In January 2026, I had a water leak coming from the upstairs unit downstairs into my master bathroom of 50 sf. It was a small leak, trickling down from my light fixture. I told the neighbor right away, and she stopped using her shower until we could fix the problem. I filed a claim with my insurance... This company did a moisture test, dropped off one dehumidifier, and three air movers/fans. Then, they picked them up a week later. That is all they did. $7407.82?!? I would just say, PLEASE, PLEASE, think twice about letting your insurance (Homesite/AFICS) pick the contractors and handle the invoices. Once they pay the maximum allowed, they will wash their hands of it and will not help if you have questions regarding discrepancies with the invoices. If I had not been stuck with the remaining balances due, I would have never asked to see the billing estimates, and never would've noticed all of the inflated charges. My biggest gripe here is, do not charge for items or services that were not installed or completed, regardless if the insurance pays or if the homeowner pays out of pocket . Honesty and integrity are important. I will post the estimates and pictures here. I am filing a complaint with the Better Business Bureau as well. read more

I knew I couldn't be the only person with my experience in working with So Cal Flood and sure enough, I see at least 2 others with a similar review. Fred jumped at the opportunity to get our insurance involved. He even called himself and filed the claim on our behalf insisting that it was "such a small job" it would definitely be covered (our water heater bursted so they demo'd the small cutout where the water heater sits in our garage and dried it out with industrial fans). 2 months later, his billing department is calling me saying that we owe him $11K (ELEVEN THOUSAND!!) from the balance not covered by my insurance. $11K to demo a space smaller than a powder room?! not once did he provide an estimate for the work because he insisted everything would be covered. Even my insurance adjuster said this company is notorious for way over inflating invoices when they know insurance is involved. $11K is an obscene amount of money when originally stating everything would be covered. This is literally criminal so I'm in the process of taking them to small claims court. Stay far away from them unless you're looking to team up on a class action lawsuit. read more

This is a long awaited review from a very unpleasant experience with SoCal Flood. Our rental property was impacted by a neighbor's water leak. At the time of the incident, I was coerced and manipulated by SoCal. I was recovering from a recent surgery and was heavily medicated. My tenant and neighbor called to report the issue and I told her I will be reporting it to my insurance, however, a representative from SoCal came on the phone and insisted that I go there immediately to see the damages. We never called SoCal, they were somehow called by the neighbor's plumber to get the business. Because it was only about a 5 minute walk from our house, I went ahead. When I got there, I was coerced to open up my insurance app on the phone to submit my claim. I told SoCal I am not coherent and not in the right mind but he was insisting. My neighbor and tenant witnessed the whole ordeal when SoCal kept reassuring that they will work with my insurance and that there will be no out of pocket expense from me. Because the situation was quite overwhelming and SoCal seemed trustworthy at the time, I agreed for them to do mitigation process. Lo and behold, our insurance USAA could not justify the exceedingly high charges from their invoice. USAA, a very reputable insurance company stated that their charges were not industry standard. And because USAA only agreed to pay a portion initially, I was harassed with letters and phone calls that they will be placing a lien on our home. I have already consulted a lawyer at the time and have obtained my witnesses documentation but thankfully they finally agreed to work with USAA which took months. So, NO, I would definitely look elsewhere and not use SoCal Flood. read more

I had flooding on my kitchen floor. I called my regular plumber. They came out and assessed the issue, and told me I needed a mitagater. They called SoCal, and Nate was at my door in ten minutes. He identified the source, and suggested I call the insurance company. He helped with the call and got everything started. Nate then called to get some of his associates to come. Fifteen minutes later, Rick and Jerome were also there. They papered and taped the kitchen and the master bath area upstairs, where the issue had started. Another 30 minutes later, another company was onsite to remove the drawers from the bathroom and the kitchen, and store them in the garage! I can't believe how much was accomplished in less than an hour. Fast forward, SoCal repaired the pipe in the bathroom, and called a contractor to redo the kitchen floor.
