We built our CB Jeni home 5 years ago in Flower Mound,Texas and it was a great experience. (at the time) Soon after moving in we had problems with our luxury vinyl flooring popping up in two different places. We reported it and they came out to fix it. After "fixing it" it popped back up again a few weeks later! They came back out Two more times and "Fixed" the problem. And then the warranty ran out and the problem remained!!! Turned out the floor was so uneven that nothing would have stayed on that floor. It was half an inch too high in some places and too low in other places! The people who laid the new tile said it was "Terrible Construction"!!! Then after living here for 3 years we had an all out termite infestation. The exterminator said the builder probably did NOT use treated wood!!! That's why we got termites so quickly and so bad! Right NOW our house is a complete Mess because a pipe in the attic running from the air conditioning unit has been leaking for Months!!! Not because it burst but Because the Pipe was NOT long enough. During construction instead of getting a proper fitting pipe they just glued it together!!! And guess what? It didn't hold!!! And now I am looking at over $5000+ in damages!!! ... I would "NEVER" recommend this Builder!!! read more

We bought a home from Normandy Homes in Oct. 2015. Normandy & CB Jeni the same builder. We had several issues with Normandy during our build process. First, they used the cheapest windows there are, PlyGem. Comes with a 1-yr warranty! Really? I tried to get them to let me pay to upgrade...No. I've now replaced 11 windows where the seal has failed. Next, my driveway is already cracking & breaking up, showing the re-bar in places. Sorry, 1-yr warranty! These are just a couple of the items. Bottom-line, plan on spending extra with these guys. Customer response after the sale is terrible on a good day. Buyer Beware! We purchased a CBJeni home 2 years ago. Horrible construction. We have built or purchased 5 new homes and this by far has been the worst. They have horrible trades who they don't oversee. And hope you don't have issues because they could care less. We had 2 roof issues in less than 2 years. My husband and I started our process for a new townhouse in Grande Prairie with CB JENI HOMES and this has been the worst experience. We had to pull out of the deal and they took our earnest money and they are the ones that wouldn't fix the issues before the closing. Silverado townhomes - The realtor was nice but the experience has been bad. The shelves in the kitchen and bathroom fell 2 weeks after moving in.I was supposed to get a follow up walkthrough with construction team, after30 days but I did not. Several things didn't get fixed that looked like they were after my first walk though. The bedroom door literally does not close and there was no finish put on the front door. I also have to deal with racist comments by potential buyers since my townhome is by the sales office. I am also not allowed to park in front of my building. I am writing to express my dissatisfaction with the quality of the home. I have purchased 5+ new homes throughout the last 20 years. I have never opened so many warranty issues then I have for this home. The tiling in the master bedroom was installed poorly. Since moving in during the first quarter, I have noticed that the grout has been chipping off, and several tiles have become loose and unstable. Despite opening multiple warranty claims within the first year, the issue remains unresolved. When the warranty contractor attempted to re-grout the missing pieces, they used the incorrect color. As a result, I now have to pay a tile specialist $400 to rectify the problem. However, multiple experts have informed me that the only proper solution is to remove all the loose tiles and reinstall them. I believe it is CB Jeni's responsibility to address and correct this issue, as it was identified during the warranty window and has not been adequately resolved. I should not have to bear the out-of-pocket expense for a problem that should have been properly addressed under warranty. read more

