Tea gardens had a ton of transients/homeless people living in the garages, random shootings that no one told us about, and no laundry facilities moving here solved all of those problems I had. Disclaimer: I am currently living here going on a year and a half now and have not experienced moving out. What I like: This complex is located away from the plaza but still within a short walking distance and along the bus route that takes you directly to campus. The location is great because it's wide open with two protected marshy lands on either side and after a year living here I haven't seen a transient near the complex. However, I have seen several deer, many frogs, and an astonishing number of different bird species which has been awesome. Plus living near the plaza I would always hear drunk people Fri-Sun nights outside of my apartment but don't have to deal with that any more. The maintenance workers are very fast, efficient, and nice (they even helped me get wasps out of my apartment once! but that's a long story and my fault) The property management seems very reasonable and accommodating, I haven't had too many interactions with them though. What I don't like: Laundry machines break constantly, there aren't enough of them, and the worst part of all, no change machine! Only having one window sucks; make sure you ask which apartment plan you're getting because mine is 40 square feet smaller than the largest one that has two windows and costs the exact same amount. Parking during the semester sucks, where do all these people come from? I also popped my tire in the lot on a broken glass bottle that had been there for over a week, I forgot it was in the road, it was during finals week, needless to say I was pretty mad. The tenets; there are two types: old, loud, and gossip loving retirees or students. Luckily the students who choose to live here seem uninterested in partying or being loud, probably because the apartments are too small to have more than 3 people in at a time. However, some of the older retired tenets are...well...crazy and loud. It's ironic, they tend to act more like drunk irresponsible college students than the actual students. I've known that at least 3 of them were selling something but 2 of them were kicked out and the other does it pretty low key and during the day. The plus side though, they have reasonable bed times so it doesn't keep you awake at night.

Phone calls have always been returned in a timely manner, usually within 24 hours or sooner, if not answered immediately. Every issue or concern has always been addressed in a reasonable amount of time, service technicians sent when required, and the job/repair/work completed in a timely and professional manner. Doing both property management and real estate most likely leads to neglect of one or both of those tasks. I experienced failure of her fiduciary duties as the Broker during the sale of my home. Most Property Management and Realtor companies don't mix the 2 buckets because it may lower the quality and value of their work and may damage their reputation. April Wolfe failed to perform in the following areas of the sale from monitoring critical dates to remove disclosure contingencies to simply not forwarding my email containing the-sewer lateral certificate over to other realtor, so I did it. Her failure to perform resulted in a lost cash backup offer for a greater amount and a very short escrow. The worst and final straw was when she admitted to reading the flawed amendment where I, the seller was to finance my own property with a $400K loan. My husband and I had to write our own amended contract and deal directly with the other realtor to meet deadlines to close escrow. Like she said and the sign on her desk displays 'I'm Busy' April Wolfe was too busy with her 4 other property management tasks that took priority instead of writing the final amendment in a timely manner. After I asked to cancel the contract for failure to perform 1 month before closing she refused to release me. She received almost $17K for conducting low to no quality work as evidenced above. April had no negotiation skills or strategy and admitted to leaving the Odell offer in her inbox 24 hours before she noticed. I experienced unprecedented levels of stress which resulted in multiple sleepless nights, causing boils break outs on my lips, and other problems. Sellers beware she is the sole Broker so when things go sideways you are stuck. We were robbed of $900 upon moveout of the property for "cleaning" a house we spent three days cleaning prior to moving out. Extremely late on repairs, half effort repairs, all around terrible company to rent from. Incredibly unprofessional and if you are a student in Arcata, do not rent from these folks.

