So I've been a tenant with renters warehouse for almost two years now and in the beginning they were very helpful but this past year has been absolutely horrible!!! I've gone twice without AC the first time for over two weeks and then eventually I just ended up paying for it myself out of pocket because I couldn't go without AC any longer. The second time was just recently it's been nine days with no AC in Arizona!!! Then when I called renters warehouse about the issues renters warehouse lied to me multiple times saying the landlord canceled the request! So I called the landlord renters warehouse told the landlord ac doctors is handling the claim!! I'm beyond disappointed in the horrible customer service provided by renters warehouse!!! I know 100% I WILL NEVER USE THEM AGAIN along with my landlord she's done with them as well!!! read more

The only advantage of renting through Renter's Warehouse is that you can find a place quickly. We've been in our house for about 8 months. There are a few downfalls. You don't get to meet your landlord until he comes to fix something. Ours is rather creepy and cannot manage to fix anything on the first try, even though he usually spends 2-3 hours on each attempt. If it does get fixed, he breaks something else in the process and has to come back for another 2-3 hours. He keeps tampering with our sprinkler system which caused our water bill to double last month. He constantly hits on my daughter and he's twice her age and married. Gross. I've made several complaints to Renter's Warehouse and they said there's nothing they can do. The landlord doesn't have to hire a professional. So there's that. Good luck! read more

Overall, this Customer Service system does not benefit the client (tenant). I understand it is a national organization and there are a lot of departments that have to work together but too many times have I (the End User) had to be the one to keep following up on legitimate concerns, keep getting passed around, Management saying things will get done or "you'll be contacted" were beyond my limits. Until I started becoming a very difficult client to work with, as I lost all professional patience, was I directed to communicate with Jesse Oxford & Derek Acuff. Not to mention 2 others (1 from L1 Helpdesk & 1 from HR - Megan...I believe) who were more helpful than others. Mr. Oxford I give my complete appreciation as he totally renewed my faith with your organization. Transparency, patience, 1000% extra effort & forthrightness was exactly what was needed to close these cases. From my understanding he coordinated between many teams to illustrate an accurate assessment of what was needed & how to solve them efficiently - at least from my perspective. Mr. Acuff works closely with Mr. Oxford and my interactions with him were more amicable & smooth than what I expected. By this time I really hated bothering both of them but I felt like my concerns were reaching a legal level. Mr. Acuff's collective & practical approach, again, was exactly what I needed. Because of Mr. Acuff's assistance my communications with the local district and their understanding of the situation is cut & dry. You two are excellent paradigms to model after. The reason this company still only gets a 3* is because my situation is (hopefully) an outlier relative to the norm. For the normal client, this system probably is still a pain. I reached out to my local management professional, Michael Ray, and have been nothing but impressed and pleased. Michael was extremely personable to my wife and I, and the policies and prices were up front and direct. He found renter's in the timeframe we requested, at the price we requested, and we signed all the paperwork easily online. I know 99% of the time a tenant writes a bad review about a landlord/property management company, they themselves were probably part of the problem. I am willing to admit that I have my faults in this situation as well BUT... My wife and I have rented 4 times in our marriage. 2 private landlords, a corporate landlord, and now with Renters Warehouse. Hands down this rental was the worst rental experience we have ever had. They will swear up and down and promise the world when you are looking at the house. Be sure to get EVERYTHING in writing and keep copy's yourself. When you go to address the issue later they will conveniently have had a "loss of their databases" or they will outright not even respond to your email. The way they have it set up they are just the middle man, to escape liability for anything. Therefore they will blame everything on the homeowner and not take responsibility for anything. If you notice something that is not working in the house, get them to fix it. Even if it is not a big deal to you, they will charge you for it on move out. And again, they will claim that they are only the 3rd party and that it was the "homeowners decision". Anyway, just be forewarned, if you move into a Renters Warehouse managed property, prepare yourself for headaches down the road and proceed at your own risk. Thanks! read more

