Yummy! Cute cafe to pop into before work. Latte had good balance of salted egg and coffee flavor; would've preferred more biscoff taste but I don't think it mattered too too much. Didn't stay long enough to check for outlets or wifi but seems like it'd be a cute place to study.
A great trendy spot in U District! Came here to meet up with a friend visiting the area and was so excited to try the viral tiramisu latte. The ratio of cake to drink was pretty decent - you have a lot of decadent cake and strong coffee to complement. It is a bit on the pricier side, but I do think it is worth the try. Despite how busy this cafe gets, the service was speedy and very accommodating. Just keep your eyes peeled for seating once you head in! Excited to try the matcha version of this drink someday :)
Bestie and I got here on a Saturday afternoon around 1pm, and were greeted by staff at the front. The inside is pretty casual with enough seating and space for work though it is noisy during lunch hours like for this review. Signal inside isn't particularly strong as we both had trouble with 5G and reception at the very back close to the lone restroom. Tons of windows let in a bunch of sunlight, almost too much as seen in some of my photos of our drinks. Speaking of the drinks, they serve many kinds of coffee- and matcha-based drinks along with some pastries on the side. I saw the caphe-misu and matcha-misu a lot so we decided to get both of these drinks, but they were out of the matcha-flavored tiramisu cake for the drink, so I got their ube cream latte instead and shared the caphe-misu. Both have very high coffee content, and the caphe-misu was deceptively huge; adding the tiramisu on top made the drink larger than my ube cream latte, which was also heavy on coffee flavor but still had a discernable amount of ube taste despite coffee typically mulling every other flavor added into it. Tiramisu was fluffy and soft, and complemented the coffee. This is several blocks away from the UW Ave area, so use street parking or - if you enjoy walking a lot like me - use Central Plaza parking to get here. Either way, this is a great spot for coffee lovers and I see myself trying their other drinks in another visit!
Sad to update my review to a lower rating but I have to. I used to love this place and was always recommending it to people I know. After being a customer for over 2 years now I just cannot recommend Sip House anymore. Inconsistent. My favorite drink is the iced pistachio latte it's a hazelnut latte with a delicious pistachio foam. Asking for light ice sometimes they do it sometimes they don't. Trying any other drink here is a hit or miss as well. The seasonal salted egg Biscoff latte was delicious as well as the red velvet. The brown sugar latte was good but a lot of ice when I asked for light ice. Ube foam is good. The matcha was terrible and I mean awful. Super watery and again I ask for light ice and what do ya know...it's filled to the brim! I ordered the iced pistachio matcha my last visit with my light ice and received it in a hot cup that is not see through so unless you open or shake the cup you can't see how much ice. Did they run out of iced cups or are they trying to be deceiving and shady? I opened the lid and took a few drinks of course no light ice at all. The ice was stacked to the top! It's like if you ask for light ice they deliberately give you extra ice. Terrible drink and for it being above $8 also with the alternative milk charge that is $1...it's not worth it and super incredibly disappointing. I am a matcha lover and this was despicable. Terrible. Why was it watery? Hmmm maybe no milk and just ice? Anyways...with this last visit I just can't justify coming back. Consistency and quality has severely declined here. Also my second to last visit the baristas were maybe feeling a bit in a bad mood or sassy but I watched them repeat the same order like 5 times looking at the customer. After the second repeating of that order the tone switched to very rude and demeaning. The girl who's order it was nearby me was on the phone of course not paying attention but maybe after the second time they could have just left her drink at the counter and thats her problem but nope they just had to keep repeating her order louder looking at her and repeating more than 4 times in a rude and condescending tone. Was that necessary? The ambiance is lacking with the bad vibes here. Just going to stop coming here. Better places around with friendlier service, consistent quality drinks, and competitive pricing. Honestly Coffeeholic House in Wallingford is where I've been going now and enjoy it much more.
A group of us at work decided to order some viet coffee as a pick me up and ooooohhhhhh sheeeeeeeesh did this pick us up lmaooooo. This was my first time trying sip house, or as da keedz call it, da sip lounge. I went with their signature pistachio cream latte and I stg I finished that ish in one sip bro. Hella bomb. Go try em out fam
Had a great time visiting this Vietnamese cafe near UW district at 8 am in the morning of a Wednesday! I was the first one in so I was able to review the menu and place my order of coffee crema. It's a cute interior with lots of aesthetic walls of decorations with lots of plants. A very calming atmosphere for studying or co-worker. Service was quick and easy since I was their first customer of the day. After 5 minutes, my iced coffee was ready. It was deliciously - balanced, salty, and semi-sweet. Would come here again!
