Zach came out and was super knowledgeable and explained the issue. He quickly fixed the problem with the toilet and at a very reasonable cost compared to quotes I got from other companies. Zach replaced the flapper and valve. We had an old pull out method valve and he installed a more sturdy quarter turn valve on our toilet. Fortunately the previous owners had put little plastic bins under the sink, so it was able to catch a lot of the dripping water before it ruined the wood. Contacted our home warranty company last night and were assigned Mitchell's Plumbing. I think we've had them out 1-2 times in the past. Their scheduler called early this morning and said she would try to get us scheduled the same day. I loved that because I didn't realize how dependent I was on our kitchen sink to wash hands or rinse items! The scheduler (I can't remember her name!) called a few hours later and let me know that the tech would be on his way to us next. Soon the tech showed up (forgot to ask him his name) and took his shoes off outside! That was so considerate of him to do so. I don't think I would have asked him to take off his shoes since we were on a tile floor, but it was a nice touch. He quickly diagnosed the garbage disposal as needing replacement, which was fortunately covered by our awesome home warranty. An hour or so later, we had a new garbage disposal installed! Not the same brand as our old one (Insinkerator) but he said it was the same horsepower and the one the home warranty company covered. We didn't want to pay anything additional so we went with what was provided, WasteMaid. As we were walking towards the door, I asked the tech how long garbage disposals typically last. He said they could last anywhere from 3 to 20 years depending on your luck or how one uses it. Guess we will see how long this one lasts! Mitchell's Plumbing does a great job with getting things done fast. I do notice the techs don't do much small talk, which is probably why they can get same-day jobs done so efficiently. I guess I'm just used to contractors hanging around and chit chatting but for Mitchell's, they always seem to be rushing off to the next job, so I just stay out of their way instead of asking them if they want to be in my Yelp review photo lol. They get the job done, professionally and efficiently, so that's what's most important!
