I don't recommend this apartment at all, besides Joselyn and John doing their best with what they have at their disposal, this apartment and especially their parent company 11Residential sucks. The apartments are always dark, the buildings/likely the rooftops are infested with termites cause the flying ones show up in the complex and sometimes in the apartment when it gets warm. The paint sucks, you can't even use renter friendly command strips. The laundry rooms are always nasty since there is no longer a regular cleaner like when we had moved in 5 years ago. They removed most of the trash cans throughout the complex. People let their dogs pee & poop throughout the complex. We also dealt with multiple horrible neighbors for so long before they finally got kicked out. But the worst of it all, we lived there for 5 years and still got charged for everything, paint, replacing tile floors (that never got remodeled during COVID when we moved in and were already damaged when we moved in. I have pictures). We even cleaned pretty good and still got charged for the highest cleaning fee. On top of all that their math was wrong and didn't even match up to the price sheet they sent with our move out paperwork! Then when we try to dispute the charges we only get AI responses via phone, email and text. They bombard you with AI texts, emails and calls to pay your fee all the time. I tried to talk to the acting leasing people at the time and they said they can't help and to contact central. I called all the numbers I could find, left messages. No response. We have emailed the contact given to us on our move out paperwork over and over again - only AI responses. 11Residential makes it so hard to speak to a real human this is how they force people to pay their bogus charges, by making it humanly impossible for anyone to get a hold of them. DO NOT LIVE AT ANY 11RESIDENTIAL PROPERTY! read more

Leasing here was overall decent however unfortunately our unit did not come with A/C as it appears only a certain number of units have this option therefore I would recommend asking first if the unit comes with A/C before signing any paperwork if this is a deal breaker for you. I work in a professional setting and correspond with clients on a daily basis and unfortunately the community emails we received would often have grammar/punctuation errors. When we decided not to renew our lease, we were not given any instructions regarding moving out except to give a forwarding address and to switch the utilities into the property management's name. I had to pull up the original documents we signed and even that had generic information that was not helpful compared to previous apartment complexes that I have lived in that gave detailed instructions and a cleaning checklist on how to go forward with moving out. I had to call the final day where to leave the keys as I mentioned above we were not given any instructions. We cleaned the apartment however we were still slapped with an $185.00 cleaning charge. I suspect it was potentially things such as window screens or lighting fixtures that other leasing companies may or may not want you to clean? However with no instructions how are we to know what is and isn't to be cleaned? A con here is definitely the parking situation as each unit is only allowed one parking spot which makes it a hassle for those who have 3 bedroom apartments with multiple individuals living there. You can park on the street however be prepared to compete with the additional apartment complexes that are nearby that share the same street and parking lot structure as this one. One thing I really disliked was the third party billing company they would use "Conservice". You would be charged a $5.00 fee monthly for this third party to basically combine water/trash/sewer/gas bills and distribute it evenly between all the residents that lived in the complex. You would be responsible for the total charge of all resident usage based on a multiplier on how many individuals you had listed on the lease. Meaning if you were on a trip for a month and returned, you would still be in charge of paying $100.00 for those services even if you did not contribute to it. Our water and trash bill was ridiculous at times. Management overall was nice to deal with, whenever I called it was always answered quickly and in a professional tone. I just wish they were more concise and would provide clear instructions when it comes to moving out, I shouldn't have to pull documents and call to figure this out on my own. As far as the lease pricing goes they are pretty competitive as the area you are in is very decent. You are within walking distance to Target which is literally across the street and has groceries there. Everything is within walking distance but of course a car would be preferred to transporting items. What I also liked about this place was that they communicated quite often when there were issues and had trash cans readily available for residents to throw away their dog droppings or minor trash. They keep the grounds well maintained and are pretty good on making sure trash is taken care of often to avoid overfilling. Although this property is not as dated as other newer properties near the Clairemont area, it is convenient to have the stores within walking distance from your apartment. Having family nearby is also a plus! The neighbors are all very friendly, aside from one crazy neighbor who has made a living here a nightmare. However, I want to thank Jocelyn (PM) and John from maintenance; they have gone above and beyond to assist with our concerns. The issue with the neighbor is out of their hands, but they have kept us in the loop of what we can do to avoid further issues with the neighbor. Again, John and Jocelyn are amazing and have been very helpful and understanding. I truly hope the management company sees how much they have had to deal with and compensates for their hostile environment with this said neighbor. read more

