The service is relatively good, and I appreciate the apartment manager living here at the Gardens in Eureka. I had just relocated to Humboldt for work, and Gardens Apts were just being built, and needing a place to live immediately reserved a unit (I'm 56) Overall, the neighbors are friendly; grounds are well kept and clean, and apartments are updated with desirable appliances and large closets. The location is very convienent, and apartment management has been responsive when needed. Negatives are lack of assigned parking spaces, there is one entrance and the parking spaces (non-assigned) are narrow and most of the residents are challenged with parking. Also due to Humboldt's lack of senior resources and housing, many of the residents are at fall risk, and there are frequent incidents of emergency medical visits to the community. Several have advanced dementia and health risks, in need of assisted living. read more

This review is for 1250 Foster in Arcata. Living there was a nightmare. Do not expect to sleep or cook in the unit. Let me explain. Here are the "pros" first: good location and access to parking, and the women who run the main office are responsive. The "cons": the walls in the units are so paper-thin, you will not get a good night's sleep. I could hear my neighbor snoring even while I wore ear plugs and had a white noise machine going at full blast. Eating was also a challenge as the smoke alarms in the unit go off constantly. You cannot even cook a frozen pizza in a spotless oven without the alarms going off. Most people want to sleep and eat in their apartment. These basic functions are impossible. If your pilot light goes off, expect to pay Kramer $50 to turn it back on. Or wait weeks for PG&E to fix it. To top it off, when I moved out, I hired a professional cleaning service, but Kramer charged me a $300 cleaning fee anyway. There was no way to counter that, even though my cleaning service took videos of a spotless apartment. Do yourself a favor and find another place. My new rental costs $100 more and does not have any of these problems; it is ten times bigger and includes a yard. Search a little more and you will find something much more functional and comfortable. Avoid Kramer if you can. read more

I have to give Kramer Investment Corporation a negative review even though I've never rented any of their properties. My issue is with Nancy, their property manager, who is in over her head being in charge of leasing out the brand new senior apartments at The Gardens in Eureka. i had more than 2 weeks of conversations with her about renting a 1 bedroom in the first phase that is due to open the middle of June. She quoted many different rental amounts, then after she quoted an amount I could afford, she sent me a lease which was $155 more than the rental amount she quoted. When I called her about the lease amount, she got angry and told me "this isn't the place for you" and hung up on me. Thanks to Nancy, I won't be able to move back to Eureka. This new senior complex is the only place available mid June and was my only hope to relocate back to Eureka. She was very unprofessional and rude. She needs to find work in a different field and Kramer Investment Corporation needs to make this situation right so that I can move back to Eureka. read more

I have been a renter with Kramer investment for over 2 years at Sunset terrace apartments. My s/o and I have paid rent on time every month, and have never caused any problems with neighbors. We have had a problem with a neighbor here that has harassed us multiple times and even stolen property from our balcony area (I have it on camera and the police were involved). I informed Kramer about these ongoing problems MULTIPLE times and each time they gave me their word that this person would stop. This person has caused Emotionally and physically damages to not just us but other tenants as well. If you are a student looking for a safe place to live during your schooling I would suggest otherwise. read more

Kramer Investment Corporation (KIC) was a good choice for those of us attempting to find an Arcata apartment near Cal Poly Humboldt online from a distance. They provided an online video walk-through tour of the apartment we rented, along with online application, approval, and lease completion. They also allowed us to rent a storage space completely online, and access it for our temporary storage moving needs. We just renewed our lease for a 3rd year beginning August 2022, taking advantage of the KIC early lease renewal incentives, for very competitive rent pricing for an apartment walking distance from Cal Poly Humboldt. During our stay, the apartment, laundry room, parking lot, and landscaping has been kept well maintained by KIC. And for serious university students, faculty and staff, it has been very quiet in our complex thanks to a KIC policy that encourages quiet time for studying and work from home. read more

One of the easiest and positive move-ins I have ever experienced! Staff is super helpful and respectful. Tiny issue with window blind rod fixed the day after I reported it. The apartment is perfect for one person and (so far), it has been a very quiet, peaceful setting for me. I am very happy I chose this complex (The Gardens) and love living here! read more