Here is my nightmare of renting with this company: Starting out was okay, we knew it wasn't the best place since the floors had sunken in a few spots and everything was coated a thick eggshell white, but we were desperate for a place to live. Soon after moving in, we began to notice some greater issues: inadequate heat that guzzled gas and electricity, ants like no one has ever seen before, water shared with the neighbor that likely wasn't being used with courtesy, and a constant sewer smell. We filed maintenance requests for all of these to which they would send someone out to 'inspect' the issue and there'd be no resolution. It was just the state of the property. Then there was the 'incident'. Our shower began to shock us while in use. We thought we were crazy to start. But then it got to the point where I lost feeling in my arm from trying to shut the water off. So we submitted a maintenance request and they sent out a team that was there the entire day and couldn't find a resolution. They sent out a new electrician who couldn't figure out the solution. We began to request some sort of accommodation since there was no shower in our unit. They agreed to a per diem discount off the rent for each day we were unable to use the shower. They also agreed to a reimbursement of the previous month rent. They never did. Ultimately, they offered us a way out: break the lease agreement at no penalty to us. It was great except we were mid-semester and didn't know where to go. I share this for two reasons: 1) learn from my mistakes and always consult your renter's insurance. I was overwhelmed and a dumb college student that was just trying to survive my classes. Rely on your insurance. 2) Do not allow property management companies to try and take advantage of you. Recognize that they are a business that at the end of the day, only wants to make money. They do not care for your well-being. Try Strombeck properties or a private landowner for your next rental. He owes that loyalty to his tenants. And I agree with Lucille, his business decisions are irresponsible. He leaves properties with dangerous public health violations, like illegally insufficient garbage collection, poor drainage creating toddler drowning hazards, rats, toxic mold, and charges the victims of burglaries for the upgrades in security that he is contractually responsible for. Also, he builds rental properties in places that are not safe. The Courtyard apartments are hit by toxic clouds of gas from the nearby asphalt industry and there are toxic fumes from the diesel trucks on the highway. Low income families who need subsidized housing end up raising kids where they will get sick because of the location chosen by Danco, based on what would be cheapest for them. Additionally, they cut corners on construction, failing to leave dead air space between the floor of the upstairs apartments and the ceiling of the downstairs apartments. This means the downstairs neighbors are living inside of a drum, and the upstairs neighbors are blamed for noise levels that are in no way their fault (like simply walking). Huge feuds result. Furthermore, there is insufficient preparation for a massive earthquake or similar disaster planning. Attempts by tenants to organize water barrel storage for each family are thwarted, as Danco doesn't want to allow families to have emergency stores of water, claiming that it would require them to upgrade their insurance even if tenants paid the cost of the water to fill the barrels. I think that's an immoral decision to condemn low income families to death in case of a disaster, in order to save on insurance, or to avoid having the hassle of applying for a state grant to buy water barrels that no child could fall into because of how they are constructed. Additionally, on site managers are often not screened for IQ, skill, sociopathy, bigotry, or other factors that make them incompetent to do the job they are hired for. Violent tenants that should be evicted are allowed to stay even after they have harmed their first victims, meaning that they are emboldened to commit further violence. Finally, the companies hired to maintain the landscaping prioritize their own convenience over the health, safety, food production, and beauty of the landscaping. They butcher the trees so that their will be less fallen fruit for them to pick up, even if it makes the trees ugly and tiny, and ruins the view from the apartments, as well as the capacity to shield the tenants from toxic fumes. The landscapers are utterly apathetic about that when it is explained to them. They mow the grass more often than it needs because that is easy money for the landscapers, but they don't pick up the trash and dog poop that really needs cleaning up. Danco should not tolerate subcontractors who mistreat the tenants or do such a bad job because it is easier than working harder on what serves the tenants. Fruit trees were donated in order to serve the low income tenants, and they should not be treated like a nuisance, just because they drop fruit on the soil where there is no walkway anyhow. They should be respected and cared for by people who care about the health of the trees and the preferences of the tenants for air quality, beauty, and free fruit. The painting subcontractor was hired because he is an old friend of one of the Danco managers; the subcontractor forced a lower paint quality and bad color choice based on what he had in surplus, regardless of what had been planned and agreed upon. The degree to which bad decisions are made because a bad contractor gets hired as an old friend of someone at Danco, and not because they were the best choice financially or ethically, is part of the mechanism of rot that degrades Danco from the inside out.
