There is a no refund policy, which means you cannot cancel your reservations. This place is very expensive, more than what we wanted to spend. With it being summer, peak season, and no other rooms within 75 miles, we had no options but to take it. The place is very old, very very old. They said that they newly renovated. The repainted, put in new linoleum floors, super cheap beds, they are really cots with a soft matress put on top, they are not real beds. They give you a child size table and 2 child size chairs to sit on. A mini fridge, which is okay, and a very tiny microwave. They do not do yard maintenance, even though they say it is more natural and organic and better for wildlife, and to save water. They said the mow every 2-3 weeks. There are huge rosemary shrubs in front of all of the rooms. They are overgrown and should be trimmed, your view is blocked. There are a few plastic tables and Adirondack type chairs out in the field, but nothing near your room if you want to sit outside. There is a nice pool which they lock up every night at 7pm, so your family has to get out at 7pm. The bathrooms are small but come with towels, etc. They have hair dryers, soap and shampoo. We had a few issues our room, I reported it to the 800 number, whom told the manager. He called me and we discussed the issues, and said thank you, that he was unaware of those issue and he will fix them. I was satisfied with my conversation with the manager, he was very professional and understanding. Thank you Xavier. This place is next to Northwwods golf course. There is a restaurant at the golf course. Next door is a little cafe with good food. It is quiet and peaceful here except for a few noisy tenants. $320 per night is way too much for this place. Soo loved my stay here, my room was upstairs, loved the wood floor, the bed was so inviting and fluffed with such pretty comforter and incredibly comfortable. The bathroom was very clean, nice clean towels and a thoughtful black small towel for makeup so guests don't ruin the white towels. The entire place was unbelievably clean and the complementary breakfast was superb. We had a delicious strawberry and banana crepe with whip cream and Nutella, hard boiled eggs and the slow drip coffee was such a cute touch. I didn't know what to do and the nice lady behind the counter was kind enough to show me. There is plenty of seating inside as there are outside. Just the cutest place in the back with bicycles lined up on the side, red and blue tables and chairs with umbrellas. Would love to come back and stay here for a few days. I'd give more stars but five is the max. Love this place!!

We loved the front room with a small sofa and the two-sided fireplace, which we used every night and morning when it was chilly. I also love the bungalows and cottages. Be sure to look carefully at the website and select the room and location that suits you best. I like lodging in The Meadow and The Spa area best. The Green area is great if you have dogs and/or kids. They have lawn games there and it's perfect for the classic summer camp vibes. The Grove area is cute, it's across the highway. Dining options at Dawn Ranch are truly exceptional! They offer breakfast, lunch, brunch and dinner (note day/times vary.) Dinner on the deck under the redwoods or in the stunning dining room is unforgettable. (Check out the new floral display on the ceiling!) The tasting menu is a FEAST and perfect for a special occasion. ‍ ‍ ‍They have a beautiful full service spa on the property. Book a massage and soak in a redwood soaking tub on the deck first to relax. They also offer yoga, forest bathing and other wellness options. Be sure to check out their midweek and seasonal offers. Their entire staff is welcoming and attentive. I love that they texted us every day to see if we needed anything. This is our second stay and we're already planning our next visit! Each house is uniquely dreamy, nestled in the picturesque town of Occidental. Barbara is truly the most wonderful, kind, and welcoming host. She attended to every single detail to ensure that our wedding day was perfect (even down to wiping off benches after the beautiful morning mist cleared). She is a dear friend and really makes every visit extraordinary. We know we will continue visiting for years to come. While you stay in Occidental, you MUST get food from the Union Hotel. Between visits, my husband and I dream about Garlic Gold pizza, carrot cake, and the best minestrone around. The pizza crust is to die for- fluffy and just the right balance of perfectly browned. The slice of carrot cake is literally larger than my hand and maybe even forearm! Super rich and velvety cream cheese frosting- amazing! We have visited Occidental once during COVID and the Union has an excellent picnic style menu. The food is ordered outside and nicely packaged for take-out or eating at a table in their distanced outdoor area. As someone who has strictly adhered to distancing and other protocols, I felt safe and comfortable! Highest praise for the Occidental Guesthouses and Union Hotel! The rates for 2 days depending on what day you make the reservations and the month- week of your stay can be from $450-$650. The other hotels in the area can be $1,200.-$1,600 for the same 2 days. Luis, the manager at the front office, provided us a warm welcoming and he gave us a tour of the property. We liked Luis for his good customer service and his honesty. Yes, there a few things that weren't perfect, but as long as it was functional and still in working order was ok with us. You will see photos from other reviews , and they have made improvements and/ or corrections based on those complaints. For example, our dinner table had some bubbles on the top in the paint. It was still functional and we ate dinner using the table without any problem. Their TV system is set up for streaming. The bed was comfortable and the master bedroom was nice with a big screen tv and dressers for him and her. The lighting system is limited, but there's room for improvement. Our room came with a refrigerator, stove, microwave and keurig coffee maker all functional. I spoke with Luis and I gave him some recommendations how they can improve the property. Luis took my recommendations by writing them down. This location has great views of the bay. And it's close to everything. Plenty of property to walk your pet and they have a pool table and a swimming pool for some fun. this hotel has a lot of potential and as long as they continue to improve their property, this will be a great place to stay. We will be back in the future.

