    I've waited 6 months to post a review because it's taken 6 months to fix things that should have been done BEFORE WE MOVED IN. Note * this review is not a reflection of JJ our warranty guy who's been AMAZING. We bought a house in the Fields under the assumption that Shaddock was a reputable builder. Our experience with the sales office was a bit of an annoyance & stressful to begin with but fine, something we could live with. But our experience with the Construction manager Greg Markovic was straight out of hell. We canceled our wedding and eloped so that we could put all our savings into building this home and it's been just a nightmare. Greg is the worst project manager construction oversight person and I'm shocked he has a job still given how many things I've heard from people living in this neighborhood. - zero communication about the build of the home; we had to constantly reach out but ultimately decided to just visit the site 2x a week ourselves - Installed the wrong balusters despite us IMMEDIATELY notifying them the day after install because we were visiting so frequently; Greg refused to fix it because he kept saying he's following the paperwork. I got the design center involved to confirm paperwork and then Joe & corporate involved to make him fix it. - We've had missing vanity lights for 6 months; they were finally delivered in May (we closed in December) and installed in June. And guess what, it's WRONG & I'll explain why in the next point - Our bathroom upstairs, measurements are completely off. Whoever drilled/installed the line for the toilet, did it in the incorrect spot. Because of this (& legal distances of cabinets from toilet etc) the cabinets built and installed are approx 5+ inches shorter than what they should be. And because of this, we were given tiny ass drawers that just barely fits a tube of toothpaste. Tell me how any human can utilize the drawers? And because of all this, it also affected the install of the vanity lights being incorrect (see all pictures for reference) and because of this, the entire design of the cabinet was changed and is different from what we signed in the contracts; and nobody notified us. - Our entire kitchen and bathroom cabinets are the wrong color. I asked Greg about this and he flat out lied saying it was correct. We got JJ involved (bless his sweet heart) who had the painter come in and he confirmed himself the color was wrong. We picked the EXACT color and design from countertop to cabinets as it was modeled in the design center so we knew it was wrong. We chose graphite which is a grey with a grey undertone & he painted it cyberspace which has a blue undertone. Completely changed the look and feel we were going for. - The bath tub and shower pan in 2 bathrooms were stained and disgustingly dirty. They were able to buff one out but the other one couldn't be fixed so it's permanently stained from construction debree. - Water leaks thru the front door whenever it rains - Our backyard fence wasn't even completed properly!?!! How the hell do you miss that? Bless JJ for fixing it immediately because we had a dog and were constantly worried about his safety & him running out (which he did, we lost him once but thankfully caught him) - We were told by HOA that our lights should have be sun sensored? - He was in a rush to turn the house over to us post blue tape walk because he was heading off to vacation; because of ALL the shit we found, we couldn't move in until almost 3 weeks after closing on the house w/ corporate approval because things were still not finished - He tried to normalize a massive crack on the kitchen counter top (pre move); again I had to get the sales office and corporate involved to get it fixed. - He actually removed blue tape that we put on because I assume he didn't want to fix things in his rush to leave for vacation? The list goes on and on. Shaddock maybe is a great builder but I can't speak with confidence about it anymore from personal experience. The only thing I can say is make sure Greg is not the PM or whatever his job title is for your home. You'll be living thru your worst nightmare.

