We initially found a home we thought we loved, but because it was a short sale, we spent months waiting while continuing to explore other options. With our lease coming to an end, the uncertainty made the process even more stressful. Throughout it all, Joe was incredibly patient, supportive, and understanding. He continued helping us explore other options, and we eventually found a home that we really love! Everything truly worked out for the best. We also want to recognize Rolando for keeping us informed throughout the closing process. His communication and attention to detail made everything go smoothly, and we always knew what to expect. We are beyond grateful to Joe and The O Team for helping our family find our new home. We couldn't have asked for a better experience and would highly recommend them!

They don't even acknowledge that we reached out or applied. When a rental became available with Royal Realty, I immediately called the agent listed for the rental expecting no answer. However, he answered the phone immediately and was very pleasant and helpful! I was shocked! I told him, "Wow, thank you for even answering your phone! Most agents completely ignore my emails and calls." Rodney has consistently communicated with me throughout the viewing and application process. He has been the ONLY agent that has done so throughout our three months of hunting for a rental for our family. Just about when I was going to give up on finding a rental, we met Rodney today in person to view the rental and he was so kind and thorough. He explained every part of the home and even took us around the property to show us where the shared units were located, ones that we were not applying for, but that we would be sharing the space with. He took the time to get to know us as people and made us feel seen and welcomed. Most agents we've seen in person unlock the door and just tell us, "Okay you can go look inside" and never really talk to us or show us around. He was very transparent about the application process and the owners needing time to decide if they would be willing to accept our multiple pets. I told Rodney regardless of the outcome, I truly appreciated his timely and consistent communication with us and meeting him today. We are hopeful that the owners will accept our family and multiple pets, but even if not, our experience with Rodney makes us want to find a rental with this company since we know they will take care of us and our needs. Mahalo nui, Rodney!

Renter Beware: Avoid This Property Management Company…read more I rented through this agency for over 4 years, always paid on time, and left the apartment in better condition than when I moved in. Despite this, they withheld most my security deposit and tried to charge me for furniture that was never even provided in the unit. This wasn't an isolated incident of poor service -- I had requested replacement curtains after mine fell apart, and it took the agency over a year to follow through. Communication was consistently unresponsive and unprofessional throughout my tenancy. What makes this worse is that I now own a rental property myself. Having seen how this company treats tenants, I would never use them -- not as a renter, and not as an owner looking for a property management company. They seem far more interested in squeezing every dollar from deposits than treating good tenants fairly. If you're considering renting from this agency, think twice. And if you're a property owner considering hiring them to manage your property, look elsewhere.

Sometimes it smells like as if there is a dead animal. 2. The other reason is the poor management. The intercom has been broken since 2016 even before I moved in, and they still can't fix it. It is so inconvenient that I have to go down to get my guests. 3. The gym is an after thought. Several equipments are broken and have not been fixed. They are rusty, making noise as you use some machines. They use duck tap to patch the pad. Seriously it is such a shame. For these reasons, I am looking to move after the term of my lease.

One great thing that I like is that a couple of my favorite businesses are located on the first floor of the building including Mr. Tea and Greens & Vines. One thing that I don't like is how disproportionate the bathroom is compared to the rest of the unit. It is so large that a person could live in there! I wish it was a bit smaller so that the living room or bedroom could be bigger. Those rooms are tiny. Another great thing is that the location is fantastic. It is located right across the street from Blaisdell Center. It is great if you like going to events there like concerts or the farmer's market. This building is also nearby the Ward shopping area.

Back in July 2021, when places in Oahu were just starting to show in person again, I called Shannon. I let her know upfront that I wasn't looking to buy for about 5 years. She treated the same as if I was buying that month. She was very knowledgeable but always kept my interests as her first priority. I flew out, and we looked at a number of houses and condos in Kailua. A few days later, based on what she learned of my interests, we looked at another condo outside of Kailua that she felt matched my interests fairly closely. She really helped me refine what I was interested in as well as the process that would take place. And when the perfect place came up for sale in 2023 right when I was doing great financially, I flew out and we put an offer in. Shannon was on top of everything every step of the way, and we successfully closed. At that time, Blue Cove was not doing rental management, so I had to choose another company. They were awful! The tenants were unhappy. I couldn't get the management company to get anything done right, and they were tough to communicate with. When Shannon started the rental management aspect of her business, I had her take over the management of my property. Shannon made an appointment with the tenants and came out in person to see what issues the tenants had. She listened to what they had to say and show her. Then she contacted me on the best courses of action to take. I approved everything she recommended. She then executed the plan, and the tenants were happy for the first time since they moved in! Unfortunately, I had some financial difficulties and had to sell my Hawaiian hale this year. So, of course, I called on Shannon Zerfas again. We came up with a game plan. She recommended being aggressive, so we listed it for about $150K more than I thought it was worth. Within 2 days, we got a cash offer for over asking and closed in just under a month! Granted some of that was luck, but I credit her for a lot of it. I looked her ad and the staging that was done, and I wanted to put an offer in with the furniture included. I will be buying a hale on Oahu again in a few years, and there is no realtor I will use other than Shannon Zerfas with Blue Cove Properties!

