I watch her scrub all the major touch points like door handles our outdoor bathrooms are always clean top notch. every time I look she's washing and vacuuming and our trash chutes are super clean all our stainless steel appliances are sparkling clean. she takes the whole entire Industrial size grills all apart and scrubs them dow. i honestly feel like I live in a 5 star oasis. we are so thankful for her. read more

Worst place to live. Do not get scammed into signing a contract. This lace all charge you flat rate cleaning fees and carpet cleaning regardless of how clean you leave your apartment. Long Story Short: Noise from railroad crossings, trolleys and the police station day and night, major cleanliness issues, poor customer service, lack of accountability, lack of communication. Details: Before moving into Arrive Mission Valley, I wish I had known about the surroundings: it's close to the trolley station, a police station, and a loud railroad crossing. Upon moving in, you'll encounter various characters in the area, frequent loud noises from the railroad (day and night), and sporadic police sirens 24/7. I've even noticed homeless individuals in the trash rooms of the garage. The complex has significant cleanliness and customer service issues. There is no regular cleaning crew on staff, and I have yet to see the garage floor or stairs cleaned, even after almost two months of living here (pet waste included). While they may show you the stairs during a tour (upon request), only one set is in somewhat decent condition. Submitting maintenance requests, emailing managers, texting the maintenance team and talking to all the above in person often leads to promises (if you get a response at all), but those promises rarely translate into action or results. In one alarming incident, seven police cars responded to a situation in front of the building, and residents were never notified. Personal Experience: I moved into a completely unprepared apartment on August 9, 2024. The unit had been vacant for over a month, yet I discovered 18 (yes, eighteen) issues upon moving in, including major appliances like the washer and dishwasher, which took a month to resolve. Initially, a conversation about concessions began with an offer of $300 and ended at $500, despite my monthly rent being $3,265 (plus $170 in "RUBS Utilities"). Despite expressing my concerns about cleanliness in the common areas on multiple occasions--both in person and in writing--there has been no action taken. I submitted multiple maintenance requests (which were marked as completed), emailed managers, and spoke to every person in the maintenance and management team, including the area manager, in person. To illustrate my daily experience, I often have to stop my seven-year-old from rolling her school backpack through a recurring puddle of pee located by the entrance/exit from the elevator/stairs to the garage. There are at least two dog poop stains on the stairs that have been there for weeks. I've even started creating new routes within the complex to avoid particularly dirty areas. Frustrated with the lack of response and action, I requested the opportunity to terminate my lease early. However, I was told I would have to follow the regular protocol for breaking the lease, which involves very significant fees. Feeling overwhelmed by the unacceptable handling of my concerns, I reached out to corporate and received an auto-response with a ticket number. The following day I was informed that a team member would contact me shortly, but a week has passed, and I've heard nothing. I would strongly discourage anyone from moving into Arrive Mission Valley. If you do, I recommend sticking to a particular area in the complex, avoiding the rest, and hoping you won't have to deal with management. tldr; They sent a debt collection /to me/ for the tenant /after me/. Was a tenant for some time; place was OK to live in, somewhat convenient for working locally, but many homeless in area and property was not always well maintained. Moved out due to job across US. I have an email chain from property manager at the time, Scott McDonald, myself, roommate, and new tenant starting September 30, 2021. All items were paid, previous lease was signed, agreements were made, and new lease was signed prior to expiry on October 13, 2021 and transfer to roommate and new tenant was supposedly completed. I asked Scott the status for two consecutive months and get no reply. Lo and behold, three years after I had moved out, I get a debt letter for the apartment. I show evidence of the emails, and ask for proof of the debt, but don't get a response. Debt goes to collection agency, I show email, and disappears. February of this year, I find out the debt was sold to another agency (Genesis), and I respond with email denying and disputing the debt, including the email as evidence. Nothing. Sent email to missionvalley@trinity-pm.com to correct the error and notify the debt collectors - Still haven't gotten a response. read more