Although i just moved out of these apartments, living here was great. The manager, Joselyn, was always very nice and helpful with any questions I ever had. She really always tries to help as much as she can with whatever it is you need help with. Whenever something broke or something needed to be fixed, maintenance had it done within that same day we requested it fixed or by the next day. Management always made sure to keep us informed of anything happening through emails or notifications on the app which was very helpful. It is also a pet friendly community so that's a plus! read more

Honestly not my fave complex I've ever lived in but not exactly horrible either. Our apartment gets infested with fleas frequently even though we have no pets, every few months we get a termite infestation as well. Neighbors are nice and it's a quiet complex, I enjoy living here overall. But the laundry room... DISGUSTING honestly. Maybe I'm just used to living in complexes with better management and better cleaning staff but there's animal hair everywhere, the floor is nasty, the washers and dryers don't work half the time and they all have a musty smell to them. Will ruin your clothes sometimes too... it's a gamble. I have to buy the strongest detergent and smelly beads so my clothes don't smell musty. Good complexes wash the washers out every morning with vinegar.... And for the price of rent here, you think that'd be the case. Another thing that bothered me was that last year I got robbed at gunpoint on the street behind the complex... tried to post on the bulletin on the app to warn other residents to be safe and aware of their surroundings... and the management company wouldn't approve of the post because it would make the complex look bad... wrong of them. read more

The management, led by the property manager Allison, is structured through a predatory system that will keep you stuck to unreasonable obligations. Allison is highly incompetent and unhelpful in any given situation. UPDATE! 12/28/16 According to their response I don't live here, when in fact I have lived here for over 10 years! I can name you all the property managers that have come and go before this property was even purchase! From Abraham, to Jose, to Marylin to now Alanna. And let's be honest here. I wrote an honest review based on evidence and facts. And NO your prices are NOT comparable to the surrounding market area. That's why I advise people to do their homework before they pay your outrageous prices! ------------------------ New owners are definitely overvaluing this property. This place was great to live in until the new owners came in. They want to treat this place like condos when their clearly not. You pay for more and you get less. There are other properties around the same area and you get more for your buck. They want to advertise these apartments has "newly" remodeled when in fact they had already been remodeled a year prior before they bought the property. Want more for your buck? Do your homework! A good example is Balboa Ridge condos which is a block away from here. The apartments are just as updated and you get 2 more pools, 2 more jacuzzis, 1 gym, a party house, your own washer and dryer and air conditioned rooms, with utilities of water, gas, and trash paid by the condo owners as well as options of extra parking and all for the same price. Pacific Sands offers one pool, no jacuzzi, no gym, no party house, no air conditioned rooms, no in unit laundry, and you have to pay for your own water, gas and trash. Another concern is new management. They expect you to treat the ONE pool that's available like a library. If it's summer and its 1 o'clock pm and considering how hot the weather had been during that time, I think is normal for kids to have their usual fun time, it's not everyday they get to use the pool as it is mostly empty. They are not hurting anybody and they are following pool rules. Pool also needs improvements. No Jacuzzi, very limited on space. The parking gate and laundry facilities is also another issue. The parking gate constantly keeps on breaking down preventing tenants from leaving the area, making even some late for work. This happens at least once a month. Dryers and washers keep constantly breaking down as well, even tho they are considered "new". Also, there seems to be a lot of power outages around this area as of late. There is no back up generator so please be aware. WARNING: Expect for loud truck noises at 5am every morning as these so called "luxury apartments" are located across the street of the truck delivery sections of a Target and a 99 Ranch Market stores. Trucks are constantly coming in and out of the area. OUTSIDE PARKING WARNING: If you have more then one car and have to park your car outside in front of the apartments, be very careful. A lot of younger kids love to skateboard in front of the apartment area so cars get broken into around that area and sometimes people will just randomly break your car windows just for the fun of it. This mostly happens past midnight. They claimed to have on site security, but to date, I have seen no security in premises, all you get is a number to call. Also beware of street sweeping tickets and speeding vehicles, there has been some reports of hit and runs. These apartments also offer no options of extra parking because they are very limited. Parking is one per unit. PET POOP & LOUD BARKING: Dogs are NOW allowed. Personally I have nothing against dogs, but this "luxury apartments" DO NOT have a designated area for dogs to do their business. Therefore you find a lot of unpicked up poop all over the area, which is not very sanitary. In addition, the barking can be non-stop. What had become a family oriented apartments, are now full of younger teens who do nothing but smoke weed, you can smell it as you go outside. Definitely not an area were you would want your kids to be playing around. They have a no smoking rule which no one follows. Before old management would have strict rules of only residents allowed in, now, anyone can come in and out. What used to be a quiet area has turned into a college dorm! Old management would constantly walk around the premises to make sure rules were followed but new management obviously doesn't have the time. They are in their cozy office most of the time. I would definitely advised to those who are moving around the Clairemont area to do their homework, because these apartments are being overvalued. If new ownership wants to treat these apartments as "luxury living" then they have a lot of work to do. A lot of current renters are leaving due to the fact that their new prices are at unaffordable rates and is located in what's becoming an unsafe area. The saddest part about it, is having to listen to stories of retired veterans that live here telling me that they aren't sure what they are going to do and that they might be homeless due to the greedy new owner read more

