SRM Urban | 4572 34th St, San Diego Let me save you some time and money. I moved in after SRM gave me a reservation form clearly listing "SDGE - Included." The move-in email confirmed it. I even texted the property manager on lease-signing day and she confirmed it in writing. Three times. Documented. Months later I got a cheerful little notice that all residents must now set up their own SDG&E accounts. When I disputed it with all three documents attached, the property manager's entire response was: "Sorry, there's nothing I can do. If you'd like to move, we can waive your 30 day notice." Reader, I moved. Bonus round : I scheduled a pre-move-out inspection -- California law entitles you to one. SRM confirmed in writing that maintenance would call when en route. Nobody called. Nobody came. The appointment ascended. It now exists only as a Civil Code violation. And then there's the property itself : the front gate worked maybe half the time, the other half people just hopped the wall like it was a free gym . Someone broke a wall light and left live electrical wires hanging out they stayed there, just vibing, unbothered, unaddressed. The mailboxes now lean with the defeated energy of someone who filed a maintenance request three months ago and has made peace with it. The units are cute. Fresh remodel. Very Instagram. That's the trap. Cute, but treacherous. read more

Thuroughly apartment hunted all over San Diego. When I say SRM has the best customer care they do! Haven't moved in yet can't speak on their property managing as a resident. But they were definitely the easiest to work with and the lease (compared to the other ones i declined) are definitely in good-faith and reasonable. Thank you, Jeremy for your help in a timely manner! read more

HI YALL, Just wanted to give everyone the benefit of knowing what truly happened-- I had to have an inspector from the county come out to do a full property inspection. I received a copy of the report which clearly stated that THE HEATERS WERE INSTALLED WITHOUT PERMITS. And listed several other property violations as well. Therefore they were at fault & yes they LOST IN COURT! These people only care about your money, not your health or wellbeing. Do yourself a favor and steer clear. read more

During my tenancy, I paid $650 in excess rent with the understanding it would be applied toward utilities. I was also later charged an unauthorized rent increase of $396 and had $867.92 deducted from my security deposit for utilities I believe had already been partially covered through those overpayments. If those excess payments were not accepted or applied as intended, SRM Urban should have promptly reimbursed the overpaid amount rather than retaining it while also deducting it additionally through my security deposit. I have reached out but have not received a prompt response to resolve these discrepancies. I am requesting a full review and reimbursement of the amounts owed. Since SRM Urban took over, tenant turnover has noticeably increased, and there appears to be a much higher frequency of residents moving out compared to prior management. Moving forward I would avoid any property managed by them. read more

*SEE VIDEOS & PHOTOS OF HOW I LEFT THE UNIT* Total scammers. They took part of my deposit even though I left the apartment spotless and with no damage. I was hit with a $195 cleaning fee. The maintenance technician promised me that during my pre - move out inspection, they would remove the cleaning fee if the unit was left clean. YOU'RE TELLING ME THAT LOOKING AT THESE PICTURES, I LEFT IT DIRTY? These people are shady and dishonest. That said , it doesn't matter how well you leave the place--they'll find a way to charge you anyway, so you might as well leave it as dirty as you want! I really regret recommending them to my friends who ended up renting there. Stay far away. read more

Useless at "helping" to resolve issues but they will act like they care but saying "thank you for letting us know"

If I could leave zero stars I would have. We lived in the City Heights apartment on 42nd street off El Cajon Boulevard. Absolutely god-awful area, annoying, loud neighbors across the street, always setting off illegal fireworks. No AC, so we cooked in Summer. When I asked about any plans for AC or adding awnings for shade, the management lady said to just deal with it. Area is so ghetto, garbage area is always trashed with homeless digging through it. read more

