By far the worst experience I have ever had! We inquired via our own agent, through Sunset Group about a rental in Houston. After several emails back and forth, the agent insisted there was "No Negotiations" on any of the terms (most specifically, rental cost). So we decided to leave the house out of our options. After 4 days of no communications, we then discovered via Har & Zillow, that the agent reduced the cost of the rent (after explicitly making it clear they would not lower it). I am assuming cause it had already been more than 60 days on the market. We then reached out again, (5 days after the end of our original inquiry). The Sunset Group Agent, did not even recognize who we were and asked again for all our documentation. This agency demands more information for a rental than what you need to buy a house. (4 years of tax returns, 10 months of bank statements, 6 months of paystubs). We showed proof to the agency with just 3 months of paystubs, that we would be able to cover the rent by 5 times just from one salary. This has got to be the worst representation of the for any client I have every experienced. Very unfortunate, because the house is still sitting empty and we would have been moving in next week! Just an awful company to do business with. If you're looking to rent, please do not consider them as property managers. They do not want to repair issues with the home, including an air conditioner that isn't working, in Texas in Aug/Sept. I have had many unanswered maintenance request that only come to a head when I become irritated and send multiple emails/text/calls. I wish I would have read all of these comments before letting my client rent one of these homes. I did not view the property first, it was $2200 in Frisco and pictures were gorgeous. My client arrived last night to find an unmowed yard, carpet with huge bleach and grease stains, holes in the wall and crap in the toilet. Cheng Lu is the listing agent, he has been rude through most of this process, not getting back to me or deciding to finally text me at 11pm at night. I asked about the conditions of the property, he said that it was normal wear and tear, and that he had it cleaned beforehand????? I am now covering the cost to have it professionally cleaned for my client and have the carpets steam cleaned. I will never do business with this company again and will make sure people know not to use them either. I told him he should take pride in his work, and he told me that this was cheap rent, he could be charging way more?? Very rude and unprofessional, I'm mortified for my clients. read more

To Whom It May Concern; Updated 6/18/2021 - In regards to the information below, Lily Feng NEVER returned the Cartier bracelet to us after we provided her with a certification for the bracelet and refunded her money. Cartier does not authenticate jewelry, so Lily lied when she said she took it to an "official store" to get it authenticated. Her picture shows two bracelets next to each other which says nothing. We gave her multiple chances to correct this situation after we refunded her money by sending her multiple Fedex boxes with return labels for her to send the bracelet back, we know she got the boxes because she signed for them, however she never sent the bracelet or took our calls when we tried asking why she was stealing from us by not sending the bracelet back after we refunded her card. We eventually turned this case over to the fraud division of the credit card company she used. They said she had multiple disputes open, so right there it tells you that Lily Feng has been doing this awhile. We have notified her business of her theft from us and we have not heard back from them which indicates they know of her illegal activity yet do nothing about it. Lily Feng with Sunet Group is a real estate professional in TX, however when their employees like Lily Feng steal from small business like us they are not professional, they are down right crooks and anyone dealing with them should look elsewhere for buying homes. She will take you for a ride just like she did to us and her company will cover for her. On 08/30/2020 Lily Feng purchased a Cartier bracelet from us The Antique Gallery in Anchorage Alaska. She disputed the claim through her Bank of America credit card. We immediately returned her money and asked her to send the bracelet back. Her credit card was refunded 11/06/2020 in the full amount of $5,200.00. Lily Feng calmed to have taken the bracelet to a Cartier retail store to get it authenticated. She also claims they told her it was a fake and they confiscated it. We contacted Cartier Dallas (972)726-7670 and spoke with Sara. Cartier does not authenticate or refute any of their merchandise also they do not confiscate any items at any of their stores. Today is 12/02/2020 if we do not receive the bracelet or payment in the mail by 12/10/2020 we will take appropriate action to recover our funds. We are suffering a loss of over $12,000.00 (cost of goods and time spent on recovery). Update on this racist company! I moved out of this house last weekend and I am so glad to be done with the company. I cleaned this house far better than the management company claimed to do when I moved in last year. I took pics after I cleaned and informed the home owner I cleaned and moved out. Come to find out the management co decides they want to deduct $150.00 from my deposit because ONE Ceiling Fan was not clean. WTF!!!! Second they wanted to claim the walls had HOLES in them from pictures..and Third, from the ceiling fan there was dust on the floor. When I left I made sure there was no dirt or dust anywhere and im thinking when they turned the uncleaned ceiling fan the dust fell on the carpet. Remember last year they didn't clean the house nor did they replace a stained carpet but wanted me to deep clean the carpet before I moved out!! I told them the carpet was old and he needed to replaced prior to me moving in..They refused but want me a year later to deep clean a carpet that needs to be replaced! BEWARE: This company is a scam. Worked with an agent named Paul Dong. We applied for a house for lease that he is representing as we are moving to TX. He never got back to us and did not send us any tenant selection criteria that will be used to determine if our application will be accepted or denied. And only replied back when he already gave the property to someone else without telling us. By law they are required to refund our application fee. He will not answer his phones or return your calls and no one will be there in their office. TERRIBLE SERVICE!!! I am a tenant looking for the rental house in Houston, TX after relocating because I got a better paid job. We found the house that we like, but unfortunately it occurred that the real estate agency representing the group is Sunet Group, Wenjie's Team..... We submit our application, but I received rejection because they cannot qualify my signed up Job Offer Letter as a proof of income... I provided the contact info to my employer HR manager for verification proccesses and bank statements showing that me and my partner have savings that can cover over 15 years of annual rent of the place;) I even suggested that i can pay upfront 3-month rent until I have paystubs at my new work place. The answer I received was "sorry. we cannot proceed with your application". Nothing like thank you for your interest, no politness or whatesover.... POTENTIAL LANDLORDS: do you want this real estate agency to represent you.......? We are renting our house in our previous location and thank god our real estate agent is much more reasonable person and is making sure that our house is being rented as soon as possible, with of course making sure that the future tenants have financial stability (but well, if they could cover 15-year annual rent of the house just from their savings, I will definitely go for them)!