If you are reading this this is coming from an owners perspective I had been with Renters Warehouse for many years until my recent incident when they took matters into their own hands against my wishes costing me a small fortune and even after I fixed up their mess they went smack tab into it again and messed things up again I know many of my tenants have had issues with them and I decided to listen to my tenants and move what a relief knowing that all my properties will be looked after correctly with owners and tenants in mind If you as an owner or a tenant are reading this I strongly urge you to go somewhere else there are many other higher quality management companies out there that will have yours and your tenants interest at heart I urge not to use Renters Warehouse they have zero interest in you or your tenants other than money for them they grossly miss managed my interests and my tenants costing thousands UPDATE: So I thought I would give everyone an update, I was assured that someone would call me from Renters Warehouse but they did not, my take is after seeing how bad things were they decided to just bail out, but as an owner I would be very concerned from not paying a "supposed" vendor a full year later the bill that they "claim" is valid as they will not supply me with proof, to THE most terrible phone support system I have ever experienced, the once I was on hold for over 2 hours and the quickest I have had to talk to an operator is 30 odd minutes on hold, these are the things you will have to put up with if you are an owner or tenant read more

Im not even going to put down 1 star for these con artists... this is an addendum to my earlier comments on RENTERS WAREHOUSE.. My tenant moved out around Xmas 2019, i called RW in late September 2019 telling folks at the phoenix office my intent to take over management of the property Starting November 1/2019.....'no problem', nothing ever said...period. I asked what the policy was for my tenants deposit($1495)..they replied "we'll mail it to you, you pay your tenant"..well, 1 month goes by..NO CHECK. Now almost 2 months go by....I call office and they tell me that they took his $$$ to pay for some fee that was never mentioned in 3 different calls or in their "renters handbook" Number 1...its illegal to take someone else money to pay for some PHONEY fees....fees that were never even discussed, or that are even documented in their hand book. Those shysters took my tenants deposit and left us both hangin out to dry......with me left having to try to explain WTF was going on to my Tenant ...and me getting the run around from their office as to what happened to the Money. My Tenant gave a documented CHASE bank money order at the time of his walk thru before he moved in. THEIR rep. Our A/C broke in this hot summer and my house was already on 84 degrees. Called Renters Warehouse support at 8:00 pm and got in touch with Ron Nepomuceno. He was excellent in handling my case and fixed it in less than 24 hours. At one point it felt like it won't be fixed for couple of days due to limited supply of vendors in this pandemic but Ron was exceptional in going above and beyond and got it fixed by 5:00 pm the next day. We met with Jamey Holmes and toured a home that we applied for the next day. We were told that we were the first applicants to apply. After applying Jamey was not communicating with us unless we reached out first. We asked for the status of our application 2-3 days after applying and Jamey responded stating that the landlord prefers a 24 month lease. This was our first time hearing this as it was not mentioned in any of the rental listing ads, or in person during our tour. During the tour we received a checklist of the approval requirements, and a 24 month term was not listed on this sheet. We asked Jamey if the owners would be willing to negotiate the rental amount being locked into a longer lease term, and his response was he would ask. Three more days pass by and we reach out to Jamey once again inquiring on the status, and this is when he shares that we were denied because the owners went with another family who agreed to a 24 month lease. How was that fair? It does not matter if you make 7 times the rent, or have stellar credit, and rental history! Everyone is not offered the same opportunities. We were not given an opportunity to deny or agree with a 24 month lease term. We never stated that it was something we did not want. This opportunity was instead giving to another family. We feel like we were denied and overlooked simply because our race did not match their standards for a tenant. This is unjust treatment. Not only did we waste some money, we wasted our time which is something that could never be replaced. Being a target of discrimination makes me feel sad and embarrassed. No matter your race, sex, disability, or religion, no one deserves to be treated in such a way! The fair housing policy was not followed! read more

