The HOA at my condo unit decided to replace our central hot water system about 6 months ago and decided to hire Rush Plumbing. I know that plumbers did their best but the fact is they were not up to the job. Our system worked more or less perfectly before. Rush Plumbing installed a brand new system that does not work as good as our old system. As I say Rush did put a lot of effort into trying to find a solution and they were able to mitigate some of the issues. Our issues are pressure and temperature that can vary pretty wildly. We still have those issues fairly often. Rush Plumbing accepted a job, they were well aware that they had not met our resident's basic expectations but still decided to call the job done, and now everyone who lives here is having to live with the consequences. read more

Wow, these guys are Santa clause and the Easter bunny rolled all in to one, Had a water main leak they came out and could not locate it because the main was inside another pipe they were very honest and said, because of the second pipe it had to be dug up to find it well my son and I started digging and could not find it called them back, and they found it fixed it and were out of here. One of our toilets was not shutting off correctly, and we could hear it running and wasting water. I installed a replacement flush valve, which reduced the problem but didn't completely fix it. I called Rush and they came out the same day. They checked the valve I had installed, and showed me that it was defective and not closing completely. They offered to remove the old valve so I could return it for a refund, and install a new valve, which I had them do. Their installer, Tucker, and his helper were helpful and polite, carefully explained what they were doing, and completed the work efficiently and neatly. I called Rush because they installed a replacement water heater several years ago, and did a good job. read more

Robert has been my plumber for over ten years and I've always been happy with his work and communication. I had him out to my place today for another job and I happened to see the mix of reviews here and wanted to finally write a review, as well as give some context to a couple of the negative reviews around pricing. Robert is a bit more laid back than other plumbers I've used which is more a match for my own style. He doesn't mind my looking over his shoulder and asking a lot of questions. He doesn't mind my attempting my own repairs first if it'll save me some money. He is honest with what needs to be repaired and what can wait. And while a lot of plumbers are pushy with either a membership program or preventative repairs, Robert is happy to go with the flow. He gives me my options, I choose what I want, and doesn't take it personally for what I choose not to do. Most of the tasks I have for him are tiny, and he's never complained or failed to show up. That's why I really like working with him. Rush is also a small plumbing operation and I've only ever had Robert out to my place. I like that I can get to know the people working on my home and they get to know my home and my preferences. With the bigger outfits that run many trucks and contractors, you never seem to get the same person twice. Robert and I share some passions and we spend time catching up every visit. There's a trust level built up over time. Now onto cost. No licensed plumber who is any good is cheap. I've only worked with a few, but they all charged "book rates" for common tasks which state a flat cost for a specific repair regardless of time. Yes, all these prices seem excessively high given how quickly most tasks take to complete, but that's what the market will bear unfortunately. And even worse, most contractors prefer to do big jobs/new construction and refuse to come out for small ones. But like I said earlier, you can save some money if you do some of the labor yourself. For example, I had a sewer line issue which required excavation of the sewer pipe. Robert did the locate for me of where the problem was, told me where to dig and quoted me what he'd charge to do the digging. Well, when I saw that quote, I rolled up my sleeves and dug out all the pipe myself. He didn't mind/care, and I suspect wouldn't have enjoyed spending half a day digging a big hole regardless of the size of the bill. Anyway, Rush is a small honest and low pressure plumbing company which is what I have really grown to appreciate compared to the slick/larger operations with TV commercials and all that. read more

They collect all the personal information and then just before ending the call, they quietly mention about the huge charge to just come out. When asked why didn't you mention about the charge before collecting personal information, her answer was that we always collect personal info of all the customers before we mention about the charge so that we have your information. Not sure what they will do with the personal info. Stay away from these sketchy businesses. Edit: this is a response to the response by this business: in order to evaluate whether you service the address or not, you only need address. You don't have to collect first and last names, phone number, email ID. Your response shows and proves that you are a sketchy business. And we have to take your word that you destroy addresses at the end of the day. Yeah right, seems legit. Let this be a warning to others to stay away from sketchy businesses. read more