This place is a nightmare on a hellaciously large scale. Let's begin: when you tour the apartment, the parts you are shown seem nice, well kept, and clean. However, this is the dog and pony show that gets you roped into a lease agreement that will costs you 2-3 months rent to break with no acknowledgment from on site management or Trinity apartments that there is an issue. We were told they simply didn't agree with our assessment of the state of the apartment and why we wanted to leave so they chose not to document it (Thanks to the Property Manager Alethea Acasio and Ryan Prohaska the Area Manager). Due to the fact that Alethea was going to make us pay last months, current months, and next months rent to break the lease, even though the property had already failed to meet basic living standards, (and also failed to document vagrancy as our reason for leaving) we left when our lease was up. At Arrive Mission Valley, you never "come home" you arrive to urine filled hallways that the homeless population fill and sleep in and have made home instead. It's not just unclean. It's UNSANITARY and UNSAFE. To further my point, there was also a shooting on the floor below us a few months back as well as a gang fight at the train station just right outside the complex. I was told I could contact the on-site "security" however they are often difficult to find "promptly dealing with a situation" often means around 4-6 hours later. There are also no cameras anywhere inside the property. So when you experience break-ins and property loss such as we did there will be little to go on. Undisclosed by any of the Arrive Mission Valley staff: the entire first floor is section 8. If I could write a separate review for the Maintenance team Chris, Jorge, and Waymon and give them 10 out of 5 stars I would. I wish I didn't have to see them so much due to appliances not operating as they should or things breaking so often... but they were always quick to answer requests and with a smile and great attitude as well. Cannot thank these guys enough for the work that they do. One of the elevators is frequently down and broken. The unit had not been thoroughly cleaned when we moved in. I found hair in the freezer and dirty laundry in the washer and dryer closet. Also the hallways aren't air conditioned. So in the summer it gets extremely hot if you are not in your apartment. Arrive installed solar panels in March of 2023, however instead of saving money my electric bill has doubled. Don't know how that math adds up unless we're paying for their solar panels. To be fair, I have addressed my concerns with Arrive Mission Valley. I was told the apartment was on a cleaning schedule. To that affect I have taken pictures through out my time there on various occasions of the exact same urine spot. It never gets clean. Residents are not fined if their animals urinate in the elevator or hallway so it continues to happen. My concerns about how unsanitary and unsafe the apartment had become was not agreed upon by local and upper management and therefore not documented. If you are looking for a place that is unsanitary, unsafe, and staffed by managers who only care that their facade remains in tact, then Arrive Mission Valley is the home for you! read more

I have lived here for 3 days and so far everything has gone wrong . Day1: * Guest parking- we're told we have 30 free guest parking passes . At move in we were told they're $7 each. That's false advertising * Maintenance problems : closet door, paint on ceilings, exposed wire in laundry- we were told would be fixed BEFORE we moved in by both agents. When Maintenance finally came for a flood, they sounded like they never heard of these requests * Other problems- our screen for the window started to fall off (high safety concerns cause we're in the second floor) * Flooding day 1. The washing machine started to drain but I guess the pipe was clogged because it poured all over the floor. Luckily I was home and able to stop the washer before it flooded the entire apartment. When I called the emergency maintenance line, maintenance wasn't available. After someone came, we never received an email or in person conversation when maintenance finished/ left so we had no clue what the problem was or how he fixed it (or in this case, didn't fix it) Day 2: Flooding again: the washer turned on on it's on (probably cause it was trying to dump the access water in it from the day before) . Hitting the stop button didn't turn it off. We had to unplug it. The hose connecting it to the drain pipe was just sitting on the floor so water was everywhere, again. This time our stuff was in the apartment. * We were told to leave these fans on till Monday but you try sitting next to that insanely loud fan for 72 hours. My ears were ringing * Still can't do laundry Day 3: I walked into the bathroom in the morning and felt a wet and sticky floor plus crumbles. When I Looked up, I saw the ceiling had started to crumble from leaking. The leak was directly below the heater/ ac, so the maintenance guy thought it was the ac dish overfilling. * When they finally come to fix it, he cut a hole in the ceiling but nothing was removed from my countertop so my electric toothbrush was ruined. * Now there's another fan going on for hours next to my bedroom and I can't sleep Most, if not all, of these things could've been prevented with proper maintenance. I had packages stolen for months (even though I paid for parcel pending) and lost thousands of dollars worth of orders. More importantly, I have moved out of the apartment 8 months ago and have been receiving non-stop calls from debt collectors to pay a $725 move out fee for failure to give the apartment a 30 written notice of me moving out. Confused, I sent the debt collectors a copy of the email/notice I sent the apartment building 32 days before the end of my lease date. The debt collectors claim Arrive Mission Valley said my email does not qualify as written notice, and Arrive Mission Valley said they never sent me to collections even though they're the ones who sent me the invoice in the first place. Not only does this apartment charge you extra fees at move out, but they lie about it when they're confronted about it. Lived in an awesome, top floor unit called Saragoza.. spacious floor plan and cute patio with view of trees. Needs to be updated with modern fixtures like kitchen faucet for example. Was a nice experience during the day, felt cozy and safe. The staff was always courteous, resolving issues quickly. Maintenance was excellent and quick to respond. Ok the downside.. overall sanitation was poor..the carpet in the hallways was never replaced, shampooed or even vacuumed, ever, during the year I lived there...was disgusting actually. Walls need cleaning, vents are filled with dust etc.. major issue though is the crackheads coming and going all through the night in the parking lot. Homeless people live in the parking lot and rummage through the trash.. it's too much..So glad to be outta there.. location is great though.. you can get all around San Diego easily read more