    What to begin with? I REALLY wanted to love Shaddock homes. Their house plans flowed nicely, their exteriors were a step above anything I had seen, and the selections for their interiors appeared to be very nice. Now that I have listed the reasons I felt I wanted to build with Shaddock, let's talk about why I would NEVER do so again. We signed in contract in 10/2020 with a 6-8 month turn around, understandable supply issues were prevalent at this time and we didn't actually close until 5/2022 with an 18 month turn around. I would not hold that against the company, as I know that it was a struggle to get supplies/services for most smaller companies at that time. However, the communication and follow through during this time as deeply saddening. Once we made our interior house selections, and they were confirmed by the design center we did not hear back or were given an invoice for any of the changes. A month or so later, we received a call from the sales office (not with the design center) that since they have not received payment from the interior changes that Shaddock was wanting to break contract and sell the house from under us. I explained that I was never given a monetary total or where to submit payment to, but as soon as she was able to supply this info I would bring a check same day. This set the tone for how Shaddock was willing to handle business. Due to the supply issues, we had to make several large changes with almost no time to discuss or sometimes without any contact from Shaddock at all. For example, our entire flooring downstairs had to change, but we only ever heard from the flooring supplier. We were suppose to have an electrical walk through, they skipped it and drywalled without a call to us. Our exterior was suppose to be white brick, but Shaddock declared that the larger builders all had deals with the white brick providers and they could not get their hands on any for our house. It was suggested that we paint our our brick exterior. We acquiesced and chose the ever popular Agreeable Grey since it was the whitest we could go due to the exteriors around us. DO NOT PAINT YOUR BRICK WITH THIS COMPANY, and not only due to the subcontractors but due to Shaddocks lack of accountability. If you do, please have a sample of what color your house is suppose to be and test it BEFORE YOU CLOSE. When we moved in the areas that they touched up around our number sign, outlets and a board that had to be replaced, looked a little "off" color wise. Originally we thought it was a sheen issue, and mentioned it at our 1 year warranty follow up. I was told by the warranty team that they don't generally do work on exterior paint but he would check and let me know, that maybe it was possible when they fixed some of the interior items that they might be able to do that. They never fixed the paint/stain issues in the house, and the ticket was closed out without a call or follow up. The exterior paint that they touched up before closing, is becoming more and more noticeable as the sun fades it( I will add photos). We have bought touch up paint for Agreeable Grey in multiple sheens to try and match (testing in a small unnoticeable area first) to no avail-they all match the touch up color Shaddock used, but not the color the majority of the house is painted. All we wanted to know initially is who the paint sub contractors were, where they buy paint, and what color/sheen (since all these facts can affect color) they had in reference to our house so that we could buy touch up paint and fix it ourselves. I truly believe that my house was NOT PAINTED THE COLOR WE CHOSE, but NO ONE WITH SHADDOCK will address the issue. We reached out to the new sales manager (said white brick) and construction manager (won't return call) and warranty department(bluntly told they don't handle paint issues). At this point, 3 years later, I'm angry. All I wanted was answers, now I'm wondering whether I have to take it the legal route. Lastly, due to how long our subfloors stood open to the elements (at least 8 months) our upstairs floors are warped. Once again, at my 1 year warranty I mentioned this issue. I was told that they would not address anything with the carpeted areas. Great, I like my furniture shaking as I walk or feeling the wood seams under my foot. When I told them that the grout lines of the tile were popping in 2 of the 3 tiled area upstairs due to the issue, they said they would send someone out to re-grout it only. If the issue continued to happen to let them know, since it was a known issue at our 1 year warranty mark. My floors are missing grout again (will post pictures), it will never be fixed as long as the floors are not level. I have also followed up with the warranty team since, and they called and bluntly said this is not something they handle. If you have read this far, thank you. I hope that you do no experience this level of service with Shaddock.

(at the…read moretime) Soon after moving in we had problems with our luxury vinyl flooring popping up in two different places. We reported it and they came out to fix it. After "fixing it" it popped back up again a few weeks later! They came back out Two more times and "Fixed" the problem. And then the warranty ran out and the problem remained!!! Turned out the floor was so uneven that nothing would have stayed on that floor. It was half an inch too high in some places and too low in other places! The people who laid the new tile said it was "Terrible Construction"!!! Then after living here for 3 years we had an all out termite infestation. The exterminator said the builder probably did NOT use treated wood!!! That's why we got termites so quickly and so bad! Right NOW our house is a complete Mess because a pipe in the attic running from the air conditioning unit has been leaking for Months!!! Not because it burst but Because the Pipe was NOT long enough. During construction instead of getting a proper fitting pipe they just glued it together!!! And guess what? It didn't hold!!! And now I am looking at over $5000+ in damages!!! ... I would "NEVER" recommend this Builder!!!

