Sundae bought our home, and we could not have been more pleased. I actually had recommended another company to my husband, and he researched the best home buyer companies. He found Sundae through his search. Sundae arranged for Tristan to meet with us. He came to our home, and we were relieved that he was a realtor who exuded care, sincerity, and professionalism. He expressed interest in our home, and 2 days later a home inspector arrived. The escrow company contacted us and sent a notary to us one or two days later. We decided on an escrow schedule and signed all the papers! Sundae and Tristan made this process so easy for us! Our neighbors kept asking if we were offered a fair price, and we assured them we were! We highly recommended Sundae and Tristan to our neighbors. We really think this should be how homes are sold. Pls give them your business! read more

The process from start to finish was so easy. There were no surprises and the end result as far as the sale price was exactly as we had discussed. Their communication through the entire process was on point and made me feel like I was not just a number. They were also very flexible when I had to move appointments due to family emergencies. I would highly recommend them to anyone who is looking for a cash offer for their home. A special shout out to Lori who was there each step of the way! read more

I purchased a home they flipped and I deeply regret it. The craftmanship of the work they did was so poor. They want to blame a GC and act like they didn't know when they selected the GC and should have some sort of quality oversight. Our AC wasn't hooked up when we moved in, we have a major leak coming from under a tub, our dishwasher was spewing water under our sink because the people who installed it didn't run a tube for water to drain, door knobs and towel holders are all crooked and falling off because they weren't installed correctly, and much more. I feel I was scammed by this company and the agent that represented them. I would strongly recommend everyone stay away from this business. Updating this review. Since my original post our sliding glass door is falling apart. There is no warranty because the flipper provided the door and their horrible GC installed. We've had a plumber come in and find several issues he's saying are "scary". Multiple busted pipes due to bad soldering. They ran pipes backwards in our bathrooms. We discovered electrical issues where breakers are flipping often because they didn't use appropriate breakers. Receptacles are totally dead and I've got to cut into the wall to see what's wrong. All our can lights aren't installed to code. Their GC told his name is Miguel Rincon. I'm trying to sort out what company he has or belongs to so I can see if he is even licensed. I met several people he had come over to try and fix issues before I realized I needed to keep him and his crew out. I'm fairly certain he uses day laborers with no license. I was scammed by Sundae, their sketchy GC and their agent. These are not good people. Stay away! read more

I've worked with many companies that provide this service. What I love about Sundae is the people that make the company what it is - they are genuinely interested in making sure the experience is simple, seamless and fair. Regardless of the reason you need their service because you'll find a team of people that care and are passionate about what they do. I highly recommend Sundae. read more

Total bait and switch. We agreed on a price then they came back with a lower offer or cancelation of the deal. Total opposite of what their commercials say they do. This is probably a great case of fraud by false advertising. I would recommend not doing business with Sundae. read more

Go out of business. This place is a sham. Breaks contracts and claims they can. Many calls and letters but still a run a round and denial. Had to take them to court to show them they can not do business like this. read more

I worked with Luis recently on a home he was selling. I was hired to come out and shoot photos to sell the home in Oceanside and shortly after he was able to get the home sold. Very professional to work with him. Definitely looking forward to working with him again! read more

Our experience with Sundae was fantastic. Unlike other companies in the same business that quote you one offer to hook you and then come in with a lower offer when it's time to sign contracts, Josh honored his original offer even though he didn't have a legal obligation to do so. The entire process was easy and the Sundae team was helpful and gracious throughout. read more

DO NOT BUY A HOME FROM THEM. They sold us a home that was flipped terribly. Below are just a few of our issues within months of buying. The issue continue 3.5 years into buying. Update: September 2024 *2023 - our sewage line burst 3 days after bringing home our first baby. *2024- toxic mold findings- turns out the renovated shower was improperly installed leading to a complete shower and bathroom demo. Will be officially seeking an attorney! --------------- 2021- (months after purchasing our first home as a veteran) -They painted the entire outdoor patio and driveway with INTERIOR paint (confirmed by Home Depot). Everything is peeling up, it's taken us hundreds of dollars & time to get this paint up. -The falsified a termite report with a company called No Problem Exterminators. - The entire property is negative slope. It looked as if they fixed the issue by place french drains & rock around the foundation. However, they just put rock over dirt creating a bigger issue. - We had a slab leak within 6 months of moving in (hot water line replaced ) - We had to replace all the flooring due to the slab leak. Turns out the contractors put the kitchen cabinets on top of the flooring. To properly install new flooring we would have to demo our kitchen. Kitchen cabinets should go on the slab. Like any BAD flipper or agency- Sundae homes made the property look pretty but it's actually a complete disaster. They sold to us knowing all the lurking issues. We are out thousands and thousands of dollars and even more sad, we didn't get to enjoy the experience of buying a new home. read more

