I was told to come view the place today that I spent $80 applying to. I arrived and no one is here at the residence. And the company is not answering their phone calls or emails. Super weird. I wasted my whole morning planning around this, gas money to get out here, and an $80 fee. Super unprofessional and just plain ODD. read more

If I could give an even lower score I would. I can't express with enough emphasis what a horrible experience I have had with Elizabeth Campbell and Deborah Smith of Pacific Coast Rentals. After noticing for most of the year of 2023 that PCR was no longer collecting utilities from two of my tenants, I brought it to their attention in a sit down meeting that I requested and in that meeting both women refused to acknowledge any missing money. They actually even told me in that sit down that I was too involved as a landlord and needed to let them do their job. It was clear they were not doing the job that they were collecting their property management fees to do. After months and months of noticing continued missing money, by the end of 2023 they finally acknowledged they had in fact not been collecting many months of utilities and with no apology for it or for telling me I had been too involved, they stated they would collect back utilities. Now think about that a minute. Reading an owner statement isn't hard (although the way Deborah collects payment from tenants is incredibly unorganized and this is partially because she pays landlord's utilities late as I learned after seeing twice that my building got a 15 day late notification for PG&E and she also pays for utilities for tenants out of her pocket but charges the landlord incorrectly for it) so it definitely gets confusing to landlords, tenants and I am sure to the gal that runs the front office that always desperately tried to answer my questions as to where my missing money was. So as simple as it was to see that utilities were missing on my statements every month, PCRs would insist it was correct and yet in the month of February 2024 PCRs admitted they had missed almost a year of collecting utilities on one of my tenants and I received most of that back payment and they admitted they had also missed utilities on the other tenant and did a terrible job collecting that tenants back utilities and that tenant moved out still owing and I paid the price. The communication with PCRs was terrible, I made MANY requests in writing to provide the tenants with internet before I called and set this up myself. I asked in writing more than 4 times if PCRs could provide lawn care for my building and later learned Deborah sent her grandson over to mow once and didn't tell me it was her grandson until I inquired as to why I saw a lawn care charge but a professional receipt was not attached to my owner statement. I then also took over lawn care and have had a professional service set up ever since. All things I believe are the services that should be provided for the property management fees we pay. I could honestly go on but that alone is enough for me. Elizabeth Campbell and Deborah Smith are a joke and I can't express enough what terrible hands anyone would be in to go in to business with these two. Elizabeth was so promising when I first met her and I had really trusted her and my realtor had recommended her and I can honestly say she's gone down hill as a business owner and getting rid of staff that can't do their job would be the best advice I could give her. Elizabeth there's likely a good reason you have a two star review and I hope the way you handle business and your poor money management doesn't catch up to you. You definitely come across as a snake. read more

I finally found a house listed in McKinleyville that looked like it was exactly what I needed, if a bit expensive but affordable. I tried to control my excitement. I tried to leave a message but their outgoing message menu didn't seem to allow that. I wanted to tell them (maybe before anyone else did) how interested I was in it. So I was there when they opened at 10:00. I inquired and, at first, she didn't know what house I was talking about and had to ask someone in the back. She came out and told me it had been rented. I wasted my time studying the listing, calling them, checking when I could go to the office, drove from the Broadway side of Eureka to McKinleyville to their office. I suggest that the first thing for a business like theirs to do is to delete the ad when a unit is rented. It would save people a lot of time and trouble. read more

Terrible communication! If you request a rent increase as a property owner, good luck having it completed. Emailing questions or texting falls on deaf ears. You're lucky if you get a response. The owner (Elizabeth) took a backseat and allowed her office to run the show. Never again! read more

