how long it had already taken I was just done with trying to fix it any further. The rest of the apartment was just as bad. The bathroom sink ran just a trickle of water. The toilet often kept running so you would have to lift up the lid on the tank and manually stop it. One of the burners on the stove was not even operational. One of the outlets only worked intermittently, and in the studio unit, outlets were hard to come by. The pipes were also loud: whenever my upstairs neighbor ran water, I would get a loud knocking sound on my ceiling (and you wonder how the plumbing failed?). And, the place was full of earwigs. I found myself killing at least one per day, and I think they nest in the molding around the floor. And oh, the neighbors. Loud and extremely disrespectful. On one occasion, I ended up having to contact the cops to get neighbors who were blasting music to turn it down (they refused my request to turn it down at 11pm). Another neighbor had been blasting music from 6pm one night until 10pm the following night, and refused to answer the door when I knocked to ask them to turn it down. It took a note threatening to call the cops to get them to finally stop. The kids who live here are also loud and disrespectful, like screaming as if they're on a playground at midnight. And if you're not a fan of the smell of pot, don't live here. Take a step outside in the evening and you choke from the smell. Maybe this place is okay for students at HSU, but I wasn't a student and I worked more than 40 hours per week. I often had to be up by 5am for my job so sleep was already a precious commodity. If you're in a similar position, this place is not for you. I was constantly sleep deprived from how loud the neighbors were, and I simply didn't have the time to deal with the frequent problems with the apartment. I can guarantee, anyone can find a better apartment than this (it's not a high bar to meet). read more

Absolute slumlord. Do not rent from them. They are discriminatory. I also asked for a walk through sheet, the guy Ron/Roy- whatever - said they don't typically do that and the only charge I could have is maybe under my stovetop which he lifted up - I had someone come clean that after. Only lived there for a few months. They kept hundreds out of my security deposit when it was clean and polished like new - the outside porch was even cleaner than when I moved in. We had flooding to which we called about and my mom tried to tell the maintenance staff how you deal with that with the landscaping and they wouldn't listen. We had items damaged and had to throw them out because of mold/mildew- they claim that we never had flooding and then they claimed that they fixed the issue? double backing what they originally said. They are liars- they are cheats- do NOT rent from them. Hopefully karma bites them in the a&$ read more

Terrible Property Management. They will raise your rent the moment your lease is up, the apartments are tiny unless you're getting the multi bedroom apartments , they are never helpful with any issues that happen, they will overcharge you cleaning fees so you barley get any of your security deposit back. Never going back to strombeck or any strombeck properties. They shouldn't be allowed near college students. read more

They really worked with me. I was at the mercy of another property management company that kept screwing me out of apartments I wanted. When I got approved for Strombeck, they got back to me immediately and worked with me to get the apartment I wanted. They even let me change my apartment to a different one when I saw that there was a bigger unit, without any hassle. The ladies at Strombeck have been kind and professional, in my experience, and I'm thankful they were able to help me out of a pretty upsetting situation. I live alone and needed to be in a smaller apartment and more well lit area and I'm glad I got to move. The previous company kept approving me for an apartment then kept giving those away without contacting me, very unprofessional. read more

These guys are the very definition of slumlords. They have shabby places for which they raise the rent as much as legally possible and will enter your premises on a very regular basis, which you would think means they are selective. Nope. They rent to anyone with a check. And consider your deposit a bribe, because you won't be getting much or any of it back, and for the slums they rent it's not generally worth suing over, and boy are they aware of that. Complete creeps. read more