We've had Robert from Rush Plumbing oversee the re-lining of old Seattle cement pipes on two different houses, one of which was a rental. That one had to be done very quickly because the renters were arriving from out of town and needed to get into their house. Robert got the job done quickly. We've also had him correct plumbing problems from another "plumber" on a basement toilet, and the sewer gas smell disappeared. Rush has been to our house for three separate jobs. Currently they are working on two jobs that two other companies said we would have to replace fixtures and go through drywall. Robert came out and fixed one of the fixtures and is currently fixing the other. Here's the kicker. The first two companies bid $10,000, including drywall, Rush is getting the job done for well under $2000. Rush is repairing the fixtures instead of replacing like the other big name companies bid. The other companies couldn't even find the name of the maker on the fixture. Robert knew the maker and showed me where the name was located on the fixture. So Rush fixed the problem for one fifth the price of the big companies because of their knowledge of plumbing and their ability to fix and repair as opposed to knocking into walls and totally replacing the problem read more

While I do not technically live in the Seattle area full time, I do have a rental property and vacation home here. I was surprised to find severe damage and flooded areas on my property both in and around my place on my trip here last week. You'd think someone would have called me, but I guess that would be too much to ask. I was referred by a neighbor to call Robert at Rush Plumbing. The neighbor had been pleased with the service and found this company to be fair with the price and knowledgeable about the job at hand. I did call and my call was answered promptly and an immediate appointment was made. The owner of the company himself came out (on time) and found the source of the leak within minutes. It turned out to be a small job, but I could have been told otherwise... I was pretty upset at the time and was expecting the worst possible scenario. It was actually fixed and fixed right within a couple of hours. Things will dry and permanent damage is actually very minor. This plumber told me the entire cost up front, in plain english with no curve balls... I understood what he had to do and I understood the price. I feel it was fair, and considering he showed up right away... I'm pretty happy! No one likes to have to call a plumber, really. The best thing that can happen is you can call someone like this and it will be the best it can be. I feel Robert was honest and reasonable, and he left the jobsite clean. This may be a long-ish review, but I think it's important to make it clear why I think Rush Plumbing is a very good, if not excellent plumbing outfit, and why you can hire them with confidence. I was having issues with the gas water heater in my 12-year old townhouse. I wanted a local (West Seattle) plumber, and the Yelp reviews suggested Rush Plumbing was a good bet. I had to wait a couple of days for Robert to come out for an estimate, and when he did, he noted not only my main problem (T&P valve on heater leaking), but also put a pressure gauge on one of my exterior hose bibs and told me that the water pressure in my lines was too high, and that indicated the PRV (Pressure Reducing Valve) in my townhouse was failing, and needed to be replaced FAST. "Oh-ho", I thought, "this is how it starts. Plumber guy sizes me up as dumb yuppie with more money than brains, identifies a lot of extra work that needs to be done, and includes a 'rush factor' to push me into a quick decision to hire him". Determined not to be 'had', I went ahead and scheduled an appointment to have my heater replaced, but promptly went to the Internets to educate myself about the job ahead. I was not encouraged when I found a couple of websites that suggested (1) PRVs usually last a LONG time, and are adjustable anyway, and (2) builders sometimes install the lines to exterior hose bibs UPSTREAM of the PRV so the homeowner will have a little more 'push' for jobs like hosing down the drive, etc. I called Robert to, Columbo-like, 'just ask a couple more questions'. I expected him to become defensive and try to throw me off with more jargon and dire warnings of Imminent Household Catastrophe. Instead, I found him to be a patient listener, who had very sound reasons for coming to his conclusions. It didn't occur to him to try to adjust the PRV, because it was his experience that when the pressure readings were that far off, it was highly unusual that a pumphead adjustment would make any difference. He also agreed that while, in his experience, plumbing exterior hose bibs in the manner I read about was unusual to him, he agreed it could certainly be possible, and agreed before we tore out the PRV, we should take a pressure reading from an inside bib, like the washing machine. He also expressed that he wasn't bothered by my questions at all, or my concern about hiring a plumber who might be trying to 'gild the lily' a bit, stating that he preferred to work with informed customers than those who weren't. Sufficiently satisfied, I had him proceed with the job. He arrived on time, and with all his gear ready to go. The job took longer than planned, as he needed more time than anticipated to reassemble the plumbing around the new PRV and ensure it was leak-free. Since the job was estimated at a flat price, the extra time did not affect my bill at all. When finished, he left the work area as clean as an operating theatre. BTW, as it turned out, pressure measurements inside the house were also considerably higher than what is considered safe, and we also determined that the exterior hose bibs were plumbed DOWNSTREAM of the PRV, and hence, Robert's warning of high-pressure was quite warranted. In conclusion, when one hires a plumber, one is basically taking a leap of faith that the company hired will be both competent and honest. I am happy to advise that Robert & Rush Plumbing are both. I paid about $1900 + tax to replace the water heater/PRV/expansion tank. While another company (AAA Water Heaters) has an advertised special to replace a standard gas water heater + expansion tank for $1100, please remember that I also had to change out the PRV and my heater is a 'short standard', which is more expensive than 'standard' heaters. I don't think Rush Plumbing is a 'bargain basement' outfit, but their charges do not appear to be out of line, and since so much of plumbing appears to be a 'get what you pay for' situation, I do feel that I received very good value for money, and I suspect you will also. So why not 5 stars? Two reasons: This is the first time I've ever had to hire a plumber, so I have nothing to compare against. Also, I am waiting to see how the job holds together, and reserve the right to award the 5th star at a later date. Short story: Rush Plumbing is very competent and honest, and appears to deliver a good value. You can hire them with confidence. read more