The tenants have been very good of keeping very good records when it came to your business and have shared everything between the 2 of you including giving them information on the house . Mortgage company . Home warranty and goes on to say what your employees would say about my sister behind her back which is also illegal. Gees the charges just keep going . And yes even Shawn said these tenants weren't the greatest and we will remove them for you . Until I found out that wasn't the case at all you guys painted them as renters from hell when they weren't. But when it comes to scam artists you can talk a great game I give you that. The WORST service ever! I listed my property with them and got the tenant from hell! In short I will say Renters Warehouse did nothing to provide assistance to me. I had to learn the eviction process myself to have them removed. When the problems first arose, Renters Warehouse had very little to say. They did not act well on my behalf and did not act a mediator in any way. They listened to the tenant (who I later learned had an extensive history of tenant issues and evictions) and notified me that they were removing themselves from my case. Just what you want from your property management company. If possible, I would give them -10 stars. The absolute worst experience. And it was just prior to me moving out of the country. I have leased properties through various companies for years with nothing but compliments on my care of those properties, and Renters Warehouse is by far the worst management company I have dealt with. They are unresponsive and do not treat their renters as clients in any way. I leased a property for several years that was not properly cleaned or painted prior to move in (badly chipped & sipaint, holes in walls, filthy oven, dirty carpet, tires left in garage that we had to dispose of, etc.), documented by their RW employees who assured us we would not be held responsible for these things. Renters Warehouse then allowed the home owners to try and gouge us for the entire security deposit for painting, carpet cleaning, etc. All while stating, "it's not us, it's the home owners!" By allowing UNETHICAL BUSINESS PRACTICES they are unethical themselves. Renters Beware!! UPDATE: I have made several phone calls to Renters Warehouse along with sending my dispute via email twice. They have been unresponsive until today when I spent over 30 minutes on the phone asking to speak with supervisors and demanding action. Now I have been asked to give them a few days to contact the home owner regarding my dispute which they have had for over two weeks. Since I do want to resolve this issue I advised them they have 4 days to bring satisfactory resolution before I take pursue legal action. read more

Well I called renters Warehouse and they said they had what I needed so I scraped up the 3200 bucks to move in. As my kids and I were moving our stuff into the house our agent said that the owner lives close by but they never come over to inconvenience the tenet. So, as I'm walking into the garage this lady comes walking up and say hi, I'm hi I am the owner of the house, o ok nice to meet you. When she walks away she lives next day to us! Wtf our agent never said that the owner lived there or I would of not moved in. Fffff I was pissed. Forget about being a day late on rent, 50 dollar charge, along with an eviction notice for 4 days late even though I called a week before to let them know I was going to pay it that following Friday they still charged me processing fee of 25 dollars. Not to say my wife she is a HvAC Tech, when our AC went out she repaired it and they said we are not going to pay u for that because you did you our service. Fuck your service because I am know calling for service and they take weeks to contact you. This management sucks can't wait till I can buy my house Funny how you respond, you guys are garbage I did tell your shitty service my wife did the work and I was going submit a proposal for the work but your office personnel informed me that we would not be reimbursed for it. I really don't care what you have to say who ever you are I'm still fucken waiting for my sink to get repaired after three weeks of your bullshit. You know what, I'll fix it! First, let me state I am a landlord. Most low ratings for property management companies tend to be derived from tenants due to rent enforcement or poor facilities management. My low rating is as a landlord client. This companies customer care is severely lacking. The endless IVR voicemails and emails without response it truly horrible, given everyone has a cell phone these days. My most recent issue comes from Renters Warehouse changing their rent collection vendor system requiring already registered tenants, to log in to a new system to sync their banking data for auto withdrawal. The company notified tenants via email and then never contacted them via phone, if they didn't respond to the email and login. Therefore; as the months end came up, as a proactive approach Renters Warehouse should have called tenants to say "We see you haven't logged in and without doing this your rent will not be drafted and you will be late on rent." Instead, I didn't receive any owners notice this month, the tenant called me to say, "Renters Warehouse never drafted my rent" and I spent hours trying to catch a human at their office to assist me. When I reached Katie, I recieved the "We notified tenants via multiple emails" message. I indicated that my tenant did not receive the email message and asked if she believed that maybe the email could have gone to SPAM, given the fact that it had an active link in it which is what most SPAM filters look for? She indicated they sent the email but never followed up with anything other than emails. I believe a real live phone call would have been warranted here. After 4 voicemail messages today, to 3 different people, one phone call to a real person in MN, at their corporate office and a transfer back to one person who appeared to be avoiding my call, and 5 emails, I get an email telling me my rent hasn't been recieved by my tenant. Really? Arizona has many property management companies. When I started working with Renters Warehouse over two years ago, I believe there appeared to be better customer service and a desire to be a partner to their clients. I do not believe that today. When Katie indicated that she would reach out to my tenant and my asking for repeated assistance, I explained that the tenant was currently unavailable in an exam but if she could leave a resource for her to reach her this evening that would be beneficial. Katie informed me she would leave the maintenance after hours number. I asked if that department would be able to assist and she indicated it would not. I then asked maybe she could leave a number where someone could walk my tenant through the resource to insure this was rectified today? Katie indicated that she would not give her personal number. Really? It's your responsibility to collect the rent, the tenant is in an exam and you won't leave a number to actually assist? I then asked do you believe you could try the tenant after hours and just block your cell number to insure this was corrected this evening and she was unsure if she could do that. Not very customer oriented to me. Again, please take this into consideration. I have worked with them for multiple years. They just raised their rates and their service has gone down. Maybe shopping around for a referral or two would benefit future landlords. read more

