James Steele was a true professional. He was friendly, efficient, and thorough. Highly recommended.

Rated F on the Better Business Bureau--and honestly, that tells you everything you need to know. They don't seem too concerned about reviews, probably because most of their business comes through real estate agents. I made the mistake of trusting mine when she recommended them for my condo inspection... lesson learned. The water heater didn't even work, yet somehow the inspector missed it--so I spent my first three weeks bonding with cold showers. The warranty company wouldn't cover it since the issue existed before I moved in. On top of that, I had to replace both toilets right away. Somehow they missed that too. Of course, when I contacted them, they denied any responsibility and took zero accountability for their mistakes. All in all, I would definitely not recommend them, especially if they're being suggested by your real estate agent. read more

Whatever you do, DO NOT WORK WITH THESE CLOWNS. I'm currently going through escrow and in the process of selling my townhouse. Their inspector, Ronnie Ray, was recently hired by the agent's buyer to inspect the home prior to sale. Not only did he include unbelievably ridiculous comments like the pull string for the ceiling tan was too short or the garbage disposal was too noisy or my personal favorite, "no heating element in the bathroom", because you know, we live in Norway apparently, he also made completely fraudulent statements as well. He's lucky he's not getting sued for gross negligence. The fact of the matter is, he wrote that the air-conditioning needed to be serviced, even though that service was completed in the middle of his inspection with no note made, and that the electric fireplace in the living room doesn't work, even though it was actually demonstrated for him during the inspection and he saw it in perfect working order. This isn't a mistake, it's called gross negligence and fraud. Either that, or he's the most incompetent human being on the face of the planet and should not be inspecting homes, but should rather be inspecting the inside of a padded room because he's too stupid for normal life. read more

Just had our home inspection done from Matthew and could not be more happy with his customer service, thoroughness, and explaining everything as we moved forward through the inspection. When he was done, he really took his time to explain everything to us and make sure we understood what he was explaining to us. Great value, customer service, and again professionalism. I highly recommend the elite group for all your home inspection needs. read more

My inspector Phillip Guarnieri was amazing. I came to the house as he was halfway through the inspection and started bombarding him with tons of technical questions and he answered all of them with grace and amazing detail. He made sure to tell me everything he was checking out and the major things problems to look out for in a home. Phillip also let us follow him along for the inspection and made sure to call out even the smallest of problems, such as a leaky sink drain. I certainly believe I got what I paid for and would recommend his services to anyone. read more

Everything was excellent! From the timing to the inspector to the answering of questions. Thank you!

Great company. I've been using them fur over 12 years. Great inspections and reports to help my clients. They over estimations in repairs as well. It's a one stop company which helps in so many ways. Thank you. read more

Terrible experience. The inspector noted water stains, was told a story by the seller's agent, and accepted it. Failed to put together various signs of water damage. Avoided our calls. Told us he would call back but did not. Corporate told us he would call but did not. Corporate told us his supervisor would call back but did not. I will never use again. read more

Disappointing and Incomplete Inspection Elite is a large home inspection company servicing a wide area. Unfortunately, that size comes with major downsides. There is no single point of contact, which leads to miscommunication, lack of accountability, and a frustrating "telephone game" when issues arise. I chose Elite primarily because they had the soonest availability and came recommended by my realtor. That turned out to be a mistake. The inspection itself was noticeably incomplete. Multiple electrical outlets were not tested and later turned out to be nonfunctional. The plumbing under the house was not fully inspected. The foundation inspection was either not performed thoroughly or inadequately documented, as critical details were missing from the report. Overall, it was clear that corners were cut. After the inspection, I contacted the company simply asking for the inspector to return and complete the inspection. I did not request a refund. I was told my concerns were documented and that I would receive a call back. No one ever followed up. When I called again, I was told the same thing, that my complaint had been noted and someone would contact me. Two weeks later, I still received no response. The inspection report itself is filled with generic language stating that conditions are "satisfactory for the age," which minimizes legitimate concerns and reads as though it was written from the seller's perspective rather than the buyer's. There was no meaningful discussion of the remaining lifespan of major systems. Anything not easily accessible was effectively ignored, with no extra effort made to inspect or assess those areas. I will not use this company again. Based on my experience, you are far better off hiring a small or mid-sized inspection company where accountability, follow-through, and thoroughness actually matter. read more

hen I decided to buy my home, I hired Elite inspection to inspect the property in order to assure everything was fine before I made my purchase. The inspection report came back pretty good. The main concern was the oven wasn't working so we had to Sellers fix the oven and I thought we were good to go. Once I moved in the house, I found out the hot water. Pressure was very low to the point that trickled out of the kitchen sink, and the washing machine could not be hooked up due to insufficient hot water pressure. There was also cracks between the floorboards that the sellers had covered up during inspection. I also found out that I had cockroach infestation. Anyways, I filed a claim with the company about the water pressure so they sent out the claim manager. He agreed with me that the water pressure was really bad and he even took a look at the floor and found lots of cracks between the floorboards. Couple days later, I got a letter back saying my claim was denied that they are not supposed to check the water pressure and also that the seller had a lot of furniture and rugs and it wasn't their job to move them around. I was very frustrated. I have to re-pipe my whole unit because of the water problem and Elite inspection will do nothing about it. Do not hire this company. They are not thorough and very shady. They do not stand by their word or care about their customer. I was under the impression that everything was good with my home, but I found out it wasn't. read more