First, they used the cheapest windows there are, PlyGem. Comes with a 1-yr warranty! Really? I tried to get them to let me pay to upgrade...No. I've now replaced 11 windows where the seal has failed. Next, my driveway is already cracking & breaking up, showing the re-bar in places. Sorry, 1-yr warranty! These are just a couple of the items. Bottom-line, plan on spending extra with these guys. Not sure I consider them a reputable builder--

First, Taylor, the community manager at the time that I was looking for my home was one of the best managers I have worked with. I had toured several properties and spoken to many managers, but he was incredibly personable, genuine, and made me feel comfortable. I truly felt he worked on my behalf to make it possible for me to own a home that I am happy to be in. He was attentive, kind, and prompt. He entertained the myriad of questions I had with exemplary grace. If he didn't know something or wasn't sure, he took the time to find the answers and explain it to me. I credit Taylor's representation of Landon Home's culture as a factor in the decision-making process. Homebuying is as emotional a process as it is financial. Thank you Taylor! Rhapsody was immensely helpful and an important point of contact throughout the process of building our home. She was just as patient, courteous, and attentive as Taylor was and I felt that she was always ready to assist us when needed. She kept us up to date weekly with information as needed and was always quick to address anything we had questions about. She always went one step further than required of her and I think that speaks volumes. I also want to shout out Mattison as she was someone who stepped up to help here and there! Our builder was Philip and he was paramount to the process. Philip was knowledgeable, thorough, detail-oriented, straightforward, and practical. All the things that you want in a builder. He expertly guided us through our options and choices, making recommendations and offering helpful advice that helped us fine tune our home to our liking. He triple-checked our personal touches to ensure that things were where we wanted them. He made himself available to us if we had questions and honored the things he said he would. I was pleased by his work and months later, still enthralled with our new home. Finally, after we closed on the home, there was a smooth transition to the warranty team. Never have I worked with such a dedicated warranty team! For the few things that have come up, Vicki, Jackie, Alison, and Henry have been incredible. Henry and the team work almost ridiculously fast to solve issues. They have never shied away from any issue, and I feel they welcome the opportunity to serve and improve things. The team is proactive and repeatedly check back in to ensure that the overall process is going well and timely. They are so prompt and execution by the vendors is always top notch. Fixes aim for long-term success and quality of the work is excellent. This team has redefined what a warranty experience should be, and I am thankful for it. All of these people who represent Landon Homes have been a pleasure to work with. From the initial tour to months after closing, the level of care and professionalism has remained high. I cannot recommend them enough to anyone looking for a quality home and a team that truly stands behind their work.

    I am a current resident at Magnolia Landing, a Landon Homes-built neighborhood in Rowlett. Myself…read moreand every neighbor I've interacted with has had a very poor experience working with Landon Homes. It is very obvious that they care more about the bottom line, even when it comes at the expense of the people whose homes they're building. The most recent example of this pattern of behavior is their decision to suddenly introduce a totally new style of home that will ruin the value of the homes in the neighborhood in the long term. Our neighborhood is currently all cement siding homes; they have built a new home that is half brick and half siding. This is a model home they intend on using for sales in another neighborhood nearby. When one of our neighbors pointed out that our HOA agreement doesn't allow for this divergence (after the model was built), Landon's response is to change the HOA agreement so they can continue. If you're considering a Landon home, I urge you to look elsewhere. Between the flat out lies they told us several of neighbors (such as there would be a playground or park), their selection of vendors to maintain the neighborhood (our HOA service is higher than most around with no pool/clubhouse and most of our areas that are to be maintained are filled with dead grass and trees despite numerous requests to have it fixed), and their general disregard for issues and concerns brought up by their customers, you're in for a nightmarish experience. While building a home is stressful, Landon makes it even worse. I'd recommend checking out literally any other builder.