Sundae initially offered a lowball price for my home in Diamond Bar. I declined, so they upped their offer. We came to an agreement and went into escrow. Then, they suddenly lowered their offer. I then agreed to the lower offer and was promised new paperwork. I waited, and the day the new escrow and agreement was to be signed, they again decided they didn't want to pay the new lower price. In summary, they can't be trusted with whatever they tell you. They will either lowball you or delay and change their offers at the last minute. read more

They came to take pictures and measurements right away. We didn't have to clean or repair anything so we could concentrate on packing for the move. All of the people we worked with were great and we got a really good price for our house without having to pay commissions or other fees. read more

We felt that the offer was fair and when I did the math again and again, subtracting the agents fees, closing costs, price of repairs, and opportunity costs of having the money now instead of waiting for months, the offer really fell in line. Plus, it was worth some money to save all the usual aggravation of selling a house. We were very pleased with the process service." read more

My wife and I decided to sell our home via a cash deal. We received many offers but decided to go with Sundae. Our contact was Victoria and she did an incredible job educating us on the process. She spent allot of time assuring us what was happening. She made the process smooth and easy. Everything went just as she told us. It made all the pressure and stress go away and we could not be happier! I would recommend Sundae to anyone wanting to do a cash offer!!! read more

Waste of time with yet another company that claims there are zero costs, it's a lie! Estimate came in 50 percent lower than the property is worth!! read more

Worst company ever. Liars and cheaters. Does not hold their investors to their bids. My highest bid was rescinded. Sundae stated it was a mistake. A typo. Interesting that investors can change their bid at will and just say it is a mistake. When your working with 100,000 you don't make typos. Never trust them. Don't believe the lies. They are trying to steal properties at the lowest price by allowing the highest bidder to back out. Stay far away!! read more

Pretty much a waste of time. I signed up, got an immediate call, and set up an appointment to tour the house. They promise to give you a range of what expected offers on your property will be after touring. Anyway, the day of the appointment comes and the realtor calls me to ask some questions, then says I can expect about 60% of market value (without ever seeing the house!) I tell them no thanks. Colossal waste of time. read more

This company cannot be trusted. I entered into a purchase agreement with Sundae and two days later received notification that escrow had opened. Five days before escrow was scheduled to close, I received an email that the "underwriting team ... has decided to cancel this project." I pointed out that the contract stated, "Aside from an elected inspection contingency, there are NO FURTHER CONTINGENCIES [emphasis not added]." An inspection had not been elected; and when I pointed to this clause, the reply was that "inspection is inclusive of due diligence." What baloney. They interpret their contracts however they see fit. I was five days from moving to another country. My options were severely limited at that point. Then, when Sundae received an offer later that day (which they did not share with me), they asked me to sign a "contingency extension." I do not know how they could believe they could burn me once and then expect me to open myself to being burned by them twice. I instead signed the cancellation form and was fortunate enough to find a legitimate buyer. I would advise others to steer clear of this company. read more

ALL the personnel associated with Sundae were extremely professional and personable. When I had any questions during the selling of our home they were very helpful in answering all my questions. If you leave an email, they answer in a very timely manner. One example, I called the wrong department but the gentleman, instead of transferring to the correct department he took it upon himself to reach the person I needed to speak with, gave her my questions and she called me back knowing what the situation was so I didn't have to explain it all over again. The experience with Sundae was fantastic as are the personnel. read more

I was faced with the situation of needing to sell my home, and did not have the funds to update it, and I really did not want to deal with a realtor showing my home to strangers while I was there. I don't believe any ads on Facebook; so many scams, phishing, and other crap like that. But the moment Matt came out and gave us an offer, I knew that Sundae was legit. You were always willing to work with us. Whenever we called, you always had an answer or worked to get one right away. You guys were willing to work with us, and that's something that we really appreciated. The last time the house was updated was in the 80s. It needed a full update. Everything fell into place. If we had an appointment at 10:00 a.m., They were on time. The speed was great. Buyers watch out for Sundae Marketplace. I made a bid on a property that was for sale yesterday. They use an online bidding system where you can bid up to the last second . They had a buy it now fcfs option at $172,700 and we made a bid for 173k . After I got a message confirming I won I called Stoney W ( Dispo rep for Sundae ) and he verified that I won . I told him I was going to drive by the property and he said it was ok . He verified when I would be able to close and I was just waiting for wire and assignment . A couple hours later after I got back from visiting the property I got a call from Dispo rep saying we have a higher offer and if I want to offer more . I told him that's BS and bad business. He said he would have to talk to his supervisor. The supervisor calls me today and says " I got a higher offer and I can't pass on 7k in profit. I was shocked at what this man said . I told him to never send me a deal again and I'll never do business with them . Don't engage in poor practices as a wholesaler; your reputation won't survive. read more