I was fortunate enough to buy and sell a few properties over the last few years. In doing so, I have dealt with a couple of inspection companies. However, Elite was the worst for the following reasons: 1. It is common practice for inspectors to report the age of all major appliances (HVAC, water heaters, etc.) and provide information on their expected lifespan. Elite did not do that. 2. Elite was the only company I've dealt with that did not thoroughly inspect fireplaces. They only performed a visual inspection and did not operate them to see if they worked. 3. The inspector did not fully report on the grounds. A family member who is a landscaper came to see the property and found sprinklers that were clogged and damaged. 4. There were some concerns with the window installation, which we discussed in person. When the report came in, it failed to elaborate on the issue so I contacted the company but received no response. Elite is a larger company (I used them because of their earliest availability), so it spent a lot of money on bells and whistles to fool inexperienced homebuyers into thinking they are receiving a superior product. However, they are actually lowering the standard scope of inspection for all inspection companies. Don't settle for less. read more

We paid nearly $1,000 for a home inspection expecting a thorough and professional evaluation, but the inspection report missed multiple critical safety and maintenance issues. Because these problems were not identified, we ended up discovering them only after moving forward with the purchase, resulting in unexpected repairs and unnecessary stress. Some of the major items that were overlooked included missing railings at the attic balcony, a second-floor balcony railing that did not meet recommended height guidelines, exposed electrical wiring inside a kitchen cabinet, a broken patio sliding door that would not latch or lock, a broken bedroom screen door, and a patio sliding door that would not slide properly because a screw was lodged in the track. What was even more frustrating was the lack of accountability. When we raised our concerns, instead of acknowledging the deficiencies in the inspection, we were directed to file a claim, which felt like we were being sent through unnecessary hoops rather than having our concerns addressed directly. We hired Elite because we wanted peace of mind during one of the biggest purchases of our lives. Instead, we were left questioning the value of the service and dealing with costly issues that should have been identified during the inspection. read more

Robert Brown was our inspector and he did an exceptional job! He took his time, looked at everything, answered our questions along the way and gave us a summary at the end as well. Elite Group Inspection Professionals - The BEST inspector! - Home Inspectors Near Me

I got my newly purchased house inspected by Elite Group. The inspection was thorough and it was nice because they also did sewer scope and termite inspections. The inspection itself was fine. It was pretty thorough and my husband really appreciated that the inspector took time to talk through all of his findings. What isn't clear, however, is that they work with a different company to provide the termite inspection. We got a quote back for the termite repair work, and they said that they could work on stuff that they found. We realized after the fact that the contract we signed didn't include everything, but when we spoke to the workers who came out and I called the dispatcher, they said they would complete some of the work. All that to say, do not utilize the termite service at ANY cost if you can avoid it. I called Elite Group to complain specifically about the termite company they work with and how they are not doing good business, but the best Elite Group could do was bring it to the higher ups. read more

This is my first house so I know next to nothing about the process. I was nervous the inspector was going to pick at the littlest things and jeopardize the sale. My inspector, Steven, was funny but professional. He let me follow him around and he explained everything he did and why. He showed me the readings on his sensors and gauges and explained what he was looking for. At the end, he reviewed his findings with me and my agent and produced the report the next day. A great experience. read more

Brian was very thorough with our inspection. We would definitely use this company again!

Great service and courteous spirit. Very informative and thorough. He provided a lot of pics and explanations of everything.

Phillip was absolutely amazing and had nothing but great things to say about everyone who I connected with on the phone/in person. Definitely would recommend them to anyone looking to get a A+ inspection with inspectors who walk the house like it would be their very own. Kudos to Phillip-- he is a true asset to the Elite Group team!! read more

Elite group failed to identify water damage and mold at the initial inspection. We bought the house, found it after we moved it, took them 3 months to come to a solution. Now they are saying there is no water damage present at all, and there is only patch work present. Can clear as DAY see the areas of water damage. But they don't want to own their mistake. read more

This company did a home inspection for me. They did not inspect the main water shut off valve (which is nonoperational) and did not bother to inspect the water line coming into the kitchen behind the refrigerator (which is broken and leaking). These two plumbing issues should have been inspected and noted for repairs. This is NOT a thorough home inspection (which cost hundreds of dollars). I would NOT recommend this company based on my experience with them, read more

