I made the mistake of trusting mine when she recommended them for my condo inspection... lesson learned. The water heater didn't even work, yet somehow the inspector missed it--so I spent my first three weeks bonding with cold showers. The warranty company wouldn't cover it since the issue existed before I moved in. On top of that, I had to replace both toilets right away. Somehow they missed that too. Of course, when I contacted them, they denied any responsibility and took zero accountability for their mistakes. All in all, I would definitely not recommend them, especially if they're being suggested by your real estate agent.

The best part was the wonderful job they did fixing my foundation. My home is a much older home than most. Asael knew my home's foundation needed extra attention and care. He succeeded in doing so. Him and his men went above and beyond; if he saw something that needed extra work or more joists was needed that is what he gave. I give them an A-1 rating and a job well done for the Full Seismic Retrofit. The original part of this house was built 1903, added on 1923, 1997. This house should last another hundred or so years now. They cleaned up everything, replaced everything they moved. Asael, I truly thank you from the bottom of my heart for not only the wonderful job you did but, for being so careful with my irreplaceable Christmas ornaments and my faux Christmas tree, (top part is being held together by nails). He kindly put my tree ornament box on wooden planks to keep it off the dirt and within easy reach. *After 8 hr job under the house, still smelt nice. He immediately got to work setting traps, placing commercial-grade black boxes, clearing cobwebs, and spraying for bugs. Even better, they use kid- and pet-friendly practices, which gave me peace of mind as a mom. The next day, after we caught two rats overnight, I called again to ask if it was possible for more traps. AJ answered the phone quickly and was just as helpful--they arranged for more traps to be delivered the very next day and even offered same-day disposal if we needed it. We found Fixed Focus inspections using Yelp, we currently live 60 miles from the home we were having inspected so I had to use the web to find someone. Steve did a very thorough job, we happened to be present during the inspection and Steve would mention and point out observations that were probably outside the scope of his work, greatly appreciated. Even if you buying a brand new home, especially if it was constructed by a custom builder, it is imperative to get it inspected. There were some obvious and general imperfections we could see, but its what a good inspector will discover and reveal to a prospective buyer. Fixed Focus uses a drone to view the roof, a device to see into walls looking for hidden leaks, provides digital pictures along with both an interactive section of the report as well as a downloadable version. Steven was extremely thorough, in fact he found problems that a roofing inspector failed to mention. We had a great experience with Steven and felt that we were in good hands throughout the entire process. He explained his method very clearly and set realistic expectations. As potential sellers, we wanted to make sure nothing was wrong structurally with our home to avoid last minute surprises during a future escrow. During the inspection, Steven detected a very small gas leak and was able to interact with the gas company tech who came to investigate and fix the problem. To make the quoting easy, just make sure you have the square footage information of the home you like inspected. Not sure how large your home is? He was on time and immediately got to work inspecting the house thoroughly, very transparent about everything he was going to do during the inspection, and was very good at explaining things in Laymans terms so you understand any concerns or repairs that need to be done. The whole inspection took about 60-90 minutes and we got a through feedback report with a ton of photos within 24 hours. The report was organized to conveniently navigate straight to problematic areas that need to be addressed right away, so we now have a priority list of what needs to be done on the house now versus can wait.

Last inspector I used before him took over 200 photos. Missed many problems and possibly didn't even check certain things. No mention in report at all about non-functioning electrical outlet in master bath. No mention about leaking irrigation pipe in backyard. No mention about ductwork in range hood unsealed. No mention of window frames separating from glass. Didn't notice some windows are difficult to open. Missed three dual pane windows that have bad seals. He said he only found one. Told us that "This house has no sewer cleanout." When I pointed to the cleanout in the concrete next to the master bath wall he said, "That's not it." Plumber confirmed I was right. Didn't put stucco water damage near garage doors in report until I asked for it to be included! Need I say more? I do not recommend.

I asked all the right questions and pointed out anything I saw suspicious and Nick assured me that it was not something to worry about. During inspection I pointed out a water spot in the bottom drawer of my sink, he dismissed it and said he ran the water already and nothing showed. We moved in, leaking exactly where I had said. My realtor was nice enough to send a plumber out at his expense. We removed the mirror that was hanging in our bathroom and we found a huge water stain. We were advised to keep an eye on it for a few weeks to see if it gets worse. Surprise, it got worse. Much worse. There are spots bleeding through the entire wall of the bathroom. There is a spot growing mold. Parts of the wall are soft. There is water coming up from the floor. I asked Nick so many questions and obviously made a huge mistake in trusting in to inspect my home. My first home. We are beyond devastated at the road ahead we have to expect to get all of this fixed now. Please save yourself the headache and find a better inspection company. Stay for your entire inspection, test things yourself, lift everything off the walls, advocate HARD for something that you know is off. Would never recommend them.
