Bob Vasta exceeded our expectations during transition of tenants in our brownstone. He provided detailed videos of the condition of our unit, made recommendations for repairs, cleaning services, installation of new carpet and removal of previous tenant's "junk!" He then offered advice about increasing monthly rate to market levels and located new tenants for our condo. As a property owner, I have not had a single good experience with this company. I have contracted with them for a year and I have had non stop issues since the start! Though the price is unbeatable, I cannot even begin to express the amount of stress this company has caused me. There is always a lack of communication or lack of knowledge when speaking to a representative. Our property managers never get back to us and do not respond in a timely manor. NIGHTMARE COMPANY - RENTERS WAREHOUSE - Do not trust renters warehouse. They do not check their properties prior to leasing. They do not respond to emergencies. I moved into my place in Feb - more than 2 months have gone by without air conditioning . I put in 3 seperate tickets for service .They say they cant find them. The company i hired to diagnose why a/c didn't work also contacted renters warehouse . No response. I keep sending emails telling renters warehouse that nothing has been done and they respond by saying they cant find my service request [ In the meantime i moved out 2 weeks ago because it's so hot inside we cant breathe or sleep ]. I am paying rent twice and they tell me i cant break the lease. Unbelievable. The company should be closed down for gross negligence. read more

I would definitely NOT recommend Renters Warehouse to anyone looking for a property manager! When my new tenants first moved into my house, they tried to demand that we fix some cosmetic issues. I told them to mark it on the walkthrough and they would not be held responsible. The manager, Greg, appeared to be intimidated by the tenant, and would not contact him. He asked ME to contact him! What was I paying him for?? We finally got everything resolved, but then the issues with communication (or lack thereof) began. These tenants caused multiple complaints with the HOA, including being fined. I had to call office multiple times and leave multiple messages before it would be handled. It appeared that no one knew who was handling my property and it must have fallen into some sort of black hole. Every time I was promised a call back, I never received one and would have to call again. When the lease was up, I allowed a temporary lease that I never got to see and was lost somewhere. I had to contact Renters Warehouse again because I was told that were moving out by the end of the month, which did not happen! Eventually the tenants gave a move out date and left. After move out, I thought everything was handled. I found out a few weeks later that the tenants were threatening to take me to court over owed money. What? I had no idea what they were talking about. After contacting Renters Warehouse AGAIN, I discovered that they took too much out from the security deposit for the repairs and damage. They never contacted me about that, until I was being threatened with a lawsuit! I provided them with 2 phone numbers and my new email address, but they still continued to not contact me. The only thing that went well was that I received my rental payments every month. Due to the lack of communication, the apparent high turnover, and just poor service, I will never use their services again for property management. read more

My experiences with Renter's Warehouse have continuously been horrendous. I have put off writing a review because the representatives of this company have always been very apologetic for their terrible lack and avoidance of responsibility, and have fixed things months after my multitude of requests, which they always acknowledge. EASIER TO ASK FOR FORGIVENESS THAN TO TAKE CARE OF THE PROBLEM!!! I rented through them 3 years, not because I wanted to, but because I believed they would sabotage any attempts I made to leave them. My payments were ALWAYS on time (yes, I have proof directly from them) and both homes were left in better shape than before I moved in. (Yes, a recommendation letter from them acknowledges this also.) I have had plumbing problems, paint problems, electrical problems, and insect (termite) problems, as well as contractual problems in leaving one of their properties to moving into the next (costing me over $5,000.00) But now, finally, as I vacated my final rental home, I have still not received more than $575.00 which I paid and gave them receipts for (a cleaning company and a carpet cleaning company ... gave the receipts to their walk-through person, Tina (withholding her last name) and then sent to the office on both my 2nd and 3rd attempt to receive my money! Renter's Warehouse bookkeeper made an error and filed these invoices as money due the landlord, and deducted this amount from my FULL refund of all of my deposits due! (See, they acknowledged that the home was left in perfect condition). Today, I will be calling them for the 4th time in 2-1/2 months since I have moved. My recommendation: these problems shouldn't occur. Renting through Renter's Warehouse should be avoided by anyone who doesn't need hypertension problems... read more