I lived here for a few years now in the beginning you couldn't beat the price for the location. Ever since the new owner took over it has down hill and the rent went up 50%. They told me that they will remodel my apartment if I signed a new lease I did and 1 year later I am still waiting for that remodel. I have crack floor which I reported many times they came and took pictures and never came back. They also told me I was on there priority list and I am still waiting for a response. They can't keep a manager because every other month there is someone different in the office. So everytime I go in and tell my problem I have start all over with a new manager. We moved into this apartment last week and seriously this place is great value for money. We got a lease on a month on month basis (which in itself is a hard thing to find), not only that but it's a whole $1000 cheaper than if we were to try and get the same type of contract on our old place. The place is gated and has a parking space. While there is no air conditioning in the apartment I am more than used to not having that luxury coming from a country where hardly anywhere has air con! The laundry is shared and there are two separate laundry rooms each with a change machine. Location is great, there is a library at the end of the street, target and albertsons and many other stores and eating places nearby and access to many different bus routes. The management are helpful and on site every day 8-5. 4 stars due to lack of in apartment laundry and air conditioning. FYI our apartment had been completely refitted with a new kitchen, new bathrooms and new tiles throughout! read more

I love living here! It feels super safe, I love that it's all gated and I never have to worry about being home alone. All the tenants are friendly and nice, and it's a pretty small complex so it has a great community vibe and even if I'm walking my dog at night I feel totally at ease inside the gates. The apartments are really nice- I love the hard wood floors and huge patios. The price is really good for san diego and for what you get. The maintenance is very helpful too and fix basically anything you need- even lights that go out. Dog friendly of course is a great plus, pool, small gym, very close assigned parking spot. I have enjoyed living here. Anything that needs repair is always fixed so quickly. I'm really appreciative of this, since other places I've lived at take so long, months even to repair. I work long hours, and leave work when it's dark out. When I get home I always have my parking spot available, and there is nice lighting getting to my apartment. I always feel safe coming home even though it is late/dark at night. I do live alone and it is nice to feel safe when you are trying to go to sleep at night. There are gates that enclose all the apartments and that makes me feel good. The property manager here has also been so great to deal with. The inside of my home is quality- cabinets with real wood , nice floors, clean- I think it was a condo. I love it! I truly have been so happy living here, and thankful I found this place! read more