What a bunch of discriminatory snobs! Nearly $800 for a studio the size of a closet, not equal opportunity, says they accept HUD but added stipulations that most well off people would find difficult to meet. Overall, Woodridge apartments was a terrible experience. While initially it seemed pleasant, we ended up with neighbors that frequently got drunk and would stay up all night with many guest having drunk fights, and relieving themselves through public urinate all along the apartment walkways. This made studying, or even sleeping, after 7-8p.m. nearly impossible on most nights.Calls to strombeck did nothing, and it eventually ended with us and a couple neighbors having to call the police often. The lady who works maintenance at the apartments does a wonderful job and response quickly, but that's if you contact her directly. Going through the office will often ensure that she'll never know of your maintenance issues. Things to be prepared for when you move out: You will NOT get your full security deposit back. In fact, you won't even have it resolved within the California State tenant regulation laws limit of 21 days after moving out. While the contract makes it sound like cleaning is a subjective thing based on how well or poorly you leave your apartment, it does not matter. My housemates and I spent 2 days fully devoted to cleaning the apartment leaving it perfect, but it turns out that doesn't matter. They have a few 'regardless of condition' systems that occur no matter the state of the apartment. They will replace your drip pans (13.96$), they will devote at least 1hr to repainting your walls even if you never touched them (35$), and they will use at least 1/2 gallon of paint to do so (12.50$). This guarantees that you are out by at least 61.46$. But it doesn't stop there. They also have a cleaning crew that goes through your apartment after, which was 250$ for us (In talking to previous neighbors and other students for the 3 years living in the area, I have not know it to be below 250$ for those living there for only a semester, to a full academic year), yet it can be up to 400$ easily. That's 311.46$ that, regardless of the apartment condition it was left in, you will have to pay. So I advice saving a few hours of effort and just leaving the floors unswept or counters unscrubbed, as their cleaning standards insist that they have to charge you for them doing it regardless. On top of that, they have a "Good Faith Cleaning" charge of 395$ of your security deposit that they will put on hold till they get around to cleaning your apartment, despite the California tenant law that requires all these fees to be settled and resolved within 21 days of moving out, making this portion a bit sketch. Also, it will take 2-3 months to get whatever they didn't take out of this portion of the security deposit back; meaning if you move out in May, it won't be till late July to late August that you'll hear back, if even then. A positive to all this is that when you move in, you have a semi-decently cleaned apartment with a fresh coat of paint on the walls. Yet this soon loses it's appeal once you notice that there are bugs painted over and stuck in your wall that you get to stare at all year in your kitchen, or the fact that while the cleaning is okay, for 250$ I'd expect a lot cleaner of an apartment moving in. If you waited till the last minute to find a place before college, and you are aware of these consequences, it is better than living off the streets, and it is a fairly short walk to campus. But the best path will be to find a decent place before the housing rush for college starts in August. Your ability to study in peace, get a decent amount of sleep, and not having to leave your apartment to the reek of piss in the morning, will surely pay off. read more

In regards to Parkway apartments and the company in general: I lived at Parkway for a year and a half, and only that long because it saved me money and I had no other options at the time. Parkway consists of very small studio apartments. The complex has all utilities included, but the price of utilities no where near equals what a reasonable price for rent and average utility use would be. I chose this complex because I needed out of the living situation I was in at the time and it was available for a reasonable price. However, they wouldn't allow a showing before I officially signed the rental contract because all units were occupied. Turns out, a lot of units weren't, they were just being cleaned for the next people to move in to. I made the mistake of deciding to continue on with the company regardless of this and I really wish I hadn't. They aren't horrible units, but they aren't great either. Old, dingy carpets, cheap showers and toilets. SUPER thin walls (I could hear neighbors snoring and full on conversations). By signing a 6-month lease when I originaly picked out these apartments, I was able to get my apartment for less that $500 a month. When I went to renew my lease for another year, my price increased to $550 for no explained reason. If I had chosen to go month-to-month at this complex, it would have been almost $700 a month, which is outrageous for what they are. When I did move in, I wasn't very happy with the cleaning job that had been done. Residue from the cleaning products was all over the stove and cabinets, my carpets had stains all over them, and the floor o the shower was stained with rust as well. The carpet should have been replaced because it was so old and stained. My sink in the bathroom was being held up by very weak caulking and I had to have it repaved twice while I lived there. The refrigerator did not fit properly in the space allotted for it (I couldn't open the door all of the way), however in my friends apartment hers did. Turns out some of the units are bigger than others and have windows besides the sliding glass door yet the price remains the same. Regarding the glass door... the seals on the one in my unit were faulty and allowed extreme amounts of moisture in which caused mold to grow on my wall. I got rid of it as it would grow. Turns out the company knew about it yet did not tell me or do anything to fix it. I was late on rent one time, and I was %100 ok with paying my late fee. Their fee is very expensive though! At my new place (2br 1ba) late fees are $25...Strombeck charges $65 even for the studios! The laundry rooms also SUCK. Too few machines for how many tenants using them. They are old (tend to break a lot) and were rarely cleaned if ever (they always smelt mildewy and dingy). When I got my deposit back, they had charged $77 for carpet cleaning...in a room just barely big enough to fit twin bed a desk and a tiny table tightly. While I understand that it was likely the cleaning companies fee that I paid for, they certainly can find somewhere more affordable that actually does a good job at cleaning carpets. All in all, the staff are friendly and helpful, but the product is NOT WORTH HOW MUCH THEY CHARGE! Highly overpriced. Too much focus is put on landscaping and curb appeal. If you are in a bind and really need a place to stay, temporarily this place may be ok, but not long term. read more

