It was a nightmare to have lived in this unit which is why we decided to submit our 30 day notice to vacate as soon as our one year lease was up. The company was non responsive for most and all maintenance requests we submitted. Do not rent from any property that this company manages. It will be a nightmare!

By far the worst renting experience I have ever had…read more We rented the place and it had an INFESTATION of pests and vermin. I was told by Danny that we would refund everything if only we moved out that month and it was already halfway through the month. Who is going to be able to find a new place that quickly?! I was constantly told by Carolina that they would "follow up with me that day" and I was calling almost every day to find some kind of resolution. After two pest controls visits there were STILL droppings from the vermin and live pests found all over the unit. The dishwasher that was originally in the unit wouldn't work because the vermin had chewed through the power wire! Not only that but i'm my wife is pregnant and I have a toddler and we were constantly displaced due to the things that needed to be addressed in the unit. Not to mention when I moved our fridge out of the unit so we could treat it for pests and the next day they had taken our fridge and stove! GONE! I have never been more neglected, disrespected, and illegally handled. I have been in constant communication with Los Angeles Health and Housing Departments and things are going to get very hard for for them very quickly.

Review for Courtyards at Southcoast which is listed under Prime…read more Look elsewhere. Current tenant. Never missed a rent payment in 5 years. Staff and management are negligent and response to any question you'll most likely receive is "I don't know" Below outlines the most recent episode in the saga with plumbing issues. After several weeks of maintenance visits the issue persists. When we advised the office we were contacting Health Department they asked us to please not to and to allow them to fix the issues. We've allowed weeks to pass for a resolution...none yet. I've contacted the Health Department regarding the ongoing issues with the plumbing in the first bathroom in unit. Maintenance requests show that for the past several weeks we have reported plumbing issues with toilet in bathroom. This began the same week there was a team out here working on the plumbing. The Health Department suggests sending a notification in writing so there is a trace of contact along with the work order receipts for each time we have requested this online or by calling the ER number. When maintenance comes out they unclog the toilet but the issue is reoccurring and is a Health code violation. I am sending this message along with an actual written notice that I'll deliver to the office. We have been tenants for over 5 years not missing a rent payment. The level of neglect for this matter is evident. The Health Department also suggests along with sending this notification that I ask for any communication from Courtyards at Southcoast regarding this issue be in writing. This morning when contacting the leasing office my roommate states she was asked to NOT contact the heath department but rather allow courtyards to handle the situation as if this were the first instance of this. This is a repeated situation. Reason for complaint: For the past several weeks my toilet has either reached the rim of the bowl or has overflowed spilling contaminated water onto my bathroom floors. We do not use wipes or excessive amounts of paper. When maintenance comes out they unclog toilet but as soon as the next flush, water again remains in the bowl laying stagnant. This a Health and safety concern that has been negligected by Courtyards of Southcoast management.

NOBODY move to any of the apartments that this company 'Focus Property Services' rents out…read more (Speaking from experience) - I will list below all of the things that are terrible. 1. Get ready to be treated nicely and receive communication from all management at the beginning of your lease but get ready to be fully neglected the longer you stay. They only want you for your rent money. 2. All agents are terrible at communication. Siurabe, Nelson, Kevin - the entire property as a whole. Get ready to send emails/phone calls/text messages and receive no response if you're in need of any type of assistance. 3. All of their properties are poorly made (construction) meaning you will be able to hear all of the residents residing around you way more than living a comfortable life. If you love hearing the toilet flush from your neighbor, perfect for you. 4. When maintenance is being done in another residents unit- get ready to NOT be notified that they are shutting the water down and who knows for how long. They won't answer if you call the office- as I've said, they only care if you pay your rent. Overall these apartments are incredibly terrible, communication deserves a -0000.1, I would grant this a negative star if it was an option instead of "1 star". Nobody move here if you desire to have peace, a comfortable living, if you want to be happy and not stress. You will be neglected. The most unprofessional management to exist.

I rented three different units from SGV Management between 2007 and 2014 -- A studio, a 1BR, and a…read more2BR, all in Sierra Madre. Their units are BEAUTIFUL. They're extremely clean, and you'll never have to worry about bugs etc. I moved to another part of L.A. five years ago, and I can say that no other landlord has put so much work into continually improving their units. I'm often on Craigslist looking for rentals, and I'm always happy when I come across their listings. The apartments I previously lived in have been remodeled and look incredible. My husband and I have compared all other rental homes to their properties. As for the negative reviews on here, I just wanted to add that they were nothing but nice to me, even when I wasn't always pleasant. For example, one time our in-unit washer wasn't working, and I contacted them. I was impatient and in a bad mood, and they got someone out to fix it fast. When my cat destroyed flooring in a unit, they were very understanding. They charged me to fix it, but it was a lot less than I expected. I mostly dealt with Brian and Mark, and they were great. If you ever see an opening at their 633 W Sierra Madre Blvd property, I highly recommend jumping on it. The units are so private and charming -- Especially the downstairs units with patios. No one can see into your unit, because the area surrounding the windows is gated in, and it's so peaceful there.

Fraud Warning - Extremely Unprofessional and No Transparency…read more My experience with this property management company was extremely disappointing and concerning. Communication was consistently poor--multiple emails and phone calls went unanswered, and meaningful responses were rare. After move-out, funds were deducted from our security deposit without clear justification. We repeatedly requested itemized documentation and physical evidence to support the charges, which tenants are generally entitled to receive under standard tenant-landlord practices. Despite multiple requests, this information was never provided. We were charged for items and installations that were not present at the start of our tenancy, and the deductions appeared to exceed what would typically be considered normal wear and tear. Based on what we observed, the charges seemed more consistent with property improvements or upgrades rather than tenant-caused damage. We offered photographic evidence of the unit's condition, but it was disregarded. What was most troubling was the complete lack of transparency and good-faith communication throughout this process. I interacted with two individuals named Cindy and another named Hope, and despite repeated attempts, no one took responsibility for addressing these concerns or providing proper documentation. Given our experience, tenants should proceed with extreme caution. Security deposits are meant to be handled according to clear standards and accountability, and that was not our experience here. I am in the process of reporting this matter to the appropriate consumer and housing authorities for review. If you are considering renting through this company, document everything thoroughly and think carefully before trusting them with your deposit.

I had mixed feelings about my experience…read more On the positive side, Patsy came across as knowledgeable and professional during our initial interactions. She responded promptly, came to the property for a walkthrough, and offered several thoughtful suggestions to make the home more attractive to renters. She recommended adding a stair railing, installing a pool fence, and removing a tree that could eventually cause root damage. I appreciated that she was thinking beyond simply listing the property. Where things changed was once we started discussing fees. Her leasing fee was 50% of the first month's rent. Since I treat my rental as a business, I asked whether there was any flexibility. She explained that the fee was non-negotiable because of the amount of work involved, which is a perfectly reasonable position to take. I later followed up by email, letting her know she was still my first choice, and proposed an alternative fee structure that would tie part of the leasing fee to the rent she was able to achieve. I thought it aligned our incentives while recognizing the value of her work. I never received a response to that proposal. After following up by text a few days later, I got a brief reply saying it "wouldn't work for her." I then asked a few additional questions about how she handles maintenance, and I never heard back. I completely respect that she has a pricing structure she doesn't want to negotiate. My disappointment wasn't that she declined my proposal. It was how the communication changed once negotiations began. The professionalism and responsiveness I experienced at the start disappeared, and I was left feeling ghosted. If the answer is no, that's completely fine. I simply would have appreciated the same level of professionalism and communication throughout the process.