I've only been in my unit for a week, and I'm already dealing with several issues--cockroaches, a nonstop running toilet, broken cabinet handles, and a washer hooked up incorrectly with the hot and cold water hoses switched. I reported everything two days ago, and management said maintenance would reach out. Still no response. It's clear they don't inspect units before renting them out, and their maintenance system is completely disorganized. For what they charge, this level of neglect is unacceptable. They desperately need a ticketing system or a better way to handle repairs. To make matters worse, their lease terms make it difficult to leave--if you break the lease, you're on the hook for pro-rated rent plus an extra month's rent. If you have other options, avoid this place. The lack of accountability and responsiveness makes it not worth the hassle. read more

In the last three years managed by Srm in normal heights and city heights. If you have a large dog which I do not, Srm is good for you because there's no real restrictions however, for example, when I lived in city Heights in my two bedroom, one bath apartment, the rent was a little under 1800 but I lived in an alley full of gang members, and we had a mice infestation., most likely due to the alley . When I lived up at Adams Avenue, it was a one bedroom one bath for a little under $2500 in an old department where everything is falling apart. They would repair the same issue two or three times and never fixing it'. Does Srm respond to Maintenance needs yes, the issues they have to respond multiple times because they do not fix an issue. They just patch it up. Neither properties, I lived in were great and both were rented unseen because of the market. Srm was making people like myself put a deposit down to secure an apartment because they were going so "quickly" so I too, am responsible for picking these properties. There needs to be an app that rates apartments as a whole and individual units because those are two different experiences and renters should know/ I wish as I am all the best in their property management, especially with repairs and maintenance issues. read more

After reading all the other reviews I feel compelled to chime in. THEY ARE 100 percent valid. They raise the rent, the upgrades are pathetic. Every thing they fix they buy the cheapest stuff and work with other companies that do a poor job. The manager Lisa is the most rude person I have ever talked to. I actually have 2 friends take pity on me when they heard I live in an SRM and actually spoke of the property manager by name and I won't repeat what they said because it was explicit. My other elderly neighbors said the disposal stopped working and she didn't even call it in because dealing with management upsets her. They literally let anyone move in without meeting them. It's mostly military from out of state, so many dogs, smokers. The units are quiet other than that. read more

Reducing my rating yet again. These people are greedy and unethical as well as rude. I spent over 30 hours deep cleaning this apartment before move-out. I'm telling you I scrubbed baseboards on my hands and knees and wiped down and scrubbed every surface, patched every tiny nail hole, and steam sanitized the floors. And they still find bullshit ways to charge the full cleaning fee. They claim minor streaks from cleaning products, and one square inch of dust that was missed, as well as about 4 individual dog hairs justifies a $180 charge! Please tell me how any of that takes more than 15 min total. If I had a rag I could have wiped those surfaces again right in front of them in 5 minutes! They also claim additional things after the fact, NOT MENTIONED IN THE INSPECTION, that were NOT DIRTY! See attached image of Civil Code 1950.5!! They claim their cleaning service always charges a flat rate: "Our cleaners charge a flat-rate for cleaning that varies based on unit size, regardless of the extent of cleaning required." And yet did not provide me with a copy of the bill or the information about who did the cleaning. NOT LEGAL IN CALIFORNIA!!! You can only charge a fair HOURLY market rate for the work done if it's done by an employee of the landlord and you MUST include the bill if it's by a third party! The person they overpay for cleaning is probably a family member. See attached image from rentalawareness.com. If you are a current tenant it is not worth your effort at all to clean before you move out, might as well just leave it filthy since they are complete crooks!! And if you do, TAKE PICTURES OF ABSOLUTELY EVERYTHING AND VIDEO RECORD THE INSPECTION. The move out "inspection" was done by a RUDE maintenance person who had previously damaged my walls, damage that I spent *my own time and money fixing* since every time they enter my apartment they make something else worse. They also recently tore out all the old growth landscaping to paint which was totally unnecessary and all the other residents were really upset about it but afraid to say anything bc they still live there. All SRM ever say is "sorry for the inconvenience" which is completely insincere. They do not care about you or your daily life at all. read more

