Owners not to be trusted. Without my knowledge they got into my storage area, cut out a wall and installed a second door to my storage area. (This was done to an entire group of storage areas.) This meant moving some of my stored and neatly arranged items out of the storage area while they were working and then moving them back into the storage area wherever they fit as some of the space was taken up by the new door. I was only called after it was all done to get a key for another lock. I questioned whether there could have been theft or items broken during this remodel. The owner didn't care. I asked why I wasn't notified about what they were going to do. He said they had the right to do the remodel without my knowledge. Another time they didn't have a digital copy of my rent agreement so they locked me out of my storage area until they got a digital agreement signed from me, even though I was paid up and had the hard copy I originally signed. I also second all reviews about frequent and 10% + rent increases. Oh and don't forget to give them a timely copy of your rental insurance agreement each year as they will slap a fee on for insurance without any second warning. This is not a criticism of the staff which I didn't have any problems with. In summary, you and your possessions are beholden to storage areas, who can raise rents and do whatever they want. I've never encountered a company so willing to sacrifice thousands in revenue to enforce a $47 late fee. Here's my story: For over 3.5 years, we've been loyal StorageMart (Hopkins, MN) customers, paying them over $7,322.59 in rent. We use Wells Fargo bill-pay to send monthly checks. On February 16, 2025, we mailed our March rent check of $208.99, unaware that they had quietly increased our rent earlier in the month. The only notice was an autopay invoice email--easy to miss due to its generic subject line. On February 26, 2025, an employee of ours visited the StorageMart facility and was informed that the check, received before March 1, was going to be shredded because it wasn't for the full amount. Instead of depositing the payment and requesting the difference, they chose to discard it. Why not accept the payment and notify us? We immediately sent another check for the correct amount--$234.99--via USPS. Unfortunately, this check didn't arrive until March 8, 2025. By this time, StorageMart had already imposed a $47 late fee on March 4, 2025, bringing the total due to $281.99. When the March 8 check arrived, they refused to deposit it, citing the missing late fee. As a result, I had now written two valid rent checks that StorageMart refused to deposit. Over email, I appealed to have the late fee waived, considering their refusal to deposit partial checks contributed to the delay. Amy at StorageMart responded dismissively: "Well, first we don't take partial payments." This is demonstrably false. In the past, they have accepted partial payments when raising rents without sufficient notification. In fact, their rent increases don't follow a yearly schedule--they occur on an irregular 275-day cycle, something I had to research for this review. Despite escalating my concerns to both Jake and Dale Brumbaugh at their office, my appeals were denied. Left with no choice, I paid the full amount, including the late fee, and made the decision to vacate our locker. I informed my CEO that I would never do business with a company that treats its customers with such disdain. If you're considering renting with StorageMart, be prepared for sneaky rent hikes (typically 13% APR increases, disguised by their irregular schedule) and an unbending, customer-unfriendly approach to any billing issues. I had storage here for about a year and a half. The price more than doubled in that time. Additionally, I provided a declaration of insurance coverage to avoid paying their additional insurance fee. My insurance has not changed or lapsed. Unbeknownst to me, the declaration they had on file expired, and they needed updated information. The only communication regarding this was buried in an autopay invoice, which was missed because the invoice subject line looked the same as others. When I noticed they added insurance coverage a few months later, they refused to refund the extra fees. The storage unit was also subpar. The place is clean and access is good, but they try to force placed insurance even though you have provided them with an insurance declaration showing them as included in coverage. They have been raising rent by about 13% per year and now is hasn't even been a year and the increased it again! But they said that they have a new owner, I guess they want to pay off their investment in a very short period of time. This facility is dirty, not well lit and climate control is questionable Communication is poor all the way up to the Regional Manager. I moved out of my unit and checked out with the staff and the following Monday received a call from the Assistant Manager noticing my unit was cleaned out and door opened. I was taken back by the lack of communication between staff again and explained that was one of the main reasons for leaving as well as the overall decline and n property cleanliness and staff not showing up during office hours. I rented a 10' X 15' storage space for my convertible for the winter. It was $109.00. HOWEVER - it is not a true 10' X 15', it measured 10' X 14'6". I was forced to rent a 10' X 20' and pay $177.00 a month. $78.00 more than I planned on and it is more than I can afford to pay. Thank you to the StorageMart team for making it easy to secure a location and get started with our February 2017 Boy Scout Troop trailer and shed clean out. Our Troop was in need of a temporary facility to use for sorting of items, spreading items out in a clean and safe area and short-term storage. February is a rotten time to be working outdoors in Minnesota. Phil, Colleen and the StorageMart team carefully listened to our needs and responded with a recommendation within 24 hours. The StorageMart team made sure we understood the terms of the rental and how to gain access. Each detail and instruction provided was delivered for the beginner temporary storage user. BEWARE I recently decided to downsize my unit and StorageMart, Hopkins, MN. because my rent had risen so much over the last few years. When I looked at options, I found that i was paying $90 MORE per month than a new customer would pay for the same unit- and no, that was not a limited time offer. I called StorageMart headquarters to find out why and did not get a reasonable explanation nor an offer of reductions of rent. I called StorageMart Hopkins and got several different answers. As far as I can tell, the answer is that demand has gone down for their units so they have reduced rents on new renters but did not reduce rent on current renters or even inform them that price had dropped by over 30%. I am looking at other options now because I believe this to be unethical. It is difficult to changed storage lockers so they know they have you over a barrel. read more

Don't be late or have any bank issues. If you change banks and debit card changes, resulting in a late pay, It's $75 day one and they lock your storage. Not a fan. Then when you want to move, a 15 day notice is required. Read all the fine print. Probably the most frustrating storage I have ever had. read more

I have used this facility for many years and have worked with many different Managers during my time doing business with StorageMart. I typically don't write reviews, but the service I've been provided over the last several months cant go unnoticed. The Manager, Mary, runs this facility with such outstanding professionalism and the BEST Customer Service. I see so many different faces in the office as she seems to always be training someone. This location is very large with a lot of units and spaces, the office is always busy. The way she multi tasks, remembers customers names and always makes sure we are all taken care of is absolutely amazing. Out of all the Managers I've worked with here, she is hands down the best thing that's ever happened to this location. I talk to many other of your tenants and she is consistently raved about by all of us. Thank you StorageMart for finally placing a Manager here that treats us like family. Watch the contract closely, if the storage area should leak in any way which mine did you are out of luck. There was a large crack from floor to ceiling unknown to us and painted over. We stored our belongings during our move to MN and looking for a house. During our rental period the wall leaked and mould formed on the full cardboard moving boxes which movers placed against the wall. The owners would take no responsibility for our losses and really could care less. The people who work there were nice enough and helpful in moving our damaged goods. I would not recommend anyone to use this place. While I rented a storage unit my clothing, furniture, bedding, and personal items were covered in moths. I had to bring my personal items in and get professionally cleaned and throw some away. I contacted the manager Coleen and her assistant several times and she never got back to me to resolve the matter. I paid over $200 for the storage unit and had to pay a lot of money out of my own pocket because they didn't tell me about how they were having problems with the moths and did nothing to take care of it. This was a very pleasant experience during a difficult time. We were storing furniture after the passing of my Mother-in-Law. Colleen was very helpful and efficient. She took me to see the unit which was in pristine condition, explained the "ropes" of getting in and out of the facility easily, had the extra supplies we needed easily on hand for sale. The employees of StorageMart (Hopkins, MN) have been extremely responsive and helpful since the first day I rented my storage unit. This is very important since I have many deliveries that come to my storage unit because of my occupation. My only complaint is the cost increases despite the fact that I rented over 3 years.
