We had a situation where we found water damage from our refrigerator water dispenser tubing underneath a built-in fridge that got into flooring, dry wall, and adjacent cabinets. We also noticed that the floor in a different room had been warped for awhile, and finally connected that there might be a slow leak. We had multiple bids come out to assess the situation, and West Coast Restoration was by far the most competitive bid. We dealt primarily with Albert for the project management portion of the process, and he was communicative by chat and by phone, explaining the whole process in a reassuring fashion to me and my partner. Askia and Chris were the ones who did the initial assessment, and they also were the ones who came out to do our project. They were incredibly timely, courteous, took time to review and explain each step of the process of what they found, making a headache of a situation a lot better. Honestly, the customer service that Albert, Askia, and Chris demonstrated was above and beyond the other two companies that came out, and having a competitive price to match really sealed the deal. Askia and Chris did a fantastic job on the remediation, which took approximately a week across two different areas, which included removing glued-down wood boards. They were very careful in setting up containment and cleaning up afterwards. Everything was completed on schedule, allowing us to move to the next phase. I hope I never have to use them again... but if I ever need remediation, I know exactly the company I will call. A shout-out to Nathan, the owner as well, for having such a fantastic team!!

It was the same company but different people running the job like it was a separate company. I ended up hiring another contractor that I had worked with me before.

The owner David was able to walk me through the insurance process step by step and spoke to our adjuster(he is fluent in insurance talk) to insure it was a covered project, something the other company was not doing(they wouldn't answer the phone when my adjuster called them). Trust me when I say go with the smaller company that values you rather than big restoration where you are just another number. Pro source did not drag their feet in order to bill more and was able to do the rebuild in a day and half. Mary is a literal pro when it comes to the insurance side of things. She worked tirelessly on the supplements to ensure we maximized our RCV payout from our insurance. She caught things the adjuster missed and helped us get the settlement we actually needed to do the job right. Bolo, the project manager, was extremely responsive and reasonable throughout the entire build. Whenever a technical issue came up--even complex stuff like electrical circuit stability or specific plumbing heights--he was there to talk it through and get it handled. One thing I will say for people considering them: you need to be the kind of homeowner who has the capacity to stay on top of the work. If you know exactly what you want and you're willing to stay involved in the day-to-day details, C2C is an incredible solution. Two were forgettable. Express Dry was not. Let's start with the basics: they showed up 15 minutes EARLY. I didn't know that was still a thing. From the first call to the final walkthrough, communication was consistent and clear, no chasing anyone down, no vague timelines, no "someone will be there between 8am and never." Before anything else, their first responder, Christian, did a quick health survey -- asthma, allergies, immune compromised household members? They came prepared. That meant a lot to our family and honestly set the tone for everything that followed. The crew arrived that afternoon, introduced themselves, walked through their scope for the day, and then proceeded to professionally protect every floor, wall, and personal item in sight before getting to work. They worked in 100-degree heat, in a garage tent with industrial drying fans blasting, and stayed until 7pm on a Friday night. On a FRIDAY. These people have my respect forever. Each evening you get a full inventory and walkthrough of the day's work plus what's coming next. PMs arrived every afternoon to check progress. I'm convinced they swept up every last speck of dust before they left, the house was cleaner than before they arrived. The only reason I even went with them was because of the impressive plumber I met with that recommended them. They came that night and helped initiate the process of drying the next day. Noah Lopez was the rep and was my contact initially. I saw 3 restoration companies that day and 3 plumbers so I had a decent idea how of much water damage, estimated time of deconstruction and reconstruction. A lot of companies get a bad reputation because they try and tear up as much as possible and I thought Express Dry was different but I was proven wrong. After a few days of drying, they all of a sudden discovered that my tiles were 30-99% saturated and they had to rip them up which would add another 2 weeks of work. I was confused on how this was NOT spotted initially by them or any other company I saw that initial day of interviewing. Everyone commented on how I should be lucky that the tiles didn't get wet. So obviously I called BS on them. They tried several scare tactics by having me sign some hand written statement that I would be liable and having multiple try and convince me to remove the tiles. Thank God I got a second opinion and had an outside company return to check for water damage and they too once again confirmed that tiles weren't wet and even if they were, there are other options that don't involve tearing up the tile. I thought I was getting a company that looked out for me but they were obviously looking to rip off the insurance company and make money for them. Noah tried to convince me not to contact my insurance company myself and he would do it all for me but I'll glad I called my insurance while he was present. I think that made him upset because after that, he went from being pleasant to being irritated, especially after the process began and I attempted to contact him. There were other things they did that also rubbed me the wrong way but I don't want to get anyone fired. Just another example of how can't even trust people to have some decency, even in 2026

