While I'm originally from San Diego, I'm unfamiliar with the real estate market other than looking at properties on Zillow. While talking to a childhood friend, she recommended her realtor Erin and gave me her number. It felt too intrusive to call her personal cellphone so I decided to go to her website to learn more about her and ultimately decided to call the general number. Well, guess who answered?! lol Erin. I had to mute the phone shortly after she answered because I was awkwardly giggling to myself like a crazy person. I guess I just figured someone from her team would answer so it's funny I ended up talking to her anyway. We had a nice conversation. While I had many questions, she patiently answered them all. She offered locations to consider in my price range, townhomes and single family homes and places that don't charge an HOA. I thought HOA's were only on condo's, derp. Erin demonstrated to me that she's more interested in the relationship than the transaction and I respect that. We went ahead and scheduled an appointment at her office next week so she can help me with planning.

It was time for my mom to finally downsize to a home which would be more manageable; square footage to yard maintenance; for someone in their 80's. Therefore, I searched Yelp and after viewing the realtors on Yelp, Erin Wade stood out even before I read her reviews. I called Erin and set up a meet and greet with my mom and husband to discuss options for selling and buying a home in the area. From starting to finish, Erin was friendly, professional, and went above and beyond to make the entire process smooth, stress-free and successful for my mom who has never had to deal with selling and buying a home for over 30+ years. Erin is incredibly knowledgeable about the market, communication was always clear and timely, and she responded to all texts and/or emails in a timely matter even while out of town for family event. If it just so happened Erin was not available, she assigned someone from her team to cover in her absence. Erin made sure we were kept in the loop on any information about the property my mom was selling and the one she was purchasing. Erin really catered to my mom's needs and to my husband and my expectations during the process. Overall, Erin made us feel we were the only customer even though we know that is not true. We; my mom, husband and I, are grateful to have found Erin Wade and her team to help my mom sell her home and find her forever home. If you are looking for a great, reliable, friendly and knowledgeable Realtor. Erin Wade is that Realtor. I will definitely call Erin Wade when I am in the market to sell my home.

This would not have been possible without the help of our brilliant realtor, Kate Goodwin. Recommended by a friend, I confided in Kate in Sept that we finally felt confident in exploring the possibility of buying a home. We spoke of our apprehension as first time buyers as well as our fears of searching in a competitive market with rising interest rates. Kate assured us every step of the way, from beginning to end. She approached us with clarity and honesty. She spoke of genuine care and passion of why she became a realtor and discussed her zero commitment until we were sure. Putting peoples needs first is Kate's specialty. Never once did our family feel pushed, manipulated, or blindsided. Kate was with us from the first day we looked at homes to the last. She coached us in what to look for in a home, she walked us through timelines, expectations, and went through all the paperwork page by page (we basically read novels together). She was patient, kind, and thorough. She took every one of our considerations into account from our beloved pit bull to the possibility of potential ADU/future rentals. Kate never made us feel like we were less-than or foolish, she never spoke down to us, and she treated us with genuine respect from the beginning. She didn't bat an eye when we stated we'd be using our VA. She insisted we look into ways to push into a higher price point without sacrificing our existing lifestyle or budget. She explored assumable loans and buy-downs. Kate will find a way to make your dreams a reality. What we appreciated most about Kate was her willingness to go to bat for us. She fought for our rights and she protected us when she sensed anything was off. She always wanted to know our thoughts and when asked, she didn't hesitate to tell us that something wasn't the right fit for us and why. Even after papers were signed and escrow was closed, she fought for things that didn't turn out just right for us. She continues to after we've been in our home for a month. Her instincts are on point. If you are looking for the perfect realtor, look no further. She was punctual, she was diligent, she communicated well, she was organized, and she broke things down in ways that made it very easy to understand. From our initial conversation in September that broached the idea of exploring, to closing escrow by Thanksgiving, Kate made purchasing a home feel easy. My husband and I will never use another realtor. She is a stellar realtor and a fantastic human. We absolutely recommend Kate to anyone and everyone.