While all of the people in the office I've ever interacted with were friendly, this is my warning to all of the HSU students about to get ripped off by these people. First of all, out of anywhere I've lived in Arcata my utilities for this tiny apartment were always THROUGH THE ROOF. Ridiculous for the menial size of the place, sometimes my water bill would be 70 dollars and my power 45, for just light use by two people! I suspect they divide the cost across everyone in the building. They claim to be energy efficient but they are not! I now live in a manufactured home from the 70s and I spend half of what I did on utilities and this place is ancient, with more people too! They picked out so much stupid shit out of my deposit, they changed all my light switch covers and charged me? When I enquired as to why they told me it's their policy, but there was nothing wrong with them so why is the charge on me? Compared to my neighbors, our apartment was flawless. Finally, the price. What the actual fuck, 695 a month to live in a shoe box? No utilities included.... There are much better deals. They capitalize on students with no rental history or cosigners, charging obnoxious rents that are paid from our grants and loans! I hope they can't sleep at night because of their unfair practices. Avoid all rental companies in Arcata, rent from an individual! I've never been happier. read more

Cal Poly Humboldt will be seeking students, faculty, and staff for 27 new programs. Many may be moving to Arcata, CA, from great distances. I moved about 700 miles to this university town. Of all the rental agencies, I believe that Kramer Investment Corporation (KIC) was the best. They allowed for a vid tour of my apartment interior, competitive pricing, and online lease completion. Contact Nancy Garrett. And if you need storage, contact Lisa Lonquist, also able to do Covid safe online leasing. I just renewed my lease for early discount pricing. Many of the KIC rentals are walking distance to Cal Poly, like mine is. Plus, for serious students and faculty, they have quiet hours in my apartment complex, and since I have rented with KIC, it has been very quiet for studying and work. And after living here, the grounds and laundry room have been kept clean, thanks to Janeth McCutchen's timely scheduling of maintenance crews. I really wish that I would have known of Kramer's sleazy practices before I determined to rent from them. They are a "investment corporation" that "invests" lots of time in exploiting students for financial gain. While initially nice seeming, they participate in malicious practices, such as charging me over $40 FOR A TOILET SEAT COVER (I cleaned my bathroom for 8 HOURS) upon my move-out. Not only did they charge me ridiculous sums that I never agreed to pay upon my move-out, they also denied that I scheduled a pre-move out inspection, something that I did 6 weeks prior to actually moving out of the unit. This is unlawful in California. If you are a student who is looking for their first off-campus apartment, I suggest their rival, Strombeck, who seemingly doesn't participate in these practices. Ask your parents for help in choosing your first apartment. Anywhere that charges a $1200 deposit is going to be sketchy, and I was fooled by Kramer. I will be taking them to small claims court if they do not give me additional refund money. Do not make the same choices that I did. read more

I've rented from Kramer for about 10 months now and I have nothing but good things to say about the company. Nancy was able to get me in to an apartment on very short notice, which i really appreciated. I never have trouble getting in touch with anyone at the office about repairs. and i feel that they've been very upfront and honest with me about everything. Their apartments are clean and functional and I don't mind paying a little extra in rent every month because I feel like I can really trust Kramer. read more

DO NOT rent from Kramer, they are completely unethical and will charge you excessively with little explanation. They are terrible people to deal with and will not give you your security deposit back. Maintenance is extremely slow because they refuse to hire more workers. The managers are awful and will treat you very poorly as well after you sign the contract. They take advantage of college students far away from their hometowns and I highly recommend to stay away. read more