It seems to me like I'm not the only one dealing with SRM issues for years. I've been here almost TWO years. Anytime I have an issue with a maintenance request or issue with the property. It's impossible to get a hold of anyone and if you are lucky to get someone on the phone. They are always SO RUDE and almost like if your an inconvenience to them. Very poor customer service, maintenance is lack. They will come "fix " something " but then immediately stops working. All in all I'm had enough. This will be my last month here. Will update you guys will move out experience. Since I already know this is gonna be a hassle with them. Also after reading multiple comments. It's clearly that the leasing manager is the issue and not use. Beyond rude and unprofessional. 2 years and not once have I seen anyone from the office. Even after we had a brake in to our building. Took them over two days to fix the broken glass. Very shady company. Do your self a favor and stay far away. They catfish u with "modern apartments" but that's far from it. read more

I have mixed feelings about my stay at their property. Mostly bad ones if I'm honest. Pros: -maintenance was amazing and quick for the most part -my actual apartment (inside) was great. Good light and all newly remodeled with a washer and dryer -affordable rent -things in my apartment worked fairly well -new vinyl windows Then, the bad things: Cons: -my Conservice (utility bill) literally went up 4x the prior bills for two months in a row, they refused to explain. Scam! They are now charging me almost 90 dollars a month for my "water bill." Wink wink. The apartment is the size of a small hotel room. You tell me how I suddenly started using that much water! -no parking -no AC -paint/walls marked up with the slightest touch -poor communication with the office, I mean it was laughable how pathetic it was. I had to document everything and often show them emails that we had already exchanged to prove what I was saying. I didn't trust them at all. They were very sneaky on the reg and really awful to deal with. -Taylor was an atrocious and hostile person. She made it clear AF that she couldn't stand me immediately after I moved in. She was completely unprofessional with a massive chip on her shoulder. When I was trying to work out an issue with her on a problem with my refrigerator, instead of getting shit done, she says, "Sounds like you are unhappy there, you should probably move." I can't make this shit up! -HORRIBLE neighborhood, I was scared to go out at night and didn't really ever do it -neglected common areas that were filthy -severe roach problems that they only spot treated. There was no attempt to actually exterminate the roaches -tons of weed and cigarette smoking, completely foul -people moved in and out frequently, almost like a hotel or something , that was sketch AF -I know I'm not getting my deposit back, because I see they rip off everyone on that no matter what -no sense of community with the neighbors -people do not control their dogs whatsoever. They own the building behind ours too, this large deep bass dog barks its head off 24/7. I was asked to record it, AKA prove it. Like being startled awake, THEN get it recorded. Mmmmm kay, sure. I'll get right on that! Same issue with my neighbor across the hall. They did not GAF. -no management on site, it's why so much crap goes on because everything is completely ignored, they don't live in these buildings so they really DGAF -when I first moved in, some neighbors who moved out were stealing my packages and opening them and taking what they wanted, I didn't know it until they left and it stopped -package delivery was a f'n nightmare in general -no dumpster, I had to pay over 1000 dollars for a junk hauling service when I moved in. I was really pissed over that. -they don't have an actual office, more sketchball shenanigans -they refuse to talk on the phone, which is also a plus because I was able to document everything that went on with them Basically, it never felt like a home. I only had one person I know come over one time to watch my cats, not by choice, when my mom died. I was so ashamed of where I lived. I rented out of desperation, site unseen because I was completely desperate for a place to live at that point. It served its purpose, but I'm really glad that I'm moving onto something different now. Very negative experience. read more

Don't let you tour or even apply to an apartment without doing a "checkpoint ID verification" - which involves sending a photo of your ID and a picture of yourself with an ID to a stranger. Only offering virtual tours or self guided (no exceptions) is quite unprofessional. Couldn't imagine trying to get them to fix something wrong in your apartment. The lack of commitment on their part says a lot about their ability to accommodate a comfortable living experience for residents. read more

