Not good at all. I believe I previously sent out on one of these review systems a five star rating. I recant that. Just got a bill 5 months after our move out, they are billing me for something that they refused to fix during our time renting from them. Be mindful that when dealing with these folks that they have super high turn-over and the right hand often knows little of what the left hand is doing. Henry Hammacher, while I realize this is a new job for you, it may be worth your while to brush up on your customer service a bit. Coming out of left field with a haymaker and a misunderstanding of what really happened in the situation is hardly a good approach. I'd give zero stars if I could. I've been applying to apartments in Arcata/Eureka for months now and RPM is by far the most trustworthy property management I've come across! It only took a few days to get qualified, view the property, sign the lease, and set a move in date. Rebecca Briggs in particular has been extremely helpful with her email communication. Unfortunately rented from PPM back in 2017, then endured a second housing situation through them up until 2019. Their company name change was just that alone, nothing changed that benefitted their tenants. They are certainly on the side of landlords and do not take care of tenants as they should. Make sure to avoid Real Property Management at all costs!! To sum up one simple reason why, we had a pre-move out inspection and after we moved they took things from our deposit that were not at all included in the pre-move out inspection. Before moving there were countless visits from RPM staff as the property was listed for sale during our tenancy. One would think avoiding any deduction to our deposit would be a reality when so many feet walked through the unit. I cannot even begin to list the many other troubles we endured as renters through this company... and if you are wondering why I never left this comment back when I was renting from then I was genuinely fearful of retaliation from this company as we did have to potentially use them as rental references for 5 years. Now that the time has passed, I am free to admit that PPM/RPM is a horrible company taking advantage of Humboldt citizens who rent rather than own. I want to update my previous review, I stand by that you need to see for yourself as it pertains to service. I received a direct message and even a personal call from the Owner Darus, to follow up with my issues with his companies service. I understand the challenges with using 3 party customer service companies and Darus was accepting of my concerns and even discussed coaching and training opportunities to provide better customer service. The Arcata rental market is challenging for college students, I trust that RPM will be more transparent with its application process and in turn deliver the customer a better service transaction. Initial Review: Call them and see for yourself how horrible this company is. You will not speak to a employee you we reach a Customer Service Contact and they will not be able to give you a manager or contact phone number. The application fee would be fine but there system charged me 3 times and my bank sent me a notification for fraud. I have called them 3 times and I get a different person and they can not forward me to the 1st person I called, they are not in the same office and I suspect not working in the USA. I was told repeatedly that no one is picking up in the main office and that I would have to wait for them to return an email to me. This company has my financial information and feel that I am at risk for future fraud. I will be filing with the Better Business Bureau and Fraud Claim with my bank. All this in an effort to rent a home in Arcata for my son in college there. This company is despicable and prays on college kids and Application Deposits. I would like to see the number of applications they seek for the limited properties they have. Interesting business model, charge $42.00 per Adult in a 3 Bedroom House your at $126.00 now run that and add to an estimated 1200 students coming out of the Dorms at a minimum every year: do the math $50,400.00 collected in application fees for 3 homes. Rental property management is extremely hard to get ahold of. Maintenance requests take months to be dealt with. If you have a problem and call you are put on a list of people to get back to and it will be months before they respond. Very poor service. i Rented a home from them with leaking faucets and leaking showers from inside the walls. When a plumber came by that worked on renovating the house with the company said that RPM told them there wasn't enough money to finish the job and told the plumber to cover up the problems with the plastic tub and walls. They didnt touch the attic which resulted in an infestation of rats that chewed through wires and cut half of the power out of my home. It took months for RPM to even respond to the maintenance request. If you call RPM, the people that answer can't even do anything for you until their supervisors are involved. They are just robots working for a paycheck and do not have any concern for renter. Also, the people that answer the phone aren't even the ones whi deal with your property directly. My manager lived in San Fran while I rented in Humboldt. So there is never an opportunity to talk face to face with theses people. They are illusive and just want your money. They have hidden fees and ridiculous fees everywhere. The yard maintenance person which j paid 50 bucks a month for only came 4 times a year and all he did was rake leaves. 