Robert, owner, gave a bid to fix a leaking water pipe valve. He estimated $637 total. He said he'd replace the galvanized with pex and install a new valve. Well, he got lucky because he had a valve, was able to install it into the existing galvanized pipe in 15 minutes. He wanted to charge the full $637 but knocked off $39, giving me a bargain at $598. I respect experience and knowledge but think when the fix turned out to be a lot easier than expected that he could have reduced the price $200. read more

Robert put new plumbing in my house. Since then, 3 pipes have failed. I had family antiques stored in the basement at the time. Two of the antiques were sinks that had never been installed and were still in their original shipping containers from 1907. The sinks both had spigots and faucets , and a stopper attached with a chain. I had them stacked on the floor face up, in their wooden crates. After Robert was done replumbing my house, the faucets and hardware on the sinks were gone. No other plumbing company was in my house before Rush plumbing came in and no other has been in my basement since. I found the shipping crates had been opened, the fixtures stolen and the crates re-stacked against the wall with their tops facing the wall in an attempt to hide the fact that the hardware on the sinks had been stolen. Hire an honest company that does quality work. I would never use this company again. read more

We had a really really badly clogged sink drain, and Rush Plumbing fixed it in less than 20 mins. We had some trouble fixing it ourselves because the house and pipes are so old that it's a little bit harder to deal with. These guys clearly knew what they were doing and it was an efficient/quick service. The two guys were super friendly and even gave me advice on how to maintain a healthy drain. The company name really fit the experience I had with them, which is a major plus. I highly recommend them if you just need a hassle-free plumber to fix something quickly. read more

I regret ever letting Rush plumbing in my house. My water heater manufacturer required that I work with Rush as part of a warranty repair and unfortunately Rob was combative from the moment he came in the door. Without asking any questions or even taking more than a minute to examine my water heater he declared that my issue would never be covered under warranty. After some coaxing he agreed to make a required call to the manufacturer service desk to troubleshoot. Once on the phone, however, he explained to the service agent "I was told to call, what do want me to do?" So much for "expert" opinion! After more limp negotiation, Rob told me that although service would not be covered under warranty a replacement part could be sent and put me on the phone to verify. When he handed me the phone Rob advised "this guy is doing you a favor, don't make it worse." Always the sly one, Rob made sure to have the part shipped to his shop rather than my house, so I'd have to work with Rush to have it installed (I later called back and re-routed back to my address). After 15 minutes that seemed like eternity, Rob stated his work was complete and handed me the paperwork. As I signed the form, in disbelief that I had paid the $160.00 minimum visit fee to be pushed around and watch Rob make a phone call, I noticed that the Contractor Points sticker on my water heater had been removed. I asked Rob about it and he said that he took them since they were like frequent flier points. Lousy service and Rob felt like he needed a tip, unbelievable. The final straw was discovered after Rob left. Rob had adjusted the temporary drain pipe I had put in place to keep my basement from flooding, and even removed the bucket I was using to catch the overflow. As I put the pipe and bucket back into place, the pipe came off in my hand! Rob never tightened the connector after the inspection. It turns out the Contractor Points saved the day because Rob was still outside, sitting in his truck as he registered the points on his phone. I showed him the pipe and asked that he come back inside to replace it which he did. Hardly worth the $160.00. Zero stars! read more