Let me just start by saying I lived at 4055 Ohio Street since 1997! So I saw lots of changes in North Park, and went through 3 different owners. SRM Urban (then SRM Investments, LLC) bought the property from Mark II, LP in 2013. It was a little nerve-wracking having both management teams walking through the unit, but SRM was very professional and efficient with the inspection tour. Less than a month later they sent me a letter indicating the change of ownership. Rehabbing started as soon as some of my neighbors vacated for various reasons. I was worried I would have to move, but the maintenance team assured me no one was getting kicked out ... units would be renovated only as tenants willingly vacated. Sure enough, 7 years later, SRM had still kept their word. The new units were impressive -- in-unit washer/ dryer, dishwasher, electrical, you name it. Brand-new drywall, flooring, and cabinetry installed. My rent increased from about $1,000 in 2013 to $1880 in 2018. It wasn't the easiest but it was close to my pay increases so I managed. They also were kind enough to grandfather my free parking space (there were only 5 for 8 units) up through 2020. I probably should have gotten a roommate or downsized earlier but I was comfortable with the location and loathed the idea of moving. Maintenance was great! They never took longer than a few hours to get back, and when we had some emergency sewer line issues they were out within the hour. Electrical, plumbing, construction ... all well-coordinated. Our property manager changed to Lindsey and while sometimes it took a while to contact her, she had a great staff in the office -- Arielle was wonderful to deal with, very friendly and professional, whether by email or by phone. Lindsey explained being a property manager involves many requests, and she was juggling family obligations like many of us, too. So I understood. I heard her giving tours of vacant units and she was very professional. We did have some issues with homeless using our laundry room, though...I reported this a few times and eventually we got a lock installed by management. Thank you for listening! I have to say Lindsey was a lifesaver in 2019! My bathroom drainpipe cracked under the floor so the 60s-era bathroom, pink tile and all, had to be demolished. I found out at work and nearly freaked out when maintenance called me with the news, but Lindsey followed up and gave me her number to reach her, and clearly outlined SRM's policy for alternate accommodations at one of their partner hotels. Many places make you figure it out and just deduct expenses from rent owed, but they handled the billing and even a food stipend for takeout food! I ended up staying at the Handlery Hotel and I felt like I was on vacation for 2 weeks! And I came back home to a thoroughly modern new bathroom. Bonus -- after emailing my food receipts, I received a check from SRM less than 2 weeks later! Fast forward to 2020. COVID-19 all around us, my heart goes out to anyone affected. SRM, on their own, sent us an email that they were going to knock off 10% from rent for April, and 5% off for May and June. In addition to this, we got to keep our existing rent through the remainder of 2020! For those who could afford to pay full rent, they offered to donate the difference to their charity to help those who couldn't pay their rent due to COVID-19. While I didn't do this, I appreciated the breathing room since I had to start working from home in March and it would have been an adverse time to try relocating. The savings allowed me to help support struggling local businesses. December 2020 I finally decided to end my relationship with SRM (for now, at least) to save money and finally be "on my own" -- get this, I was 44 and had never leased my own place! I moved in here at 21 years old with a wife and a baby, and eventually found myself living alone with no roommates. Don't get me wrong -- I loved the location but it was time for a change. Some recent changes in neighbors might have had something to do with it, and potential future rent increases -- well I figured I would take action. Maybe I will be back in the future, I love all the amenities and like I said, the staff at SRM is fantastic. SRM offers pretty compelling value for what you pay / get. Move out was easy. I emailed my 30 day notice, DocuSigned the agreement, and left the keys on the counter after I got the place broom clean, mopped the floors, and vacuumed, along with spackling all the holes in the walls from my previous roommates. Amber Gaubatz at the office was great at explaining the cleanup policy and moveout process. I was overjoyed that I got back my entire deposit from back in 1997! I feel like SRM was very easy to deal with and treated me with respect the whole time I dealt with them. I would consider renting again from them, especially if I got another roommate to share the costs. read more

