From start to finish, he showed a strong understanding of the local market, which helped sell the property in just two months. Honestly, this was the best real estate transaction experience I've ever gone through. I have bought and sold several homes. I know what makes a good real estate agent. I interviewed several real estate agents and a lot of them said the same things. They are gonna be my best friend. They're gonna treat my house as my own and I'm gonna get you the most amazing deal. I can honestly say that Edwin means what he says and says what he means. He delivered on all of his promises and was ridiculously helpful during the move. He went and bought boxes for me. He got packing tape for me and he just said, hey, do you need boxes? I said yes and within an hour, he was at my front door with boxes, his team, his staging, his photography, and videos were all top-notch. His social media skills are on point.  He created a website, made several social media posts, and put on very popular open house experiences. He even had a coffee bar and Porto's for the first one. I work in television and I was blown away by the craftsmanship of the several videos that were made. His connections to other agents in the area blew me away. He was able to call competing home-selling agents and because of his long relationships with them, they were open to Edwin about how their homes are doing. His 30+ years of being in the business shined through every day before and during listing. I understand how he is one of Coldwell Banker's top 10 agents in the country! read more

Edwin did an absolutely fantastic job selling our house in Glendale. My partner and I hadn't sold a property before, and Edwin patiently answered our questions and made sure we understood the process. He worked with us to develop a plan to prepare the property and helped coordinate the work after we'd moved out of the state prior to the sale. He coordinated with a stager to get the house into excellent condition and put together a website with outstanding pictures and videos showing the property incredibly well. His pricing and sales strategy resulted in multiple very good offers within the first few days of it being on the market. The transaction was very smooth. The whole process really could not have gone better. Thanks Edwin! read more

Roy Luther Hogstedt: Edwin is in the top 1% of realtors for a reason. To begin with Edwin was able to gain our trust from the beginning with his impeccable reputation. He treated our family home with the care and respect as if it was his own home. Edwin provided us valuable knowledge and wisdom through out the selling process such as recommending three important inspections to determine the properties current condition including a thorough home inspection, termite and sewer inspections. Based on the results of these inspections Edwin helped us price the house right. To improve the marketability of the home, Edwin developed a comprehensive approach including; Professional 360 walkthrough pictures (our home has never looked so good), hosted multiple open houses with a coffee/pastry stand to attract potential buyers, developed engaging descriptions of the house and neighborhood, and posted videos showcasing the positive attributes of the home. Edwin's is super responsive to questions, phone calls and texts. His excellent communication skills made us feel as if this was the only home he was selling. His knowledge of the area combined with his experience and professionalism provides outstanding results. And he was able to accomplish all of this, while we live out of state. Bindu Högstedt: If you're looking for a realtor who will go above and beyond--stop your search and hire Edwin. He's in the top 1% of realtors for a reason, and after working with him, it's clear why. From our first conversation, Edwin earned our trust with his stellar reputation, professionalism, and sincerity. He treated the sale of our family home with genuine care--as if it were his own. We were especially impressed by the guidance he offered early in the process, recommending key inspections (home, termite, and sewer) that gave us a clear picture of the home's condition and helped us price it accurately and competitively. But Edwin didn't stop there. He crafted an outstanding marketing strategy that truly made our home shine. From stunning 360° walkthrough photos (honestly, the house never looked better), to warm, inviting open houses complete with a coffee and pastry stand, he thought of every detail to attract serious buyers. He also created engaging property descriptions and videos that beautifully showcased the home and neighborhood. Edwin's communication was top-notch--quick to respond to every call, text, or email. He made us feel like our home was his top priority, which meant a lot to us, especially since we were managing the sale from out of state. His deep knowledge of the local market, strategic thinking, and personal commitment resulted in a smooth, successful sale. We can't recommend Edwin highly enough--he's exactly the kind of realtor you want by your side. read more

Edwin is a powerhouse realtor and the best we've ever worked with! We received 15 offers in just one week and sold our townhouse for top dollar - well over asking! We're so happy that we chose Edwin to sell our aunt's townhouse. Having worked with many realtors before, we can truly say that Edwin was outstanding and stands far above the rest. He's an exceptionally hard-working, honest and conscientious professional who handled every detail seamlessly, making the entire selling process smooth and stress-free. Because we live about 400 miles out of the area, communication was essential, and Edwin delivered. He kept us updated every step of the way, guided us through repairs and upgrades, helped us select a talented stager to showcase the home's potential, and skillfully negotiated between multiple offers to maximize our sale price. If you're looking for a realtor to sell your home, we highly recommend Edwin without hesitation. It was an absolute pleasure working with him...and he's a genuinely nice guy too! read more

Honest review by home buyer For the past 2 years I was searching for a home in 2 neighborhoods in LA. Any home that was in a livable condition I tried to get my hands on I got outbid on by some investor constantly coming in and overbidding me cash. So I dropped my old real estate guy and found Edwin on yelp and gave him a call and explained to him my situation and what was happening to me every time I tried to buy a house so he replied in total confidence that he would find me my house with the price I want. Guess what? Within 2 months he found me my dream house at the price I wanted, with no bidding wars. If you need a real real estate agent give him a call you won't be disappointed. read more