We recently spent 6 days there celebrating our 2 year anniversary! I booked one of the bigger luxury suites with them that had a king size bed, wall fireplace (electric not gas), free standing bathtub and an oceanside view. In no particular order here are my suggestions/ critiques: - As one of the only pet friendly hotels in the area (we brought our dog with us) you should have bowls for food/ water and a bed already in your pet friendly rooms. I had to ask the front desk for a bowl. - Toilet paper and tissues should be abundant with multiples of each already in each room. 2 small packs of tissue and three rolls of toilet paper isn't enough for two people. I had to ask the front desk multiple times for more toilet paper and tissues (mildly embarrassing for me as a guest but also a hassle and since I was on vacation I feel like I shouldn't have had to). - The free standing tub is too small (could only fit one of us) and awkwardly shaped (super deep but not long enough to spread out). The bathroom in this suite was easily big enough for either a two person free standing tub or even a jet tub. Also because it's free standing there was nothing underneath it to catch excess water/ overspill resulting in water all over the bathroom floor. A pan underneath the tub or something similar would have helped. Great idea in theory and a nice luxury amenity/ aesthetic but practically it doesn't really work. The wand feature it had was a nice addition as well as the wooden tray for soaps, a glass of wine, etc but gets in the way of the spout so we ended up not using it. - The bathroom was pretty big with space for a closet as well (which we didn't end up using) and I think that space could have been utilized better by having an additional rack or table for storage, not only there but in the bathroom itself (more often than not I had to move things to the counter where the sink was because that was the only usable space off the floor). - The vanity/ countertops should have had two sinks installed instead of only one. - The towels could have been better quality. - There were shallow scratch marks on the floor and walls. - The mini patio off the hotel room was a nice addition as well but the small table and two chairs on it were in rough shape (slightly rusted, peeling paint, and no cushions on the seats). - No complimentary breakfast but there is a small Keurig coffee machine in the room, a microwave and a mini fridge. If you're not going to have a complimentary breakfast at least consider partnering with some of the local cafes and restaurants that do serve breakfast (offer a slight discount and send them customers). - The on-site amenities are bare and lackluster (a common room on a second floor with places to sit and chat, play pool/ board games, watch TV, bird watch or just watch the bay/ sunset/ sunrise), an outdoor and gated jacuzzi/ space area and a water/ ice machine. All of these require leaving your room (the hotel itself is made up of multiple buildings/ outdoor spaces, it's not one giant building). These are all in my opinion simply suggestions/ ideas to consider to bring that sense of luxury to your hotel and to your guests. However, overall it was a wonderful experience that just missed the mark in terms of what I consider a "luxurious experience."

The manager treated us very poorly, saying all sorts of bizzarre things to my 8 year old daughter and I. He refused a refund although we had not used the room at all and had booked last minute, five hours earlier that same day at noon. First he said he couldn't refund without his employer's permission. I requested he ask the owner and he behaved very angrily and asked if "You want to be my boss? Will you pay me? Buy my food, my bread, my roti?" It was absolutly bizarre and such an obvious show. Finally I went and knocked on the owner's door, a nice lady who lives on top of some of the units and she offered a refund immediately. The manager is not doing his job maintaining the property and, when I mentioned there were none of the normal postings about fire safety, hotel licensing, etc., he accused me of using my "big city power to beat up on small business" advising I should go beat up on a corporate hotel. After he finally refunded my one night stay and we were driving away, he actually yelled "Get the F%&k out!", taking a picture of my car while we drove away. I am in Guerneville a dozen times a year and I have never experienced anything so sketchy.

Great place to stay on the Russian River…read more Not far from the 101, and even closer to the Pacific Coast Highway and Jenner. Cute Inn, each unit has a fair bit of privacy, and most have their own decks. There is also a grassy lawn that leads right to the river, with hammocks and picnic tables. Some seats to lounge in. Very dog friendly - we had a medium size dog and that was no problem. There were some kayaks there but we did not get to try those out. The room itself was basic but clean and comfortable. The staff were really nice. Definitely would love to stay again, no complaints at all!