In fairness to SRM, they did call me and inform me that they issued a warning about a barking dog after I got ahold of an SRM employee who does not work in the office, who was in a meeting with someone from the office. Also, for awareness, and this is directly from the SRM office.... "We also manage over 2700+ residents and ask that once a complaint is made, the residents are given 1-2 weeks to remedy the issue." I get the above. The issue is that there was no feedback after the initial contact that the issue was being addressed. I suggested they at least send a quick text to let someone know they received the call. Otherwise, I have no way of knowing that the issue is being addressed. Should I assume that is the case? Phone calls get lost, texts get lost, etc.... A quick confirmation that the call was received and is being worked would go a long way in providing better customer service. So, I guess I didn't make it clear enough in my previous review. I don't in any way fault the folks in the office. I believe they are doing the best they can do, given they are asked to support an insane number of residents. I fault SRM, the investment company, not the poor staff that is insanely understaffed. read more

We have lived with SRM Urban for going on 5 years now. We even transferred from one apartment to another in our building because it was remodeled. This past week after a year of living here, the wood flooring started to raise, peel and crack in our dining room & kitchen. Moved into a SRM Apartment in June of 2021. Since then (3 months) I have had 5 Pest control visits and many maintenance visits due to pests. When I first moved in it was a rat. There was a GIANT hole in my kitchen baseboard just left open. Didnt think much of it until my entire trash bag was dragged across the floor and into the hole. They filled the hole, the rat ate through the hole again and then finally landed on a trap. That I disposed of. Ok so now week one is done, lets continue. The beginning of July (2 weeks of living at apartment) I noticed ants. No big deal right? Bought some traps, didnt work. So I contacted SRM and Pest company they use. They came, treated the apartment, and that worked for about less than 2 weeks. Again they have been here 5 times. Not to mention the roaches that I have seen as well. So now we have RAT, ANTS, and ROACHES. 3 months of dealing with pests, do you think its time to leave? Probably and within my legal right to do so as well. And keep in mind this isnt just like 1-3 ants at a time. ITS HUNDREDS I have spent many nights on my couch watching TV and look down to see ants crawling up my legs. read more

Renting apartments is always going to be a crapshoot. I'm generally happy if my place is reasonably well maintained and the property management company basically exists to collect rent and to tell the maintenance guys to go fix something if there's an emergency. SRM did that for the 3 years we lived there, and rent was reasonable enough. Our buildings front light never worked (despite many of us asking them to fix it for safety purposes...) and the parking spots had crumbling cement with exposed rebar that actually damaged our neighbors car - but hey. I'm truly not asking for much. I already expect property management companies to charge the maximum legally allowed for them to increase rent each year, because .... well... capitalism, I guess. I'd have a heart attack if a massive property management company DIDN'T just automatically charge the maximum legally allowed for them to charge. They're all shady, I'm not naïve. However, this spring they tried to tack on a $250/month fee if we did not convert our existing month to month agreement (which has been in place for over 2 years) into a new year lease. Our existing lease defined all fees as part of rent, and even if not, this would have been a violation of the rent control ordinances as it exceeded the 10% increase allowed, however they try to define or excuse it. If someone signs a new lease that specifically includes a month to month fee? Fine! We however, did not sign a lease that allowed them to charge a "month to month fee." After doing literally days of research, reading city and state codes and sifting through so much bs, we determined that this was in fact very likely illegal for them to charge, and confronted them about it. Obviously this was incredibly stressful as the power imbalance of telling a GIANT HOLDINGS COMPANY that they're likely doing something illegal means we'd probably have to hire a lawyer just to avoid being massively taken advantage of - and of course we knew they were doing this to ALL OF THEIR TENANTS. If they had done it to just us, that would have been $3000/year of likely illegal rent collected. But when you scale that across all of their properties (we know that they did this because when you google "is a month to month fee illegal" most of the results are people talking about SRM) that's a dramatic amount of income fleeced out of renters pockets. Most people can't risk losing housing or moving and will feel pressured into signing the year lease, or just paying the fee. SRMs response was pure gaslighting and completely ridiculous. I'm going to hold off on posting the screenshots as we will be following up with a lawyer about this, but they might as well have just replied "Lol, ok renter." Today we got a letter saying "They've decided not to charge the fee" and that anyone who had paid it would have the funds applied to their next month of rent. HMM I WONDER WHY??? Probably because they'd be on the hook for each violation of state and city ordinances for rent control. I'm guessing that we could all talk to lawyers and get compensated for this incredibly sketchy move --- but they'd obviously rather pretend like it was their decision not to charge the fee. For people considering renting with SRM, I get it - renting is awful and holdings companies like this (SRM is owned by HG Fenton, go ahead and look up what they manage/own) will try to take advantage of you one way or another. So make sure that you're ready to spend weeks stressed, becoming a local ordinance expert, advocate...... or just willing to pay whatever they dictate. read more

