13F outdoors, if temps get below 25f pipes freeze wasting water running all faucets on outside walls.hope their build quality has changed.

Highland home 22 years old, insulation has never been good if temps get below freezing we must run faucets on all outside walls or else pipes will freeze. I hope they have improved.

Im trying to leave reviews on google keep getting deleted because they just don't post. Im having warranty issue its a leak on the master bedroom 6 months into the brand new home.

We were building a home with Highlands in Round Rock, TX. We live out of state and a friend of ours sent us pictures of the framing of the home that had holes and broken pieces. We asked the builder to fix it before moving to the next phase. Took the construction manager Clint Sykes 2 weeks to acknowledge the bad wood and then told us it would be fixed. We decided to hire our own inspector for pre-drywall inspection. Builder refused to give us their inspection report. Our inspection report showed a long list of compliance issues and building code issues including exterior, structural, mechanical, maintenance such as roofing and plumbing issues. We forwarded this on to the construction manager who said this would all be address prior to drywall being put up. We told the construction manager that we wanted a re-inspection when the work is done. He said he was ready. Now in the re-inspection report...most of the outstanding issues have not be addressed. Only other options were to contact manufacturer representative about the misuse or damage to their particular product. (I.e. the windows, flashing tape, etc) Additionally present printed instructions from the manufacturer (these instructions trump any building code) to display to Highlands that they did not use the product correctly & they need it changed so as not to effect the performance, functionality or warranty of the product. We are paying them 500k to build us a 200k home. There is no reason why we should have to re-check their work. We have tried reaching out to their HQ, Sales Manager (Erin/Emily who are almost always out of town) and customer service with no follow up. Unfortunately Paloma Lake falls outside of Round Rock City jurisdiction and the city inspector is unable to come out and make sure the building is up to code. After contacting Better Business Bureau and involving an attorney... the contract is now terminated. Homes are built based on a timeline matrix and sticking to that matrix is more important than getting things right. NEVER GIVE YOUR BUSINESS TO HIGHLAND HOMES.

Oscar and Timothy are hands-down the best brokers in Dallas Texas. Like any good broker, they know…read morethe business and they will walk you through the process with patience and good cheer.. Above and beyond that, however, they're exceedingly courthouse, responsive and insightful.. I also appreciated that Oscar is not quite the back-slapping broker-type; no gimmicks or bus stop ads.. He's calm and collected in his laser focus on your needs and isn't that the kind of guy you want managing the biggest investment of your life ??? I could give many examples, but, here is one: After close of escrow-- Oscar and Timothy had no responsibility at all to help me-- the seller removed a couple light fixtures out of the kitchen and basically said "Good Luck", bye! (They meant well; long story). Oscar took my call even as prepared to go onstage at a conference, and figured it all out for me and I had brand new light fixtures within an hour delivered by Timothy. Oscar and Timothy really are the Dream Team.. My wife was lucky enough to find them after doing a bit of research when we started looking to buy a restaurant early this year. They put so much time and efforts into helping us find the right place but even more than that,, they have great instinct and seem to know what is going to be the best situation for you even before you do.. They were able to gently guide us through our search until we found our Dream Restaurant in the area we didn't even expected and it's so much better than we expected. Plus they're just generally FUN and great to be around.. Business buying can be very scary (specialy when it's your 1st time) and the business brokerage is a weird world and it's SO IMPORTANT to have someone you can trust to have your best interests at heart and help navigating it. I can recommend them enough !!! Thank you so much ANA BROKERS specialy Timothy and Oscar

It's incredibly frustrating. I live in a gated community in Cypress, TX with million-dollar homes,…read moreand this property has been sitting vacant for over two years--completely neglected. It doesn't meet our HOA deed standards, and frankly, it's an eyesore. It's embarrassing for the neighborhood.

By far the worst experience I have ever had! We inquired via our own agent, through Sunset Group…read moreabout a rental in Houston. After several emails back and forth, the agent insisted there was "No Negotiations" on any of the terms (most specifically, rental cost). So we decided to leave the house out of our options. After 4 days of no communications, we then discovered via Har & Zillow, that the agent reduced the cost of the rent (after explicitly making it clear they would not lower it). I am assuming cause it had already been more than 60 days on the market. We then reached out again, (5 days after the end of our original inquiry). The Sunset Group Agent, did not even recognize who we were and asked again for all our documentation. This agency demands more information for a rental than what you need to buy a house. (4 years of tax returns, 10 months of bank statements, 6 months of paystubs). We showed proof to the agency with just 3 months of paystubs, that we would be able to cover the rent by 5 times just from one salary. This has got to be the worst representation of the for any client I have every experienced. Very unfortunate, because the house is still sitting empty and we would have been moving in next week! I really feel sorry for the owners.
