I called River Front home for over 11 years (moved-in in late 2009). Feel free to skip to the bottom for the TL;DR version. Location is great if you like being within walking distance to a lot of places (malls, restaurants, shops, etc). The traffic is INSANE during the holidays. The exit often gets blocked by a line of cars. The staff is great! They're easy to communicate with via email/phone. Turnover is relatively high. By the time you get used to someone, they move-on to another property. Service requests are resolved promptly. Amenities include a modest gym with cardio/weight equipment, hot tub, salt-water pool, and a package acceptance system. Units come with a stacked washer/dryer, as well as a wood-burning fireplace. Each building has an elevator that is tall, so moving furniture is easy. Dedicated EV charging spots are available for an added fee (currently $75/month) that includes unlimited charging. Noise insulation between the units is adequate and you rarely hear your neighbors talking or running a vacuum. Internet access is provided by your choice of Cox or AT&T Fiber. Save yourself time and heartache and sign up with AT&T. Cox has issues here. AT&T Fiber was newly-installed only a few years ago and has been 100% solid. The units are not energy efficient. Windows and balcony doors are made of single-paned glass, which radiate heat in the summer and doesn't block much outside noise. Expect high electric bills when using AC. It would be great if they would address the energy deficiencies in the units. The building is plagued with water problems. When the water gets shut off for repairs, have a bucket filled with water for flushing a toilet a 2nd time or washing your hands, and have bottles of water in the fridge for drinking if you will be spending weekdays at home. The pipes in the garage leak often, so check your car for rusty water dripping onto it. Water is a community bill that is split among all tenants. The more tenants on a lease for a unit, the higher percentage of the bill you will pay, regardless of the amount of water you use. Their billing company charges you a $3.95 admin fee. Over the past few years, we saw an influx of new tenants that don't care about the community and trash it. You have to look out for dog feces and urine in the hallways and stairwells. We had a first floor neighbor who let their dog poop on their balcony and rarely cleaned it up. There are people that like to show off their love for (or addiction to) pot edibles by putting the box tops into the community announcement holders in the elevator. In spite of the lease stating no smoking, people do it anyway. I've had neighbors below me over the years that enjoy smoking pot in their home, and I smell it in my bathrooms or laundry room, even waking me up in the middle of the night with the stench. So if you're a nonsmoker, you often can't open your windows for fresh air without smoke entering your home (so turn on the AC, and then reference my energy efficiency concerns above). Visitor parking is available in the garage, but the spots are REALLY small. Even compact cars need to be careful. The garage is gated, but you will experience tailgaters. Don't leave anything in your car. Break-ins with smashed windows and stolen cars have happened. The majority of the assigned parking spots are tandem spots for two cars parking in front of each other. Moving out went smoothly. My only concern is that they initially tried to charge us a "standard" deep-cleaning fee after their inspection, even though the move-out instructions recommended it but did not say it was a requirement. We pushed back, listing everything we cleaned, and finally got them to waive the charge. A few days after we were out, the entire unit was upgraded. Nearly everything we cleaned had been ripped out and replaced. I question why they would try to charge for cleaning given the fact the unit was going to be upgraded and nearly everything replaced. TL;DR... Pros: in-unit washer/dryer, nice pool/hot tub, wood-burning fireplace, ideal location for shopping/restaurants, elevator is tall enough to move most furniture, and EV charging available for an added fee Cons: too many smokers, heavy traffic area, energy inefficient units leading to high electric bills, single-paned windows that don't block outside noise or keep cool in the summer, some bad tenants that don't clean up after their pets or pick up after themselves, water/plumbing issues happen too often, not enough security Riverfront started out great, but has declined over the last few years. I would have easily given them a 5-star rating 5+ years ago. They are not deserving of a 1-star rating, as a lot of the issues are because of the residents and not the company itself. Hopefully they spend some money upgrading to dual-pane windows and balcony doors, especially for street-facing units.

UPDATE 2/7/22: They told me they'd fix the pool last year and they didn't. For 6 months last year, there were countless times that I couldn't use the pool because of the temperature. It was often 65 degrees or 72 degrees instead of the regular 80 degrees that it was the firstg year I lived here. I took it to the corporate manager who gave me his word that emergency funds were used to replace the pump, and then changed it to they were handling it manually. I didn't use the pool for 6 months because it's been cold, but I went down there just now. The pool was 65 degrees and the jacuzzi was GREEN and disgusting. The onsite manager apologized (again) and told me they had budget money this year to replace it (which is what they told me last year,) but they don't have any bids yet or timeline when it'll be fixed. I'd told a lot of friend that this next week and a half was going to be warm to come over and enjoy the pool with me, and now I may have to cancel last minute, like most of last year. It's a crap shoot as to whether or not it's usable, so if you have a get-together planned, you have to go look at the pool temp and water quality the day of. In addition to the almost $3000 a month rent here, we pay almost $100 a month for pool water and heat in a separate Conservice utility bill that you don't realize you get when you sign a lease here, unless you read the small print. Very disappointed in management here. The pool is a HUGE amentity here and nobody can count on it being usable when they want it to be...