I resided at the Parkway Apartments for a very brief period. Way too small for the price they charge. Plus, noisy neighbors, homeless people, thin walls, smells like a used motel, etc. Also, kiss your privacy goodbye and the unit gets unbearably hot during the day even if it's cool outside. Thankfully I found a new place pretty quickly and I moved out early. Strombeck overall is pretty frustrating (they never took the time to explain anything, I had to be the one to call repeatedly) to deal with but on the plus side they gave me all my $$ back and then some because new tenants moved into my unit sooner than planned so I got some rent back for that month. A couple things to note: I don't want to completely bash them and even though I hated it, living there can be doable. First off, I lived with my partner so the unit was WAY too small for 2 people. Maybe if you're single you'll be able to manage. Second, they are the cheapest apts around which is good and bad. If you're a student on a budget like I am it's great to find somewhere cheap, however, you get the underbelly of Arcata living right next door. Also, it claims that no pets are allowed but the amount of dogs I saw proved otherwise. Personally, I think it's cruel to keep a human in a place that small let alone am animal. BUT if you are a single student on a budget with limited options at least you can have a roof over your head and a very very small place to call home. read more

DO NOT RENT FROM THEM If I could give a zero to Strombeck Property Management I would. They are one of the worst property management I have rented from . The staff members act like they don't want to be there. They are also passive aggressive, unprofessional , and completely unhelpful. Strombeck overprices their units for the space your getting . Almost $ 900 for a one bedroom that looks most like a studio . All they care about is your money. So you easily stop being a priority to them once they have it. I move into Sunnybrae and I was told very clearly that " no dogs" were allowed on the site. Therefore , I was very surprised to see people in the units with dogs such as pit bull, huskies , and German shepherds . Clearly not service animals by their behaviors . Some of those dogs will run loose without a leash trying to bite people . On the other hand , my upstairs neighbor's dog would keep me up all night with the barking . I made several complaints but nothing was done .I made the decision to move because it. I left the unit weeks early and In perfect condition since I only live there for two months . Everything seems good when I left until they decide to charge me about $400 out of my deposit from cleaning fees . I was not expecting all the deposit back since they always find something to charge you . However , I was not expecting those fees for cleaning something that is basically a studio plus . The price is just ridiculous in my opinion . I am very disappointed by their greed. Strombeck stop taking an advantage of your tenants . Charge what is right and make your tenants a priority. Don't contribute to our housing epidemic by providing awful service. read more

Ok. Let me try to be as honest as possible. I gave it a 5 because I got my security deposit in its entirety basically I attended Humboldt state for 2.5years and lived in strombeck properties for my last yr and half. The one thing I hated about living Strombeck Properties (Parkway Apts) was the laundry room being closed by 8 o'clock at night. The mega, super, extremely thin walls you can hear someone's phone vibrate (literally). The random people they let in without giving thoroughal background checks. Coming back after 10pm at night and there not being any enemic spaces available to park my car(extremely frustrating at times). Sensitive smoke detectors from neighbors going off every ten minutes and no free wifi (for amount your paying.) I know it seems like a lot. But these were just very minor things that bugged the heck out of me more once they raised my rent 100$ without telling me once my lease was up. I'm a Southern Cal fella that loves to chill and just mind my own business so for 600$ a month(during lease) I would consider strombeck to be a great place to live seriously; if you've ever lived with a room-mate and you weren't happy then you'd know what I'm talking about. I look at it this way for an extra 1-200 bucks you get a good place to stay with piece of mind. People who work for strombeck are extremely nice (maintenance guy is great!) All in all I give this place a 4.25 Star if my rent was not increased after my lease expired; and a 2.5Star if they were to have taken most of my deposit. 4 read more

It's such a shame that landlords and property managers so often earn their bad reputations as thieves and corrupt slumlords. I've had a few great ones, but generally Strombeck just fulfills the stereotype. When people say they will steal your deposit, there is a justified reason. It is surely a huge part of their business model, and with the generally quick turnaround of their apartments, this being a college town, they surely make a mint off of stealing deposits from tenants. read more

I rented with stombeck in 2006 to 2009 I live in woodrige apts. during that time they were good especially if you go to HSU and need a place quick. The pervious poster is right on with the cleaning charges cindy even told me dont bother cleaning the floors because they are going to charge you anyway and they did. That part sucks. If you are looking for somewehre quiet this is not the place or anywhere near the college but if your desperate it'll work. The places always have the water turned off atleast 2-3 times amonth and we also had a hot water leak where they had to come in the middle of the night and cut a piece out the ceiling to stop it and then said they would be back to fix the hole and that took about 1-2 weeks and they left a huge MESS that they never cleaned up and never painted the celing. they are cheap apts. but they do raise the rent every year and no improvements are made to the inside of the apts. just the outside which doesnt matter because it'll be trashed by all the college students in no time. I had a pretty bad experience renting from Strombeck Properties. Twice the electricity was shut off all day without any notice, although PG&E told me over the phone that notices were went to Strombeck weeks in advance. It seems the office staff is a bit lazy and usually greeted me with some kind of attitude...usually not positive. They also sent my deposit check (after I moved out) to the wrong address leaving me without needed cash and they lied to me when I asked which address it was sent to.