One of their reasons is that they raise the rent too much. I couldn't believe that until today they emailed me that they want to raise up $370 for our new lease. Which is 18% more than what we pay per month. I was shocked. And now I know why people here are not satisfied with them. I do not live here nor would I, my friend lives in the building so I visit often and the pool/jacuzzi area looks nice but the hot tub is broken, has a weird film in the water & they dont even have lights on at night (way before curfew) There are also SO MANY homeless people who like to hang out in the stair halls. The homeless people around and now INSIDE this complex Is a HUGE ISSUE that the complex does nothing about. I am a guest, repeat a GUEST, and even in my short time at this complex I feel completely UNSAFE. The other day I saw the security guard outside watching a homeless guy tweak out. I wrote this at 4AM comforting my cats after yet another false fire alarm. Arrive spent a whole day a few months ago "testing" the fire alarm to, among other things, try and stop the false alarms. To their credit, it did stop the alarms from going off every 3 weeks. Now it's more like every 5-6 weeks. I've had my car broken into in the "secure" garage, management's only response was "you have insurance right?". Although, what could I expect them to do when they have no security cameras installed anywhere but the gym. Because if they installed security cameras that would mean management might actually have to do something. My apartment flooded while I was out of state on vacation because a VACANT apartment next to mine had a pipe leak. Sure they replaced my carpet, but that same old phrase: "you have insurance right?" Is the only thing management had to say for their failure to monitor the unit they were 100% responsible for. I asked if they could take a few hundred off my rent for the last 4 or so months of my lease to compensate me for the immense trouble I had to go through, and I was told to go kick rocks. I've had 6 packages stolen from this building because my fellow residents think if a box is laying on the floor of the mail room or at my door step it's free pickings. If you rent a unit facing the exterior, enjoy the car and trolley noises. If you rent a unit facing the interior, enjoy the screams of unmonitored children and psycho adults at all hours of the day. The gym is good for how small it is, but bring your own cleaning wipes to get the previous person's sweat off the machines because they can't seem to figure out how to keep the wipe dispenser full. Rent is much more reasonable in comparison to Carmel just up the hill. The location is perfect with easy access to the 5, 8 and 163. There is so much in the area with tons of food and drink options. Personally, I love the proximity to Urbane, Rose and Ballast Point. Everything is conveniently within walking distance. There's also the trolley station making downtown very accessible! Within the apartment, there are many amenities. There is both underground parking as well as parking outside. You can add on a spot for a small fee. There's a pool and jacuzzi with barbecue grills. There is a fitness center, game room and movie theater room. There's also a business center. If it is not working, the office staff is willing to help print for you! I highly recommend this apartment complex for someone looking for full amenities and a convenient location. read more

