    Updating: This is our final week in our unit and unfortunately there has been continued break ins (garage door opener stolen from our car parked inside AGAIN, someone tried to literally pry open our mail boxes, and my husband walked into thieves sawing off a bike lock at 10pm in the garage). However, this time management has responded. They've made immediate, tangible changes and sent out a few building wide emails with updated information and collaboration. This is a step in the right direction. I feel better knowing there is acknowledgment, discussion, and action being taken for the safety and security of the residents here. Thank you, SG for taking my concerns seriously and making changes quickly. At this point it seems like someone inside the building is aiding in these acts - but this is complete conjecture.

    Jason is literally awesome! My roommates and I have been tenants for a few months, and Jason the community manager, has made the experience super enjoyable! He's always friendly, down-to-earth, funny, and responsive in a timely matter, and keeps up with all of our maintenance requests! We recently had problems with our dishwasher not being able to close, and also getting something stuck behind a kitchen drawer and not being able to get it out. We've been trying to fix it ourselves for a few days but couldn't, we tried EVERYTHING. Jason came up to our unit and got the job done quickly! He fixed it all with ease! We couldn't believe it!!

    Honestly, one star is too much! Since I have moved here, the elevator has not worked. The laundry room is filled with broken machines. The dryers cheat you because you have to pay to run them 3 times to get them to properly dry your clothes. There is no one onsite as far as staff or management. They do not return your calls, trust me... I tried. There has been a unhoused person camped out front and everyone that has called the management company has not received a reply or help. Do yourself a favor, stay away from this place. They charge too much for a horrible place. Also the only good reviews that have are from themselves. Read their reviews, you will see.

    The longer we stay with SG, the better our experience has been. Over the past few years, they've cultivated a really amazing culture and emphasis on customers. They held a mental health awareness event for a student building they operate, which shows a level of conscientious that I think is rare these days.

Emails go unanswered for weeks, phone calls are ignored, and there is little to no accountability from management. I waited over 3 weeks for responses to basic questions, while some other concerns from tenants reportedly went unanswered for over a month. The entire leasing process felt completely disorganized. Despite repeated attempts to clarify my lease status, nobody could give me a straight answer or properly handle paperwork. Everything seemed to be pushed onto the tenants themselves rather than managed professionally by the property management company. Maintenance concerns and issues with the house were also not taken seriously. There was NO effort to address problems or provide reassurance that anything would actually get fixed. Overall, the experience caused unnecessary stress, uncertainty, and frustration during an already difficult housing process. I've dealt with multiple property management companies before, and this was by far the worst experience I've had. I would strongly recommend future tenants think carefully before renting through them.

I spoke to one agent, then made an appointment to have calls with others. The Cal Agents called me, and in less than a minute I realized it was someone from a Philippine call center. What a slap in the face. Outsourcing is a hot button issue, and I will NEVER share personal information with someone overseas, but also: WHY? Are they too busy for a two minute call to make that connection? Introduce themselves? Answer relevant questions? And perhaps MOST CLOYING: is this the same company that employs those same call centers to make masked cold calls asking to buy our property? HARD PASS.

Saj was in touch with us frequently through the application process, but once our applications were submitted, communication was less consistent. That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.

    Avoid at all costs…read more Maintenance is shady (had a broken window for a year, painted without primering, etc), cannot reach people when needed, will give you the runaround when you ask for reasonable requests. Allowed strangers into my unit without notice i.e. for a cleaning service I opted out of, they never even told me what date it would be happening. No notice that people would be using power tools for maintenance while I was working from home. They even insisted I leave by noon on my last day even though I was paid through the month. The owner Sam Sorokin called his employees "stupid people" ("What are we going to do with these stupid people" he said to me personally). At one point I had a plumbing emergency on a Friday heading into a holiday weekend and the after hours emergency line was shut off. I had to turn off all water and figure out how to fix it myself. They fought against reimbursing me for a $60 part for weeks -- I wasn't even trying to charge labor for work I ended up doing myself. Just a house call from a plumber would have cost them more than that! When I left they communicated specific times that they would be showing my unit, but their people never showed up. At one point they asked me how showings were going, I was like hey, I was out of town, you never asked me to, and I have no idea why *you* didn't show it.
