I wasn't sure if I was going to hire a realtor to help sell my property because I know a ridiculous number of realtors and if I'm being brutally honest, many realtors are glorified order takers who do not think outside the box. Additionally, many realtors don't track and understand the real estate market as well as they should. As such, many properties in above-average conditions typically sell themselves due to sheer market demand. I understand I'm being more harsh than the average realtor client because most people hire a realtor for their industry expertise but I'm in finance and I track various metrics in different industries including real estate for a living so my standards are much higher than the average consumer. Therefore, if I have a better pulse on current and future real estate trends than a realtor looking to gain my business, I require that realtor to provide more value than merely listing my property on the proprietary MLS platform and furnishing recent market comparables.
I've known Alvin Yang personally for quite some time but what made me ultimately decide to hire him professionally was because of his creative ideas, his unwavering diligence, and his responsiveness to my unique needs and perspective as an informed seller. I was looking for a realtor who not just had market insight but who would also be willing to collaboratively strategize with me. Furthermore, because I knew exactly what I wanted from start to finish as I considered selling my property on my own, Alvin always provided complementary suggestions and services which I valued tremendously. I never had to follow up with him as he proactively provided daily and weekly updates.
I live in Los Angeles but my investment property was located in San Diego. I initially thought about hiring a very prominent local San Diego realtor because I knew I could tap into his local vendor network and I liked the fact that he had a large client database since he was a successful realtor in the locale for over 30 years. Despite all these advantages however, I ended up hiring Alvin based solely on Alvin's game plan and willingness to go the extra mile.
What I appreciated the most about Alvin was his unwavering patience and professionalism during the entire process. We experienced a couple of hiccups from the pre-list to escrow phases and Alvin remained supportive and always provided a variety of options to help resolve any unexpected issue. I also always felt Alvin was on my side as a partner and consistently had my best interest in mind. The official listing of my property got pushed back by 3 weeks because of a specific vendor and it was during this time I saw buyer demand soften more than it did the entire year. I told Alvin I still wanted to list and if I did not get offers I was happy with, I would most likely consider pulling the listing. Alvin reassured me he would not want to sell the property if I wasn't 100% happy and he would have no problem taking my property off-market and relisting it when buyer demand returned. I know other realtors would have tried to convince me to sell my property at a sub-optimal price just to clock in a sale as I've seen that happen with so many friends and clients of mine before. Alvin never made me feel as if he was trying to close a transaction. To me, he was more of a true business partner than an agent/realtor.
Fortunately, I was able to sell my house above market value and Alvin helped me stay patient with a very difficult and high maintenance buyer. I find it humorous that Alvin ended up providing valuable input and guidance to the buyer's agent when it came to handling the difficult buyer during the escrow process. However, this is also something you'll learn to expect from Alvin as he always tries to offer help in whatever capacity he can to whomever needs it.
