The house I rented through them had a…read moredownstairs unit with two tenants in it and this wasn't indicated anywhere on the posting for the house. We had no choice but to share bills with these other tenants which made paying bills a mess, and the downstairs tenants refused to pay anymore than a predetermined flat rate that they came up with. They almost never picked up when I called and only responded via text and email with extremely brief and uninformative responses. They also were incapable of the most basic things like remembering my move out date, paying me the utilities from the downstairs tenants on time, setting up a date to do a walk through, they don't even know how to use the app (Cozy) that they make payments through. If you house with these people expect dishonesty and a lack of professionalism. Don't even choose them as a last resort, the way they run their business borders on being a scam. Don't expect a quality reference from them either! They will actively try to deny you housing, as they did with me.

You expect that he likely spends his time saving vast tracts of rainforest with Sting. Or maybe his full time job is helping the elderly cross the street. You don't expect him to be a property management broker. Darus is always on the ground addressing tenant and landlord concerns with a lot of compassion while remaining fair to everyone involved. Real Property is one of the more exclusive PM companies in Humboldt, so they're not trying to add just any crap property to their inventory. It's rare to find a truly ethical property management company to work with. I would strongly recommend Real Property for either prospective tenants or landlords looking to hand off the headache of management. They have a lot of cool online tools for rental applications, screening, and rental payment, too!

Just got a bill 5 months after our move out, they are billing me for something that they refused to fix during our time renting from them. Be mindful that when dealing with these folks that they have super high turn-over and the right hand often knows little of what the left hand is doing. Henry Hammacher, while I realize this is a new job for you, it may be worth your while to brush up on your customer service a bit. Coming out of left field with a haymaker and a misunderstanding of what really happened in the situation is hardly a good approach. I'd give zero stars if I could. Will not recommend, and this lack of recommendation to my colleages coming into the community is going to sting a bit.

Here is my nightmare of renting with this company: Starting out was okay, we knew it wasn't the best place since the floors had sunken in a few spots and everything was coated a thick eggshell white, but we were desperate for a place to live. Soon after moving in, we began to notice some greater issues: inadequate heat that guzzled gas and electricity, ants like no one has ever seen before, water shared with the neighbor that likely wasn't being used with courtesy, and a constant sewer smell. We filed maintenance requests for all of these to which they would send someone out to 'inspect' the issue and there'd be no resolution. It was just the state of the property. Then there was the 'incident'. Our shower began to shock us while in use. We thought we were crazy to start. But then it got to the point where I lost feeling in my arm from trying to shut the water off. So we submitted a maintenance request and they sent out a team that was there the entire day and couldn't find a resolution. They sent out a new electrician who couldn't figure out the solution. We began to request some sort of accommodation since there was no shower in our unit. They agreed to a per diem discount off the rent for each day we were unable to use the shower. They also agreed to a reimbursement of the previous month rent. They never did. Ultimately, they offered us a way out: break the lease agreement at no penalty to us. It was great except we were mid-semester and didn't know where to go. I share this for two reasons: 1) learn from my mistakes and always consult your renter's insurance. I was overwhelmed and a dumb college student that was just trying to survive my classes. Rely on your insurance. 2) Do not allow property management companies to try and take advantage of you. Recognize that they are a business that at the end of the day, only wants to make money. They do not care for your well-being. Try Strombeck properties or a private landowner for your next rental. Do not rent from Humboldt Property Management

They won't spend any money on the property to keep undesirable people from hiding, sleeping ,doing drugs and leaving trash everywhere. It is more like profit management than anything else. If you have the ability to avoid them completely I would.

    Danco Builders have become the slumlords of Humboldt County. They are so buisy investing in more…read moreand more properties (including the entire town of Manilla) that they are unable to invest manpower or money in up-keeping the properties they are already managing. Their tenants tend to be poor hard working families who can't afford legal aid and have received threats that if anyone is to seek legal aid that "Dan will make their life a living hell." Their properties are built taking as many shortcuts as possible including not insulating walls correctly and in some cases leaving the ground Flores as cement slabs, no padding, no carpets or vinal floors. The apartment spaces they are building are becoming smaller and more cramped. The properties that they have had the longest are in need of repairs but "there is no budget" is the common answer. There are not enough security measures taken. Management is often unreliable or unreachable. The landscapers and maintenance people are spread too thin between all the properties that they have squired over the past few years. The price used to be fair but this year, during covid, they raised the rent by $100 on some properties despite the fact that they are providing less services, the buildings are molding, the garbage containers are unmanageable, parents are not held responsible for their children's actions, vandalism/robbery/and property damage have become a regular daily experience for tenants. Dan seems very hands off and does not hold up the written expectations of how management should behave. They are renting to people who have violence and drug issues. They are not providing a safe trustworthy environment in which to discuss issues. Instead they have started virtual town hall meetings that create animosity between neighbors and between management and tenants. When I first came across one of the properties 20 years ago, it was a beautifully kept property with extremely responsible management and a security guard on sight. The edible landscapes were up-kept and there was enough dumpsters for everyone's refuse. This is no longer the case. Our poor land lady is now managing three properties which is not working out well. There is trash all over the property due to kids, overflowing dumpsters, dumpster divers and homeless dumpster-divers and dwellers that live among the treeline of the property. When witnessing violations of the lease and reporting said offences are dismissed by management. Like smoking on the property, drug use, ignoring curfews, destruction of community property, bullying, unsupervised children, dogs off leash, etc. Moral of the review Danco is not what they used to be ... And they are stretching their employees too thin. Overworked and underpaid. Very dissatisfied with living in these complexes. So much room for improvement! Their investors should be made aware of how their investments are being misspent.