I decided to go with Sundae when I got an advertisement in the mail. The house was in fairly good shape, but it would have taken a lot of work cleaning up. I just didn't want to hassle with the minor home repair stuff. You guys looked promising, and I'm happy to see that you did everything you promises you were going to do. Definately not a serious offer. It was all taken care of with minimal effort on my part but the offer was 200k under market price. Ridiculous in a market that over market cash buys are common. The investors could not tell a bedroom that was made into a closet was really a bedroom. ???? read more

I needed to sell my house in a non-traditional way and knew that selling to investors would mean possibly a lower price, but needed the convenience. After appointments from more than one company, I found that Sundae, Inc. offered the best price and proceeded from my first encounter with total professionalism and attentiveness. So I went with Sundae. Andrea Ybarra came to the house, and after a quick consultation with her team right then and there, made a reasonable offer. There was no pressure or manipulation. After I agreed to proceed, she remained involved throughout the process. Ella Wolfgang was the Sundae closing coordinator and kept in close contact with me the whole time. The escrow and title company they chose worked well with all of us. I have to say that the culture Sundae is creating for themselves as a company that does not take advantage of a person's real estate hardship circumstances and is committed to a warm, supportive, client-focused ethic makes the whole process so much easier. My thanks to Andrea and Ella! I suspect other Sundae team members are personable and competent too. Selling a home to an investor may not be for everyone. I've sold other homes in the traditional way. But if the situation calls for it, Sundae, Inc. is the way to go. read more

I sold a rental property to Sundae. It needed to be rehabed and I didn't want to go through the work and take the time to do it. The folks at Sundae gave me a fair offer and closed on my terms, allowing my tenants to move out. Thank you for a great experience! read more

Poor communication, would not recommend. Offer came in nearly 100k less than what the market advisor estimated. They scheduled the inspection and video without confirming with me or even notifying me and at a time I specifically told them I couldn't do. It wasn't until I followed up that they told me when my appointment was. They tell you you'll get offers in 4 business days, but it was actually a full week later, which isn't a big deal, but don't say 4 business days when you really mean 7 calendar days. Market expert said she was really interested in listing my home, but never followed through and never heard from her again. read more

There's a lot to be grateful for when working with the team at Sundae. I own several properties in San Diego and the information I received from the team, especially Josh, was invaluable. They we're on point with all their advice, courteous, and always made time to answer all my questions. I really felt that they always had my best interest in mind. What made me trust them even more was, after I gathered all the facts and decided not to sell, (even with their quick all cash offer) they were still on my side and made sure to connect me with people that could make my goals a reality. Property investment can be challenging, especially in a hot market like San Diego, and having a fantastic team on your side who has most of the answers and connections is a great asset. I still speak with the team when I encounter difficulties and I feel they treat me like family. When I'm ready to sell or looking to modify my portfolio, Sundae is the team I want to work with. I highly recommend anyone with real estate to contact this wonderful team and see what all your options are. Thank you Sundae for an excellent experience and I look forward to doing business with you! read more

If the company as a whole is as good as its agents, then I would certainly trust Sundae with the sell of my property. I called them up to see how much my home was worth. After speaking with Josh T. over the phone, it became apparent that perhaps selling my home through a traditional real estate agent and putting it on the market would make more financial sense for me. He never tried to hard sell me or give me fluff. In fact, he followed up with me and gave me absolute golden advice on a new property i was looking for even though he was not my agent. He went beyond the call of duty and for that, I am writing these review. Excellent customer service and excellent company all around. Id be happy to do business with them in the future. read more

I referred Sundae to a friend of mine who was trying to sell her house in LA and didn't want to use a real estate agent. I was aware of the company because I know someone who works there, and I saw one of their ads online. My friend didn't end up selling her house after all, but she did say her experience working with Sundae was unique. I felt the need to leave a review only because I was impressed that Sundae's rep was cute and funny and showed up in a Prius. Given the experience I've had working with other real estate people, that was impressive. I'm thinking of selling my own home, and definitely considering working with these guys. read more

These assholes keep sending a request to purchase our home knowing we have a living trust. They don't stop mailing my home with this shit even after phone calls. DO NOT UNDER ANY CIRCUMSTANCES ENTER INTO CONTRACT WITH SUNDAE.