I hadn't visited in over a year and came back to try the matcha-misu latte with a friend. It is basically matcha tiramisu on top of a matcha latte. For $15, I was genuinely shocked. The latte tasted awful. I have no idea what powder they are using, but it did not taste like matcha at all. Even Starbucks does a better job. The matcha tiramisu topping was bearable, but we could not get far before tossing the drinks. We probably drank less than 10 percent. I am giving an extra star only because I remember this place being good in the past, but this recent experience felt like a gimmick. Social media definitely lured us in.
Cute study spot near the university with limited seating during busy hours. The matcha here is better than matcha I've had at other places, it actually has flavor and isn't too sweet either, which I like with matcha. The pistachio cold foams drinks are popular and I'm usually a fan of artificial pistachio, but for some reason wasn't a fan of it here. The ube matcha was definitely my favorite here, the ube cold foam had a lot of flavor and complemented the matcha well, I could taste both without one overpowering the other. My only issue with this place is the drinks come with too much ice. I asked for light ice but still received so much ice that I finished my drink in only a couple sips, which I thought wasn't worth $7.50.
The drink selection here is too good! If this cafe was closer to me, I would be coming all the time. I love their fresh mint mojito iced coffee and the pandan longan tea. I am a bit sad though that they no longer have the garlic cheese bread on the menu. I also came by to try their special temporary menu item, the caphe misu and wow. The tiramisu cake went so well with the salted cream in the drink. I tried the matcha misu as well, and it was just as good. I hope they add these items to the menu permanently because I honestly can't get enough.
When I was a student at the University of Washington, I don't recall the if the Cherry Blossom Festival existed. Since I was in the area, I stopped by Sip House to order their special cherry blossom themed item, the Cherry Blossom Frappe. It is a blended, creamy milk-based frappe infused with cherry blossom flavor and a decadent strawberry purée. The consistency of the frappe was perfect! It was on the smoother side and not overly icy as you drink it. It wasn't too busy at the time I visited, but there was a short line in front of me. It moved quickly though. There is limited seating here, so didn't get the chance to sit down and enjoy the space.
I am a big supporter of this cafe's fruit drinks and Vietnamese coffee. I decided to try their matcha pistachio sub oat milk. This came out to be $10-high but alright price for me if the drink was larger and stronger in matcha flavor. However, I was really disappointed. I forgot to take a good initial picture. It was apparent that the not enough matcha was added or the matcha quality was poor. The color was a duller green, which also translated to the lack of vibrant and vegetal flavor. On the other hand, the pistachio cold foam was light and fragrant. I also tried my friend's ube matcha, and we both noticed the same dullness and milkiness. Overall, the cold foams are a great addition, but I would not recommend their matcha drinks.
Seattle-Area Boba Shop Review #82 We walked into Sip House as our last spot during Boba Fest 2025. This is not a place I'd normally visit since they don't list boba on their toppings list at all, but we were more than intrigued enough to visit by their special of the day - Milk Tea Cream Cheese Boba. According to the menu, this is a hand-made cream cheese boba drink in milk tea. Cream cheese boba? That means cream cheese topping on a boba drink right? But the menu makes it sound like the boba itself is made of cream cheese... Milk Tea Cream Cheese Boba ($10.50) - Woah, most expensive boba drink I've ever gotten. Starting with the drink - it's honestly exquisite, one of the best things I've drank in a while. There's only a very slight flowery flavor from the jasmine and a small amount of toasty flavors from oolong, and instead tastes like a perfectly sweetened, almost caramel-like milk. The sweetness is so mellow, so unlike drinks sweetened with fructose syrup. It's kind of milky, really rich, and extremely filling. After about half of the drink, I felt kind of sick due to how creamy and rich the drink is. It's very smooth and yet coats the entire mouth in cream and fat. The salted cream on top is stellar as well - just slightly salty and sweet that mixes perfectly into the drink to give even more body. The drink comes with four pieces of house made cream cheese boba that look kind of like fried plantains. They float on top of the drink and are basically misshapen 1 inch diameter spheres. They obviously don't fit in the boba straw so they need to be eaten with a fork. They are really interesting, consisting of basically a thin shell made from tapioca starch covering a ball of cream cheese. There's a firmer kind of chew through the thin skin, then complete cream cheese taste, like eating the filling in a crab rangoon. I wonder how many calories are in this drink.... (5/5) Apparently Sip House also has normal boba - it's not listed on the menu and I only found out about it because I saw some of the parties ahead of us pick up drinks with boba. Could my enjoyment level be from trying to justify a $12 drink after tax and tip for? Maybe. But I'm still planning to visit again to try some of their other drinks. Bathrooms - One unisex room
Ordered through uber eats! I loved the matcha!! Real strawberry puree and tasted great w oat milk. I also got the ham croissant which was crispy and delicious! I would definitely order it again!