If I could give this property management zero stars I would. However, I had to in order to post a review. At first they were really nice. Especially when it was time to hand them their first check, which includes a security deposit and then first month's rent. You have to remind them to give you a walk through form because they won't give you one unless you do. They say it's their policy to always give the tenant one and have them fill it out before the 5th day of residing at the rented property, but that doesn't mean they will give you one. When something needed to be fixed they were usually on top of it. However, a couple of times when we needed something fixed the landlord showed up. He did not call before either. It is my understanding that it's against the law for the landlord to show up without notification. I was not hiding anything though so it did not matter. Regardless that is still illegal. Then when I had to move out I barely got anything back from my security deposit. They charged for things that are against California law. For example: nail holes. I even called before I left and they told me to not cover the holes. They said that if I had already started to cover them then to stop. Then they charged for new blinds. I did not do anything to the blinds, I think they were just really old because they looked like the original ones. Then they charged for mold in the bathroom and in the bedroom. It is Humboldt County. It rains a lot, last year we had over 120 inches of rain. Yes it gets humid. That is not right to get charged for that, perhaps the landlord should invest in fans. Another ridiculous charge was for cable holes. They tried to say that I left them uncovered. However the cable man put plates over them. I even had the cable man speak on the phone with them before he did anything to make sure it was not going to be a problem. They gave us permission. When I called to ask them about the charges they said they would call me back. I waited 6 weeks before I spoke to them again. I only spoke to them again be I called back. They never bothered to call me back. They were probably waiting for me to cash my check. If you would like to rent from this property management do not expect to get your security deposit back. read more

I'm not sure why all of you are giving such bad reviews makes me doubt that any of you actually gave her a chance Niki has many great qualities and characteristics the main one is professional she has done nothing but help us make sure we succeed and find the correct fit for us she has been very helpful and has always gotten back to me Niki is great I would recommend her UPDATE: I'm not a college student I'm a grown ass woman. I still think Niki kicks ass ;) read more

Niki was very rude. I rented from her for two years never late on rent. She treated me terrible and was very mean. She needs a new career not a very happy person. read more

BEWARE PROPERTY OWNERS, don't use this company if you want good tenants!! Nikki does not want to rent properties out at all. She is extremely rude and judgemental against prospective tenants. My fiancée and I are looking to move to McKinleyville from about 7 hours away up by Tahoe. We were extremely interested in a beautiful little house at 868 murray road. She was very nice at first. We went back in later to try to put in applications and her mood was completely opposite. She proceeded to tell us its disgusting inside and so dirty that she didnt even want to talk about it with us anymore. When we asked her if she could notify us about when the house will be ready to view she told us she could not call us back because she is too busy for phone calls so we have to call her. I have tried calling about 10 times since to inquire about the house and no answer. I have left voicemails and no call back in 5 days. We live far and have to plan with our jobs to get time off but her lack of cooperation makes this impossible. She told us while we were still there that we have to put in an application but the house needs to be ready first, we cannot know when it will be ready if she wont answer the phone. Also she said we have to have paystubs from the area (which is obviously silly because we need a house before we can get jobs in the area). So then I told her we have enough to pay for the entire term of the lease without needing to work at all and we could go get the cashier check right now, she told us they don't do that and we need paystubs from the area. She then said have a good day and stuck her nose to her computer and pretended to be busy. We stood there dumbfounded for a minute waiting to see if she would say anything else but she just got up and left the room. Being 27 and 24 and renting since we were 18 allows us to have amazing rental history and we have become great friends with many of our landlords. We have great credit as we both bought and paid off new cars in the past 4 years. We even offered to pay the entire 6 month lease amount up front so we can move there and get jobs then provide proof of employment after we have a roof over our heads. She told us she would not allow that. While I am sure the home owner would have thought differently about us handing him a 9000 cashier check with amazing references and credit histories while planning on living in thier house for about 4 years while we finish our masters and phds. Not to mention we are very handy and enjoy maintaining a property. I am very sorry to whoever owns the house on murray rd. This company made you lose out on amazing tenants. I could not believe how extraordinarily rude she was to customers. How could she possibly be in the customer service industry acting this way? Like I said before, BEWARE property owners you are better off managing your own properties if you want any decent people to move in!!!!!!!! read more

Nikki is very rude and doesn't care for your business! She is too busy to listen and is not compassionate at all to others needs.

MULTIPLE cars broken into at the same complex over the last months and NOTHING has even been attempted in order to address the issue.