I have been living with my partner at the Redwood Apts for 2 years now, and let me give you guys the truth of it. Listen to the other reviews if you care about the sanctity of a security deposit! My partner and I are about to move out, and I fear that they are actually going to charge us rather than give the deposit back. Everyone in the office is friendly and helpful, especially the maintenance staff! BUT they will kill you with kindness, being nice doesn't mean they are giving you a just situation. Your carpet will need to be replaced, as all of their apts excepting the new Sunset Terrace apts have shag carpet that you are required to clean when you leave - they have you pay them a service charge to clean the carpet, but after that they'll replace the carpet anyway. IF you are lucky enough to get an apt with a balcony, you aren't allowed to store anything on it, which is ridiculous because there is NO room for storage in these dark, starter apartments. If you like bugs, you'll love these apartments! Every neighbor I've talked to has mentioned the gaps between the walls and the flooring, allowing bugs, salamanders, and slugs to come into your apartment to die. My apartment is off the ground, and when water floods beneath it every bug and their mother evacuates into my apartment - last summer we had a bona fide mosquito infestation IN OUR APARTMENT. Parking at Redwood is a joke - all of Kramer's other apartment complexes have assigned parking, however at Redwood you are given a pass and it is only enforced by the resident manager i.e. non residents are only given a warning. It is 1 spot per apt, but that doesn't guarantee that your car will fit in the spot! Kramer cut corners and has a row of compact spots, however me and my neighbors SUV's literally do not fit, and the other acceptable spots will be FULL. If you like mold, you'll love Redwood Apartments, because they feature absolutely NO extractor fans for above the oven or in the shower. So, not only will your fire alarm go off every time you shower, but almost every time you cook! You'll hear Redwood apartments fire alarms going off at any given time from a block away. Seriously, they almost never stop. And, I wasn't done talking about the mold. None of our windows NOR the sliding glass door were ever sealed properly, so our sliding door is constantly fogged up. We had to invest in a very large expensive dehumidifier, which we have set at 70% moisture and we still have to empty the 2 liter collection bucket EVERY DAY. Upon move-in, we noticed that the sliding door was not installed correctly, and we have asked them to come look and replace it time and time again, yet still it sits collecting mold. We have moved out now, into a townhouse 3 or 4 times the size, and what do you know the utilities are lower! Redwood apartments seem to be the place that they like to place couples, and over our time here we have witnessed countless cop cars responding to domestic disturbances. Trash comes twice a week, but the trash cans are ALWAYS full, and LORD help you take out your trash if you are placed at the top of the complex. The washer and dryers...can't actually complain. Of the four washers and four dryers in the lower laundry room, ONE of each of them worked properly! The problem is that maintenance doesn't live there, and has no idea whats wrong even when people report it. And the kitchen? I would call it a kitchenette, with almost no counter space and only 3 cabinets for all of your dishes and cookware. We had to purchase a prep table in order to actually cook. If you don't spend a lot of time at home, love bugs and mold, hate cooking, and have an extra couple hundred dollars to spend on rent and utilities every month, I'd say go for it! Just make sure you're living alone, because even for two people who love each other very much, this just isn't enough space. As far as communication with the outside world goes, you really can't unless you get wifi. There is NO signal inside these apartments, if you would like to make a FUZZY call you may go outside into the rain. If you would like to make a clear call, you may go out to L.K. Wood blvd where the signal is magically clear. I know this has been long, however students should be informed about what they are getting into. If you insist with renting with Kramer, STAY AWAY FROM THE REDWOOD APARTMENTS. Do your research, be aware of what you're getting into. This is just an organized, bureaucratic rip-off. read more

If I could give them a zero stars I would. These people are total crooks. I rented from them for three years and was a perfect tenant. Never had a late payment, a party, or damaged any of their property. When I left I spent a full week cleaning everything from top to bottom to ensure I would receive a full security deposit back. When the maintenance guy came to do the pre-move out inspection, he said he did not see anything significant. Yet, weeks later when I finally received my deposit back, they gave me $66 out of $795. These slumlords charged me for things like a tiny crack in an electrical outlet plate cover...$23! They charged me for a brand-new microwave even though when I left it was clean and in near perfect condition. They did not communicate with me about any of the charges and it took me threatening them with a lawsuit to get them to give me my deposit back. I can only imagine how many people who are young college students they screw over. It's truly appalling. read more

I just moved out of my apartment here and got my deposit back. On top of having a horrendously high deposit that I initially had to pay, they charged me $175 for a "Professional cleaning" (even though I spent nearly two days cleaning the damn place as well as any professional could). Ugh! And they charged me $45 for a shower rod that was not even slightly damaged! It would be nice if there was an honest apartment company in Arcata that did not try to suck all your money away but I have yet to find one. Lots of people have had issues with the landlord too, can't say she was my favorite either. read more