0 stars. Bogus company doing scammy business. The application process is long and does not clarify specifics. I needed a cosigner, so I paid $84 for 2 applications. Only once it went through did they clarify my cosigner must sign a signed statement verifying he helps with the rent, with a certain $ stated. (as I don't make 3x the rent cost) A legal signed statement would affect both our taxes in the future for a bogus untrue statement RPM made us sign without first letting us know. If you rent from one of the companies owned / related to RPM, I recommend buying a Tenants Rights book from NOLO before moving in. At move in, make sure to do a walk through with one of their agents and take time stamped pics of everything. Make a list of any little damage and existing condition, inside and out, have them sign it at the walk through, send them a copy certified mail. If you stay more than a year, make an appointment for an annual inspection and repeat all the documentation. Their listings and applications raised so many red flags for me I would expect that they will look for ways to charge you fees and keep deposits beyond reasonable expectations. I've been trying to apply for a rental. The website is not easy, confusing, expensive fees (double every other property management co), and then the requirements for documentation never ends. I've called several times but I get a call center that is not local. I've gotten emails with strange email address that look like a phishing scheme. When I've asked about this I've gotten a very vague response that I'm not sure is a response. The application process is not secure, you have to email sensitive financial documentation. They clearly require you buy their Rental Insurance (rental insurance is a good idea but you don't have to buy from them) The application states the rent is late on the 2nd of the month. Normally rent is late on the 5th due to holidays and weekends. This is setting people up for fees and eviction. Check NOLO folks. There doesn't seem to ever be a single point of contact. I don't understand how people can get personal attention from people, referenced in other reviews. I've lived through several tight rental markets in SF and I've never had such difficulty. I've read that given the sketchy drug culture it can be difficult so I've made sure to show I'd be an excellent qualifying tenant. Also, you have to create an account on a separate website for your pets too! It takes at least an hour to fill in all the forms on the pet website, much of which is duplicate information that is required documentation for pets when applying, pics and vaccination records, ridiculous. Be careful. they will have you sign a lease agreement, then make up their own rules and fees as your tenancy progresses. Ask them to point out what they're claiming in the lease and they will simply refuse to continue replying about the situation. They will deny what is on your copy of the move in evaluation form and refuse to provide their copy to you, claiming it is not their responsibility to hold or provide such documents. The worst part is them making up their own alterations to the lease and expecting you to follow it but refusing to show you where in the lease it says anything about what they are claiming. Look at all the other recent reviews on here, it's a terrible scammy company and I'm definitely not the only one who feels this way. Their system for background checking is flawed!!! Contacting a roommates previous landlord took them much longer than expected and when it was revealed the roommate had been previously evicted for suspicious drug activity (screenshots of which were sent to RPM for proof), managemt replied he may have lied but they cant disclose that to us ("us" being the tenants awaiting an approval or denial for this applicant). They allowed a suspicious cotenant to move in because management did not verify if the person claiming to be a previous landlord was actually that , and not just a friend of the applicant. They disregard nuisance complaints about neighbors, even when videos and photos are attached showing neglected dog feces and dogs not on leashes in the shared yard (two lease violations if they were to honor their own legal document). Instead, they will tell you to stop complaining or they will disregard any further claims. My apartment was listed as NO PETS but quickly after move in was discovered a large dog in the front duplex. They soon added a second large dog which quickly became a nuisance and was brought to the attention of management. They denied the presence of the dogs until photos were sent of them in the yard, then we were told the animals were approved as service animals. They continue to say they will not remove service animals, despite the lease clearly stating they can if the animals become a nuisance. Instead, they accused me of having an animal myself. They performed a very invasive inspection in which they opened my kitchen