DO NOT RENT HERE!!! I thought the reviews were exaggerating, or were from spoiled people not used to reality. Nope! I have never had such an awful experience living somewhere. The second night of my stay the toilet floods almost 1/2 the apartment with sewer water. Instead of putting me up at a hotel, I have to deal with the smell for over a week while industrial fans blow 24/7. The leasing office never reached out to me to apologize, and that says a lot. An apology can go a long way. The issue was never fully resolved, the toilet overflowing 5x or more each week. Not to mention, that this place seriously overcharges for what is offered. The blinds broke all the time, as well as the screen door. The garbage 'shoot' room is tiny and constantly overflowing. My friend and I decided to try the hot tub, and it was barely lukewarm. And the office staff, especially the men working there, don't give a welcoming vibe. I moved out five weeks after I moved in, worst experience ever. Stay away, it's not worth it. read more

It's affordable and doesn't require you to be a millionaire to have a peace of mind and luxury. There's security all around. Designates parking. A very clean gym. A very clean and beautiful pool. A designated package delivery system area. A kitchen for all that want to show off their cooking skills to their families. An office like area for people who are probably entrepreneurs that needs to hold a meeting and need to use computers. A mini movie theater area, which is great. A gaming room for those who are looking to hang out with their friends or families. The internet and cable are Spectrum's, its their monopoly unless google fiber is available. The showers, the fridge, microwave oven, the oven, washing machine, dryer, dishwasher, and sink were decent, especially for the price. This place is very pet friendly. Look out for the loud parties at night. I came through during COVID19 to relax and avoid the stress. The neighbors upstairs weren't the quietest, but it's here I've gained so much mentally and spiritually, but still I've lost so much due to not being familiar with the self cleaning feature of the stove, even through I'd open all the windows and provided enough ventilation I wasn't aware of the teflon fumes from the stove, which are extremely toxic to specific pets. Just when I thought I was going to greater heights this caught me off guards and I didn't know and still don't know how to feel about it. Management is professional but keep your guards up and make that any agreements you have with them are on paper. Our move in to this apartment was absolute hell. It was extremely dirty, in disarray, and took two months to get all of the repairs / promised painting done. The cabinets are cheap and the paint falls off all the time, and the hallway always smells like sewage. The homeless people are very loud/violent right outside all night long and we have packages stolen from the parcel pending room every time they leave a package outside of the lockers - which Amazon drivers usually do even when they tell you otherwise. We have lost more than 40 packages and management will do nothing about it... The toilet flooded into our bathtub 5 times because they are too cheap to fix the mainline - this happens through the townhouse buildings. The fire alarms are louder than the legal limit and damaged my hearing, I can't imagine what it did to pets... and they go off OFTEN. Like used to go off weekly in the middle of the night often, for no reason. Scott (manager) is extremely rude. Any time we need anything and I ask someone to stop by, they always comment on how rude he is. He also tried to illegally raise our rent by 40% when our lease ended. It definitely is not a luxury apartment by any means. We left, we wouldn't recommend it, oh and they kept way more of our deposit than they said they would during the move out inspection. We cleaned and the apartment was in 100x better location than when we moved in. We even fixed the awful painters paint job. read more