First I called to inquire about availabilities as there's so many posts on Craigslist and I wasn't sure if their website wasn't updated since the website only has one and the description was different. The person I spoke with did not know the answer and stated he would call me back. Never did. So the next day I decided to go into the leasing office, hoping they would have answers to my questions and see the property. It's a shame because I actually liked what I saw, but the people in the office did NOT help me whatsoever. They weren't friendly, did not even say hello. I basically gave myself my own tour, no one showed me around. Every question I had for the leasing office reps was responded with "I don't know." Well... isn't it your job to know the property? If this apartment complex claims to be Luxury apartment, they need to definitely change their type of customer service towards their tenants and implement courteous and professional office representatives. Their office representatives are lazy and anytime you ask them for assistance they seem annoyed to help you out. When I went to renew my lease in which they were not nice about it they made it seem they were doing me a favor I had to ask them for further instructions on the finalizations of my contract and they seemed annoyed when I asked them when I should come in and sign the contract, they told me I will receive an email and that was it. I had to ask them "in how many days, what should I do after I receive the email, who had to sign?" They seemed annoyed with these questions. It really did not make me feel welcomed and happy that I was renewing my lease and that I was giving them 30% more of my rent. Another example of bad customer service and laziness of the office representatives is that they do not take ownership of anything. This apartment complex used to be a quiet complex and they are now renting it out to college students so now it's a party complex Thursday-Saturday. When I called to make a noise complaint, I first tried calling "COURTESY PATROL" which is a joke. After trying numerous times and no answer from "COURTESY PATROL" I called the leasing office. I was starting to tell her I wanted to file a noise complaint when she interrupted midway my sentence and did not even let me explain what happened and told me that they couldn't do anything that I first had to call courtesy patrol. I told her that I had called courtesy patrol and she said "that's funny because I just finished talking to them" pretty much claiming that I was a liar. We got into this whole argument on what I expected them to do as an apartment complex and that I need to know that there is going to be a solution to this problem. After a 5 minute argument she said that I wasn't the only one that complained and that they would send them a letter, this is where customer service 101 should be implemented. She should have listened to my problem instead of cutting me off and claiming that I was a liar, she should have addressed my problem and offer a solution since the beginning where she could have told me something like "Yes, you are not the only one that has complained and we will send them a letter but can you also call courtesy patrol to file a complaint and next time this happens file the complaint with them". Again if she would have done this we would have avoided our 5-10min argument, but she preferred to cut me off, call me a liar and claim that they can't do anything because it first needed to be noted with courtesy patrol. If you claim yourself to be luxury apartments treat your tenants with the luxury you proclaim yourselves to be and with respect and address the concerns that are given to you in a nice, helpful, polite and professional matter. And I have seen your generic answer you give out to these yelp reviews and I'll save you some time. YES I LIVE HERE, YES I HAVE CALLED COURTESY PATROL, AND YES I HAVE CALLED YOUR LEASING OFFICE REPRESTANTIVES. On that matter in calling courtesy patrol, you have to call them more than 4 times to get your call through. If you are going to respond to my review, respond when you have a solution on how you will improve the customer service skills from your leasing office representatives, and how to keep these "luxury apartments" a quiet community. read more

