Everything was well-thought out. Right after the listing, Jerry hosted an Open House event. We received a number of very good offers. We received 5 offers in less than a week, and we sold the house "as is" at an above listing price! From the moment I met her, I knew that she was thorough and committed to a timely sale of my parent's house. She was very attentive to details. She has a good contact list of repairmen and clean-up people to help get the house ready. I lived two hours away from my parent's house, Ivory helped us arranged an estate sale, cleaned up and staged the house afterwards. I could not recognize the house after it was staged. When we negotiated the offers, she demonstrated an incredible ability to negotiate with all Buyers and drove the price way up above our asking price. We sold the property in "as is" condition, no repairs, no termi treatment, and escrow closed smoothly. Ivory kept us informed almost on a daily basis. She always replied my questions very quickly and she was a problem solver. I was very happy with the sale, Ivory made it so easy for me. There were lots of paperwork nowadays, Ivory took her time to explain them to me, and she showed me how to sign them electronically, which was so convenient since I was traveling when we negotiated the offers. With the e-signature, I was able to sign the document on my cell phone! I recently also listed another property with Ivory and again she delivered multiple offers in a week. We accepted a Cash offer above asking price and closed the deal in 2 weeks. What I really like Ivory is that she is a very trustworthy person, she knows the market well and she works very hard! I would recommend her to anyone unconditionally!!

Ash and I have known each other in the local market for some time, and we've had professional interactions before. This review is not about completing a deal together, but about a real experience that allowed me, as a fellow agent, to see how he consistently puts his client's interests first even in moments his clients may never see. Before my overseas clients arrived, I was helping them look for additional resources and potential opportunities in a specific neighborhood. During that process, Ash mentioned that he had a property that had not yet fully gone active. Knowing my clients' criteria, he thoughtfully shared it as a possible option. When my overseas clients arrived, we went to see the property. At that stage, he was still early in his search and hadn't seen enough homes to make a decision. After spending more time viewing and comparing properties, he realized they still had strong interest in Ash's listing and wanted to see it again this time with the wife present, as she was only then available. By then, I knew the property was scheduled to review offers on December 26th. The request to see the home again fell on December 24th, a particularly tricky time when most people had already shifted into holiday mode, and in the middle of extremely heavy rain. I was also preparing to leave town and fully understood that Ash already had offers in hand and that his assistant was off for the holiday. Under those circumstances, he would have had every reason not to reply to me or to decline the showing. Instead, Ash responded promptly. He let me know when he could come and offered to arrange the private showing himself. Standing in the pouring rain, I watched Ash arrive, open the door, turn on the lights, and get the property ready. In that moment, I felt a deep sense of respect. As agents, we all know that clients often see only the final presentation, the online listing and polished photos etc. What they don't always see is the responsibility an agent carries behind the scenes, especially when the work is inconvenient and unseen. Through his actions, Ash showed that his priority is always his client's best interest, whether anyone is watching or not. As a fellow real estate professional, I appreciate his work ethic, responsiveness, and the professionalism he brings to every detail of his work. This experience left a lasting impression on me, and I wanted to take the time to acknowledge him publicly. If you're looking for an agent who takes his responsibilities seriously and consistently puts clients first, I would absolutely recommend Ash without hesitation.

High energy, confident, knowledgeable about the market, a strong negotiator, strategic...he has it all. I know that Ash sells really expensive homes in Arcadia and worried that a home priced under $2 million wouldn't warrant his attention. Well, I worried needlessly. He treated us like we were his most important client. We live out of state so we relied heavily on him to guide our parents. He did this with enthusiasm and care. He prepped the house and even arranged for movers to help them move out of the house. The house was listed without delay and we received multiple offers. Ultimately, there was a bidding war and we sold the house within weeks for $280k over the list price. Home equity is our parents' nest egg and this will make a huge difference in their quality of life. We owe it all to Ash. Our parents have high standards and can be very critical but they were over the moon with Ash. We all highly recommend Ash Rizk and his wife Nivine. Don't hesitate. Just call Ash!