Ryan first came to do the assessment. Super informative and reassuring. Easy to communicate with for sure. On demo day, which was looooooong. Giovanni along with Nate and Raudel's crews were great to work with. They were efficient, polite and kept me assured that they would take care of things and updated throughout the process especially since I was dealing with all of this while my spouse was on a work trip. When I had my spouse on video call to see the progress, he said their work was clean. We've worked with other companies for demo but these guys were wayyyy better at it. When it was time to pick up equipment after drying time was over, Gio again kept me informed with what stage of the process we were in and what'll happen next. Let me start this review by saying you really don't want to ever have to call these guys. That…read moresaid, accidents happen, like maybe you're fooling around near the side of your house and you gently tap the "inspector's test valve" for your sprinkler system. Suddenly all heck breaks loose and you've now got several walls full of water. After realizing exactly what I had done (the fire alarm helped me understand), I called around all the big name companies that do this sort of water damage repair. The quotes I got were ridiculously HIGH. I decided to go local and gave Moe and his team (read: family) a call. Not only could they fit me into their schedule quickly, but they are also a one stop shop, meaning, when they leave your house, it looks just like it did before you broke your sprinkler pipe. Most of those big name companies require you to get someone else to do the drywall/painting part. All the Mold Safe guys that worked on the job were not only related to each other, they were also great workers and great people. They kept everything clean and showed up when they said they would. They kept me in the loop as to what was being done and explained anything I asked questions about. They dried the walls, cut out and replaced the wet drywall and added the matching orange peel texture when they did the final painting. Color matched, perfect finish. And when Ted was finished fixing the hole in the stucco left by the sprinkler system guy (yeah, it has to be a certified professional who fixes anything to do with your sprinkler system, not just any plumber), he went around my house with the left over spackle and fixed several other stucco dings in my house. Above and beyond. Like I said at the beginning, you really don't want to ever have to call these guys, but if you do find yourself in this sort of a situation, don't risk the mold, just call Moe. There's a reason they have dozens and dozens of 5 star reviews here. Highly recommended.

Chase came by the same day to assess the damage and had an estimate ready the very next day. I found the estimate and statement of work to be very professional and reasonable, and accepted it right away. Ted came and performed the work in multiple stages within the same week - demolition and clean-out, drywall replacement, and painting. He was thorough and searched for and treated mold in the carpet, along the walls, and even in the ceiling. Ted was very respectful to us and responsible, and was very knowledgeable. I felt peace of mind that our home would be in good shape thanks to Ted's quality of work. Micah also came with Ted one of the days and was also respectful, skillful and efficient. Gianna from the office was also very responsive and helpful. My wife told me she was impressed with how thorough Ted was. For example, he created a plastic wall to seal off the work area and prevented the rest of the bedroom from getting contaminated and dirty. We will definitely use Mold Safe Solutions for any future incidents that may come up and recommend them highly.

I am giving Green Flash 2 stars based on a severely rushed recent inspection and the poor quality…read moreof their past repair work. Recently, I had them come out because I suspected termites in one of our rafter tails. To their credit, they correctly identified that specific spot as just fungus and didn't try to oversell me on treatments I didn't need. However, their inspection was incredibly brief. They spent only a few minutes scanning the house, didn't check the attic at all, and gave us the all-clear. A couple of days later, I had a second company come out for another look. They spent almost an hour doing a thorough inspection and found a severe termite infestation in a different rafter tail that was almost entirely hollowed out. They spotted the signs right through the paint. Green Flash completely missed this. On top of the missed inspection, the wood rot repairs Green Flash did for us 5 years ago (costing about $1,200) have both failed and need to be redone. They spliced a rafter tail that is now loose, and it turns out they miscut a replacement barge board on the back of the house. To cover up the bad cut, they glued a scrap piece of wood over it, which has since detached and is currently hanging off the board. Bottom line: They failed to do a thorough termite inspection, and their carpentry work doesn't hold up. I highly recommend getting a second opinion on their inspections and hiring a dedicated specialist for any actual wood repairs.

Bill is a true craftsman! I've had a wood gate that has needed rebuilding for the last 8 years…read more Pieces of the wood gate were rotting. Over the years, I've had other handymen pass on the project. I had a handyman who was able to fill the rotted areas with wood filler, sand it, and restain it. I've even had a gate company tell me that they could not save the gate; it would need to be completely replaced. Bill was able to cut out the rotted pieces of wood, replace them, and restain the whole gate (he also repainted the decorative hardware on the door as well). Moreover, he discussed the project with a buddy of his and they determined that the gate was sitting over a muddy part of landscaping which is probably what facilitated the deterioration of the wood. We found some leftover pavers in our storage shed and Bill extended the pavers so the gate would sit over pavers instead of mud. Before he embarked on the wood gate repair, Bill also installed a valance/shade over a window. He made the necessary calculations to ensure that the valance/shade would be centered on the wall and window. He also made sure that the valence was leveled. Bill is honest, meticulous and detail-oriented. If you want someone to treat your project and your home, like it's his own, I would give Bill a call.