Moved in 10/24, so I feel I have lived here long enough to give a solid review. Management: Marissa, Alex & Torin are a stellar team! Alex was my main point of contact from day one and he deserves 5+ stars alone for guiding me through the process, move in and any issues. Upbeat attitude to boot! Communications were mostly via email and he responded swiftly each time. Move in: Had some, "hiccups". Don't need to go into detail, but I was compensated for the mishap, which earned this team the fourth star. Everything else that needed fixing, was fixed in a timely manner (within the week) by their very friendly maintenance crew. Building itself: We chose to live in the townhomes above the shops and not on the main campus apartments. The townhomes are extremely spacious, modern enough, quiet & full of sunshine. Security patrolling during the daytime. We've always lived in the city, so we're used to the noises. But if you're coming from a suburban area, the townhome side might be too noisy for you with the shops. Parking: Underground, gated lot and first come, first serve for parking. Plenty of spaces though. Seems very secure. The only con I have (but which I think is an important one) is that they do not have any trash chutes in the townhome side building. Every night I have to take my trash down to the shopping centers dumpster, and guess who's there hanging out? Homeless people digging through them. I'm not a woman who scares easily at all, but I should not have to deal with that at all, for what we pay to live here. **PLEASE GET TRASH VALET! I don't even know where to start! I've been here for a year. First off I don't feel safe with all the amount of homeless around our building. For example I saw a guy next to the garage doing drugs in the corner. The mail room got vandalized. And their Amazon lockers they literally throw the boxes on the side of locker or just on the floor! Beware of this place. I wish I would have known this is the experience we would have living here. If you "arrive" at Arrive, you need to leave immediately. This is by far the worst experience my fiancé and I have ever had with an apartment complex and we have lived at many over the years. There are too many issues to list but their customer service is by far the largest issue. They will do whatever it takes to sway you to sign the lease but once it is signed they will leave you in the dark, try to scam you out of money, won't send you any proper documents, and have zero communication throughout the entire time you are residing there. The upper management, specifically leasing manager Scott and regional manager Wendy, are extremely rude, non-communicative, and degrading. After multiple email attempts with regional manager Wendy, she finally called back with the worst customer experience ever...there are no words to describe this interaction. There is no formal process for complaints, and in today's landscape, this is HIGHLY concerning. I can only imagine what else gets brushed under the rug. On top of this there is a laundry list of things that are mismanaged. To note, the elevators are consistently out of service for months on end, there is dog pee and poop across the entire property (inside and out) and an awful stench in the elevator lobby that still has not been cleaned up to this day. The fire alarm testing will go off all the time at all hours of the day and night without warning, which has emotionally traumatized my dog. I will say the one thing that has been great is the maintenance team - they are so hard working. The water was constantly turned off without notice, sometimes for multiple days. The cherry on top is that after I moved out, they did not issue me back my full deposit amount. Although my lease states I paid one amount, the deposit they issued back is lower. I have emailed and called for months and I no longer receive responses and no one answers the phone anymore. I am extremely frustrated and cannot believe this is how they are attempting to take more money from me. Writing this as a patron to the retail, not a resident. HUGE difference when security is present vs when they're not...ie weekdays vs weekends. Management needs to partner with the local police, which is right across the street, and MTS. When the homeless & transients are allowed to loiter, this place is a disaster. However when security is there, order is restored. I am a daily Starbucks customer but I honestly have to say I get so mad going to get my coffee here that I'm switching my routine. More consistently, Trash overflows all over the courtyard, bums are hanging out around the fountain & you have to walk through what feels like a vulnerable free for all environment. It's GROSS!!! While here, my family has experienced a number of issues that have not been addressed, most importantly safety. Since our issues were not being addressed, we requested an early lease termination. That request was met with the same dismissiveness as our other concerns. In short, living here is to be forced to accept indignities, to have them ignored with no recourse. Here are some of those indignities: Security - Arrive! Mission Valley is situated next to the MTS. As a result it is a high traffic area for a sometimes rough crowd. To counter this, Arrive! keeps a security guard. Unfortunately that is not nearly enough. Since arriving here, I've witnessed drug deals on the grounds, vehicles getting broken into and stolen, a FEDEX truck looted, and residents packages getting stolen on a regular basis. I've been followed into the apartment complex on a few occasions and made multiple calls to the security hotline. We've had two attempts by outsiders to access our apartment and I've been followed leaving the apartment in the early morning hours. Why, yesterday evening there were transients smoking in the downstairs stairwell. This may also help explain why that stairwell often smells like urine (my son calls it the "stinky way in"). Isn't that nice? Don't you want your child to call an entrance to your home after human excrement? Facilities: - One of the things we liked when we signed the lease were the facilities. A gym, a pool, a theater. A variety of things to do, locally, as a family. And, to be fair, they have sometimes worked out. But there has been some issues that are just frustrating. For example, the bulb in the theater is regularly out- making it unusable. In the gym they regularly run out of sanitation resources and some residents, for reasons beyond me - like to workout shirtless. So now you get to workout on equipment soiled by sweaty men. Most frustratingly, in the 6-months we've been residents, at least one elevator is usually not working. Recently one of the elevators was reaching our floor and sort of moving up in down in a jarring fashion - like turbulence on an airplane. That started about a month ago, and it's still going on. The other day one of the elevators was out of service because "a piece of mechanical equipment overheated" (no further information). I assume this means the elevator. But regardless, not great. The regional office told me it was fine, so I'm sure its not a problem. Totally normal stuff. Apartment: - The apartment is mostly as advertised but aging. The MTS outside is loud and sometimes drugged out folks scream late at night, which is cool. We also had a lightbulb in our bathroom catch on fire without prompting. Actually catch on fire. Also, you can look forward to regular fire alarms. Which is great, you'll love it. Customer Service - The grounds staff (cleaning/maintenance) are kind and industrious folks. No issues. The front office though, is surprisingly callous. I get they impression they've "heard it all before" or perhaps they're strung out. The faces keep changing, suggesting malcontent employees, unhappy with the position. And their disposition is consistent with that framing. They don't seem particularly well trained (they're mostly new), and they do not seem particularly taken with building a community. They are there for the money in the purist sense. I think the training or culture that is inculcated is mostly focused on dismissing complaints or giving the party line to put folks off. I don't feel like I am talking to a human looking to resolve issues but a cold, unfeeling corporate entity focused on dollars and cents. There isn't enough room but I have a whole story about how, in my first month, they made a clerical error and then continued to seek to charge me until one of their employees did me a solid and went behind his bosses back to fix the issue - because it was their fault. I am a travelling nurse and was in desperate need of housing. The team at Arrive Mission Valley made the process so easy. Chris P gave me an initial tour, walked me through the process and was so welcoming. He sold on moving in almost immediately! Chris was off the day I moved in, so Scott, I believe he's the manager, took care of my move in. He answered all my questions and walked me to my new home, I love it so far! Arrive Mission Valley - Hardwood floors - Apartments Near Me - San Diego, California