I have used renters warehouse both as a renter and as a property owner. They sell well and as soon as the ink is dry, the games begin. HORRIBLE service, response time, and they have a gift if making you feel like you are bothering them. It's their job! AS A RENTER: We were forced to live with shattered glass from a fireplace that blew up. Took almost a month to respond. We had a baby crawling in the floor!! Our garage door opener broke took 2 weeks to respond. Our cars had to sit outside. Once they did respond the blamed us and refused to contact the owners. We had a wash machine break. Again took 2 weeks to respond, another two weeks to come out (while I'm going to laundromat to do laundry) and again, refused to call the owner for repair, forcing US to pay for rental repair. They are terrible with customer service; condescending and rude!! AS A PROPERTY OWNER: They say they video tape every inspection. That's a lie. They gave RENTER her deposit back citing "acceptable". It was my responsibility to provide photos (had to fly from AZ to MN to produce) to show the damage done to my property and fight to get my deposit. Turns out they DIDN'T VIDEO TAPE OR TAKE ANY PHOTOS AT MOVE OUT INSPECTION!! They performed no inspections of my property at all but they happily accept my monthly fee. HORRIBLE, DONT DO IT. YOU HAVE BEEN FOREWARNED! When you have a problem, they do not match the promise they give BEFORE the contract is signed. Once signed, service ends. read more

I had a large tree fall in my yard after a storm in June 2015. The yard it came from was a house managed by RW. I made contact with the tenant the next day and gave her my contact info which she gave to RW. Several days later when I heard nothing I contacted them on my own. All I wanted was the insurance company into. The receptionist hung up on me 3 time then fought with me telling me I had hung up. I finally got to Katie the maintenance manager who told me she had a lot going on and had not gotten to this yet. I gave her info and sent a bunch of photos. She called me back telling me the insurance info was private and she could not give it to me and that the owner of the rental property was having his people come work on the damage to my house and yard. I told her I own my home and it's not up to her owner who works on it that was my decision and I just wanted insurance info. The next day a landscaper with a hand saw came to "cut down a branch". It was a 100 ft tree that fell taking up 90% of my yard. Now 3 months later I had a worker knock on the glass door in my backyard this morning he told me "I do fence". I had no idea the person was coming or who they were. I reached out to the tenant who had gotten a phone call about the worker coming today, but I got nothing. The maintenance person, after I complained to higher ups in an email, left me a message and email me. Basically they say I should be happy the owner is fixing the broken fence. This company has repeatedly treated me as if they can do whatever they want on my property. I'm not their tenant, I own my home. All I've asked us to be treated with common courtesy. Instead I've been hung up on, fought with, told they were too busy, told insurance info was private, had others arrange repairs on my property which they don't own. Only after another complaint did anyone even say they were happy my family was ok. At no time did anyone from the president of the company to the maintenance manager ever try to empathize with my situation. I was just bugging them. An acknowledgment of gosh I sorry the receptionist hung up on you. Boy I can't believe Katie told you she was too busy, or hey by the way workers will be in your yard tomorrow, would have shown ownership of the situation and the actions of their employees. All I can say is I'm thankful I'm not an owner or renter of one of their properties. I would never want to deal with them long term. I have not been unreasonable in anything I asked from them and they have made an already bad situation even more stressful and aggravating. So there is good and bad about renting from here. The good... I like to be left alone. If there is nothing wrong with the house and I'm paying rent on time you don't need to contact me. And trust me when l say this, THEY DON'T. Pay your rent and fix whatever little things come up and you'll never hear from anyone. The person who owns my house lives out of state which is even better. I have a dog that l didn't tell anyone about because of the higher deposit. Like l said no one EVERS checks on the place. I also rented a room to a buddy of mine for 4 months while he was getting a divorce... ya know because no one checks... The Bad... I had a few breaks in the drip system and water was leaking out of the ground. I called 3 times PER leak and NEVER heard back from anyone. I turned the system off and the plants out front started to die. So l spent $6 in parts and fixed it myself. Also the back yard is grass and there was no lawn mower... so I turned the sprinklers off and just let the grass die, but l hated the way that looked so l spent $100 on a used mower... l figure for the free pet deposit and letting me sublet to my buddy I'm still ahead. Plus I'll take the mower with me if l leave. Overall I'm pretty happy. I'm fairly handy and have friends who are plumbers and electricians for the heavy lifting... OH that reminds me, I put a 2nd light over a work bench in the garage... Like l said the people at RW are extremely lazy and that's good and bad... read more

