He is always too busy to look for apartments for you and says one things and does another. Kept sending me to apartments that were way out of my budget after we have several conversations. After a conservation with the owner and a new apartment locator assigned, I was beyond excited and satisfied with Miss Jennifer Nguyen expertise. She was able to find me apartment, not only approved the same day but in a perfect area and where I needed to be! I recommend using them and asking for Miss Jennifer personally as she was absolutely great. Her professionalism was fantastic and her services were top-tier.

With most apartments charging around $100 or more to apply, having Michelle know which ones to avoid is SUPER valuable. Michelle is incredibly easy to work with, honest, pragmatic and fast! This last move took about 5 hours from handshake to application. No driving around for weeks...no tour after tour...no business card after business card. We met on Tuesday before Thanksgiving (November 25) and spoke for about two hours with her showing me all the best options based on my needs. After, we drove to the #1 choice for me, did a tour, and then I signed the application and paid the fee. I took possession of the keys on December 4. Guys, that's really fast! By Monday at 4pm, Brad had located the apartment of my dreams with EXACTLY what I was looking for and MORE. In my budget + northwest Austin + top floor + balcony facing trees + w/d in unit. Plus a corner unit with no neighbors sharing my bedroom / living room walls + within 8 minute walk to a wooded trailhead. WHAT! Brad goes above and beyond by being RELATABLE, EMPATHETIC, and CLEVER. He recognized my #1 goal: Serenity. He viewed a runner-up apartment in my absence, filmed videos, turned off all the lights, and showcased the filtered sunlight coming through the windows (because he LISTENED when I said I don't want direct sun cooking my home). Any time there has been an issue Dulce, who is a property for my complex, is always there to attend to the issue. My apartment is older, so there has been some issues with leaks in the roof, pipes, and some pests, but Dulce has found a solution for each one. My building now has a new roof, the pipes where reworked which fixed the eaks, and the pest are none existent. I would have to say the only down fall is that sometimes it can be hard to get in touch with the group via phone, but they are always quick to respond Via email. Over all I am happy with Presidio and I plan to resign for my 3rd year!

Cleaners came 3 weeks after move in & vacuumed, mopped the floors, cleaned toilets and changed trash. They were there for less than an hour. After move in, they changed my house number. No notice was given, no lease amendment was signed prior to change. I found out when I got back from visiting family. I then was told "It's not a big deal just call the companies to get everything fixed on your bills". it took an entire morning (4+ hours) to get things fixed, with no compensation. I still do not have my mail key and I have been here 3+ weeks. Every time I ask, they tell me to go to USPS & it's not their responsibility. I went to USPS and they did not have the keys which I told were dropped off. Still no mail. Overall, not a great first impression. I am military & move around a lot. I would not recommend this property management to future movers. I love the builder, Maurice. He is very kind & attentive, he's actually assisted more with the utility switches than anyone. The place is great, minus all of the things listed above. Moving across the country starting over again at a new duty station, this has been less than ideal. Very much added stress that could have been avoided. I believe they moved me in way too early. ******** Within an hour of posting this, they did reach out to me and were incredibly professional & attentive to my feedback. I was assured it was taken seriously, so I do believe these issues will be completely resolved for the next tenant.

The absolute worst experience I've ever had with a property management team, and I've worked in…read morereal estate for 8 years. AI responses, no ability to get someone on the phone, and over a month of delays for mold that was reported growing around HVAC vents. After the mold was reported, they told me that I as the tenant need to pay for a mold test, and if it came back positive, they would reimburse and issue remediation. Paying for something like this should absolutely never be a tenant responsibility. Anyway, I paid for a mold test, it came back positive, and they "credited" the $400+ to my renter account instead of directly reimbursing me. Then, the owner wanted a SECOND mold test, AFTER the first one came back positive and AFTER a technician was sent out to issue an estimate for repair work. Over a month in and we have been stuck living in a home with a systemic mold issue that is blowing spores through the main living areas and kitchen, making us sick. This is an extremely dangerous practice by SmartEgg Properties, and tenants be forewarned. To add - upon entering the lease, we were signed up for a "resident benefits package" with something called Second Nature, for a $50/month fee. Included in this package was supposedly a $25 gift card, monthly air filter delivery, and rent reporting for the purpose of credit building, among other things. We never a received a SINGLE one of these benefits (meaning we had to pay for air filters out of pocket). We were never reimbursed for a single one of these items that we paid for but never received, they just cancelled it when I told them I would buy my own insurance.

Properties are barely inspected when tenant's move out and never inspected during the lease. We were constantly requesting pictures of the property and updates on the condition of the property and only getting minimal information and blurry pictures causing damages to go unreimbursed to the owner. Licensed contractors were rarely used causing unsafe conditions for our tenants and we recently discovered overcharges on repairs by their "handymen". They are good about finding renters who consistently pay on time, but the damage to the property due to tenant's lack of basic maintenance required and the management company's refusal to check on the property occasionally during leases has been been very costly. EDITED: Emails to prove that costs were never the main determination on whether to do a repair. SAFETY and necessity were taken into consideration in addition to costs as well as the RECOMMENDATIONS of the management company. Only dealt with Greg if there were issues getting communication with our assigned account manager, which were CONSTANT (again-can prove in emails!).
