The water heater didn't even work, yet somehow the inspector missed it--so I spent my first three weeks bonding with cold showers. The warranty company wouldn't cover it since the issue existed before I moved in. On top of that, I had to replace both toilets right away. Somehow they missed that too. Of course, when I contacted them, they denied any responsibility and took zero accountability for their mistakes. The bones of the house looked solid but there were cosmetic things we know needed to be addressed. To find out more during escrow, we hired Diamond Property Inspections after talking to a few home inspectors and getting quotes. Their initial response was professional and knowledgeable. They were not the cheapest but their initial contact was the best and they met my schedule. He worked for 3.5 hours as he painstakingly took the time to assess the homes conditions. I was there and walked around the house separately. He caught the things I saw and a bunch of stuff I didn't. Late that evening he emailed his final report. His report was thorough and illustrated there were other stuff that we had to be concerned about including an aged HVAC.