This management company is absolutely terrible. I'm thankful that we didn't rent a house through them. When we originally called about a house to rent in Mesa, AZ, the girl who answered the phone sounded as if I was bothering her! We were given an appointment to see the house and she, along with her associate, showed up 10 minutes late. As we were waiting I called to see if we were supposed to knock on the door and go in ourselves. She was extremely snotty when she told us to remain outside and to wait for them to arrive. We liked the house and filled out an application, but never heard from them again. I sent an email a month after we looked at the house to find that the house had been rented. I surely thought they would at least let us know that we weren't selected to rent the house, but apparently that's not how they do business! Steer clear of this management company! read more

This is a review for the leasing agent Philip Hamilton (primarily because we just moved in and haven't really dealt with prop mgmnt yet but Philip was fantastic). If you find a listing with Philip as the leasing agent, consider yourself lucky! He was responsive and efficient. We had poor luck with other property mgmnt companies (couldn't get a response, rude, etc) so Philip was great to work with. He was available to do a showing on the weekend which was convenient. We applied for and were approved for our rental in the same day (on a Saturday no less). 2 days later we had our keys. He was flexible and met at times that were convenient for our schedules. He was available via text to answer any questions and promptly responded to all my inquiries. Plus, RW has lots of pet friendly properties (an exceedingly rare option for more and more rentals) which is what we were primarily looking for. read more

We have used Renters Warehouse for the past 2 years with no problems. However, there were no problems for them to deal with. This is the only reason for 2 stars, and Matt was very good but the service end is very bad. Now the lease is up and we have been planning on moving into our home, we cannot get anyone to call us with any information. After at least 7 phone calls the only one who responds is Matt who was the representative that signed us to the service. The property had some damage and we expect to receive some of the deposit to make repairs, but to date no one will return our calls. read more

Two long years with them, they would lock me out till the 4th of the month, and allow me to pay on the 5th with a late fees, and nothing I could do about it, felt very helpless, and they always threatened to destroy my rental history, sad! now I rent directly from the owner of the property and absolutely no issues, very Dishonest and for some reason no one has taken any serious action against them and they continue without fear of doing wrong and being punished for it some day. read more

Their contractor was a little too expensive to replace the unit so I had Lowe's replace it, which required a little more coordination on her part with the tenant. If I could give this company negative reviews, I'd do so in a heartbeat! This company is a complete sham! It's no wonder they have ZERO retention in keeping their workers there. I rented out a small townhouse in Peoria and in the beginning all went well. When my initial contact, name withdrawn, left renter warehouse in an untimely reason, it should've raised a red flag. After 2 years of rent, the tenant leaves the place completely trashed. Holes in the wall. Roll on paint in every carpet surface. Spray paint on the walls. Dog shot all over the backyard. I specified that the tenant will have to forfeit the security deposit and had to pay additional charges for the damages rendered. When you call renters warehouse, someone will always call you back, except they will NEVER call you back. When YOU call back to check on status, the person whom took all the info regarding your complaints, no linger works there. This shit happend 5 times! 5 different people in less than a months time span, all left the company. Even with $1,200.00 security deposit, it still cost me another $4,800.00 to get my place all fixed and ready for a new tenant! This company has now lost all communications with me.... has no idea what the status is in trying to get info from prior tenant, so that I can try and take her as to small claims court. If you as a landlord or someone looking to rent and, it has renters warehouse name behind, stay very clear! You have been warned!! Unethical and a waste of time! This company is amazing, and not in a good way. As a landlord utilizing RW for our rental, whenever we call in with questions/issues, the people on the phone, while nice, usually can't answer the question and say they need to get back to me. And, shocker, time after time they never do. I always have to reach back out to them. In the last year of using them, we have had to reach out 3 times because the funds they dispersed to us were less than the typical amount with no explanation as to why. I recently left a small property management company and went with Renters Werehouse because I thought that they could probably provide me more information and better assistance around the clock when it came to managing my rental property. So far it seems this way and I am happy that I made the move they seem to have a bigger army of resources for me. Anna has been great, she has helped with my most recent issue. My tenants recently had issues with the air conditioning and although some of the things were out of her hands I appreciate how committed she has been to resolving the issue for my rental. She has really followed through and I really appreciate her hard work and just taking the time to inform me on what was going on as this never happened with my previous property manager this really just goes a long way for me because although they are taking care of mostly everything as the owner I still want to be in the loop and know what is going on with my investment. From the day we move in we discovered the house had been vandalized to the neighbor that was friends of the owners that would photograph us and our kids.... To being billed for the repair of items that were not our responsibility.... I used Renters Warehouse to rent out our former home after my wife and I moved out of state. They actually did a really good job finding a tenant (hence the 2 stars). The agent was quick to provide feedback from prospective walkthroughs, and was actually able to rent the house faster than originally promised. They are expensive in this area, but I'd say I got my monies worth. The issues we had with them all stem from their property management services. They took forever to respond to maintenance requests from the tenants, causing unnecessary frustration. All requests were merely forwarded, with no additional requests for clarification from the tenant, often times making it difficult to approve repairs, especially when the requests were ambiguous. Their quotes were often times grossly over priced, we were once quotes 900 to fix a 10 year old washing machine. We purchased a brand new washer and had it installed from Home Depot for less than $400. They would forward HOA violation notices to us directly and not the tenant, requiring us to contact the tenant directly for resolution. Eventually we had the tenant start coming to us directly with issues, which seemed to work out a lot better for everyone. We were usually able to get repairs done quicker and cheaper than if Renters Warehouse had handled it. In the end we paid them 90 bucks a month to handle the city taxes and forward the rest of the rent. I'd say it wasn't worth it. read more