Let me start by saying these condominiums are a joke. My wife and I moved here a couple months ago due to my job being stationed out here and ever since I got in there are several things constantly being wrong with our apt from toilets be clogging due to the renters up above, maintenance coming to fix one issue and breaking another and most important the parking that came with the lease agreement. My first parking location was a dual spot where one car is parked in front of the other. One day I had noticed my car paint was turning brown and no matter how detailed I got it, it still remained the same. Turns out there's a leaking pipe right above where I park that's been spilling out rusted water. When talking to the "amazing" team of riverfront they addressed the issue and moved us to another location where we were having the same problem. The third time they moved us they gave us separate locations which would benefit my wife and I a lot. Only issue was the separate locations came with a parking spot that was for compact cars and the car I have to park next too obviously doesn't know how to park. When addressed once again with the amazing riverfront employees they told me wife they could not move us anymore because there were no more locations available yet they're several spots that remain empty day in and out. Yes the amazing team of Riverfront satisfies their clients well.

GUEST PARKING: The guest spots are tiny. You have to squeeze your body out of the car with about six inches of room on each side or climb out of your trunk. There's a total of about FOUR GUEST PARKING SPOTS that are usually taken up by residents. PLUS, residents have to walk down to the garage with the garage opener to open up the gate for their guest to park. It's really as ridiculous as it sounds. STREET PARKING is a joke as well. I had my window smashed about 3 weeks after moving in. I drive a new Lexus too and it was parked right in front of the complex. I heard it happens quite often. QUALITY OF APARTMENTS: I moved into an apartment where they updated the floors, but nothing else. Even so, the quality of the apartment was trash. The wood was close to chipping off the cabinets. There were dings and rust on the fridge and stove. Very cheap appliances. DOG PARK: Super gross, not well maintained, the dirty poo bags are constantly overflowing (cleaned about once a week or less), and there's a huge hole in the fence. MOVE OUT PROCESS: It was a NIGHTMARE. I needed to move after only 5 months of living there cause I decided to purchase a home. I called the leasing office before putting in an offer on my house and spoke to HECTOR about what I had to pay to break the lease. He told me it would be a fee that was equivalent to one month rent. I was perfectly fine with it. Therefore, I went ahead with the home buying process. I went into the leasing office with my checkbook ready a week later and spoke to a different manager. He advised me that I also had to pay back the "discount" I was given on my rent for every month I lived there. They call this a "concession" and said that the market value on my crappy apartment was higher than I paid so they want the "discount" to be paid back to them. When I spoke to Hector, he never mentioned this. So instead of paying $2000 (monthly rent) like I expected, I was told to pay about $3500. The manager drafted up the termination agreement stating the exact amount owed, me and my roommate both signed it, and I handed him a check. I was not rude and made it a smooth transaction for them. BUT Two days later, HECTOR called me and said that the other manager miscalculated and that I owed an add'l $400. Hector told me that I needed to pay one months rent, the concession fee, PLUS an extra month of pet rent and utilities. I really questioned him about the pet rent and utilities because that is not considered "rent". He said that since my pet rent and utilities are paid at the same time as my actual rent, then it should be counted as rent too. I asked him to send me a copy of the leasing agreement and to point out exactly where it states in the termination clause that I would have to pay an additional month of pet rent and utilities. He emails me back with a cut and paste of two paragraphs from different parts of the leasing agreement. The first one was about the termination clause stating that I need to pay one month's rent to break the lease. It did not mention anything about pet rent and utilities being included in that amount. The second paragraph came from the general pet rent/utilities clause indicating that these two items needs to be paid when rent is due. Both are completely unrelated, but he says to me "if you use deductive reasoning, you can assume it means pet rent and utilities should be considered as rent too and therefore should be included in the termination fee". Since when do you just start freely interpreting a binding agreement by mixing two separate unrelated clauses together?!! Oh, and then he adds "all of our sister properties don't consider pet rent and utilities as rent, but at our property we do". He then kept on blaming the other manager over and over for calculating the amount wrong, didn't care that they already accepted my payment, and didn't care that their office already drafted a termination agreement indicating a final balance with my signature on it. Apparently their leasing agreements can be interpreted anyway they want and they can disregard whatever as well. Hector simply took my credit card, swiped it on an iPad, didn't draft a new document to show how much I actually paid to break the lease, and didn't give me any kind of receipt. I was just in absolute disbelief at the lack of professionalism and how money hungry they were. I lived there for 5 months and paid almost $4000 so I could leave. If the leasing staff wants to dispute that this ever happened, I will gladly post all the emails between me and Hector. I had to schedule the move out inspection 3 times because no one would show up or call to let me know they were not coming. When someone finally came, they were 30 minutes late. I was a good tenant, respectful to staff and neighbors, and paid my rent on time. I regret choosing this place to call home.