As far as finding renters they did great. After that I would never use this company again. Their communication is horrible. I had issues with them not following instructions regarding maintenance requests which cost my over $600. When it was time for the renters to move out, I was the one that had to call to find out the move date. After being told someone would be in touch regarding the move out walk through, I was the one that had to call, multiple times, to find out when the walk through was scheduled. When I finally got ahold of someone, the date and time THEY provided me was incorrect. Now, because of their mistake, not only are they saying I forfeited the security deposit, they are sending the funds back to the tenants, who failed to pay us the last months rent. I've been waiting almost a week for a supervisor to contact me and still haven't heard back after calling back AGAIN today. This is one of the worst companies I have ever dealt with. Their customer service is horrible, their communication is horrible and their employees have been either very rude or have no clue what they are doing. I will never use this company again and do not recommend their services to anyone. read more

Where to begin... Needless to say, this was about the worst experience I could have ever imagined with leasing a home that was 12 months old when the tenants moved in. After our tenants were in the home, every single interaction I had with this company was disgraceful. It's hard to even begin to explain what happened here, but needless to say I will make it my personal mission to tell as many people as possible not to work with this company. Maintenance issues were simply forwarded from the tenants (at unprecedented levels considering the home was less than a year old, which, despite my attempts to get them to enforce their own policies on "frivolous maintenance requests" never happened), which resulted in over $1,300 in "repairs," many of which were NEVER authorized by me. Upon investigating, the repair company they use will simply show up, do the work and send you a bill and you don't have any say in the matter. In the year we had these tenants, I spent over $500 in unauthorized charges for LINT REMOVAL FROM A WALL. Again, the home was ONE YEAR OLD When asking for clarification or follow up on a maintenance request for vague things such as "dishes aren't drying in dishwasher," I would never hear back but simply receive an invoice for work performed. It was absolutely ridiculous. When attempting to fight it with their preferred repair company, my attempts to reach anyone would go ignored. Then, we had about 5 requests for our dryer and authorized work every single time to be completed to fix it. $600 later and the tenants were still complaining it didn't work. I requested SOMEONE from this company visit the home and tell me what the issue was as maintenance requests were simply "dryer doesn't dry." Did they go out to the home despite my many requests? No. Did the repair company used by Renter's Warehouse who replaced every single part in this dryer warranty the work? No. In fact, when the repairs were done and maintenance requests were put in THE VERY NEXT DAY, I was told by renter's warehouse that "this can happen." No. It doesn't happen. Dryers don't break 5 times in a matter of months. Did anyone at Renter's Warehouse attempt to do anything to figure out how to resolve this ongoing issue? No. I was told they were "done dealing with it and I don't have to rent to these tenants again." Which was funny because when I had them draft up paperwork for the potential sale of our home stating the tenants had agreed to vacate early if it sold, they included in this paperwork that the tenants would only move out IF WE REPAIRED THE FREAKING DRYER. Tell me why a maintenance issue my own management company refused to address any longer somehow weaseled its way into an unrelated legal document? When I called them out on this, they simply disappeared and never responded to me again for months with this paperwork having never been completed. That's right, I was unable to actually list my home for sale because of this company. Needless to say, a month later, ANOTHER request was put in to fix it and I had to replace the dryer. After all the repairs were made that no one stood by and no one would investigate directly. $1300 down the drain. The best part about all of this? This is only the beginning of what we've experienced with this company and our tenants moved out 3 days ago and they won't release my keys. Icing on the cake, huh? I have to say this is the worst property management company I have ever dealt with, I feel they don't care and are being paid 10% of the rent to do there job. They just give u the runarounds, can't ever get anything fixed, it took 2 weeks to even get info to where to send rent, it's ridiculous how they run there company.I want my landlord to change property management now. read more

