We reached out to smart dry after discovering a mold issue in our kitchen. I chose them purely based on reviews and location. The lady who answered and booked the inspection was friendly and it went rather swiftly. The guy who showed up called about 20 min prior and showed up at the schedule time frame they had originally quoted. He was friendly and gave us a ballpark estimate which was around what we had expected. The job was done in a timely manner and they took care of our kitchen and home. We appreciate that they had taped down paper along the flooring from the door leading to the kitchen to help keep our floors clean. We ended up getting the rebuild done by the company who remodeled our kitchen instead of smart dry as they quoted about $1,000 less than Smart Dry and a quicker turnaround. Unbeknownst to us, our home had been suffering water damage, due to a crack shower tile, for years. It eventually became obvious and I began my research. Initially, I assumed it was a plumbing issue; but, was educated by my husband, who pointed me in the right direction ... "Water Leak Detection". During the early morning hours, of June 11th, I searched the web and read numerous "Yelp Reviews" for various companies. I earmarked a couple of reviews; and one in particular, "Smart Dry Restoration" stood out with a consistent rating of "5 Stars". I called during business hours; and, "Miss Natosha" literally held my hand, as I explained my dilemma. Later that morning, "Alonso" assessed the damage. Due to the fact that our home was built in the late 50's, our tile and wall needed to be tested for "Asbestos and/or Lead". "Lorenzo", Grace Environmental Solutions", took samples; and, our tile tested positive for lead. "Brian", from CVE, gave us an estimate. His amazing crew, "Luis" and "Jose", took the proper measures and removed the affected tile and drywall. "Alonso" kept constant communication and conducted the mitigation; i.e. Drywall, etc. (Please excuse my lack of recall to the extent of his labor). We had to wait for the drywall to completely dry, which was assisted by the placement of several blowers. Alonso kept us posted and checked the drying progress, which took approximately five days. While I wish I never had to do a water remediation, if you need this service, these are the people to call! We bought a home and fully remodeled the bathroom before moving in. Two months later, I noticed water seeping up from the vinyl planks and contacted my contractor, a slab leak detector and our regular plumber to find the source. After a slab leak was ruled out we found out the toilet had not been seated properly and the wax ring was compromised. This caused seepage of water across our entire brand new bathroom and three closets causing mold unbeknownst to us for two months. Having dealt with a water heater leak in our previous home and the major destruction from it, I was completely panicked. I just found another problem with the bathroom sink they put back together. No sealant on the drain and there's a wide open gap between the metal and the porcelain. This review is long overdue but as my friends are in a very similar situation in the Buena Park area it reminded me we really need to share our experience. After being done washing dishes, I went outside to cleanup after my kids and noticed water seeping out of the stucco wall. Upon further inspection by my husband and I, in the back of our cabinets under the sink and next to the sink were very wet walls! Also, noticed the weird smell goin on.. First thing we think of is we need to take care of the wetness/possible mold! In comes my yelp research and found Smart Dry Restoration, there's a reason for all these 5 star reviews!! No gimmicks, no spamming, James and his teams are that great!! First came the team who dries it all out. They did their inspecting and mentioned that it looked as if the drain pipe from our sink was the culprit -note: these guys were not plumbers-. They then set up the dryers. Next day the same team came back to see how much moisture the dryers had taken on-it was a lot.. Next they put up plastic walls to protect us from the mold and dust particles. Then they took out the cabinets as carefully as possible in the case we could reuse them, took out the dishwasher, put the counters on braces carefully in hopes they wouldn't crack, took out some of our connecting wall to our dining room because it had seeped through there as well and pulled out our new plank floors in the dining area (all was explained before hand in such a considerate way-thank you Chris-as this was about the time I was going to lose it and cry lol) They cleaned up and in comes the waiting for the drying.. We asked Chris if he had a plumber he recommended since we were very new to the area. Let me tell you now, ask these guys who they recommend for the things their company doesn't do because everyone we worked with through them were absolutely great! (We worked with quite a few contractors