Had an amazing time at the art event, with provided snacks and drinks! Will definitely come again for future events.

"Luxury" apartment vents

Last night, a girl in her 20s was shot here. When my boyfriend tried to ask local officials what was going on, they said it was just an "altercation" even though suspects were on the loose with a gun. This place is not safe at all. Avoid at all costs.

Dirty elevator

This place is a nightmare on a hellaciously large scale. Let's begin: when you tour the apartment, the parts you are shown seem nice, well kept, and clean. However, this is the dog and pony show that gets you roped into a lease agreement that will costs you 2-3 months rent to break with no acknowledgment from on site management or Trinity apartments that there is an issue. We were told they simply didn't agree with our assessment of the state of the apartment and why we wanted to leave so they chose not to document it (Thanks to the Property Manager Alethea Acasio and Ryan Prohaska the Area Manager). Due to the fact that Alethea was going to make us pay last months, current months, and next months rent to break the lease, even though the property had already failed to meet basic living standards, (and also failed to document vagrancy as our reason for leaving) we left when our lease was up. At Arrive Mission Valley, you never "come home" you arrive to urine filled hallways that the homeless population fill and sleep in and have made home instead. It's not just unclean. It's UNSANITARY and UNSAFE. To further my point, there was also a shooting on the floor below us a few months back as well as a gang fight at the train station just right outside the complex. I was told I could contact the on-site "security" however they are often difficult to find "promptly dealing with a situation" often means around 4-6 hours later. There are also no cameras anywhere inside the property. So when you experience break-ins and property loss such as we did there will be little to go on. Undisclosed by any of the Arrive Mission Valley staff: the entire first floor is section 8. If I could write a separate review for the Maintenance team Chris, Jorge, and Waymon and give them 10 out of 5 stars I would. I wish I didn't have to see them so much due to appliances not operating as they should or things breaking so often... but they were always quick to answer requests and with a smile and great attitude as well. Cannot thank these guys enough for the work that they do. One of the elevators is frequently down and broken. The unit had not been thoroughly cleaned when we moved in. I found hair in the freezer and dirty laundry in the washer and dryer closet. Also the hallways aren't air conditioned. So in the summer it gets extremely hot if you are not in your apartment. Arrive installed solar panels in March of 2023, however instead of saving money my electric bill has doubled. Don't know how that math adds up unless we're paying for their solar panels. To be fair, I have addressed my concerns with Arrive Mission Valley. I was told the apartment was on a cleaning schedule. To that affect I have taken pictures through out my time there on various occasions of the exact same urine spot. It never gets clean. Residents are not fined if their animals urinate in the elevator or hallway so it continues to happen. My concerns about how unsanitary and unsafe the apartment had become was not agreed upon by local and upper management and therefore not documented. If you are looking for a place that is unsanitary, unsafe, and staffed by managers who only care that their facade remains in tact, then Arrive Mission Valley is the home for you!

Black spots from the ceiling parts

I have lived here for 3 days and so far everything has gone wrong . Day1: * Guest parking- we're told we have 30 free guest parking passes . At move in we were told they're $7 each. That's false advertising * Maintenance problems : closet door, paint on ceilings, exposed wire in laundry- we were told would be fixed BEFORE we moved in by both agents. When Maintenance finally came for a flood, they sounded like they never heard of these requests * Other problems- our screen for the window started to fall off (high safety concerns cause we're in the second floor) * Flooding day 1. The washing machine started to drain but I guess the pipe was clogged because it poured all over the floor. Luckily I was home and able to stop the washer before it flooded the entire apartment. When I called the emergency maintenance line, maintenance wasn't available. After someone came, we never received an email or in person conversation when maintenance finished/ left so we had no clue what the problem was or how he fixed it (or in this case, didn't fix it) Day 2: Flooding again: the washer turned on on it's on (probably cause it was trying to dump the access water in it from the day before) . Hitting the stop button didn't turn it off. We had to unplug it. The hose connecting it to the drain pipe was just sitting on the floor so water was everywhere, again. This time our stuff was in the apartment. * We were told to leave these fans on till Monday but you try sitting next to that insanely loud fan for 72 hours. My ears were ringing * Still can't do laundry Day 3: I walked into the bathroom in the morning and felt a wet and sticky floor plus crumbles. When I Looked up, I saw the ceiling had started to crumble from leaking. The leak was directly below the heater/ ac, so the maintenance guy thought it was the ac dish overfilling. * When they finally come to fix it, he cut a hole in the ceiling but nothing was removed from my countertop so my electric toothbrush was ruined. * Now there's another fan going on for hours next to my bedroom and I can't sleep Most, if not all, of these things could've been prevented with proper maintenance. Not impressed so far I highly don't recommend living here .