Once I was ready to sell my property they took care of that as well! Even while it was still occupied by tenants. Jamey Holmes of Phoenix was absolutely perfect. He was very helpful through the whole sale process. From marketing, pricing, and aggressively finding a buyer. Jamey sold my house for way more than I thought I would get for it, and during a pandemic nonetheless! Always hard to get in touch with anyone. Unorganized and unprofessional. I have been waiting for a deposit refund for over a month and when asked about it they lied and said they never got my forwarding address. I have every single email and text message saved where I sent them my new address and they sent confirmation of sending a check to the new address on 5/18. They straight lied to me. Then I was transferred to someone else who told me it must've gotten "lost" in the mail. Shortly after that I got an email stating they sent it to the wrong address. We moved out at the end of April and I still don't have my money back. I would never EVER rent from anyone who uses this property management company.. oh and now that I own my own home and plan to rent it out myself one day, I know who I won't use for property management! read more

This is a "wordy" review documenting interactions between the tenant (myself and husband) and the collections contact person identifying herself as "the supervisor" as well as her VP of Operations of the aforementioned rental property management group. My husband and I are currently entering the ninth month of a year long rental agreement. Several months ago, I became sick went feom being the primary source of income to unemployed- our rent payments began to be submitted in installments over the course of approximately two weeks following the rent due date. Attempts were made to contact the management department to explain the situation and keep the rental management company informed of our payment status, with no reply to text or voicemail. This last month has been exceptionally difficult to pay and I received both a "rental jeopardy notice" and a "5 day notice" via email. One third of the payment was submitted earlier in the month and after receiving the 5 day email, my husband was able to secure the remaining balance for July via money order to both catch up with payments and show good faith and intent to maintain lease to the best of our ability. My husband had monthly orders totaling the remainder of July's balance. When he attempted to submit this payment to the contact in the management property office, she refused to accept the payment. The collections rep went on to explain to my husband that because it was August 1st, she/the company/landlord "did not have to take" this payment as it did not also include August rent in full. She went on to tell my husband that we would more then likely be evicted if the lump payment for part of July and all of August wasn't received within five days- this took place with our eight year old son present in the front reception area. I received a paniced call from my husband after he left the property management company and immediately attempted to call both contact numbers I had, leaving a detailed voicemail and submitted an email to collections rep requesting documentation detailing the property management refusal to accept payment ASAP. I received a brief reply the following afternoon that simply demanded immediate payment of partial July +August. I went down to the property management company on my lunch hour yesterday to try and get clarification as to why they refused payment when the company is threatening eviction. The collections rep came out to the front lobby and stated that "the 5 day notice" was my documentation" and she/they "[didn't] have to put anything in writing". I asked for her supervisor and she stated "I am the supervisor". I reiterated the need to escalate matters and the VP of Operations came out to the reception area too. I asked if he was familiar with our situation and he stated "I assume" ... When I questioned his "assumptions" without knowing my unique situation, the VP stated "I've been doing this a long time". He also stated that the "landlord is our client", seeming to insinuate that I was not and my concerns were irrevelant. I expressed my frustration with this entire situation, specifically, the lack of empathy coupled with consistently patronizing comments from both of these employees. I let the VP know that the collections rep had been unprofessional on an ongoing basis, making statements such as: " I think you've had some unfortunate circumstances that you haven't come to terms with" and in regards to her irreverence for my son while threatening imminent eviction (my son in tears when I came home from work because he thought we were going to be homeless). When confronted with this unprofessional and insensitive delivery, the collections rep said "well then your husband shouldn't have brought your son with him" and "I'm sorry you feel that way" in reply to my criticism over her delivery By stating that she was "sorry you feel that way", the collections rep insinuated that I was at fault for her lack of couth- I find this preposterous, as well as undiplomatic. I suggested that future correspondence not include the collections rep, but with the VP of Operations instead- attempting to minimize further frustration and unpleasantries. His reply was "nope. ______ handles all of this". These two employees were exceptionally unprofessional by any reasonable standard. They lacked empathy, accountability, and basic interpersonal skill and problem solving capabilities. The full balance will be submitted prior to 8/11/17 which was indicated by both employees to be our "deadline" to avoid eviction. I have never, in my almost 36 years, had such an unpleasant experience with a "professional" business. read more