cupboards, refrigerator, oven, and washing machine. The inspector admitted no animal was present but we still received a 3day notice about an unauthorized animal in our mail that evening. They claim to have a report from the fire department about an animal in my residence but of course they refuse to provide any further details about that. (I did retaliate by adopting and adding a service animal to my own lease which management really didnt like LOL) There was no mailbox upon move in which I very clearly stated on my move in evaluation form. Only now, 10 months later, are they sending me a photo of an old mailbox with someone else's mail in it, claiming that was there upon move in and refusing to show their copy of my move in evaluation form. They are also claiming I have violated my lease by installing my own mailbox and I am required to leave it behind when I move or the cost for the mailbox will be deducted from my security deposit. They refuse to refer me to the Part of the lease that discusses any of this. Management has retaliated against my numerous complaints by saying they will be unlikely to renew my lease. they claim to be professionals, but they dont know basic laws such as it being illegal to retaliate against tenant complaints of personal safety, with threats of eviction , non renewal of lease, and my rental history being negatively impacted by said complaints. Just a terrible company. Not sure why they continue to threaten with non renewal of lease like if anyone would want to extend past a year with this shady scam.. read more

My boyfriend and I were all ready to move and then they said the rental wouldn't be ready by that date, but wouldn't tell us how long it would be. You ever meet those people and you get confused when they tell you what their profession is? For example, the tattooed biker who is a second grade teacher, or the little old lady who apparently is a wilderness fire brigade chief? Darus is like that. You expect that he likely spends his time saving vast tracts of rainforest with Sting. Or maybe his full time job is helping the elderly cross the street. You don't expect him to be a property management broker. Darus is always on the ground addressing tenant and landlord concerns with a lot of compassion while remaining fair to everyone involved. Real Property is one of the more exclusive PM companies in Humboldt, so they're not trying to add just any crap property to their inventory. It's rare to find a truly ethical property management company to work with. I would strongly recommend Real Property for either prospective tenants or landlords looking to hand off the headache of management. They have a lot of cool online tools for rental applications, screening, and rental payment, too! read more

Terrible property management. Took us over a month just for our application to get "accepted" for up to $995. My mother who worked in real estate for years said that they were absolutely ridiculous. Although they were nice, the only way to get ahold of them on the phone was to wait for the option to leave a voicemail, once the option came up it either put your call through or went to voicemail depending on if they were in the office which was very confusing because at first I thought there was no way to get ahold of them via phone. Decided to make a trip up there to find other real estate managements and was able to secure an apartment within two days with Arcata Property Management. Horrible company to rent from. **BEWARE** It's all smiles and help at first to get you in, but after that it's nothing but a headache. Before moving in I told them about damage I wanted fixed before moving in, they agreed. After I moved in everything was still the same and was told they were busy and would come fix my requests when they had time. A year later and still nothing. Not only that but be careful with the lease you sign! They lie on it from the very beginning. Home was not professionally cleaned as they stated (I found socks, trash, toys, cigarette butts, dirt, and hair/fur under the bathroom sink, under the washer and outside in the backyard and front yard), there was cracked windows, leaking roof, damaged exterior walls, cabinets in the kitchen were damaged, under the sink was moldy and more problems that are too much to list. I've requested maintenance a few times here and the landlord is the one who comes to repair things how he sees best (which means the cheapest option and obviously not as well as a professional would do). Very irresponsible company, not to mention they don't care about the renters, they only care about themselves and the landlord. Their customer service is horrible! no remorse or not even a simple "I'm sorry". I would not recommend renting from them at all! And if you do, make sure to take lots of pictures of everything when you move in and only communicate with them in a way you can document. **Beware of RPM** read more