Please be very careful and check around before using Rush Plumbing. I had a problem with irregular hot water in my home. Rob came to my house to do a diagnostic. He charged me $99.50 just to show up and find the problem, which in itself isn't so bad. Other plumbers charge that fee, but I found out there are some who are just as good who don't charge any diagnostic and some who charge it but will credit you the charge if they do the job for you. Rush does neither, so I was out the $99.50 plus tax regardless of whether they did the work. Rob looked at the pipes and determined the problem was with the thermostatic mixing valve, which needed to be replaced. His diagnosis turned out to be correct, and that's a good thing, but when I asked him how much it would cost to do the job, he quoted me close to $900. $876 before tax, to be exact. That seemed like a huge amount for just replacing a small part, so I asked him how that price breaks down. He said he just quotes a flat rate for each job and can't break down his pricing, or even explain his pricing at all. I was really surprised and curious, though, what the job entailed and why it would cost so much, so I kept asking. I asked him how long he thought it would take and, if he could tell me, how much the part cost. He finally relented a bit and said it's about half half - half labor and half parts cost - but when I asked him specifically how much the thermostatic mixing valve cost, he said $576. So, not quite half half labor and materials, which is not a big deal, except that it seemed like he was making up facts on the spot. And wow, such an expensive part! I decided to do some digging after he left. I looked up the part online - using the exact brand name and part number - and I couldn't find any place that charged more than $100 for it, which seemed much more reasonable. But, okay, online stuff is often cheaper than what you can get locally, so I called around to plumbing supply shops and other plumbers, and their cost for the part was about $161. Higher than online, but still much lower than the $576 Rob quoted. I can fully understand plumbers taking a mark-up on parts, but a mark-up over 300%? That seems excessive and like price gouging. I felt Rob was being flat-out dishonest and trying to bilk me for more money than the job reasonably justified, so I searched around for another plumber. I found one who was totally transparent about the part cost, and got the job done in under an hour. The total cost ended up being around $300, for a job that, if I had gone with Rob would have cost me over $1000 total (the $876 quote, plus tax, plus the diagnostic fee). Rob had said the job would take him half a day to complete, but this plumber did it in less than an hour, and the problem is now completely solved. Rob had said the job would require soldering (all it needed was a plumbers wrench) and that he would also need to replace the check valve, a small part above the thermostatic mixing valve. Replacing the check valve wasn't necessary at all, and the system is working perfectly now. Even if it had been necessary, that's about a $20 part, and can't conceivably have taken more than an hour for an experienced plumber to swap out. Let's be generous, even, and assume the part cost three times as much, I still can't see how Rob can justify the $900 price tag, unless he is jacking the price of parts way up or is much much slower than other plumbers in completing work, which would be a concern in itself. Here's what I think actually happened. I think Rob came to my house, saw that I was a woman living alone in a pretty nice house, was told that I had an urgent plumbing problem that needed to be fixed ASAP because I had guests coming in, was told that I knew nothing about plumbing (which I didn't, although I know a little bit more now), and decided to quote what he thought I would pay based on urgency and ignorance, rather than a fair price for what the job was worth. At the very worst, he flat out lied and tried to cheat me out of three times what I should have rightly paid. At best, his quote was three times higher than what I needed to pay in order to solve the problem. Whichever way you slice it, going with Rob would have been a bad choice. I called Rob after the job was completed. I explained the outcome and told him I thought he had been dishonest. He told me he stands by his initial assessment and quote. But beyond saying he "stands by his price", he couldn't say why he stood by it. Why would a $161 part cost $576 if I purchased it from him? Why would a job that took less than an hour take half a day if he did it? He couldn't explain, except to say he would also have had to replace the check valve, but that was clearly not necessary and couldn't possibly explain the extra cost even if it had been. There are other better more honest plumbers out there. I strongly recommend supporting them and not choosing this company. read more

This review is very late....... but this was among the worst contractor that I had ever dealt with. I did not want to deal with them, but they were only 1 of the 2 approved contractor for my hot water tank - and the other company had even worst reviews. They arrived 4 hours late. No phone calls or anything to tell us they were going to be late. When I called them out on that, there was no apology or anything. Our hot water tank is located in a large unfinished room. He proceeded to tell me that the hot water tank won't work correctly when I finish off the room - despite me telling him over and over that I have no intention of finishing the room since I, too, have some knowledge about how a heat pump water tank works. His response was "I call it how I see it". Then he proceeded to tell me that I needed an extra vent to the exterior - which is not true, but I did not know at the time and hired a company to put in another vent. But he missed the obvious filter cover that was never removed from the hot water tank. The cover was used for protection during packing. All this was called out to me by other plumbers since Robert never diagnosed the situation correctly. I wouldn't bother with this company. No need to deal with Robert's flippant attitude. read more