Two stars because I used to love this management company, and recommended them to everyone I knew looking for a place. I moved into one of their properties in 2019 and everything was great- responsive, well maintained, nice people. Some shift happened in the last year and I am not sure what it was. It started when we were told we would be responsible for paying our water and trash services with a third party company. Then, as you will read in most reviews, we got our 10% rent increase and a fee of $250 PER MONTH if we don't sign a year lease. I have been in a 'month to month' with them for 3 years and all of a sudden now we are being charged a fee?? This raised my rent by $450 in one month. Being a tenant for 4 years, paying every rent increase, never being late, never having a complaint, referring 2 people who signed leases with their other properties, didn't seem to mean much to them. As you will also read, they did drop the $250 fee "in the interest of customer service." Basically because all of their tenants on multiple properties lost their minds and people started handing in notices and contacting lawyers. I don't live in the nicest neighborhood - though it is not the property management fault. But that definitely should be taken into consideration when talking about raising the rent. One of my neighbors moved already and 3 are preparing to give their notice because the cost of the apartment now is NOT worth it. The amount of rage people feel about this increase is very noticeable. We have people sleeping by our cars, cars getting broken into, packages constantly stolen, neighbors causing problems, can't walk around at night etc... and we were okay with it until the price hike came. It is not worth it when on our block we can literally rent something for hundreds of dollars cheaper. They really cut their nose off to spite their face. According to some neighbors, they are now not answering phone calls. I had to place three phone calls and write an email in order to get a response about an updated lease and what the new amount would be. Like I said, it truly is a shame because I loved living at their properties. This money grab they did was in bad taste and I will be handing in my notice soon. read more

unable to reach anyone at srm urban! terrible customer service! no answer at phone number listed on their website..

The WORST company we've ever experienced. We constantly have to ask our neighbors to grab our packages when we're away because we've seen several people break into our complex (even though they promise us no one can break through a code locked gate, and I've personally see someone use tools to break in). We've had rodents at least 4 times in a year's period of time. My poor pregnant wife wasn't given any compensation or wasn't given a night to stay when we FOUND A RODENT IN OUR BEDROOM. Our back lot always has an outdoor american peeing in our spot or leaving smelly items in our spot. There is broken glass at least once a week in the back alley where we have to park. We've gone through 3 sets of tires while living here. There's noisy neighbors who smoke weed at ungodly hours of the night. This company DOES NOT care about your needs and will not accommodate for anyone. They even mentioned they would change the code to the gate but it's been over half a year and the code is still the same. This place gives us stress beyond anywhere else we've lived in the past. We are counting the days when we can move into our own home. Here, we don't feel safe nor do we feel cared for. read more

Spent over 4 years renting here in North Park. Maintenance people were friendly and professional and they allow dogs. That's all the positive from my experience doing business with SRM Urban. As a veteran going back to school, I've enjoyed my time in the neighborhood- but there are constant security issues regarding structural integrity of one property where management refuses to upgrade the doors and fences that are meant to keep tenants reasonably safe. The management has 0 accountability and will run you in circles as they stonewall tenants who ask for help. Another bare minimum company to landlord over San Diego. This company, Lindsey specifically, has been a nightmare to work with. She is the property manager at our complex, and is the one who gave us a tour before leasing. When we toured she told us that our unit had a parking garage, after moving in we were told that it was a tandem parking space. It was not a big deal to us, as long as we had our parking spot. However, it is impossible to park in the spot. After maneuvering my car I had about one inch on each side to open my doors. I contacted her with this concern and included pictures, and never heard back from her. I was ignored for a whole month before receiving a reply. How did I get a reply? I texted her the same message every hour for a whole day before she decided to reply. She came to the property to measure the spot, and it measured at 8x16. She texted us a condescending message on how this has never been an issue for residents in the past, and that the measurements fits under compact parking criteria. Furthermore, she wouldn't be reducing our rent which includes a parking spot on the front page of the lease. She would be right about this if it didn't have a wall and a fence on both sides and it were labeled as compact parking. (Being that it is "compact", it would've been courteous to disclose this information prior to signing) (Even though it is not compact because it does not comply with codes) After providing City codes that state that any compact parking with obstruction on one, or either side, has to measure 9x18, she stopped replying.... So basically expect your concerns to be ignored, and be prepared to possibly have to climb out of your sunroof to get out of your car. read more

