Steven at Fixed Focus Inspections is head and shoulders above others at his craft. He takes his inspections very serious, he is reliable and speaks to his clients in an easy to understand manner. He provides facts without scaring potential home buyers. I refer to him as "The Batman" of home inspectors. He uses a drone for roof/hard to reach areas. This is extremely effective in finding issues that you just may miss if your inspector is using a pole and/or a ladder. Some of the roofs on some of the houses can not be walked safely or reasonably, this drone is a game changer. He reviews the video and pictures with the clients. I have personally been in attendance when he is going over a video of the roof, gutters, solar equip, AC, tree, power line, vents, etc and shows an unexpected issue to a client AND the home owner! He has tech gadgets for leak detection, moisture, and even a robot with a video camera that can get under homes and inside crawl spaces that have never been accessed. Every time it blows the clients away. The video/pic quality is fantastic and it gives both buyers and sellers a window into exactly what is going on and where. He is fast with his reports and typically you will receive the report within 24 hours. His reports are clear and very easy to understand. We had Steven perform 2 sets of inspections for us. The first house we were interested in, had various issues that we didn't even consider when going into escrow. Steven was extremely thorough, spent several hours at the property, literally testing everything from the stove, to the circuit breaker. Even if there was nothing wrong with something, he pointed out what could potentially become an issue (i.e. the circuit breaker was only 60 amps, but the house really needed 100 amps). Based on the observations, we decided to back out of the escrow. Then about a week later, we found another house. Steven did the inspection on this one as well. I can honestly say that the new house was pretty solid, but Steven still uncovered various items (even if they seemed minor), they gave me piece of mind, knowing he was being thorough again. I cannot thank him enough. His report was pretty cool too, accessible online and highlights the details, can be converted to pdf... My mom who has been an Agent for 30 + years said she was impressed with his attention to detail as well. read more

He did a great job with the inspection. He found things that the termite inspector didn't find! other inspectors have no way of inspecting the roof and other hidden parts, but Steve has a drone that he uses to fly around and inspect the roof. he even found some dry rot on the very top, which would have been concealed will less sophisticated inspectors. He has an infrared camera, so when he runs the hot water, all the leaks are spotted. There were some areas in the wall that were dubious, but he was able to confirm that it was good with a moisture meter(?).. (some device that detects moisture. ) he was very thorough, and really educated us with the upsides and downsides of each issue he found. for example he mentioned that the A/C was original, so we should expect it to break within the next few years, and should start appropriating funds in the event that it does break down. Moral of the story: don't go with cheap inspectors with no tools. Doesn't matter if they say they've got decades of experience under their belt. without scientific equipment, it's all just marketing. He uses a drone and other high-tech devices so that nothing is overlooked. I've used other home inspectors that were in and out in 45 minutes. I've never hired an inspector before and this is the first but probably not the last time I'll hire him. We originally had the inspection for Saturday but something came up and he was super flexible and rescheduled it with no issue. He was on time and super nice, my husband stayed with him throughout the inspection and pointed out things we had never even seen in the home. His report was super easy to read but still very thorough and outlined every inch of the house. He had a drone to view the roof which helped us see a few things that had to get repaired that we would've otherwise not seen. I hired fixed focus to inspect my home and they told me the report came back pretty clean. After I closed I find that he missed a gas leak from an improperly installed range, a leaking sink in the downstairs bathroom and the fact that the refrigerator was set up without the water line. I'm honestly considering getting my home reinspected at this point. I would avoid at all costs editing to respond to response: I do not see the point in reaching to you directly to take care of this I do not trust you to properly inspect my home and there's nothing you can do to earn that trust back. I think others deserve to hear of this experience. Honestly all the time that was taken does not make this situation better in fact, I think it's worse that you took at all that time and missed such basic things.