Trash pickup is a concern, and bags are always left in front of the trash shoot blocking it and  cluttering the outside trash cans.

It's sad they get a bad rep. I recently moved out. I got a call saying I owe more money. My utility bill was more than double. I was completely moved out August 1. How my bill doubled is beyond me. The staff claimed they took the payment for utilities out of my security deposit and I still have a remaining balance of 56.58 for repairs. My utility accounts should not be paid for from the security deposit. I've been paying my utility accounts on auto debit. Any repairs needed should have come from the security deposit. HG Fenton is horrible! I will never live at another HG Fenton community. The 2 statements the office likes to make here: "This is how we do it here" in reference to their general operations when it's convenient for them. When you request significant repairs: "We don't normally do this but we'll try to make an exception". This is a terrible way to operate. I would be embarrassed if I was the leasing staff here. So many residents complain and are itching to move. So many residents complain of the exhaust problems as well. Do not move here! As bad as it is you can't really blame the leasing staff either. These are all HG Fenton policies. They're just following the rules of head quarters. Conservice the company used for utilities is not answering. I've tried to pay my bill directly through them. Their automated answering service is a hotline for medical devices making the company seem fraudulent. It seems Portofino cancelled my account with Con service as a means to double charge me to keep more of my deposit! They can keep the deposit I won't pay anymore fees.

She went above and beyond to make sure we understood the community, the amenities, and what living there would actually be like. It felt like she genuinely cared about helping me find the right fit rather than just giving a standard sales pitch on why I should live at the West. Overall, Korey was an excellent leasing agent and made a really positive impression with me right from the start. I appreciated how helpful, patient, and welcoming she was throughout the entire tour. Once I did move in, she continued to show outstanding service and continues to make me feel comfortable with any questions I have! So far, I'm a month in and loving living here! I really didn't want to write this updated review, but I think it's important to inform others of…read moresome of the issues I experienced before ending my lease earlier this year. Before I get to that, Urbana has had many issues since May 2024 when new managers (not management company) came on site. In September of 2024, the fire alarm went off five times. All of them were a false alarm, except for one, and everyone thought it was a false alarm because we were so used to them. This continued on in the months ahead where they would have to do fire alarm testing, which happened at least 3 times in December. There was also a hot water problem. It went on for more than 24 hours, and technically that's considered inhabitable, but they brought us some food from Becca di Beppo to make up for it?! I didn't have hot water for 3 days!! Thank god I was a member at FIT because I went there to shower, but they didn't even give us a rent discount or anything for that month. The "events" were very lackluster compared to what they used to be like Poker Night where they would bring in different casino tables, or a Zoo/carnival day on the rooftop where they actually brought in exotic animals, but those days are gone and now it's a continuous happy hour at a brewery down the street. Their sister property Vici seems to have a lot more events that are akin to what Urbana used to have. I got $11 back from my deposit. My $500 deposit, and I only got back $11. I never painted anything, never even hung up or mounted anything. Everything was in working order. I asked for a breakdown and they said cleaning and "painting the walls." I asked how that's reflected on me since I never even made any holes or nails in the walls and they never got back to me. Also, they used to have bike racks in between cars. They got rid of those because bikes were getting stolen and offered to put some in storage. Well, new management denied my bike was ever in there and when I showed them the email that it was with a picture of my bike, they said that they're not responsible. So, yeah my bike got stolen out of their storage. I really didn't want to leave this review because I had great times at Urbana, but I feel it's warranted.

