    Okay, I've got to be completely honest. I only went here…read morebecause it's one of the only boba places open until 10pm near Princeton, and I was craving a drink. I did a mobile order through their website, which is very convenient, and it was ready within 5 minutes. I had never been here before, though I live just down the road from the place, and I'm not exactly sure if I'll ever be back. When I walked in to get my order, the first thing I noticed was the SMELL. Most boba places I've been to (and I drink ALOT of boba. I like to think that I'm a boba connoisseur of sorts ... lol ), smell FINE. But walking into this place, it literally smelled like something had been left out all day in the sun or something. I can't even describe it. It was a mix of mildew and fruit. Maybe the fruit ingredients they use in the drinks permeated through the room and they weren't fresh? I have no idea, but either way, it didn't smell good.. it was honestly a little off-putting. Walking up the counter to get our drinks, I was able to look around a bit more. The place is very dimly lit at night, and the furniture is outdated. Most boba shops I've been to have a nice, lively, white environment, which often goes toward showcasing their cleanliness. This place, however, looked very dirty. The floor by the door had mud on it, the walls were drab, and I took a glance at the powder - what I assume is used to make the drinks - behind the counter on the wall, and it's containers looked dirty, as well. The place just seemed so DEAD. But the smell is what really worried me. The service was quick and friendly, and the drinks were about the same price you'd find anywhere else, BUT... I will admit that I actually felt hesitant to drink what I ordered. I don't know if it was because it was just before closing and they hadn't had time to clean yet, but this place definitely needs some help. ** To add, as I was leaving, I noticed a "C" on a sign posted by their front door. I literally thought to myself, "No way... is that their health inspection rating???" So, I did some research. Yes, as of 12.08.23, Boba House received a 77/100 - a C. The report doesn't disclose WHY, but I agree with that ranking. So, make of that what you will. ‼ I'd only go here again if I was in desperate need of boba and it's 9pm and everything else is closed. Any other time of day, I would have gone to a different boba shop.. BUT, I was desperate, and this place is open late - which I do appreciate. The boba itself was okay. It's not the best I've had, but it was definitely okay. I've attached a picture of the brown sugar milk tea boba that I got, and their health inspection rating.

Also nice that they carry quality flower. That is all located in the back. The front has offerings of coffee, tea, refreshers, shakes, and smoothies. I ordered the Pineapple Express refresher and added blue lotus mushrooms and delta 9. It tasted amazing. You can also add kava to your drinks as well! Would love to go back maybe earlier in the day next time and try their Rose Gold coffee. It sounded amazing!

They were open on this bright sunny morning. It is a modern small coffee shop, capable making just about any coffee concoction that you could want. The very friendly owners were managing the counter this morning. I had an Americano with a shot of cream. My wife had some kind of white mocha or something. Great tasting coffee, fair prices, fast service. They also have a few pastries, scones, and monstrous sized cookies. The name of the shop "Country Charm Coffee" is a little deceiving. There were no farm tools, saddles, or horse collars, hanging on the wall. No road signs, flour sacks, pickle barrels, or even a vintage oil company sign. It's modern city décor. There was a piece of barn tin decorating the counter. That will work. And written on the wall, "Welcome Y'all!" "Charm?" I really don't have the skill set needed to properly assess charm. I'll stick with friendly. I know what friendly is. Lastly, no drive through. I hate drive throughs anyway. I like to go in, meet the folks running the place, and see what the operation looks like. So, get out of the car, stretch, only a few steps to the front door. Call it a workout. Counts as 4 calories. After a workout like that, you earned whipped cream on your drink. It feels like a little community! I ordered the Maple Sausage Croissant sourced from Sugar Loaf Bakery along with a hot Purple Haze latte made with lavender and vanilla syrup. My drink came out fairly quickly, and I thought it was great. It was well balanced and not overly sweet. As for the Maple Sausage Croissant, it was exactly what it sounded like, a maple sausage tucked into a croissant. I initially expected the croissant itself to be maple flavored, similar to a McGriddle, but it was still fresh and enjoyable. They had been keeping them warm in a heater throughout the morning, which definitely helped. I have stopped by 1418 Coffee a few times when visiting Dallas, and I plan to keep returning.