Oh man where can i start? First of all i recommend staying away from this apartment as far away as possible. They will charge you for so many move out fees. Ive never had an apartment charge me for 1 gal of paint/2 hour job for a perfectly well kept apartment. All the reviews on Allison are true. I messaged the manager allison over the fees they charged me for the move out and she didnt care to reply since we are not their tenants anymore. Management doesnt reply to issues they only care about taking your money. When we first moved in i had a certain move in date but the manager allison said we cant move in that date because she had to feed her baby. Management is unprofessional. The rent price is not worth it with what you get. Dont believe the pictures they advertise. It doesnt have AC or a microwave. Bottom neighbors will pound on your floor even if you are walking around your apartment lightly. A lot of the people that rent here smoke marijuana so be prepared for that. The only thing the manager does about it is send out an email to everyone. The laundry rooms are disgusting. There were times where we would get bug bites after putting on our freshly washed clothes from the disgusting laundromat. Washer is filled with fur and has a really bad odor. Neighbors are super loud and throws parties every weekend until 3 am and ive also had my packages stolen a few times. This was the worst apartment ive ever lived in. Please save your self the stress and headache by staying away from this sh***y overpriced apartment complex. Im glad i finally moved out of there. Absolutely the worst place I have ever lived since the change of ownership. This place was so peaceful and clean. Rent prices are now insane for no amenities. A ugly little swimming pool is all you will have. The noise now that pets are allowed is wonderful. I love listening to a dog yapping non stop, and seeing dog crap in the rocks. It really adds to the ambiance. Oh and good luck with the neighbors being quiet. I have never seen trash overflowing like I have in the last few months. I could go on but it would be pointless. This place just had a change in ownership. Previous owner was a family man. Tenants got along, never any complaints. New owner came in, raised rents dramatically, basically no rules. You can smoke on the property -used to be non smoking. You can have parties in your apt. No onsite manager to go to with issues. Laundry rooms in poor order, many not working. Parking gates are out of order often and new mgmt doesnt know how to fix. Alana in the office is nice and professtional but Cassandra is completely unprofessional. She is rude. New owner basically took a complex full of hard working families and turned it into a college dorm. Parties, college students, etc. All of the long time residents were forced to move out. The new owner is out for the money. Expect the rents to continue to climb to market or beyond and staff not to care about your needs. read more

I can't speak to how it used to be, but the value for the area is on par (actually, a little cheaper because it doesn't have in unit laundry) and it's being renovated. Our unit is beautiful and we're extremely happy with it. Cassandra in the front office was very kind, extremely helpful, made sure we were well informed through the whole application process, and was accommodating as we moved in. Available to answer questions and was extremely helpful. Moving can be such a stressful time and Jake helped make it a positive experience. It has only been a little over a couple months but in those to months our stay has been great. Everyone is very friendly and overall it's always clean. There were just new washing machines installed and i love the fact that you are able to control them with an app. No need for quarters now, it's great. The fitness center is very clean along side the pool. There is always time for a quick workout or a dip in the water. Another great thing is that the Maintenance is great. There were a couple things wrong with the apartment like an outlet not working and the blinds only turned one way but within a day or so it was fixed with no lag. It was great!!! If it was possible to get a -1 star that is what I would give pacific sands apartments on Balboa Arms Dr. If you want peace and quite you can forget about this place. There many dogs in this complex most of which the owners are responsible and train them to live in this confined environment. But I am stuck right across from an apartment that has 3 dogs in it and the owners are too lazy (and frankly don't give a damn about anyone else!) to train their dogs. The barking is non-stop some days. I believe they leave them home alone with the windows open and they bark every time someone walks by! I would not recommend this complex to anyone who is trying to have a home based business or wants peace and quiet when they get home after a long day at work. I have complained to management but nothing seems to change. This is NOT the place to live! We will be moving when our lease is up! read more

I took residency on 10/24 and I have zero complaints. My apartment is roomy and has nice finishes. Extra special things for me are the 5" baseboards, the wall color, the pull-out kitchen faucet, a dishwasher that can handle wine glasses on the top rack, a good sized pantry, the granite counter tops throughout, no carpet and laundry rooms where machines are consistently available to use. I have 2 small dogs and walk the property often. There's a residential neighborhood outside the back gate and a grass area outside the front gate where I walk my dogs and I don't see any dog poop others have left behind on the property. I haven't experienced a dog barking problem either. Yep, I pay a little more for it than my old place but it's well worth it. It's quiet, clean and gated and the office staff has been nothing but wonderful to me. I think you have to have lived some place with sketchy tenants, tenant noise, dog poop, impossible parking, awful laundry rooms and a staff that's rude are actual problems to appreciate how nice this place actually is. Worst people ever. The apartments' manager is so rude. She was unprofessional and lazy with people. The apartments are so expensive for no reason. Most of the residents left and they found cheaper apartments with even more utilizes like AC and Tennis court. The trash are everywhere and the pool is discussing.