Edwin sold my house within days of listing with multiple offers for far, far above asking price. His marketing videos/photos and open house were exceptionally well done. Also, I am sure the experience could not have been better with any other realtor. Edwin took control of everything, from decluttering, cleaning, repairs and staging in order to show my house to best advantage. I needed this level of involvement by a realtor since I had moved to another state some months prior and flew back just for a few weeks to prep my house for sale. Edwin had all the expertise, connections and experience to make this happen in the most efficient and least painful way possible. Do not hesitate to call Edwin for your real estate needs. You need to work with Edwin. He is thoughtful, professional, always available and what's better-- he gets results. We were really struggling in our home search process. We were losing on offers and having a hard time finding houses that met our needs and search criteria. We started working with Edwin in June 2015, it felt like a sellers market, homes going for well above asking price and very quickly. We needed a new strategy and met Edwin at an open house we had visited. We were impressed that he knew the area well and had great determination, so we figured we'd give him a try to work for us. He called us about a house in an area that met all of our needs that we hadn't previously considered. The house was a great fit for us and he was able to get us a showing before the open house. Long story short, we knew in the first 10 minutes this was the house we wanted. Then Edwin stepped in and was able to help us structure a deal with the seller that same day! I left his office at 11:30pm on a Friday night, the same day he had showed us the property--and he insisted that he take me out to dinner! And that was just the beginning! From that day forward he guided us step-by-step through the process as first time home buyers, he had experts that helped us with the loan, inspections, everything. We were treated like VIPs by all of the folks he recommended and got great service as a result. We closed as quickly as possible, and got the concessions we needed from the sellers. All in all, an amazing process and now we are very happy with our home... everything we asked for and a lot more! read more

We would like to thank you for the great job you did in selling our house in the Glendale area. You worked tirelessly for us and did more than any Real Estate Agent has ever done in providing assistance on the sale of a house. In addition to advertising and prospecting, which you did an excellent job at, you also went above and beyond by working and helping make sure everything came together at the close. Again, we have never seen a Real Estate Agent work so hard, or do so much, in helping sell a house. Thank you! You are the best in Glendale and surrounding areas. Kindest regards Rita S. & Cynthia G. read more

Don't know how to sum up how amazing Edwin was as our agent, but here it goes...Edwin got us into our dream home, but it did not stop there. Edwin Ordubegian was recommended to me by a trusted friend who did her research and was very happy with the results. Based on that, I also decided to have Edwin sell my home, and I now give him my highest recommendation. When you are in the life-changing situation of buying or selling a home (in my case, my home of 30 years), you need someone you can absolutely trust to have your best interests in mind at all times, with a goal of maximizing the return. From the site analysis, recommendations prior to listing, marketing strategy, and many meetings and phone calls, I knew I had the right person for the job. Edwin made himself available to me for calls day or night, and he called me just as frequently with ideas and updates. All decisions were mine to make, but guided by Edwin's recommendations and expertise gained from years of experience. He did an intense marketing campaign and held 2 open houses. The offers came pouring in! All offers were well above listing price, and we found great buyers and had a smooth escrow that closed on time. At the end of this highly personal life changing experience, I can say I have found a new trusted friend, Thank you Edwin! read more

Edwin definitely walks the walk! He does everything he says he is going to do, and more. He knows how to market your house to get multiple offers which obviously leads to the best price. He never once mentioned selling our house privately, which so many realtors want to do. More exposure means more offers and Edwin understands that. He was instrumental in evaluating our house and suggesting minor upgrades and even supplied names of good qualified people to carry them out. His communication was great. He always answered our calls and texts promptly and kept us well informed along the way. He was also at every showing of the house, which was very important to us. He never asked us to show it on our own. The house sold quickly and for top dollar. We have Edwin to thank for that! read more

Wow, wow and wow!! Edwin helped me and my wife to buy a house and it was a very pleasant experience. I usually dont like the whole process of buying a house and dealing with all paper work. Also some realtors dont have the patience to deal with you but that was not the case with Edwin. He was very nice and professional to begin with, then he recommended the best loan officer in town which helped us out on getting pre approved very fast and then he showed us few houses and advised us about the asking price to insure the best deal for us. We said no to many properties and he was very cool with that. He was very focoused on our need and taste. Finally we were able to get one beautiful house. He has great follow up skills, very honest and he energetic realtor. We want to thank you to make the deal happen and for sure we will recommend you to family and friends. I have known Edwin for about 15 years now. He is a very professional real estate broker as well as a great person. I as a broker had the pleasure of conducting business with him on a couple of transactions. I represented the buyers on both deals. Both deals ended up closing very smoothly. Now my business consists mainly of property management so I don't deal with brokers however if I did, I would want to deal with professionalism similar to what Edwin demonstrated. read more

Such details include but not limited to personally dropping off contracts at my doorstep, ensuring that all the cleaning was done in the condo so that it was move-in-ready and touching bases with my tenant every so often to make sure he was satisfied.
