I have to admit, I don't do a lot of reviews on Yelp or other sites. I only do it when I feel someone or some company are going over and above their normal duty/service. With that said, I feel compelled to leave a review on Fixed Focus Inspections. Just by reading the past reviews I felt it was a safe bet to hire Fixed Focus Inspections (FFI). I bought a brand new condo/townhouse in Temecula. The builders walk-thru was a bit elementary and didn't really tell me much, beside some obvious nicks and dings. I wasn't unhappy with the walk-thru, I just expected more detailed inspection. A few days later I had a walk-thru with FFI and Steven, it was day and night difference. To be fair, I have a bit of construction experience but, the thoroughness of Steven was eye opening. He knew how things should work and what to look for a year down the ownership. In contrast, the builder had a hard time answering simple functional questions and relied heavily on you, as the owner, discovering any abnormalities to report before the warranty period is up. Steven utilized top of the line modern technology to assure there were no major issues with plumbing or moistures, and he discussed areas of concern directly with me at the end of the inspection. It's comforting to know the issues before the official report arrives, which came within a 24hr window. Steven gladly explained issues and what was needed to be done, which is reassuring. I cannot recommend a better private inspector that is up-to-date with the current regulations than Steven and his company FFI. If you are about to make one of the biggest financial decisions in your life, you need a FFI and a Steven in your corner to ensure you're making a sound investment. In my opinion, the low cost of this service and the quality outcome was a well worth investment to ensure I'm not moving into a lemon. I will definitely hire FFI again before my warranty is up. Steven at Fixed Focus Inspections is head and shoulders above others at his craft. He takes his inspections very serious, he is reliable and speaks to his clients in an easy to understand manner. He provides facts without scaring potential home buyers. I refer to him as "The Batman" of home inspectors. He uses a drone for roof/hard to reach areas. This is extremely effective in finding issues that you just may miss if your inspector is using a pole and/or a ladder. Some of the roofs on some of the houses can not be walked safely or reasonably, this drone is a game changer. He reviews the video and pictures with the clients. I have personally been in attendance when he is going over a video of the roof, gutters, solar equip, AC, tree, power line, vents, etc and shows an unexpected issue to a client AND the home owner! He has tech gadgets for leak detection, moisture, and even a robot with a video camera that can get under homes and inside crawl spaces that have never been accessed. Every time it blows the clients away. The video/pic quality is fantastic and it gives both buyers and sellers a window into exactly what is going on and where. He is fast with his reports and typically you will receive the report within 24 hours. His reports are clear and very easy to understand. Again he won't scare the potential buyer BUT he will share what he finds every time. He will speak to clients anytime they have a question which is so great, especially for anyone that does not buy or sell homes every week! He did a great job with the inspection. He found things that the termite inspector didn't find! other inspectors have no way of inspecting the roof and other hidden parts, but Steve has a drone that he uses to fly around and inspect the roof. he even found some dry rot on the very top, which would have been concealed will less sophisticated inspectors. He has an infrared camera, so when he runs the hot water, all the leaks are spotted. There were some areas in the wall that were dubious, but he was able to confirm that it was good with a moisture meter(?).. (some device that detects moisture. ) he was very thorough, and really educated us with the upsides and downsides of each issue he found. for example he mentioned that the A/C was original, so we should expect it to break within the next few years, and should start appropriating funds in the event that it does break down. Moral of the story: don't go with cheap inspectors with no tools. Doesn't matter if they say they've got decades of experience under their belt. without scientific equipment, it's all just marketing. We had Steven perform 2 sets of inspections for us. The first house we were interested in, had various issues that we didn't even consider when going into escrow. Steven was extremely thorough, spent several hours at the property, literally testing everything from the stove, to the circuit breaker. Even if there was nothing wrong with something, he pointed out what could potentially become an issue (i.e. the circuit breaker was only 60 amps, but the house really needed 100 amps). Based on the observations, we decided to back out of the escrow. Then about a week later, we found another house. Steven did the inspection on this one as well. I can honestly say that the new house was pretty solid, but Steven still uncovered various items (even if they seemed minor), they gave me piece of mind, knowing he was being thorough again. I've never hired an inspector before and this is the first but probably not the last time I'll hire him. We originally had the inspection for Saturday but something came up and he was super flexible and rescheduled it with no issue. He was on time and super nice, my husband stayed with him throughout the inspection and pointed out things we had never even seen in the home. His report was super easy to read but still very thorough and outlined every inch of the house.