I can't give Real Property Management Humboldt a great review but I can and will give AMY (who emails me from the Leasing Department) a great review: Apartment Hunting in Eureka is just short of brutal. There are SO many factors that make it so; some completely understandable and others that fall under the heading of "Charge what the market will bear." Part of the problem is with a shortage of housing, a large semi-transient tenant population (who may or may not have parents ready to co-sign) and a large low income population...charging what the market will bear ... kicks Apartment Hunting into the Nightmare classification. Seriously .. that 'Bear ' will devour you. Despite a horrid and disappointing Hunt...Amy, at Real Property Management Humboldt has been helpful and compassionate. She has gone '"Above and Beyond". People treating people as the true value-factor in a business situation does count. Business Goodwill...is actually a quantifiable business asset: AMY drives that goodwill value UP. I do not recommend renting from this property management company. My experience started with terrible communication from the property manager, Alicia, telling me she'd know "today" (weeks after our application was put in) if our application was approved, did not get told until 8 days later. We finally got approved for our second choice and no one was willing to meet us on the property. When I had several questions about the property, the property manager admitted she'd never even been the property she was promoting! During our tour, we noticed there was a stove missing (which the property management was not even aware of!!) The day we got our house keys, the maintenance had replaced the toilet that morning (without us being told) and left a huge mess all over the downstairs bathroom!! Attached is a photo of the bathroom corner next to the toilet that was left for me on my move in date. I have asked to talk to a supervisor, which I was told was in a meeting and would call me back. I have yet to receive a call and its been a couple days. While we love our new residence, overall, I do not recommend renting from this place. During my application process Rebecca Briggs was extremely helpful in meeting me before the property was ready for rent on very short notice. She was also extremely professional and courteous. Working with this company has been a nightmare! I am a responsible graduate student, who has lived in the same apartment for five years without missing a payment and having a co-signer. The company gladly took my money for the application fee yet two months later I've heard very little from them. I could not get answers from them so my co-signer called them everyday for a week, and still was able to get very little information. The company claims I was approved for 3,000 a month yet I've never been allowed to see a property. DO NOT WASTE YOUR TIME and MONEY with this scam! After living a year in one of the homes managed by real property management I've found that like many other similiar complanies bare minimum is what they give. Yes there employees are friendly and quick to get you in a place but when it comes to maintenance or moving out the experience has been less than desirable. 3 times they sent a handyman to fix the running toilet and it still didnt work when i left(very frustrating when you have to get up at 2 am to go seal the toilet). Then atfer repairing some dry wall in the garage the handyman left everthing covered in dust which we had discussed him using some of my tarps i had left out for him. Basically my point is there pool of handymen are that of the lowest bidder. On another note, I was told i could email a signed copy of the 30 notice so I called the office to get an email address as the contact online didnt accept attachements. After being hug up on 2 or 3 times I drove 30 minutes to Eureka stood in a line out the door and finally was able to give them my notice. At this point i just felt bad for the employees whom seemed to be working very hard but overwhelmed with more work then they could handle. When it came time to check out reaching Henry there field guy seem to be a mission more than just a phone call. When i finally did get ahold of him his scheduled was pretty well booked and i had to take time off of work to meet with him. He also told me he would need an hour and a half to do the inspection, in my head i was thinking this is a 500 sq ft apartment really! This turned out to be more like 15 minutes and really screwed up my work day. Believe it or not i could keep going but i think you've got the jist of it. read more

RPM Humboldt is a huge SCAM. They took $84 from me during the application process. A couple days later they sent me an email saying it would take less than five business days for them to follow up with me. I tried calling, texting, and emailing them. I even left a voicemail which is rare for me. Not once did I talk to a real person. I called two different numbers during their office hours only to hear an automated message say "no agents are available to assist you." I was starting to get annoyed because I had no idea if my application was approved or not. It took them 12 days to "follow up" with me. 12 days after submitting two rental applications (for different properties) to get a confirmation of my status! A pdf file sent by Nadia Duerson says that I am not approved to rent and that I'd need a cosigner. I got a text message from them today that reads: "You were denied on 6/29. A denial letter was emailed to email." Prospective tenants beware. You're better off finding a room on Craigslist where you can talk to an actual person.