Not too happy about the over all purchase of a new $300,000 plus town home in Fairview at apples crossing just before Covid hit in March 2020 with CB Jeni homes. I picked out an upgraded back splash for my kitchen. I think it came with maybe a 2 or 3 rating and I ended up going with a much more expensive 5 or 6 rating tile. Just after 12 months I have had 2 tiles fall off the back wall of my kitchen and others are lose. Of course now that it was 14 months (2 months after the 12 month warranty) CB Jeni won't fix it. I'm on my own..... I have lived in lots of houses and apartments over they years and never had back splash just start falling off....that just shows poor construction and laziness to me and the fact that they won't fix it because it's 14 months old is ridiculous. So that is why they are getting this review from me. Shows lack of care of their part. They are friendly and nice to you up until they sell you a town house and got your money. Now I must say I love the sales lady Janet Martin at the model home in Fairview. She has been so kind and nice ever since I met her over a year ago and has tried my help me. I recommend talking to her if you are interested in purchasing a place. The head contractor Beaux Keys Is nice during construction and walk through but that's where it ends. Now he put a loud obnoxious exhaust on his black Ford F-150 pick up and revs it and guns it all day long Driving up and down the community and being loud and won't help you once you move in. The exhaust fan in my down stairs bathroom worked a few times then stopped and won't do anything... and I have a big crack in my ceiling by the attic access. This all shows poor quality construction and lazy work and the fact that after Covid CB Jeni and Beaux won't come fix it is pathetic. So buy at your own risk. I would check your town house at the 10, 11 and 12 month mark and make sure you file complaints ASAP at those moth marks! Because your on your own once 12 months hit. read more

Worst home purchase ever. So many issues I will only list a few. First, we thought we would get better quality from a local builder vs a National builder.......WRONG! 1. Floors on 2nd level popped and squeaked like a 75 year old house after 6 months of owning. 2. Garage door never installed properly. Jammed constantly. 3. Over half of the townhomes leased out to renters by the owners. 4. Sales Rep said EVERYTHING on the outside is maintained by HOA. LIE!! 5. HOA and management company completely useless. Owners left trash cans sitting out constantly and nothing ever done. Trash throughout community constantly. HOA was over $200 a month for non responsive management company and HOA. 6. If you buy when community is still being built and sold you will be overpaying. CB JENI will drop the price 30-40k on last few remaining homes killing comps for resale value. 7. Warranty repairs were a nightmare. They only will do repairs Monday-Friday between 8-5 so plan on wasting lots of vacation days. We hated our townhouse and sold at nearly $50k less than we purchased for in less than 2 years of owning just to get out. read more

We bought the house in Plano and they didn't provide the fans in two bedrooms. They said they don't come with fans. How come bedrooms with no fans. When we visited some neighbor hood after few months all had fans. They cheated with us. Powder room door was damaged. Complained them but they didn't changed it. Material they use is cheap. HoA is a joke . No one take care of land scape. Sprinkle doesn't work. read more

Purchased my home March 2017. Have had problems from day one. Broken microwave in my brand new home, broken window, creaky floors, shower door came off the hinge, broken kitchen faucet, water leaking from the ceiling twice after a hard rain, AC repair and unsightly landscaping. The HOA hired landscapers to redo my yard since that was a hot mess. They came and planted dead flowers, yes dead flowers. I have been trying to get this fixed for the past three weeks, but all I hear is blah, blah, blah. Maybe this review will get their attention. If you want to spend at least 10 of your vacation days at home waiting for warranty repairs then CB Jeni is the builder to go with! They take you for a ride. As an update, I was told by our complex that outdoor maintenance for pests like giant fire ant hills is NOT covered. We were told very clearly when we moved in that "inside the dwelling was ours to maintain, and OUTSIDE the dwelling was the Association's responsibility to maintain. Gee, I'm thinking that a giant fire ant hill right outside my front door is OUTSIDE. Be careful trusting these people. read more