This was my first time dealing with a rental company. I used them from July 2015-Sept 2016. I had Michael Ray come in and sell this whole facade of how great and involved he was in picking the perfect tenant; that I could see the renters background and credit check; that he conducts thorough interviews/reference check and that I could buy insurance that would cover any damages that was over the tenants security deposit. This man gave me an example where a tenant broke a kitchen tile and they were unable to find the exact type of tile to replace the broken one that they just ended up replacing tile in the whole house-completely covered by the insurance. I was moving out of state and really needed an agency who would care for my property. He was personable and engaging... and completely full of shit. I never saw any kind of background check, credit check, reference check... anything check. He told me they both had solid full time jobs. He said they had one small dog. He told me he did his homework on these people. What actually happened was he put two dead beats in my home, who had terrible credit and a past eviction..(I found out on my own).. oh! Not to mention, only one of the adults was working and they had numerous cats AND dogs. These tenants were late about 7 of the 10 months they were in my home. I tried countless time to reach someone in the office and Michael Ray to talk about what can be done. They blew me off for MONTHS.. until I talk to Ken Neislon, who was just another person who was full of shit. He wanted to spend every phone conversation talking about how many offices he manages and how many homes are under contract rather than address the issue that his "real estate advisor" Michael Ray put two people who couldn't afford them rent. Everyone who works for this agency is a scam artist. Everyone is a bullshitter. They don't care about your home one bit and they won't address or handle your concerns. They'll bullshit you into believing they are handling things and they actually don't care. Did I mention I live out of state? So I highly depended on their team-I mean I WAS paying them to manage and care for my property. After speaking with Ken and demanding something could be done eventually the people were evicted-this was after several months of asking for this. Once they were removed from the property - it was even worse than I expected, which means - what the hell was Renters Warehouse doing when I was asking them to check on my property?! There was spray paint on the outside of my house and drive way, broken off stucco walking into the front, tore up carpet all throughout the home, dirty/scratched up walls, piss and shit everywhere and other damage inside and outside. Not to mention these people left the majority of the possessions in the home. They mostly only took their clothing. Oh! Best part too. Their cats. Yeah they left their cats. Did I mention I was out of state? So Michael Ray goes over there and videos the damage-I almost lose my mind. He evens makes mention of the cats and animal feces in the home..Then, that smart guy, leaves and LOCKS THE ANIMALS INSIDE MY HOME. I call him and call him and text and email then I call Ken and then Joe Bratner who is absolutely worthless and they all pretend like the cat has been let out and is no longer in the home. But my neighbor said she noticed the back screen door was close and the sliding glass was open. So the cat was still locked in my house WITH the AC running- because Renters Ware House doesn't give a shit about their property owners. All in all, going with this company put me in almost $10k in the hole. DO NOT USE THEM. You will pay them monthly to put you into debt. read more