Sip House is a great cafe near the UW area if you're looking for good Vietnamese coffee. The space has a calming atmosphere and would be a great place to get some work done. I also love that they have so many plants! Last weekend we ordered the Bạc Xỉu Muối (Salted Milk Coffee) and the Pistachio Cream Latte. The Salted Milk Coffee had the perfect balance of sweetness with just a hint of salt. We also ordered the Pistachio Cream Latte which the staff recommended ordering at half sweet and that was definitely the right call. Since Vietnamese coffee is already made with condensed milk, the reduced sweetness let the coffee and pistachio flavors shine without becoming overly sweet. Overall we really enjoyed both drinks and appreciated the relaxing vibe of the cafe. It's a solid neighborhood coffee shop with delicious drinks and will be stopping by again! read more
Fun place to hang out and chill! They have breakfast sandwiches and some baked goods! Drinks are colorful - we just ordered oolong tea but the folks sitting next to us ordered something with ube I think cause it was purply :) Love that there is a story behind why this coffee shop was created. They have cute decor around the coffee shops and some artificial (I think) plants which makes the whole place very inviting. Service is quick and the baristas are very helpful. read more
The first time I tried the pistachio creme milk tea (2021 ish), I was amazed by the flavor. At that time, there weren't many places that served pistachio flavored drinks, so this was my favorite drink to get whenever I wanted to treat myself. However, with each visit, I felt the quality wasn't consistent and no longer worth its price, so I stopped visiting. I still couldn't forget the taste of the pistachio milk tea , so after a two year break, I came back to try the drink again. Thankfully, it was as good as the first time I experienced the drink!! I love how much pistachio creme is added to the milk tea, and it balances the jasmine flavor without being too overwhelming. It is a little difficult to sip the drink without getting a bunch of cream first. Given its price point, I'd consider this a nice treat to get once in a while. I'm glad I gave this place another try! Note: service is pretty friendly and efficient here. Usually, this cafe would be packed with customers! I managed to come at a time where the cafe was nearly empty, so there was a lot of seating. read more