Rented from Niki for about 2 years a while ago. It seems that a lot of bad reviews have to do with APM not responding quickly to applications, and if you're trying to rent in a highly desirable area (like, within blocks of HSU for an Aug-Aug lease) then you might as well go and write one star reviews for every company in Arcata because none of them are going to get back to you right away unless you're the most desirable tenant ever imagined. It takes time to process things like credit checks, reference checks, etc. Then there are your existing tenants you have to deal with, and on that end I must say Niki is probably the best landlord we've ever had. Responsive to texts, which I prefer, and any issues we ever had were dealt with in a timely manner. Our deductions from our security deposit were fair and the remainder was returned within a reasonable amount of time. As somebody who has been f%$#-ed over by many a landlord in Humboldt, I would only rent from Niki. Pro-tip for HSU students: Is your application filled out properly? Is it reaaaalllly filled out properly? Didn't forget a number of your SSN? Or to provide contact info for references? If you've ever worked/hired/found renters for a company that processed a large amount of applications, you'd know that missing information isn't usually worth anybody's time to find when you have a stack of 45 applications for the same thing that are filled out properly. You're going to be one of a lot of people submitting applications for the same apartment, so do it right. read more

Nikki and her staff have been very unhelpful in finding my friends and I a place to live in for next semester at HSU. Sent in our application on June 1st and still have not been contacted with any news of a new house for rent. They will not call you unless you call them and are impossible to contact. They only work Monday through Thursday and never answer the phone. worst property management. read more

Wow, I'm really shocked at all of the negative reviews. I love APM! My roommates and I have rented three different houses from APM during our time at HSU. Niki is awesome! She is super helpful, especially since we were all first time renters. We've always gotten the majority of the security deposit back, with just a little taken out for basic cleaning/carpet cleaning. She has always responded to me super quickly whenever there's a problem or concern. She really goes above and beyond. Our bathroom flooded in House A, and she answered her cell phone immediately at 7:30 AM on a Saturday. When moving from House A to House B, she let us stay a few extra (free!) days at House A because there was a delay with House B. I have a small dog, and both House B and House C didn't allow pets, but she talked to the owners and made an exception. DON'T try to sneak in animals that are not allowed. I've heard numerous students say they got in trouble because they snuck in a dog. Well, of course! I have a feeling that a lot of reviews are from ex-tenants who failed to clean thoroughly before move out or from people that gave her crap. She will not take any crap, which is something I love about her. Show her respect and you will be treated with respect. read more

Worst business I have ever rented from!! Niki was always rude and bad customer service. Charged outrageous prices when we moved out, my keys were late by an hour and she charged $50 for it. BEWARE, don't rent from her! read more

I love American Property Management! Niki and her assistant Shelby are always so helpful and friendly. They make everything so easy and hassle-free. I have had nothing but positive experiences with them. We have been renting our house from them for the past year now and we have had no troubles. Highly recommended! read more

Nikki needs a serious lesson in customer service, she treated us like dirt. First, we were calling all day, probably 4-5 times, during business hours, with no answer. Then she finally calls us back at like 8 pm and offers absolutely no apology, just a bunch of excuses... We were still interested in a property so we decided to bring in our application the next day at 10am sharp when the office was supposed to open. We were overly prepared, we had the application filled out, tax returns, pay stubs and even our credit reports pre downloaded on a thumb drive. Nikki was completely unfriendly and unhelpful. She proceeds to tell me that she cannot download the credit report files from the thumb drive because she could get a virus, but that I can email the files... You have to be a f$@&!"g idiot to not know that you can get a virus just as easily from an email as from a thumb drive. Once we decided not to go with Nikki even though we wanted the house, just couldn't deal with her, we went back to retrieve our applications, witch have highly sensitive information on them, she refused to give them back or even shred them in front of us. I really hope that Nikki's clients know that they have a severely mean and nasty person representing them. We would have been your ULTIMATE tenants! But we simply could not pursue this house because Nikki is absolutely a nightmare to deal with! read more

If you wanna get ripped off, rent from Niki. You will NOT get your deposit back. Niki Moore took all of our deposit and charged us for another $1200 on top of the $1200 deposit. For her OWN services, she put half of that in her pocket. The mobile home ($900 a month no utilities paid) was falling apart when we moved in and we had problems since we moved in. Sure they had new carpet and linoleum but you cant really put lipstick on a pig and make a dive beautiful. When we moved in....They failed to fix any problems (faulty electrical outlets, leaks, broken dishwasher, mold) and failed to provide us with a paint code or paint to fix up small things here and there. Just like any property management business is supposed to provide. It is the LAW. Not only that I wouldnt doubt her "contractor" Grant, more like lazy joke of a "repairman" damaged the apartment after we left (like a hammer to the bathroom sink) to get a good chunk of change in his pocket after using the cheapest material, all while doing the crappiest job. A very UNPROFESSIONAL property management, but live up to the American aspect. Lazy, fat, and money mongering. read more