    THEY SOLD THE HOUSE OUT FROM UNDER ME - Megatel Builders (Saint Tropez, Huffman, TX)…read more I signed a valid, binding contract with Megatel Builders for a 5-bedroom Annabelle-style home in the Saint Tropez community in Huffman, Texas. I was fully committed and actively moving toward closing, with only a minor, non-material lender issue that could've been resolved with a brief extension -- nothing that should have invalidated the contract. Instead of working with me in good faith (as most reputable builders do), Megatel abruptly and unilaterally canceled the contract, without warning. The contract was never formally terminated by either party -- it was still active and enforceable. To make matters worse, I soon found out they had already sold the home to someone else, even while I was actively working with an alternative lender. They sold the house out from under me, while holding on to my earnest money deposit and refusing to pay the $500 owed to me under Paragraph 5, Section G of their own contract -- despite it being clearly outlined in writing. Instead, they claimed they would "transfer" my deposit to another home. But they had no comparable property available. The only other 5-bedroom option was priced far above my budget, making the offer meaningless and misleading. Additional issues included: A termination agreement that was never signed by the builder, making it legally invalid. The form listing "N/A" for the new property address -- proof there was no replacement home offered. Their in-house lender, Sina Goljoei of MCI Mortgage, constantly gave conflicting information -- telling me one thing, and telling the builder and sales agent something completely different. This only escalated the confusion and contributed to the breakdown. What made the situation even more disappointing was the behavior of their sales agent, Denise Warstler. When I brought up minor concerns early in the process, she reassured me repeatedly with statements like: "I would never work for a builder who does dishonest business." "I would never allow something horrible to happen to one of my clients." "I'm here to work for you." But when the issue escalated, she dismissed a solution I brought to her immediately, claimed "they won't go for it," and later admitted they had already resold the home -- while I was still actively working on financing with a different lender. When asked to speak with the builder on our behalf, she refused, showing her priority was with the builder, not us. BUYERS BE WARNED - EXERCISE EXTREME CAUTION If you're considering purchasing a home with Megatel Builders, especially in Saint Tropez or Huffman, know this: A signed contract does NOT guarantee you'll get the home. You may have your earnest money withheld, even if they cancel on you. Their sales team and lender may not advocate for you, no matter what they say. And if things go sideways, you'll be the one left paying the price. I'm now forced to spend even more money to hire an attorney and take legal action to recover the funds I'm rightfully owed -- money I never should've had to fight for in the first place. Their mishandling of this situation has caused not just financial loss, but undue stress and time wasted. As a public servant, I find this particularly appalling. Builders often claim to appreciate veterans, police officers, firefighters, and paramedics -- but this experience shows the opposite. If you're someone who serves the community, I urge you: stay far away. Take this as your warning. Don't assume you'll be treated fairly. Read everything carefully, seek independent legal guidance, and be ready to protect yourself -- because Megatel won't.

When we first moved in my Dad notice that is was a crack in the concrete of the driveway we advised the sales office which told us that we needed to contact the warranty company we did never received a response from them now this was in May of 2023. Weeks later my Dad notice a crack in the ceiling in the living room again called the warranty company they came out and painted over it. Weeks later the crack came back longer then we notice cracks in almost all of the rooms. Then the wood floor start separating again called the warranty company and nothing. So we decided to get a Lawyer who reached out to them and again it took months for them to respond. During this time we hired a engineer to come out and look at the home and was told that there is foundation issues and fire hazard issues there is moist in the walls which can start black mole. Our lawyer finally got them and they lawyer to come out and look at the damage they came out and said to go through the warranty company, and the warranty company states that they are not fixing it. Now we have to go through arbitration which is 20k that me and my Dad don't have. We really need some help . After looking at the reviews for Megatel I can see we are not the only ones that aee going through this.. Please help us I would greatly appreciate it. You can reach me at 817-705-7251.     