Recommend the Vietnamese coffee or red velvet latte- it's very strong and doesn't taste burnt. Excellent balance of sweet and creamy. Hate to say it but the Viral tiramisu drink is amazing and so worth it. (13$) Great place to study- they have tables and outlets but it gets busy so go early! Price- on the higher end for coffee. Average drinks are 7-8$ and speciality drinks go beyond that. Parking- street parking is 2 hours free right on the block but it's pretty busy and luck based. There's room to park in neighborhoods nearby but it's a bit of a walk. If you get a good spot and decent parking it's ideal for playing board games with friends or chatting but it's loud (bring headphones if you want to study). read more

Sip House is always busy and nicely decorated. The baristas are always friendly and helpful. They do not have gluten free options but I have heard that there pastries are very good. I came here because it is one of the only coffee shops in the area open until 6pm and the WiFi is good, not many outlets tho. The barista recommended I try the Pistachio Latte because it is there most popular. I ordered it with 1/4 sweetness and soy milk. $10 for a single coffee after tip is actually outrageous like damn. They don't even have cheaper options, the cheapest drink is $6.50 so after tax and tip it's still about $8. Pistachio Latte: 3.5/5, The coffee wasn't bad but not amazing. The cream that they put on top is way too thick for my liking and I can't imagine how sickly I'd feel if I got the full sweetness. Expect to spend $8-$12 for a single drink Service: 5/5 Ambiance: (4.5/5) Price: 2.5/5 Taste: 3/5 read more
Cute coffee, boba, matcha shop - decorated nicely with murals, plants and plenty of seating. We ordered the mojito coffee (excellent combo!) and strawberry matcha latte (average at best, I couldn't taste the matcha at all). It was a mix experience and I definitely wouldn't get the matcha again - it was a dull brown/green color suggesting it was highly oxidized. I'd try other drinks next time. FYI - There are also no public washrooms for customers, which seemed strange to me. read more

Hi Win, thank you so much for visiting and for the thoughtful…
Boba- 9/10 Omg these bobas surprised me! I didn't think boba at a coffee shop would be so good. They're super soft and perfectly sweetened. Drink- 9/10 ube milk tea with boba- yummy!! Love the pretty colors. It's so aesthetic the drink is a little bit less sweet than I'm used to but no complaints. Service- 9/10 good! Cost- 4/10 $7.43 in total with boba. Boba topping costs $.75. Jeez Christ lordy.. this is super expensive!! read more
Good atmosphere to get work done, as most people were working. The staff were nice and gave me recommendations. I got the matcha latte with ube foam. My drink was aesthetically very pleasing but otherwise disappointing. Couldn't taste the matcha or ube flavors (though the ube cream did have a cheese foam type flavor which I liked). It was also a bit pricey for the small quantity. Perhaps would've had better luck with the coffee based drink since Vietnamese coffee is the speciality. Drink aesthetic- 5/5 Ambiance- 4.5/5 Service- 4/5 Drink- 2.5/5 Prices- 2.5/5 read more
I had to order the tiramisu latte since it was famous and seasonal but note that it is $12 and has a very limited serving schedule. It is a dense bit of tiramisu but there is a lot of it given. Underneath is a salty cream with Vietnamese coffee. The salty pastries are done very nicely as well. Great spot to hit if you're also going to the farmers market nearby on a Saturday. This might be too loud of a cafe to study at but it's a cute spot to socialize with a friend. That's my plan! read more
The ambiance is clean and seems like a good place to do some work. We came in around 10am on a Sunday and it was a bit loud to study unless you had headphones on. We ordered two drinks-- a hot Vietnamese Latte and iced Matcha Coffee Latte along with two breakfast burritos. Total was about $35 and the order came out quite quick. The coffee in both drinks did not taste as rich or deep compared to most Vietnamese coffees I've drank. Not necessarily bad but I wasn't a fan. The burritos were tasty and a decent size. read more
Really cute coffee house with a cozy vibe decorated with wooden materials and lots of plants. I like that they're not afraid to serve up some innovative drinks. But if you were ever curious about what a salted egg biscoff latte tastes like, this is your place. I decided to take a leap of faith and purchase the almost $10 drink just out of curiosity. It did not disappoint. If salted caramel can be socially accepted, why can't a salted duck egg be as well? I can see how this is a nice place to get some work done and just have some relaxing cafe time. read more