Michael Ray is a chauvinist who was very dismissive to me. Then he decided to lie to my husband and tell him I never set up a viewing with him. Even though I had a 15min conversation with him the night before. I called him back and confronted him. Of course he didn't like that. He proceeded to call my husband and complain to him that I was rude and condescending to him. That he no longer wants to deal with me. NO PROBLEM!! I tried to work with ANOTHER employee on another property and she was unhelpful and didn't want to work. They are the DEFINITE equivalent to used car salesman!!! read more

I agree completely with the other reviews. This was the worst decision that I could have made as a landlord! All they excel at is to try to suck out every penny that they can out of you. They are never available to take calls, do not respond to messages left for them. Instead emails, texts and phone messages are sent out by varying staff members with absolutely no communication among st them threatening to send their own technicians (who of course charge exorbitant fees - another money making scam) without bothering to check that the issue was already taken care of days ago. Their staff members, esp a women named Carmen (AZ branch) was completely unprofessional and extremely rude. She obviously needs a lot of training on customer service. Cannot wait to finish up with my contract. Stay away from these guys if you want to save yourself $$, tons of hassles and rude behavior! read more

No stars. This company is the absolute worst. Major leak made house uninhabitable. RW insisted it was habitable. Not one representative came to inspect the property to see firsthand the damage nor to assess whether or not the home was liveable. No matter my son has a broken leg and there were numerous trip hazards. Had to move around for more than a month while walls, floors, carpets were repaired/replaced. We were not only required to continue pay rent, but utilities as well which were used to rehab the place. Still no refund and, oh yes, refrigerator has not worked for almost a month. I just recently had to transfer across the country for a new job and had roughly 1 month's time to pack my stuff, find a new place, arrange shipping and then get a tenant into my property without totally draining my savings. I was lucky enough to work with Dave M who from the first moment helped set a price range, handle all inspections, and then expertly marketed my N Scottsdale house. All this while I was across the country (props to the gf too!) and out of contact most of the time. Dave M returned my calls promptly and had answers to all my questions. As a first time owner leasing out a property I couldn't have asked for an easier process. I hired Renters Warehouse in March of 2015 to manage 2 of my properties. The rental placement team was amazing but if you need a management ream, look elsewhere. There is multiple communications issues within the office, little or no follow up on maintenance performed and very poor administrative processes for the owner. Will be switching to another management team this month. I tried giving them time just thinking because it was new properties for them, but they lacked to improve at all, actually got worse. read more

I wish there was a way to give ZERO stars! Renter's Warehouse is the WORST! Everything was going fine until the end when we moved out, which seems to be a pretty common theme among other reviewers/tenants. Regardless of whether or not the unit is pristine when you move out, you will get his with bogus charges such as claiming 300 square feet of carpet cleaning was $250.00. You will then inevitably be told that your security deposit will come from the owner when, in fact, you made the deposit check out to Renters Warehouse to begin with. You will also be jacked around for weeks being told there is nothing you can do to get your security deposit back unless you take it to small claims court. That is their standard line with everyone it seems. I could go on and on but it will just be repeating every other one star review. Bottom line, this company is TERRIBLE. Seriously, save yourself the stress and anger. The people that work for this company are scum. I encourage anyone who has had these issues (which by the looks of it is a lot) to report the company to the Better Business Bureau and the Consumer Protection Division of the Attorney General's Office. read more