ZERO STARS! I leased a nice home from Renters Warehouse at 18172 W Echo Ln in Waddell for 2 years from these criminals. I left the property in far cleaner order than when it was leased to me. They NEVER returned my deposit or any portion of it. I had to sue them in small claims court. FYI, you can sue for DOUBLE the amount of your deposit for hardship and being put off by the company in question. I would strongly suggest you going for that option. I payed my rent on the 1st for 24 straight months and all I get from them is NO CONTACT what so ever. The property mentioned above is vacant and currently for sale. It has a nice portable hot tub in the back yard if anyone is interested? Also the owner of this property Doug Boston is a BOLD FACED LIAR! Sending numerous emails while I was leasing (because he was unable to get in touch with Renters warehouse on several occasions) stating if there was any problem he would personally write me a check for the entire deposit. Crickets from both of the pieces of sh.t! Never have I been involved with criminals to this extreme and I thought Invitation Homes was bad! I would give them -5 stars if I could. Horrible customer service. I contacted them recently to get a quote and find out about services. I had the displeasure of getting put in touch with Scott Simmons. What a tool. I work graveyards and sleep during the day. He asked if he could stop by at a time when I was trying to sleep so I said it wasn't a good time. He recommended doing an analysis...which is nothing more than a comparable of homes in my area. I said sure... and waited. And waited. I then called him back 2 days later and he informed me he was with a customer. He said he would send the analysis that evening... which he didn't. I emailed him back the next morning and he gave an excuse that he was looking after an ill relative... Really? BS. He's a used car salesman that got fired from Cactus Auto Sales for being to greasy. When I finally did get the analysis, I asked how he came up with it and he gave the information about the comparables. True. Okay, fine. I mentioned that he didn't see the house. I will admit, that I could probably have been more tactful in that response, but to this point, I felt like I was putting forth all the effort in this strained relationship of clowns. Here was his reply: "That is correct correct sir! I have not seen your house You chose for me not to come out to your house When you returned my call I asked if you would like to make an appointment so i could come out and see your property So we could discuss your options or would you like for me to generate a Rental Analysis and email it to you... You replied with just send me the analysis and that you work nights. I asked you to call me if you had any questions. i would be happy to answer any questions you may have. We generate this number based on the data that is available to us just like zillow trulia rent.com Google. etc....They have not seen your house either and yet they have numbers as well. it is a snap shot an average price for your home supported by like properties in your area to support that average This number is not written in stone. This has been the most difficult property management company I have EVER dealt with. I made a move from San Diego to Phoenix. The property was absolutely filthy, holes in the walls a leak in the ceiling, which I am still dealing with 3 weeks after taking possession, I moved in 2 weeks later. I went to pay my first months rent online and the system said payment received but also an error at the same time. The Agent takes at least 24 hours to get back to me (through texting) with answers to questions like... where is my mailbox? If you are a landlord and want to have a reputable company represent you, I would NOT hire this company and if you are a tenant, I would be very careful! I have paid at least $250 out of pocket to get the home cleaned and ready to move my furniture in. And we all know how moving out goes... I'm sure I will have to pay again. Zero stars if I could. So many issues, but I'll stick with the two most appalling. 1.) THREE WEEKS OF RAW SEWAGE INTO OUR YARD. NO COMPENSATION. We called about an initial plumbing issue (water from upstairs shower flooded bathroom in casita behind house). Three days later, plumbers arrived. Their starting repairs left a pipe in the yard open. ALL plumbing came out this pipe instead of connecting to city sewer lines. Only way to prevent this was to not use any plumbing. No toilets, no showers, no sinks. Otherwise it went into the yard. Daily calls to Renters Warehouse regarding this. No response. Finally, plumbers deemed it "fixed" only to STILL have sewage coming out the (now capped) pipe. Maricopa County Environmental Services has to get involved to get it properly fixed. We asked about compensation since we were unable to use any of the three bathrooms at out rental house during this time (and had made them aware of this with every phone call), only to be told by Carmen Martinez that since there was water to the house, there was no need for the compensation (the casita behind the house did NOT have water). Called back the next day, spoke to (and recorded) Joe Brantner, who promised us he would look into the situation and get back to us with a solution. Spoiler alert: He did not. 2.) Three months after the RAW SEWAGE situation, I am emailed by Joe Brantner. Not about any compensation for inability to use any bathrooms in the house for three weeks, but because we owe "utilities", and he's informing us before it's added to our rent. Sorry, nope. Our lease strictly stated that utilities were our responsibility and not part of the lease. I provided proof that the utilities were in our name and up-to-date, and asked him for proof for any "utilities" owed. No response. Then in August, I'm emailed by Kelli Berger. Joe no longer works there, you see, and she's tying up loose ends he left behind. She sees that we owe for "utilities" and asks for proof that they're up to date, as of course she has no other communications about this. I, again, email proof that the utilities our in our names and show that they're being paid, and ask, AGAIN, for her to provide me with anything that shows we owe money, besides them just asking for it. Once again, no response. I'll also mention that as this point I visit the Tenant Right's offices because now I'm concerned (especially after reading reviews), that they might withhold my security deposit for these phantom "utilities". Lo and behold, they can't, and BY LAW must refund the security deposit within 10-14 business days of the lease termination. I see that in their replies that they just give a generic email or 800 number to resolve any complaints or issues, so I'm not expecting much. But Renters Warehouse emailed me and my roommates several times about leaving a review, so here you go. And fear not, we also all work in the service industry, so we've told literally hundreds of people about our awful experience with Renters Warehouse. read more