in WA state with remodeling different things in our house, not once did I feel this confident in our choosing) In comes Clay the plumber James recommended. Clay was easy to talk with and at this time while everything was still drying, he had to wait before he could get to work but he saw what the problem was (crack in the drain pipe!) and we discussed all that would come of the situation. Drying for us took about 2 weeks but it was near the end of November into December time when the sunny San Diego we heard about was not so sunny.. (thanks for coming back to check on it often Chris!) Once it was all dry, Clay (plumber) had his assistant come ASAP as he knew we were on the edges of our seat wanting stuff to start going again to get started on the fix. Clay showed up and they got it all done in a jiffy-thanks again Clay! Next came waiting on insurance.. as soon as it was approved James had his demo team come and take out the entire kitchen- yup, one small leak can turn into a BIG mess- our cabinets were the kind you could not stain to get to match, had the cheap veneer, thankfully USAA is a great company and covered it! Next came the contractors who put our kitchen back together, Matias and his team. Once again, they were great. We got our cabinets and counters (the backsplash ended up cracking when pulling it off) all from CabinetX. When Matias noticed something was off on one of the cabinet doors (I think it was the color being slightly odd) he ordered a new one, he and Shane from CabinetX also told us if we noticed anything we didn't like later on, it would be replaced. Unfortunately, looks like CabinetX may have closed because of these unfortunate times.. but good news we've had no problems! At the end of each part of this long project, James would come inspect and also check in on the phone with us to make sure all was going well. He is the one who talked with our insurance each time something new would arise. He did an excellent job! There's no doubt in our minds, we will call James again if he's ever needed! Recently, I had a bad experience with my tenant who didn't clean the toilet, harbored mold and bacteria and did mold inspection in my rental unit without informing me. Later they broke lease telling that house had mold. I started looking for recommendation at yelp and Justin responded promptly. Found out there was a leak through this weird musty smells. Called Smart Dry to come out and check if there was mold. Luckily they checked and reported that there was no mold. They just had to set up some fans and get it dried out and pinpointed where the leak was coming from. It was a simple fix. We noticed water leaking outside our stucco wall when we were running our dishwasher. Turns out the dishwasher had a leak on the side and the water was running down the unit and under our floor. Until the water started leaking past the stucco outside, there was no indication of a problem. Our appliance repair person recommended we have a restoration company check things out (mold, damage etc.) Based on excellent reviews here and Google, we decided to talk with Smart Dry. James (one of the owners) came out the same day, measured moisture under our floor and in the wall. Yikes... this was going to be an expensive fix. These type of repairs usually are. I can't really comment on if the quote was competitive or not as we didn't get other quotes. Had we the time we would have, but James offered us a "cash" price after talking with him, so good so far! A sub-contractor was brought in (Optimal Solutions Inc) to remove the floor, part of our cabinets and inspect for mold damage. Fortunately, there was none, but with time, it certainly would have molded. There was extensive water seepage that had gone under the floor, soaked the wall studs and foundation structure. James brought in a dryer and dehumidifier and it took 3-4 days of drying until the wall studs were acceptable and everything was dry again. Then the restoration crew came in (Smart Dry employees), and this is where dealing with Smart Dry really shined for us. Victor and Chewie are good.. VERY good. Victor is very friendly, accommodating and took the time to explain things and even offered tidbits of advice here and there. They showed up exactly on time for the three days they needed to rebuild part of our kitchen cabinets, drywall and dishwasher re installation. They were HIGHLY respectful of our property too. They did fantastic work. Everything is repaired! They helped us install a dishwasher drip pan (a $20 part you can get at Home Depot that would have caught the water and leaked it out the front on TOP of the flooring so we would have early warning!), as well as a WiFi leak sensor. I would definitely give these guys a call should you need restoration work! I think the only con I can think of is sometimes I felt communication clarity between James and I was a bit spotty and unclear, which required re-clarification, but overall, it was far from a deal breaker.