I have been living in an apartment at 2229 2nd Avenue managed by SRM Urban for about 3 months now. At first, it all seemed great. I moved from Austin, TX and rented the apartment without seeing it first. Taylor, the property manager was super nice over the phone and sent me a video tour of the apartment. She carefully avoided showing the "view" from the apartment in the video and when I asked about it over the phone she said it looked at another building. Well, that was a big fat LIE! When I arrived and opened the blinds it looked over a wooden fence with absolutely no light coming into the apartment. After that, the experience only got worse. She "forgot" to mention that there was going to be construction in the apartment above. So for 3 weeks after moving in, all day including Saturdays would be crazy loud noises until 7 pm. But I was optimistic. I thought to myself that once they are done, it can't get any worse. Well, it did. Once my new neighbors moved in, all hell broke loose. I can hear EVERYTHING my neighbors are saying to each other, doing to each other (yes in the bedroom). It's a kind of intimacy you DO NOT want to have with your neighbors. There's no soundproofing at all in the new apartments. When I reported the issue to Taylor, she was very nice and told me that they would do something about it. Now we are two weeks after, no carpets were laid in the hallways, my neighbors got even louder waking me up at 5.30 with their "bedroom noises" so clearly absolutely NOTHING has been done to resolve the issue. Taylor called the noises "standard apartment noise". You try to live under these circumstances and we'll see if you still consider that standard!!!! DO NOT MOVE INTO ANY APARTMENTS!!!! YOU WOULD PAY A HUGE PRICE TO LIVE IN A NEW APARTMENT. (2ND FLOOR MIGHT BE BETTER, BUT YOU WOULD STILL HEAR YOUR NEXT DOOR NEIGHBORS) read more

SRM outsource utilities (Conservice) and now rent payments to ZEGO. If you have a problem, get ready to spent hours online and on the phone. Try to call SRM their voice mail is usually full so you can't leave a message. And they use a Coffee shop for an office, I guess they don't like renting themselves. read more

As a renter, I definitely cannot recommend this management company. From the time they took over our property, it's been an ongoing slew of issues. Most recently, I got a call that they needed to access my garage (they have a key to the lock). I wasn't able to calm back for a couple hours, by which time, they'd already cut my lock off the garage. Absolutely ridiculous. Additionally, since they've taken over, the only sort of "paperwork" I've ever received from them was a text message, telling me where to send the money. Yea, this is how this company operate... Again, I can only speak from the point of view of a renter, but I can't imagine there's anything with which I'd trust this company. read more

My wife and I have lived at SRM-managed properties in Bankers Hill for about three years now, and we've had nothing but positive and helpful experiences with management. Our must-haves were that the apartment must be pet friendly, have wood or wood-like flooring, w/d in unit, and parking. These aren't easy to find for a decent price in San Diego, but we got it all. Lisa was the rep who showed us our first place and the one we currently live in, and she is wonderful! We had plumbing issues during COVID-19 (now), and maintenance was quick to fix. Couldn't have been more grateful during this difficult time. The only issues have been neighbors in the past but no matter where you go, it's always going to be a mixed bag so I'm not going to dock the company for that. Thank you, SRM. Even if we decide to upgrade in the future, my partner and I will look to you first. read more