It's been 9 months now and we are still dealing with the same B.S. from them. The landscaper has only shown up once since Jan. When things break now we just fix them and don't bother with RW, it's cheaper to eat the cost than lose time at work for something that should only take 30 mins to fix. read more

My husband and I were planning to combine households with my mother after relocating back to the valley from Seattle. We were on the hunt for a split floorplan, hoping for more than one living/family room, and had been looking in multiple areas of the valley since October. We found this beautiful house (literally located on Beautiful Lane) on a Friday night, the first week in January. When I sent an inquiry, Jaron Stanton responded very quickly requesting I complete a survey. Based on that survey, we were denied. Confused, I reached out to him for additional information and again, he responded very quickly stating he couldn't see why and it happens sometimes with the automated system. We got on his schedule for a showing for the following morning. From the beginning, Jaron's customer service was exceptional (as illustrated above) and the showing was an even better representation. He took his time with the three of us, answering all of our questions and making us comfortable and totally at home in a house that wasn't ours but we began to envision living in (curl up with a book by the fireplace, have movie night in the great room, make bread from scratch in the kitchen, enjoy coffee out front and watch the sunrise). We were in love; this was exactly what we'd been looking for!!! We made sure to submit an application that afternoon and he was very communicative about the approval process, keeping us updated every step of the way. We are about to call this beautiful house our home, moving in next month, and we can't hardly contain our excitement! Jaron has really made this entire experience for us. Literally, his level of customer service could not improve. We have not worked with Renters Warehouse before, and based on our experience with Jaron I wouldn't hesitate to recommend them to anyone. read more

Update: I received a response back from Renter's Warehouse, now please keep in mind that the vendor was sent to investigate paint running off of my roof, NOT a roof leak. This is how engaged the company is with what is really going on. They forwarded me this "very helpful" information that they received from the vendor and said that they hoped this would help conclude the matter. Here is what the e-mail said verbatim: "This turned out to be nothing. The painter maybe used sub-standard paint/ or watered down, and now when it rains the paint is washing off. There is no roofing issue here and nothing to bid." How exactly is that supposed to help me with the reported issue Renter's Warehouse? I have sent requests for actual information that have received no response (which is what I have come to expect). So....once again, if you are looking to get your house rented, use them. If you are looking for a management company, look elsewhere. read more

Really a 2 star but...I'm a tenant and As a company RH has been a total pain in the @$$ but Derek a Client Service Advisor is amazing anytime I call him with an issue he is on it and it is taken care of sometimes within an hour. If I was rating him he would be 5 stars all day but he brings the company from a two to a four. read more