Absolutely the Worst Living Experience I've Had in 7+ Years…read more I moved into Urbana over seven years ago after calling to ask if the building allowed smoking. The leasing agent said, "Yeah, it's a smoking building. Come on over. You want to check out an apartment? Want a beer?" -- at 11 a.m. That should've been the first red flag. But hey, it's San Diego. People party. And at Urbana, that's what most residents seem to do: drink heavily, act entitled, and leave trash everywhere. Things went from bad to worse. During the pandemic, management showed no concern for resident safety. I had to escalate to upper management just to get hand sanitizer stations installed and basic mask guidelines posted. I was physically attacked in the elevator during COVID -- management's response? Indifference. It gets darker. During the pandemic, there were meth-addicted sex workers living in the building under a stolen identity. It took management forever to do anything about it -- even after repeated complaints. There was also visible gang activity on the sixth floor, because apparently Urbana doesn't really vet who rents there. I was attacked in the lobby by a gang member trying to force his way in, and still, they dragged their feet in taking any meaningful action. More recently, a friend of mine died in his unit from alcohol poisoning. What doesn't help is the 24-hour self-serve beer keg on the rooftop -- yes, really. No ID checks, no oversight. If my kid lived here and got in an accident after drinking at home, I'd be furious. It feels negligent, if not outright illegal. The building is now "autonomous," which means: no front desk, no supervision, and zero accountability. The current property manager, Isaac Stermer, is one of the most inept people I've ever dealt with. He cannot communicate, he delays action until you pester him multiple times, and he clearly doesn't care. When a neighbor left open bags of dog feces in the hallway, it took me three complaints and photo evidence to get a response. There are no security cameras in the elevators. The cameras in the lobby don't even face the front desk. They want to spend money on turning an old office into a "community lounge" instead of improving safety. Priorities are completely backward. Worst of all, when someone dies in the building, they say nothing. No notice, no compassion, no acknowledgment. They'll tell you "we're family," but in reality, they only care about one thing: profit. If you're still thinking of moving here, lock your doors. And don't be surprised if the party never stops, the trash piles up, and management turns a blind eye -- every time.

I rented the one bedroom loft style apartment and it was perfect for my dog and me. Very clean building with good appliances. This building is so dog friendly and have socials with the dogs including treats, photographer, toys and bandanas for the pups and drinks for the adults. They even have a dog park on the top floor with an area to bathe your dog. Loved all the socials and amenities. Frequently have food trucks, opportunities to meet your neighbors and celebrate the holidays. My favorite amenity was the cold brew on tap. They also have beer on tap, gym, jacuzzi and lots of decks which is nice if you work from home and want a change of scenery. The staff is very kind and responsive. They make an effort to get to know the residents which is so appreciative.

My partner and I loved everything about this complex, the gym got additional equipment, maintenance was immediate with any repairs we ever asked for, and the unit itself was perfect for the price range. Our rent didn't go up too much our second year which we really appreciated. I hold the staff at blvd in such high regard for just how well they took care of us our whole time here. Toni, Dale, Danica, Ulysses, and Francisco are an elite team and their attention to providing a quality living space for the residents here did not go unnoticed. The fun events they plan for the residents were always super fun as well! Don't have anything but great things to say about this place, if you have a chance to live here do it!

If you're wanting peace of mind, reliable staff, security, community, and comfort, I highly recommend Del Oro on Broadway Apartments. Alba has been with us from the start, she's always on top of communication answering all of our questions and concerns. Pete and Ruben are the friendliest grounds keepers and always will help with anything. These apartments are very well maintained, professionally cleaned and sanitized before move in and move out. It's very modern and roomy. Should anything need immediate maintenance they have onsite maintenance there 24/7. That also means if someone trips an alarm or something by accident you won't hear it for hours. Its a very nice gated community with surveillance cameras everywhere and on site patrol at night. The heating and a/c are top notch as well as all the other appliances. We rarely ran into issues but if we did it was fixed super fast. The staff have special events every so often for children as well as free pizza or raffles to win things like full thanksgiving meals, etc. Parking is great theres plenty for cars needing charging stations or cover. The amazon package hub and mail are very secure, easy to use. We had two dogs and it was easy to get them to the designated dog pen. Its all kept very clean! There are so many amazing places nearby to eat and the bay is just up the street! If you're nervous to apply like we were because we had a lot going on at the time that sounded complicated to explain, just try! The staff are very understanding and will try to help you succeed. We are very thankful for the chance we had. There really isn't anything negative to report, we loved this apartment and they were always fair never asking for large increases in rent renewals. They also give plenty of advance notice for fire alarm testing, main hallway carpet cleaning, elevator maintenance, and any in unit quick inspections for yearly fire sprinkler upkeep that is just fast in and out look. Again, I highly recommend living here, it was an easy 3 yrs and we were very comfortable here.

They are all very friendly, professional, and hardworking; they have also gone out of their way to help me a few times which was so nice! The grounds are always kept clean, it's secure and quiet. There is also roaming security at night which is a bonus. The apartments are beautiful and it's really nice to be able to enjoy a pool, jacuzzi, gym, and clubhouse. I'm so happy to have chosen Del Oro. Highly recommend!