CB Jeni Homes listened to my design input and worked with me to create the house I dreamed of. They were honest and consistent during the building process, sending me updates and photos even though I was out of town. The closing process was also quick and painless. RUN QUICK, FAST, AND IN A HURRY FROM THIS BUILDER!!! I recently signed a contract for a CB Jeni townhome in Viridian in Arlington. The home was about 90% complete when I signed the contract. The builder did not offer me a single concession, and I was expected to pay list price. They didn't even put a mirror in the powder room downstairs. I was told by the community sales agent "we don't install mirrors in half baths because most people want to bring their own ornate mirrors to install in the powder baths." By the way, the community sales agent was rude and conceited on a number of occasions. She only started acting decently toward my agent and me after I called her manager and complained. Things fell apart after the appraisal came back. This new construction townhome appraised 16K below the list price! Worst yet, CB Jeni expected me to eat the loss and purchase a home that is underwater by 16K. They did not agree to sell the home at the appraised value or even negotiate with me. Nothing. I was expected to assume all the risk associated with purchasing a brand new home 16K below market value. Even though the contract contains a proviso that allows the purchaser to exit the agreement and recoup their earnest money if the home does not appraise at market value, after I informed them that I was pulling out, they sent me a cancellation notice that contained the following language: "A refund (if any) of all monies now held by CB Jeni Viridian LLC is at the discretion of CB Jeni Viridian LLC." Then I was told I should expect my earnest money in 4 to 6 weeks. Unbelievable. Please be advised that there is no guarantee that your home will appraise at market value. And when that happens they will expect you to assume all the risk. CB Jeni - you had one job. That was to build a home that appraised at market value. Couldn't even do that. EPIC FAILURE!! read more

This is my first home in USA. In my friends circle, pretty much everyone had purchased an inventory home but not built it from scratch. When i have signed the contract, that was biggest fear. In the process, I must say Vina helped me a lot. She guided me extremely well and helped me make the right choices with my selections. Closing process went very well. I was first customer for Lance to build the home. I am very much impressed, most of the times he was very accommodate in accepting last minute changes done by me. My husband and I bought a new townhome from the CB Jeni Builder in August 2012. The buying process was easy and we felt that they truly were trying to help us in any way possible. Wendi Leigh, Sales Manager, Enclaves at Willow Crest and Clay Kubacak, Construction Manager, Enclaves at Willow Crest are the best to work with. Even though it has been nearly 6 months since we purchased our home Wendi still remembers our names. The service after the sale has been phenomenal!!! When we had an issue right after moving in, Clay was there on the spot and help get it resolved in a timely manner. Both he and wendi work very well together and they communicate, which is a rare thing these days. Even a warranty issue we had 3 months in, was handle fast and efficiently. Clay came by our house himself to check on the problem and had it resolved the next day. CB Jeni sells a very good product and the energy efficiency of the homes are wonderful. I am in process of purchasing (under construction) a home from another builder in Viridian community of Arlington, Texas. For the past few months, I visited all 11 builders' job sites and believe that CB Jeni Homes is the best. They do not cut corners. They use expensive plywood Zip systems for exterior sheeting, and Quickflash flashing panels for everything single penetrating wire, plumbing, HVAC, gas lines for complete sealing. They also add horizontal 2x4 and 2x6 for additional strength and cabinets. Wonderful craftsmanship. I would love to post pictures here. read more

The worst house I've ever bought. They throw these houses up with not a care about quality just to get all the money they can. Do a few "flashy" things to distract your attention away from the cheap materials and short cuts used in other places. It is obvious they don't give a hoot about the people that buy the homes and actually have to live in them. After you move in and find issues that need to be fixed they are not responsive to anything unless it is a serious issue that might cause a lawsuit. Very sad, they should be ashamed of themselves, its obviously all about the money. read more

I had a client purchase here and it was a nice and smooth transaction working with Wendi, the Sales Consultant. Lender and loan/closing went extremely smoothly and all client meetings scheduled timely and extensive attention to buyer. She is very knowledgeable and one of the best I've come across with a builder - very rare to find. Very pretty townhome community that looks more like homes, high quality construction, and good follow-through for questions that have come up from Wendi and construction manager after move in. Only have had one issue with a window that needs replacement. They have had to switch window companies and therefore has been delayed a bit longer than ideal - however it's not a situation with a window leaking or causing any add'l problems, just slight delay in being able to schedule the time to replace, which is really out of the builder's control. Without the one issue with the window, would have given a 5-star. Wish there was increments, and I would give 4.99 stars. read more