I have a leaking bathroom problem in the condo unit that I'm renting that needed to get fixed. It doesn't help that the condo complex as a whole is undergoing remodeling and construction. Calling Rush Plumbing is possibly the best decision I've made in this messy situation. From the moment I called, the lady on the phone was nothing but friendly and professional and actually sounded like she's happy to receive my call. You all know what I mean when you reach those monotone robots. Even when I had to call back multiple times to update the condo address or to check up on the whereabouts of the technician, she didn't sound a bit annoyed or in a rush. I can seriously say that I am in a better mood after I hung up the phone. Imagine that! free mood therapy! Not only were they professional on the phone, the technician was top notch as well. He was easy going and knowledgeable about the situation and did not give me the 'don't talk to me or ask too many questions' vibe that I sometimes get from other ppl I've had to deal with. Turns out majority of the tiles in the shower have leaks all over and there are stains behind it from previous leaks. Its pretty much pointless to re-caulk the whole area, and that we're better off to find some bathroom refurbishing company to redo the tile works. I appreciated his honesty in the situation and the suggestions on what we can do to solve the problem. When it was done he actually went out to his truck and used his ipad to show us where we can go and what to type to find the right type of person for the job we needed. In my mind, this is going above and beyond for just a regular job. Which is why he'll be the only plumber I go to for any future plumbing issues and that I'll recommend him to anyone else in need. read more

We needed a plumber to clear the drain for our washer hook up, hook up a slop sink and install new supply lines at our kitchen sink. I emailed a quote request and Robert was out the next day to look at the work and give me a qoute. He completed the work the very next morning and did an outstanding job. Robert and Rush Plumbing are amazing. Our hot water heater died on us. It's a Polaris 30 gallon high efficiency boiler that is not very common. Robert arrived very promptly and got right to work. He diagnosed the issue in about 5 minutes as a faulty ignitor. Then the hard part came, finding a replacement part. Robert called everyone he knew and the nearest part was nearly an hour north or south of Seattle. Robert remembered seeing a very similar part at a supplier down in SODO. He took the chance and drove down to the shop. He arrived back at my house 20 minutes later with the part. It required a very minor modification to the wiring harness. About 30 minutes later it was installed and tested. We now have hot water once again! Robert is a rare person. He is knowledgeable and creative with problem solving. read more

I have been trying for over a week to get a rather small but complicated plumbing job done. I had a very old pedestal sink that the pipe had rusted out and come to find out the sink was not lined up with the drain coming out from the wall. After 2 different people looked at it and didn't want to do the job, I started making calls. I called 3 plumbing companies all of which could not take a look at it until next week. I came upon Rush Plumbing via Yelp and called for help. After talking to a Julie, who I must say couldn't have been nicer and explaining my plythe, she said she would call me back. A few minutes later she called and could send Robert in the morning. It is very hard to find someone in the construction, plumbing, electrical field that not only does a great job but does it when they say they are going to. Rush Plumbing did it all. I got a call the next morning, I met Robert at the home and an hour or so later we were repaired! I feel it was a fair price for a great job, done in a very timely fashion. Robert with Rush plumbing was recommended to us be a close friend and we are so thrilled with him! Our VERY old plumbing was causing us problems on a re-occurring basis. We had a few other plumbers come and all of them either tried to rip us off or do the bare minimum. Robert came to our rescue and fixed us up when we had another backup but also helped us put together a plan for the more permanent fix. When we decided to move forward he got to our project right away and had it done quickly. We really enjoy Robert. He has a funny, dry sense of humor. I read all the reviews about Rush Plumbing here...and they're all true. I had Robert come out to re-pipe from the street to my house, re-pipe the house plus put in a new toilet. It was all done on time, at a reasonable cost with really no inconvenience to me at all. Just want to compliment Rob on his very efficient and professional service and advise on an issue at our home. Long story short, our heat went out last week. We had a company come out to look at it and said it was a leak in our water heater. We purchased this from Rush Plumbing a handful of years ago so we reached out to Rob to troubleshoot. Rob came out and determined no leak (all hot water is working just fine) but rather it is related to our furnace. He didn't charge for the consult which was much appreciated as it is a totally different problem. I just commend him for the honest opinion and for not just charging me an arm and a leg only to tell me he cant do it. Not all contractors work that way so thank you, Rob. Came out, did a visual inspection, and told my son that the entire water tank system needs to be replaced for ~$1500 plus tax. How can they even not tried to re-light the pilot light first? I told my son to simply pay $115+tax for the visual inspection. read more