Do not live here. This is the worst experience I've ever had with an apartment building. I had packages stolen for months (even though I paid for parcel pending) and lost thousands of dollars worth of orders. More importantly, I have moved out of the apartment 8 months ago and have been receiving non-stop calls from debt collectors to pay a $725 move out fee for failure to give the apartment a 30 written notice of me moving out. Confused, I sent the debt collectors a copy of the email/notice I sent the apartment building 32 days before the end of my lease date. The debt collectors claim Arrive Mission Valley said my email does not qualify as written notice, and Arrive Mission Valley said they never sent me to collections even though they're the ones who sent me the invoice in the first place. Not only does this apartment charge you extra fees at move out, but they lie about it when they're confronted about it. I did all the right things at move out but now I'm in collections and my credit has been affected because of their move out fee scams.

Rear damage to vehicle

Well it finally happened. Someone was shot here (May 2022). This property is a nightmare. I was also assaulted at the property, my life threatened and then retaliated against. My car was damaged, perpetrators allowed to stay and then Scott the manager tried to pursue me for rent after I left the hospital and moved from the property.

My car broken into in the garage. A bag of trash was stolen.

Ask the Community - Arrive Mission Valley

How is the location of this apartment? I'm moving from Atlanta and love the look of this building, but I'm worried that it isn't as walkable (easy walking distance to bars, restaurants, businesses, etc) as some other downtown areas. Please lmk!

Who knows when bars will be open again but there are several excellent eateries (pho, sushi, cafe grill, Jamba Juice and Starbucks) directly inside the complex. There's also a 7 eleven directly across the street, and other eateries (Thai, pizza,… Read more

Is there a dog run or anything where dogs can go to the bathroom?

Thank you for asking! We have a park behind the community, trail areas at the YMCA (also behind our community), and various walking areas within 2 miles of Arrive Mission Valley.

It's sad they get a bad rep. I recently moved out. I got a call saying I owe more money. My utility bill was more than double. I was completely moved out August 1. How my bill doubled is beyond me. The staff claimed they took the payment for utilities out of my security deposit and I still have a remaining balance of 56.58 for repairs. My utility accounts should not be paid for from the security deposit. I've been paying my utility accounts on auto debit. Any repairs needed should have come from the security deposit. HG Fenton is horrible! I will never live at another HG Fenton community. The 2 statements the office likes to make here: "This is how we do it here" in reference to their general operations when it's convenient for them. When you request significant repairs: "We don't normally do this but we'll try to make an exception". This is a terrible way to operate. I would be embarrassed if I was the leasing staff here. So many residents complain and are itching to move. So many residents complain of the exhaust problems as well. Do not move here! As bad as it is you can't really blame the leasing staff either. These are all HG Fenton policies. They're just following the rules of head quarters. Conservice the company used for utilities is not answering. I've tried to pay my bill directly through them. Their automated answering service is a hotline for medical devices making the company seem fraudulent. It seems Portofino cancelled my account with Con service as a means to double charge me to keep more of my deposit! They can keep the deposit I won't pay anymore fees.