I'm not a big fan of coffee, but I absolutely love Vietnamese coffee for that extra kick you need in the morning or afternoon. I'm visiting from the bay area, and I really wish we had a coffee shop like this back home. I always go for the coffee crema here. They actually use cheese for the foam, but trust me, it's delicious. Whenever I'm in town and in need of a little pick-me-up, I always make sure to stop by this place. read more
We tried their Cherry Blossom Festival special drinks (Cherry Blossom Matcha & Frappe) and really loved them! Next time, I would ask for the Matcha to be sweetened with vanilla or honey, but that was my bad. However, the Cherry Blossom Frappe was to die for. So delicious! Everyone there was so friendly and helped us with deciding on what to get for our first time visiting! Atmosphere was stunning and cozy with a lush setting of thriving plants! Coming again ASAP! read more
I'm not sure what I was thinking to order a breakfast burrito from a boba spot but I did anyways and it was one of the biggest disappointment in Seattle's history. I cannot foster myself in what was going on when this burrito was made. $11 for something a size of a business card (as seen in the photo) and the eggs were bland and overall the burrito was tasteless. I cannot fathom the ingredients where the ingredients were bought from but it's something that needs to be reviewed upon. I'm not a picky eater but it was my first time ever that I bit into something and felt the need to stop utilize the trashcan. read more

The Ube latte tastes good but when I ask for light ice, I want light ice.. I'm honestly getting tired of places adding too much ice where when I take two sips, the drink is almost done. Light ice should be only like 4 ice cubes (for how thick theirs are) read more

A busy coffee shop says big things about the quality of the coffee. I was in the area, saw the place and decided to give it a try. The Brown Sugar Coffee Latte was awesome. I came to sip house at noon on a Sunday afternoon and it was packed!! Despite this, I was able to find counter seating and drinks were made fast. As soon as I stepped in, I was in awe of the pretty decor, the cafe is filled with wall art and paper lanterns. They also sold merch - tote bags, shirts, and even cups! I had to take a couple minutes to look over the menu because everything looked SO good! I ended up getting the pistachio cream latte ($7) which I really enjoyed! It leaned on the heavy/sweet side because of the cream, but It's perfect if you have a sweet tooth. I also split a croissant with my friend and it was filled with nutella/chocolate! It was surprisingly filling and good to share. There were many people with their laptops out working, but I question if it's a good study spot because of how bustling it was. I would say it's a really cute place to catch up with a friend or grab a latte though! The location is also great, we ended up walking across the street to the Sunday market to look around, then down the ave to shop. I think it's a really cute cafe with quality drinks so stop by before your shopping trip! read more
The cafe is pretty spacious! There are a couple tables. Lots of people working. They had cute decorations up for Lunar New Year. I got the coffee crema. It was pretty good! I loved the crema on top. The coffee itself was good as well. My friend got the pistachio cream latte. She loves it and comes here often. Would come again to try the other drinks! read more
Siphouse is so cute! Ive been there a lot of times and have tried different drinks. I always feel so productive when I come here. Chai tastes nice and sweet and Ube is tasty. Their service is pretty fast and always nice. They have pretty good seating but it can get filled up throughout the day. WiFi and outlets are a huge plus on staying here to get work done. read more

This spot has such unique and attractive drinks which is very appealing to someone like myself. I knew I had to stop by when I was in the area, and there were so many options that I had such a hard time deciding what to get. In the end, I felt it was only right to start with the ube latte. The inside is really spacious and I believe this place is Vietnamese owned? The drink came out fast and was absolutely gorgeous. While it was pretty, I didn't think it was anything too special. The ube flavor wasn't that prominent and neither was the coffee flavor. I was originally interested in trying their entire menu after having such a hard time deciding what to get, but I'm not sure I still will. They do look interesting though! read more

Lovely ambiance and vibe here!! Great spot for a grab and go drink or to post up and study. Lots of natural light, super spacious, good amount of seating. The ube, brown sugar and matcha lattes were all so flavorful, not to mention super pretty. I love the sturdy cups here too. Service was very friendly and efficient! Can't wait to come back and try other flavors. read more
