This is my 2nd time using Fixed Focus Inspections, and the quality is just as good as the first time. They identified a number of issues with the property which need to be addressed, which provided ammunition for negotiation of repairs/credits with the seller. The report they provided shortly after the inspection included many images and descriptions of issues, which made it very easy for my agent to discuss the issues with the seller. Fixed Focus showed up on-time with all of the necessary equipment to complete the job, and performed a detailed, methodical, and complete inspection of the home. It took about 3.5 or 4 hours to complete the inspection due to the size of the home and number of issues identified, and they maintained a "fixed focus" the whole time. We got Steven's name from our realtor, along with a few others. After looking them all up on Yelp and seeing mixed reviews for the others, and Steven's 5 star overall review (look at the reviews that don't show up on his main page too, all 5 star) is one of the reasons we chose him. That, plus the fact that he was responsive and informative before we even set up our appointment. The inspection was very thorough. Steven spent about three hours inspecting every inch of our home. He used a drone to get pictures of the roof and a device to detect any moisture in the walls. He explained things as he worked and gave us a thorough verbal summary when he was done. We had our report the next day. The best part was that his service did not stop with the inspection. For our final walk through, he came back to make sure that the repairs we requested were completed satisfactorily. For the couple of items which weren't completed before our final walk through, he looked at the pictures the seller sent later and gave the a-okay. While no inspector can guarantee that they will find everything that may be wrong with a house, I have total confidence in Steven's ability to spot any potential problems that exist on inspection day! read more

I have to admit, I don't do a lot of reviews on Yelp or other sites. I only do it when I feel someone or some company are going over and above their normal duty/service. With that said, I feel compelled to leave a review on Fixed Focus Inspections. Just by reading the past reviews I felt it was a safe bet to hire Fixed Focus Inspections (FFI). I bought a brand new condo/townhouse in Temecula. The builders walk-thru was a bit elementary and didn't really tell me much, beside some obvious nicks and dings. I wasn't unhappy with the walk-thru, I just expected more detailed inspection. A few days later I had a walk-thru with FFI and Steven, it was day and night difference. To be fair, I have a bit of construction experience but, the thoroughness of Steven was eye opening. He knew how things should work and what to look for a year down the ownership. In contrast, the builder had a hard time answering simple functional questions and relied heavily on you, as the owner, discovering any abnormalities to report before the warranty period is up. Steven utilized top of the line modern technology to assure there were no major issues with plumbing or moistures, and he discussed areas of concern directly with me at the end of the inspection. It's comforting to know the issues before the official report arrives, which came within a 24hr window. Steven gladly explained issues and what was needed to be done, which is reassuring. I cannot recommend a better private inspector that is up-to-date with the current regulations than Steven and his company FFI. If you are about to make one of the biggest financial decisions in your life, you need a FFI and a Steven in your corner to ensure you're making a sound investment. In my opinion, the low cost of this service and the quality outcome was a well worth investment to ensure I'm not moving into a lemon. I will definitely hire FFI again before my warranty is up.