We were building a home In Princeton Estates…read more I would leave a 0 star if i could, This is me and my wife's first time buying a home/ building and absolutely the worst experience ever. I am not the type to leave reviews but KB has created a crazy amount of frustration Our experience with KB Homes has been extremely frustrating and disappointing. We started this process with clear expectations based on the numbers and information we were originally given, but everything changed after months of time, effort, and emotional investment. From the beginning everything was running smoothly until the second credit pull, it seems there was an error on their end -- our Audi was "missed" on the credit report, even though it has shown up on our credit since March. We verified this with another lender, and I even explained that the Ally Financial inquiry was tied to my wife's car, not mine. Somehow, that was overlooked, and now it's being used against us months later. What makes this worse is that the second credit pull is the first time we're hearing that we'd have to pay off additional debt when that was never brought up as an issue before. KB Said "your DTI is nothing to worry about you make good enough money" after we ran the first credit pull. My bonus income suddenly "doesn't count," even though they verified it directly with my employer. I even paid down a credit card from $13,000 to $3,600, only to be told I now have to completely pay it off to qualify and pay down more. We are in the works of getting our earnest money back but they are essentially refusing to give it back even though the entire reason we even signed up to building this home is off the initial estimate which had "missing" debt. And was changed in a way to make it better even though they planned on changing the estimate months later before we closed. We also don't understand why our when we originally requested for additional seller credit that was denied early in the process, yet now that we're about to back out, suddenly it's available. That feels manipulative. Originally, we were told we qualified for 3.5% down, didn't have to pay off any debt, and our closing costs would be around $9,500 with a $5,000 seller credit. Now, after all this back and forth, that number jumped to nearly $18,000 with a 5% down payment **and** an additional $7,400 of debt payoff. Then after getting more people involved we were told if we closed in November, it would be $9K wiht $10k seller credit , or $11K in December with $5k seller credit-- but still with the debt payoff. The numbers keep changing, and none of it makes sense. Seems as if KB is trying to take advantage of us due to our age and no realtor. We have three kids and were budgeting carefully. These constant changes would leave us completely cash-poor, unable to even furnish the home. What's most painful is that $6,000 earnest money we put down, if we pull out they are saying is gone even though we believe it was there mistake. We feel like we've been strung along, misled, and treated like pawns in a process that should have been transparent and honest. I never leave reviews, but the amount of stress and frustration this has caused is beyond what anyone should deal with when trying to buy/build a home. My recommendation is stay away from KB homes and there Loan department as they are very misleading

I had multiple professional door contractors inspect it, and they all confirmed the same thing: the door was not properly sealed or finished at the factory, and was deteriorating due to a manufacturer defect, not homeowner neglect. The home had only been lived in for about 16 months, and there is no scenario where a properly constructed and sealed exterior door fails like this so quickly. So I submitted a warranty request to Highland Homes. Their first response was to deny responsibility, claiming "no routine door maintenance" had been performed -- which is both inaccurate and irrelevant when the failure is due to poor manufacturing. Most exterior doors don't require routine maintenance this early, especially when factory-finished. I then requested a second opinion and took more time off work for an in-person inspection with Highland's warranty rep, Brad. When he arrived, he didn't even inspect the door -- instead, he told me they couldn't help because the home's warranty had not been transferred to me when I bought the house as a second owner. Frustrated but willing to work with them, I asked: "If I go through the process of getting the warranty transferred properly, can you then help?" Brad clearly said yes, and that as long as the warranty was transferred before the August 30, 2025 expiration, I'd be covered. So I jumped through every hoop -- contacting the seller, the real estate agent, and the warranty company to get the transfer completed. I wasted significant time and energy, only to be told after the fact that Brad had changed his story and now claims this is a "homeowner-resolved issue only." So which is it? What's worse is that this entire conversation -- where Brad confirmed help would be available after a successful transfer -- was recorded on my Ring doorbell camera. It proves everything I've stated here. At this point, I feel misled and completely disrespected. This experience was not only unprofessional, it was deceptive, and shows how Highland Homes shifts responsibility and makes empty promises to avoid honoring legitimate claims. I'm sharing this experience so others know what to expect when something goes wrong in a Highland home. If Highland would like to make this right, I'm more than willing to discuss it. But until then, I'll continue sharing this honest experience -- supported by video evidence -- on every relevant platform to help others avoid the same mistake.