He is the perfect type of real…read moreestate professional you want handling one of the most important and expensive decisions in your life -- where you will live. I am very picky with my housing needs, as a military officer experienced with multiple moves, homes owned, and homes rented (as renter and landlord). Last summer when I had to sell my Waikele house that I rented out for over 20 years, I chose Russ to represent me, instead of the outstanding real estate company that managed this rental house (this company represented me when I initially purchased this house over 20 years ago). I needed an extra special real estate professional, as I was expecting a difficult sale in late 2022. The tenant unexpectedly passed away, the Hawaii housing market crashed, mortgage rates hit historic highs, and the house was in need of major renovations. After interviewing several highly recommended real estate professionals, including those that UpNest arranged for me, I discovered Russ. It was only after extensive interviews that I discovered what a hidden gem Russ was. The low number of customer reviews on the various real estate websites do not do Russ justice. The result? As I live on the mainland and had not returned to Hawaii for 15 years, I had to rely on Russ to handle 100% of my house renovation and house sale in Hawaii. Russ handled $100K of upgrades to the entire house -- from new roof to new everything inside. He even offered his own personal muscle power to deal with an unexpected plumbing issue that was easy enough for him to handle, instead of paying the contractors additional money to modify the work order that I already paid for. Despite the challenging market, Russ successfully sold the house shortly after opening for almost 7 figures -- much more than I expected. Critical to the sale was all of the sales strategy development, planning, and execution needed to achieve a sales win in a challenging real estate market. Though I am extremely picky, Russ continually earned my trust with his constant updates, immediate solutions to arising issues, and sound judgment, that I deferred most of the decisions to Russ the deeper we got into the renovations. I would have posted this much much sooner after the sale, if it had not been for other personal issues I had to deal with first. Hopefully this depth of this review can get across what an incredible real estate professional that Russ is. And what a good man he is -- somebody that I would absolutely vouch for and recommend to friends and family to handle your real estate needs.

I was not informed nor was I never notified from my landlord Gavin Baer, also a agent from Locations LLC, that Tom Mukai had obtained a spare key and was entering my apartment without my knowledge. On June 15, 2026, I received a 45 day vacate notice from my landlord Gavin Baer citing that the owner needed the unit for a family emergency. Later I found out that my family was being vacated because the owner was listing his apartment for sale. The 45 day vacate notice gives me until August 15 to completely vacate the Unit. One of the conditions in the rental agreement is to have the apartment cleaned by a professional cleaner. I had a cleaner scheduled for July 31, 2026, at 9am but there was a miscommunication between the cleaning team. My final inspection was also scheduled on the 31st at 130pm but needed to be rescheduled due to the cleaners not showing up. I contacted my landlord and informed him of the problem and asked if I could schedule the final inspection on August 1st. Gavin Baer told me that he was busy that day but really needed to pick up the keys from me so another agent could take photos for a listing. Gavin stated that he was going to call me back and either schedule the picking up of the keys on Sunday Aug 2nd or Monday Aug 3rd however I never received a call from Gavin. On July 31, 2026, at around 330pm I received a call from the cleaners, who was supposed to clean the unit at 9am. The cleaners apologized for not showing up and not returning my calls and wanted to make things right. They showed up around 415pm and started cleaning the unit. I stayed at the unit and assisted with the clean up. I later removed the window screens and went down to the parking structure to wash the screens. When I returned to the apartment at around 348pm, I found a realtor named Tom Mukai standing inside of my unit while the cleaners was cleaning my apartment. I asked Tom Mukai what are you doing in my unit and he stated that he picked up the spare keys from Gavin Baer. Tom Mukai stated that he was there to take photos of the apartment for his listing. I told Tom Mukai that you are not supposed to be in the unit and Tom stated that my lease agreement ended on July 31, 2026. I told Tom Mukai that my lease agreement is still valid until August 15, 2026, and that I still have all the keys. Tom Mukai kept saying "what's the big deal, it's not a big deal". I told Tom Mukai that you just violated the landlord/tenant code and I immediately called Gavin Baer to inform him of the situation. While talking to Gavin Baer via speakerphone Gavin Baer admitted to giving Tom Mukai the spare keys but stated that he did not know that Tom Mukai would go to the apartment. I was fortunate to have the cleaners as witnesses to the whole incident and called 911 to document this incident in a police report. I also sent Gavin Baer an email stating what occurred and he acknowledged the events that took place however I never received an apology from Gavin Baer or Tom Mukai. Gavin Baer also informed me that I did not have to be present for the final inspection and gave me instructions to lock all of the keys and clickers in the apartment. After the cleaners was completed on the 31st I took photos of the unit and locked the doors. My wife and I have been renting the unit for 6 years and has never missed a payment. We raised two of our children in that unit and was expecting our third child to also be raised in that unit until the 45 day vacate notice was given.