Our realtor sent them to inspect our new potential home and Keilan Duson did a fantastic job of looking and photographing every nook and cranny, appliance etc and making our first time home experience feel better about what to expect in the near future with some things that needed changing. He was thorough, knowledgeable, and professional. There was a verbal report and a written one with photographs. I honestly didn't know what to expect but felt better after the inspection. Price point was fair in this economy. read more

This review is long overdue. I've used them for my personal escrow this year and my clients have used them multiple times within the last 5 years. All The home inspectors that I've met through this company, even from different locations (LA and IE) always seem very knowledgeable in the area in which they work. The reports are very detailed and they do not rush the home inspection. They always show up with a smile and very professional. No matter the size of the job or location they're always professional, helpful, knowledgeable and very thorough on reports. I've had experience working with them on manufactured home purchases and houses. One home inspector in LA was not physically capable of going under a manufactured home at the time. He brought out an expensive remote control car with a camera so he can still inspect under the home and provide plenty of photos for us. read more

James was amazing very professional and in depth on the inspection. Super informative !!! 10/10

the inspection missed a major issue, that cost us, as the homeowners, thousands of dollars. When we try to contact them, they don't call back or answer texts. The Better Business Bureau of LA county gave them a rating of F!! I can totally understand why!!! They are AWFUL & should NOT even be in business!!!!! they don't deserve the one star, but I couldn't rate them a no star and get my review published. read more

I hired Elite Home Inspections upon the recommendation of my realtor and other realtors in the OC. Turns out this was probably the biggest mistake of my life. Upon moving in, we found a major mold issue in the kitchen among many issues our inspector (Eric) failed to note. While Eric could have run a moisture meter in the kitchen to alert us of potential moisture issues, he failed to do so and told us point blank the home would not encounter such issues. Aside from a few minor fixes noted, he said the home passed with flying colors and couldn't have been more wrong. We are paying thousands to fix things that any competent home inspector would have noted both verbally and in the report. To add insult to injury, if you file a claim with Elite they will even make up fabrications and lies about what was said during the inspection. For instance, they will say they offered you air quality testing even though that never happened. They will also lie about the condition of appliances and claim they talked with you about it, even though they didn't and didn't note such conditions in their report. Their recommendations for repair are also lacking and unrealistic in pricing. This is a very shady and dishonest company that no homeowner should ever trust with an inspection. If your realtor recommends this company, RUN! Prospective homeowners deserve competence and honesty in all communications. Elite failed us in both counts. I could never recommend them. read more

They don't go up into the attic. They only take pictures from ladder propped at entry to attic. Talked to manager and they say if they can walk in attic they do not go. You can get lower cost inspectors that will go in. I would not recommend. read more

We recently were in escrow for a property in Huntington Beach and Daniel provided the best inspection we could have asked for. He spent almost four hours doing the home inspection and sewer scope, and was meticulous in going through every aspect of the home. Highly recommend not using Elite Group. They did a very high level inspection and missed many things. As a result, we fortunately had another inspection company come and do a more thorough report. The biggest issue is that when I tried calling to resolve this with Elite Group they kept sending me to a call center and saying they'd call me back but never did. I was not able to get ahold of anyone after many calls and emails. read more

The entire experience was great! Report came back same day with good findings, lots of pictures and a lot of good info and suggestions for maintenance which I appreciated. Dennis Aguilera was our inspector and was very thorough. Would definitely recommend ! Only piece of feedback back for back office was that my builder (I bought a new construction) required some form to be filled out prior to the inspection, I happened to ask that morning if anything was needed and got this started but have I not the inspection may have been delayed. Suggestion would be to include that in an email or someone on their end to be proactive and work on this prior to appt. read more

DO NOT RECOMMEND! They only do a high level check up and the inspector didn't check everything under the foundation only 1/2 of it. Left the other half with no notes on the wood rot found underneath. When you call them for a review and they coverage they find every way out of it. Don't even bother, get real inspectors that will do the job. read more

Could not have been happier with Cory. He was professional and thorough in his inspection.

There is a reason Elite Group has so many 5 star reviews! The name really fits the experience. Working with Elite Group was hassle free and timely from start to finish. It took several days for me to find a time for the inspection and every person I worked with was very patient and kind. They were extremely accommodating even during a busy holiday season. Once I found a few days that would work they gave me options that worked around my schedule. It could not have been a better experience with scheduling. On the day of the inspection Paul was precisely on time and very comfortable to work with. He listened to my concerns and helped me understand what the possible issues could be. He also showed me first hand where the problems may be coming from so I had complete clarity. The report was completed early without me having to ask. He listened so well he knew I needed the first portion of the report prior to the holidays. Once the lab report came in, which was also earlier than estimated, the report was updated and sent to me again. Working with Paul could not have been any better. Elite Group is an amazing value for the level of service you get. I would not hesitate to use them again and recommend them to my loved ones. read more
