In a market as competitive as L.A., you need an agent who's knowledgeable about the areas you're looking in, well-liked in the agent community, and professional. Kevin is all of that, plus kind, flexible, fun and calm. He counseled us about every step of the process with solid guidance and advice -- even through the difficult parts of a search that was longer than we expected. One of the pluses about working with Kevin is the relationships with contractors, vendors, inspectors, etc that they work with; this saved us time and hassle, and we always felt like we could trust him, as well as his associates. Kevin got to know us throughout the home-buying process, and we truly felt like he was always looking out for our best interests. He is a total expert in the Atwater area specifically (but also Silverlake and the rest of NELA), so if that's where you're looking, there is literally no better choice than with Kevin.

We have a one-year-old and demanding jobs, so not a ton of time to commit to research. Kevin just gets it through and through. He very quickly sussed what we were looking for, and very early on proactively spotted a listing and passed it along to us. I am certain we never would have found it on our own, and it turned out to be the home we purchased. He really advised us on absolutely every step, and his recs for inspections etc. were invaluable. Again, we feel SO lucky we found him!! Total class act, and we trusted him instantly.

The biggest thing that set Alvin apart from other agents was that he always took us seriously, even when we weren't sure what we were doing. He showed professionalism, kindness and a willingness to establish a working relationship right from the get go. And even when things did not pan out in 2022, I thought about Alvin when we restarted the search in late 2024. Alvin responded right away like no time had passed. It was really important to me that we worked with someone who treated us as more than a dollar figure and wanted to ensure we had a good experience. We went through a very unique experience dealing with the state of emergency that took place in Los Angeles due to the fires and we had an international trip planned! Through everything we dealt with Alvin was there easing us, keeping us focused on the end goal and communicating every new update to the both of us. We felt like we were working with an old friend who was rooting for us and not just an agent. Alvin did a great job helping us buy our first home and I'm super grateful that I randomly chose him all those years ago to show us a house. We couldn't have asked for a better agent to land us our dream home. Excited to share with our friends and family about Alvin's expertise and professionalism. Hoping when we buy property again, Alvin is the one supporting us!

I wasn't sure if I was going to hire a realtor to help sell my property because I know a ridiculous…read morenumber of realtors and if I'm being brutally honest, many realtors are glorified order takers who do not think outside the box. Additionally, many realtors don't track and understand the real estate market as well as they should. As such, many properties in above-average conditions typically sell themselves due to sheer market demand. I understand I'm being more harsh than the average realtor client because most people hire a realtor for their industry expertise but I'm in finance and I track various metrics in different industries including real estate for a living so my standards are much higher than the average consumer. Therefore, if I have a better pulse on current and future real estate trends than a realtor looking to gain my business, I require that realtor to provide more value than merely listing my property on the proprietary MLS platform and furnishing recent market comparables. I've known Alvin Yang personally for quite some time but what made me ultimately decide to hire him professionally was because of his creative ideas, his unwavering diligence, and his responsiveness to my unique needs and perspective as an informed seller. I was looking for a realtor who not just had market insight but who would also be willing to collaboratively strategize with me. Furthermore, because I knew exactly what I wanted from start to finish as I considered selling my property on my own, Alvin always provided complementary suggestions and services which I valued tremendously. I never had to follow up with him as he proactively provided daily and weekly updates. I live in Los Angeles but my investment property was located in San Diego. I initially thought about hiring a very prominent local San Diego realtor because I knew I could tap into his local vendor network and I liked the fact that he had a large client database since he was a successful realtor in the locale for over 30 years. Despite all these advantages however, I ended up hiring Alvin based solely on Alvin's game plan and willingness to go the extra mile. What I appreciated the most about Alvin was his unwavering patience and professionalism during the entire process. We experienced a couple of hiccups from the pre-list to escrow phases and Alvin remained supportive and always provided a variety of options to help resolve any unexpected issue. I also always felt Alvin was on my side as a partner and consistently had my best interest in mind. The official listing of my property got pushed back by 3 weeks because of a specific vendor and it was during this time I saw buyer demand soften more than it did the entire year. I told Alvin I still wanted to list and if I did not get offers I was happy with, I would most likely consider pulling the listing. Alvin reassured me he would not want to sell the property if I wasn't 100% happy and he would have no problem taking my property off-market and relisting it when buyer demand returned. I know other realtors would have tried to convince me to sell my property at a sub-optimal price just to clock in a sale as I've seen that happen with so many friends and clients of mine before. Alvin never made me feel as if he was trying to close a transaction. To me, he was more of a true business partner than an agent/realtor. Fortunately, I was able to sell my house above market value and Alvin helped me stay patient with a very difficult and high maintenance buyer. I find it humorous that Alvin ended up providing valuable input and guidance to the buyer's agent when it came to handling the difficult buyer during the escrow process. However, this is also something you'll learn to expect from Alvin as he always tries to offer help in whatever capacity he can to whomever needs it. If you're looking for a knowledgeable, caring, hard working, and efficient realtor to represent you on the sale or buy side, you won't need to look any further than Alvin Yang. Thanks for being by and on my side Alvin!!!

He's professional, efficient, and responsive. He also knew exactly the correct pricing for our Monterey Park condo. This is a subtle, under-appreciated art. I've had agents pitch me unrealistically high prices to try to get my business. But then the house gets weak responses and goes 'stale'. On the flip side if they price it too low, it encourages an excess of low bids. Philip's pricing was spot on. I could tell immediately from the response: several solid offers on the first weekend, with one 2.5% over the asking price. We took that offer and closed within 2 weeks. No contingencies, no fussy last-minute changes, and no unreasonable repair demands. Exceptional all around... highly recommended.

I'm a picky guy, and not once did she give me the feeling that I was being a bother, or being too unrealistic with my demands. For almost a year, we searched for the perfect house, until we finally found one in La Habra that ticked (mostly) all the boxes. During the purchasing process, she used her excellent negotiation skills to get the seller to agree to an aggressive price reduction of about 3%. Furthermore, she was able to get the seller to agree to additional concessions during the inspection process. This was partly due to the fact that the home inspector she works with (Ralph) is extremely thorough and leaves no stone unturned. Because of this, she was able to turn some of the weaknesses we found with the house into bargaining chips. Throughout the entire process, Michelle was so detailed/invested in getting me the best deal/result that it made me feel almost as though she was purchasing my home for herself! As a first time homebuyer, I had a ton of questions but she always got back to me quickly and also came up with a lot of creative solutions/suggestions, highlighting her deep expertise and vast knowledge of the industry. I truly have no complaints - because of Michelle, the entire process went as smoothly as could be. After having her as my buying agent, I'll rest easy knowing that I can be confident in having the best agent on my side going into any future real estate transactions. With Michelle, you are in good hands!