I was very pleased with the work of the Pacific Flood Restoration company (PFR). I had a flood caused by a toilet and PFR was at my house within an hour of my phone call. They worked right away installing blowers and dehumidifiers, tore up the carpet and pulled up and removed the damp padding. They removed the baseboard molding, drilled holes in the wall and set up dryers to make sure the inside of the walls were dry and wouldn't rot. The dryers and dehumidifiers where at my house for a few days and they came every day to check on the progress of the drying. Steve Cox and his team were very efficient and professional. I recentlyI had a water heater explode cause it was so old. The damage was alot. From the kitchen to our nice neighbors downstairs. Pacific Flood Restoration was really helpful in helping is get out home ready to dry and start reparing the horrible water damage. Pacific Flood Restorations was recently recommended to me... What a blessing they were. i have a condo in Lakeside where i house three challended tenants. This company came in in a second, did damage control, mold control, got a storage pod and moved everything out of the condo. They had to work with the tenants, HOA, Management CO and owners. They removed the lower part of each wall to dry out the wall cavity and then replaced it like new.They were there none stop giving 100% to this difficult job. Had a toilet back -up in an upstairs bathroom which flooded our downstairs bathroom and living room at our rental home in Cardiff. We had a slab leak that was discovered on a Sunday morning. The team was onsite within a few hours of our call with to clean up excess water and provide fans. The rest of the project moved quickly to mitigate any further water damage and prevent the formation of mold. We worked with many different members of the company and all were responsive and respectful of our time. The project is complete and the house looks like nothing happened. Also places the insurance "Rep" had failed to notice Jody, who I think is the owner, highlighted needed attention to those areas & that too was cared for He seems very knowledgeable on what the owner/client can expect in this type of situation. The job was completed on time & my neighbor actually received more than expected as far as quality & compensation for what started out as a local disaster for her Should the need ever arise I'll be calling superior because they obviously ARE!!!

We hired SunCoast Restoration in 2025 for mitigation and restoration following water damage…read more The mitigation portion of the project went smoothly and was completed without issue. Unfortunately, our experience with the restoration phase was much more challenging. From an administrative standpoint, we received a final restoration invoice that did not properly reflect payments we had already made and included materials we had purchased ourselves. We notified SunCoast of these issues immediately, provided receipts and documentation the same day, and were told the invoice would be revised. Despite multiple follow-ups, we did not receive a corrected invoice or meaningful communication for nearly two months. Instead, a mechanic's lien was filed against our home based on the uncorrected invoice. After filing a complaint with the BBB and notifying SunCoast that we intended to pursue the issue further if it remained in place, we finally received a corrected invoice. We promptly mailed payment, and the lien was subsequently released. We also experienced workmanship concerns during the restoration process, including loose fixtures, electric work and finish details that required additional attention after project completion. By the end of the project, we were exhausted by the ongoing billing and communication issues and chose to address some remaining items through another contractor rather than continue working through SunCoast. In addition, we experienced a gas leak after returning home. The workers had moved our gas dryer and did not properly secure the gas line but put the dryer back in its place. We had not been informed of any concerns regarding the gas connection or that there were precautions we should take before turning the gas back on. We ran laundry overnight and woke up to the smell of gas. We notified them and they took full responsibility. Fortunately, no one was injured. While some aspects of the final restoration turned out well, the combination of billing errors, prolonged communication gaps, the filing of a lien during an unresolved billing dispute, workmanship concerns, and the gas safety issue made this an unnecessarily stressful experience. My advice to anyone considering this company would be to carefully review all invoices, maintain thorough records of payments and communications, and inspect completed work closely before making final payment.

Positive: The workmanship, as far as I can judge, was fine. They knew what they were doing and--eventually--got the job done. They also contracted with someone else to handle the asbestos abatement, and that proceeded without incident as well. Whenever I spoke to the staff or emailed them, they were always courteous and pleasant. No trouble there. However... Negative: Communications with this company were, to say the least, confused and chaotic. I received emails from what must have been over half a dozen people. At one point, it was getting so crazy that I finally complained about it, and one person actually apologized and promised me that everything would henceforth run through her. It didn't. I kept hearing from new people, none of whom seemed to know what their colleagues had been saying. Similarly, the total amount of the estimate kept changing, and it was extremely unclear to me what I owed, or what the scope of the work eventually was going to be. The proposals or estimates were extremely difficult to decipher (although they did include a lot of photos, and that is a good thing). Finally, they were extremely slow. The initial assessment was simple and straightforward enough, but it took months of repeated calls and emails to get them to finally do the work--which took only two days. Once they actually did it, everything was fine, but what should have taken a few weeks at most dragged on for months. This created a great deal of personal hardship for my mother and for me, and became inordinately time-consuming and complicated. If it weren't for the poor organization and communication, this company could easily be in the five-star range.

Big shout out to Mike, Garrett, and Ivan. From the very beginning, their team treated us like family. They were incredibly responsive, quick to act, and consistently professional in every interaction. But what truly stood out was the way they made us feel throughout the entire process. They took the time to walk us through every step, made sure we felt confident in every decision, and gave us a level of reassurance that only comes from true expertise. At a time when everything felt uncertain, they brought clarity, calm, and trust into our home (keep in mind I was 9 months pregnant and they still gave me peace). They didn't just handle the drying and restoration, they completely changed the emotional experience of what we were going through. I never thought I would say this, but I no longer associate this situation with stress or trauma. Instead, I think about how positive the entire process was because of them. If I had to go through this all over again (which I hope I never do), I would choose Dry Right over and over without hesitation.