From the onset, Kate showed up on time and well prepared. In fact, more prepared than I've seen anyone, in any prior transition--combined. Her research of the market couldn't have been more accurate, with hindsight as our guide. She presented us with a professional booklet that educated us on the market research in our area, which led us to feel confident in our sales price. With Kate's insight about MLS timing, market patterns, and price we drew more than 50 buyers to our first (and only) open house. That first open house resulted in 2 reputable offers, over our asking price. In addition, a few stragglers came in days after and we settled on an offer that was $70,000 over our asking price. It would be easy to just talk about the money, but Kate and her team were so professional throughout the entire process. There were times that she would reach out to us with updates before we even asked. It's as if she were in our minds, or perhaps she knows what buyers and sellers experience while going through the process. We truly feel that Kate went above and beyond for us and if there were a way to give 6 stars, we would! We can say with confidence that we wholeheartedly believe anyone engaged in real estate transactions should have Kate on their side.

Within a week Lindsay connected me with a great lender and provided me with additional information to help understand the homebuying process. (As a first-time home buyer there were many terms and processes that were foreign and confusing.) Over a span of a couple months Lindsay and I texted, called, emailed, and I flew to meet her on a few occasions to view properties. Although it was a little complicated purchasing a home in San Diego from Northern California, Lindsay made it work with ease. I always felt well taken care of with minimal stress and I trusted Lindsay was on top of things. Even things I didn't think of or wasn't aware of, Lindsay thought of and communicated everything to ensure I understood and was up-to-date. I couldn't have asked for a better realtor. We were also out of state which made everything that much more difficult. I'm a big Yelp user and relied on the hundreds of other 5-star reviews to look for a real estate company. I was so impressed with Craig and Jesse from the start. The initial call was SO organized, thorough, and personal. Not only did they give us a incredibly detailed step-by-step guide of the buyer's process, but also spent the time to learn more about us as people and what we were looking for in a home. I was surprised my how much time and energy was invested before even signing any contracts with them. After meeting with a few different teams, we chose the GreenHouse Group and 100% stand by our decision! Communication was consistently strong and we were always in contact with someone/the entire team along the way. We worked with Lori & Alexa who also helped us navigate documents and important deadlines. The GreenHouse Group has a well-designed platform to track the home buying process--making it easy to see deadlines and to-dos. We worked with Craig for our Kick-Off Tour. The GHG evaluation system for homes captured everything important to consider when purchasing a home and we learned so much about what to look for when checking out a home. Craig was straight-up, incredibly knowledgable, and clearly looking out for our best interest. He took us to see quite a number of homes that day and even had snacks and waters to keep us going! Unexpectedly, and uncommonly, we found a home from that weekend's trip we wanted to put an offer on. Craig jumped right in and guided us through the 'make-an-offer' process. He worked incredibly hard to negotiate on our behalf and was able to coordinate inspections and video walk-throughs for us when we couldn't be physically present. We were always promptly and transparently well-informed and advised. We never felt pressured or persuaded to make any decisions. Craig and the GHG team presented the facts and gave recommendations based on 20+ years of company experience--always looking out for our best interest. They were 'real' and weren't out to "sell us" on anything. Even during the rent-back process, the team coordinated with the other realtor to work with the sellers on transitions and key dates. It was super fun when Jesse and Lori were already at the house when we arrived to pick up our keys--what a thoughtful surprise! To top it off, they came with a whole container of new home goodies and essentials for us to use while we settled in (and even had some for our dog!) The care box was super useful, especially when we didn't have any of our kitchen items yet! Even after the sale and getting our keys, the GHG team is still there to answer your questions and help you out--including a list of recommended contractors and other services you might need when moving into a new home. I'm sure I am forgetting something here, but needless to say, we 10/10 recommend the GreenHouse Group to anyone looking to buy (or sell!) a home. We have no regrets and could not have asked for a better team. Thank you GHG!

None of these interested me until I received this agent's promotional deal offering to list homes for 1% commission. We had one meeting and 2 telephone conversations. I was clear that prior to signing I needed to sever ties with my previous agent and that this would take time due to the "relative of a relative" nature of the relationship - this is someone that could not be brushed-off like dirty laundry. Yesterday morning we made arrangements for BH to come by my home today at 11:30 to take photos. Yesterday afternoon I had the last conversation severing the tie and was planning on meeting BH when he came by to take the photos and wrap-up business. He said he could not do it for less than 2%. I'm sorry, but to make that statement and change at the 11th hour is unconscionable.