We lived at Arrive for just over 3 years, thru two different management groups. We loved our time there. The location is center to everything in San Diego - right next to the 5 & 8, 10 minutes from OB, PB, MB, 10-15 minutes from anywhere downtown and Coronado, 10-15 minutes from North Park, University Heights, Hillcrest, La Jolla. The fitness center is never crowded, clean and has two Peloton bikes! The pool and hot tub were a great perk and also, rarely crowded. We always had a great experience with everyone in the office and the maintenance staff. Everyone was always super friendly to me and my dog who absolutely loved stopping by the office just to say hi to Casey, Moses or anyone else working that day :) Yes, there are homeless that are near the building as a trolley line is right next to the building! If you want to have public transportation that's what you're going to get - but I never felt unsafe. There is a police station right across the street and security guards that roam the building. read more

Super pretty but... The guy that gave me my apartment tour was super fake. He told me he didn't have any apartments to show me and then all of a sudden after I told him what job I was interviewing for he suddenly had 3 apartments to show me. HA! Visited in early March 2019. read more

If you are people of color Arrive uses sophisticated ways of discriminatory tactics. They use well trained workers Ashley, Shay, etc to attract prospective tenants to collect deposits and have them disappear from the scene. Others less.trained come to say, "sorry you don't qualify" for the affordable rental even though you do! The less trained Arrive representative will waste your time by putting on hold with, "let me double check"... thought it was subtle but ends up blatant discriminatory!!! read more

I moved from Pittsburgh to San Diego, and never living in San Diego before, I was worried about finding the right place. Thankfully I found Arrive, and met the amazing Team (Ashley, Scott, and Chris) they answered all my questions and concerns. I am truly Thankfully I picked Arrive, from the location to all the restaurants, and of course Starbucks is across the parking lot, so that was a BIG plus for me. The neighbors are friendly and quite. The Staff are amazing, very responsive and greet you with a smile. If you are looking for a place that has it all than look no further than the Arrive. Do you like constant noise from pool parties every night, echoing around the complex? Non existent security not enforcing quiet time rules? Homeless people sleeping in the side access doors to the complex shooting up and passing out? Dirty common areas? Ants infestations? Thin walls where you hear everything? Jacuzzis that are luke warm? Management that changes every two months that don't know what they're doing? Then this place is for you. Seriously, avoid this place. It looks nice. The first few months I really enjoyed it.