She went above and beyond to make sure we understood the community, the amenities, and what living there would actually be like. It felt like she genuinely cared about helping me find the right fit rather than just giving a standard sales pitch on why I should live at the West. I really didn't want to write this updated review, but I think it's important to inform others of…read moresome of the issues I experienced before ending my lease earlier this year. Before I get to that, Urbana has had many issues since May 2024 when new managers (not management company) came on site. In September of 2024, the fire alarm went off five times. All of them were a false alarm, except for one, and everyone thought it was a false alarm because we were so used to them. This continued on in the months ahead where they would have to do fire alarm testing, which happened at least 3 times in December. There was also a hot water problem. It went on for more than 24 hours, and technically that's considered inhabitable, but they brought us some food from Becca di Beppo to make up for it?! I didn't have hot water for 3 days!! Thank god I was a member at FIT because I went there to shower, but they didn't even give us a rent discount or anything for that month. The "events" were very lackluster compared to what they used to be like Poker Night where they would bring in different casino tables, or a Zoo/carnival day on the rooftop where they actually brought in exotic animals, but those days are gone and now it's a continuous happy hour at a brewery down the street. Their sister property Vici seems to have a lot more events that are akin to what Urbana used to have. I got $11 back from my deposit. My $500 deposit, and I only got back $11. I never painted anything, never even hung up or mounted anything. Everything was in working order. I asked for a breakdown and they said cleaning and "painting the walls." I asked how that's reflected on me since I never even made any holes or nails in the walls and they never got back to me. Also, they used to have bike racks in between cars. They got rid of those because bikes were getting stolen and offered to put some in storage. Well, new management denied my bike was ever in there and when I showed them the email that it was with a picture of my bike, they said that they're not responsible. So, yeah my bike got stolen out of their storage. I really didn't want to leave this review because I had great times at Urbana, but I feel it's warranted.

Absolutely the Worst Living Experience I've Had in 7+ Years…read more I moved into Urbana over seven years ago after calling to ask if the building allowed smoking. The leasing agent said, "Yeah, it's a smoking building. Come on over. You want to check out an apartment? Want a beer?" -- at 11 a.m. That should've been the first red flag. But hey, it's San Diego. People party. And at Urbana, that's what most residents seem to do: drink heavily, act entitled, and leave trash everywhere. Things went from bad to worse. During the pandemic, management showed no concern for resident safety. I had to escalate to upper management just to get hand sanitizer stations installed and basic mask guidelines posted. I was physically attacked in the elevator during COVID -- management's response? Indifference. It gets darker. During the pandemic, there were meth-addicted sex workers living in the building under a stolen identity. It took management forever to do anything about it -- even after repeated complaints. There was also visible gang activity on the sixth floor, because apparently Urbana doesn't really vet who rents there. I was attacked in the lobby by a gang member trying to force his way in, and still, they dragged their feet in taking any meaningful action. More recently, a friend of mine died in his unit from alcohol poisoning. What doesn't help is the 24-hour self-serve beer keg on the rooftop -- yes, really. No ID checks, no oversight. If my kid lived here and got in an accident after drinking at home, I'd be furious. It feels negligent, if not outright illegal. The building is now "autonomous," which means: no front desk, no supervision, and zero accountability. The current property manager, Isaac Stermer, is one of the most inept people I've ever dealt with. He cannot communicate, he delays action until you pester him multiple times, and he clearly doesn't care. When a neighbor left open bags of dog feces in the hallway, it took me three complaints and photo evidence to get a response. There are no security cameras in the elevators. The cameras in the lobby don't even face the front desk. They want to spend money on turning an old office into a "community lounge" instead of improving safety. Priorities are completely backward. Worst of all, when someone dies in the building, they say nothing. No notice, no compassion, no acknowledgment. They'll tell you "we're family," but in reality, they only care about one thing: profit. If you're still thinking of moving here, lock your doors. And don't be surprised if the party never stops, the trash piles up, and management turns a blind eye -- every time.
